Truedoor property management refuses to assist the tenants with real property issues. We made repeated requests for someone to check our air conditioner. It took two months and a threat of legal action before any notice was taken. When the water heater was leaking they neglected to follow up on the issue until I had to go into the office in person to threaten legal action. They take no steps the assist their tenants in any way. If your rental is perfect and has no maintenance issues then your experience will be great but the second something goes wrong they do not have your back. When I spoke to the owner, Kyle, he was more concerned with violating the building owners lease rather than fixing the issue his team had 9 hours to solve. He had no solutions. Just kept saying "that sucks" over and over. Implied warranty of habitability means access to running water. read more

As a renter, avoid this company if they are the property manager for any property you are considering. I submit maintenance requests and 2-4 weeks go by and they won't reach out. I submitted a maintenance request for the vacuum in the pool and after 4 weeks I contacted them in order for them to fix it. I have now been waiting 2 weeks for them to get back to me regarding the auto part that fills the water. The vendor they use for the pool knows about it but they also haven't addressed it. And the new vacuum isn't working, you would think the pool technician would have noticed when they came to service the pool. They have a high turnover with their employees. Again, I would avoid them if possible. If you enjoy being on them to do their job then this is the company to work with. read more

Unprofessional Staff and Incorrect Charges My experience with Bryson at Truedoor Property Management was extremely disappointing. He was unprofessional, dismissive, and did not listen. I had to repeat myself several times before he finally understood, and even then he still got things wrong. He acted as though he was above me, even though my rental is what pays his commission. It was also obvious that he was very new. He even misidentified the family room and asked me, "What is this, a dining room?" -- even though the actual dining room was on the other side of the kitchen. The showing agent repeatedly left the back door unlocked on five separate occasions, forcing me to drive four hours round-trip each time just to secure my own property -- even after I repeatedly told Bryson that the door had been left unlocked. This level of negligence is completely unacceptable. Bryson did not know how to operate the back door -- even though the instructions were right next to the handle. Instead of contacting me or reading the directions, he told the tenant the door was broken. Rather than admitting his mistake, he sent maintenance out, and I was charged for their visit, even though the issue was caused entirely by his lack of basic knowledge. He also failed to communicate any letters or inquiries from potential new tenants, leaving me completely uninformed -- which is unacceptable for someone responsible for managing my property. The bathrooms and showers were brand new, yet Bryson claimed they needed repairs. One shower only needed the seal removed, and the other simply needed to be propped slightly open. These were not repairs -- just basic usage details -- yet I was billed due to incorrect assumptions and misinformation on Bryson's part. I also emailed Kyle, one of the owners, explaining all of these issues, and he never responded. Instead of addressing the situation, they continued charging me the fees and then sent me a bill, as if nothing had happened. This lack of accountability from management made the entire experience even worse. Overall, I was charged for issues that resulted solely from Bryson's inexperience, lack of communication, and repeated negligence, not from any actual problems with the property. Called as a homeowner and wanted to sign up the pm service. 1st call was pretty good and was told he can meet me up there in the afternoon around 3pm. so scheduled my work off and headed there and waited him. No show no messages no notices and when i callled he apologized. He said sorry i'm too busy. So i said, let's reschedule. He scheduled me for the day after for 2:30pm and then sent me the pm agreement. I signed up and provided my ssn dl and all personal information and then next day, he told me, sorry, i can't service this area, it is gonna be my colleague from inland empire. I said, that's fine, as long as one of you serves me as promised. Then i called around to ask if the appt is truly confirmed, then no one answered. He finally messaged me in the afternoon late, stating sorry, we can't service you. I was like huh, why did you take me 1st place? you took all my personal information and then tell me you can not honor the signed pm agreement? It's just ridiculous how he tricked a home owner like me. I heard they are closing the hungtington beach location and only does inland empire and irvine locations. for LA county guys, do not get trapped like me. read more

I would have given 5 stars, however, they have hidden fees they do not tell you about until after they award you the rental property. Along with rent being raised annually, not included in the original rental price was the gardener, the water bill which included the water to maintain the entire property including the sprinkler system. They also add fees per month for each pet which is okay but also goes up with the rent. They also have something they add in to your rent after the fact that is called "technology fee." be prepared to pay several hundred dollars more per month than what is advertised. That being said, the employees are great and are very responsive, especially Jeff. We would have stayed in our rental longer if they weren't so focused on getting the maximum amount of money out of me. read more

They sent a random termite company and maintenance people and gave them my # without letting me know whatsoever. Then they wanted to do an inspection with smoke alarms being the excuse even though I demonstrated the smoke alarms functioning over video. Your rights will most likely be violated with this company. They try to inspect the property when you're at work too and have conflicts -- not much date management whatsoever. Overall for a property management company they were disorganized. The Truedoor team always give timely and courteous responses to any request I sent in. The service are professional. Most of all, they really care about our feeling, our goal and our satisfaction. When my house was going thru the process of getting new tenant, they would carefully compare the cost and quality of work to make sure I am being serviced fairly and timely . I don't know WTF happened to these people. Granted...this is from the perspective of a tenant...but if you're a landlord and want to make your tenants life hell...go with True Door! Beginning a couple of years ago, they went from Real Property Management to True Door. When the transition took place is when things started to falter. We have a pipe in our kitchen by our sink, that has shot up dirty water multiple times (residue left by liquid leads me to that assumption). I've put in no less than THREE maintenance requests on this issue all have been CANCELLED with no reason. Just recently, we put in a request to have our heaters fixed (wall units) because they were no longer working. Now since there's been no response from the owner, they're just closing out the work order and I guess we'll have no heat? The best part of all, is every single month I've tried to pay rent this year via their Portal (where you also submit and review the progress of maintenance requests)...my password keeps getting reset. It no longer works and what makes things worse is the "forgot password" link fails to send out a link to my email. I was told it was probably because I had a Yahoo email domain...doesn't make sense...but I switched to gmail anyway...and the same exact thing happened. This month is especially fun. You are given from the 1st to the 3rd to pay rent. I split it with my other roommate. Tried on Sunday the 1st...couldn't login. Sent multiple "forgot password" links, they never came, not even in my Spam folder. I sent an email to "the team" (Maintenance Coordinator, Account Manager and the Junior Account Manager) about needing help with my password. The 2nd came and went with no response. I had to call the maintenance request line late last night (was working all day of the 2nd), to try to get the link. When I sarcastically asked "do you guys not want me to pay rent?", I got a response of "there is one more individual who can login to the portal"...to which I responded "Let me get this straight, on a day where both myself and my roommate have work...you would like me to take time out of my day to withdrawal half the rent due, then give it to my roommate, then SHE'LL need to take time out of HER day to deposit and pay...all because YOUR system has failed to work for 5 consecutive months?"..."Yes sir, that is correct" They also "hide" when they don't want to talk to you. "I'm sorry sir, the number you provided kept giving me the message of 'this number can not be completed as dialed'"...or "We just kept getting busy signals trying to contact you" (Literally, the ONLY place of business to give me these excuses) AND there is a 1.5% "tech fee" paid each month...there's a certain level of sanity you lose when forced to pay for a service that doesn't work. I don't know what TF is going on here, but I wouldn't be surprised if it was given the "Dunder Mifflin" award...I really think a Michael Scott type is in charge here. read more

I have been a tenant of RPM renting units from a property in Laguna Beach for just over two years and while there has been ups and downs, I've had a very positive experience with most employees and nothing but exceptional service from Natalie Quinn. I really appreciate the way the RPM operates their organization from a business perspective as well as from the personal tenant perspective. Each listing RPM has is equipped with great details and photos and I loved the self-guided tour option on both of the units I have rented in Laguna Beach. The self-service client portal is fantastic for submitting rent payments, lease document storage, submitting maintenance requests, and just keeping in good communication between the property and the head office. Most recently I've experienced a bit of drama with a leak in the kitchen in the unit next door to mine. The property has many intricacies that a tenant such as myself would not be aware of so I was so grateful when Natalie was assigned to manage the rehab project. She has been warm, empathetic, detail-oriented and an absolute pleasure to deal with through the process - helping to coordinate several different repair and insurance contractors through the scene and keeping me calm and reassured it would be handled well in the process. I work from home and then also in San Diego some days so it's been priceless to have an advocate like this within RPM. I am happy where I am in my current unit but if/when I feel I should move on, I will look at RPM's listings first because they truly do an outstanding job and I feel like they really do care about the tenant's quality of life. The installer came out and said "this is a warranty issue you have to go through the manufacturer." Me and my family had a nightmare of an experience for 2 whole weeks just chasing after our own tails. not able to move forward with an application submitted or getting straight forward answers about our qualification or how we can procced as time is extremely valuable to us and the property they ran was our favorite. we made sure they will know we like that property the most and that our current situation is that we are between Airbnb and motels with 2 toddlers BUT those fell on deaf ears. So... I would like to thank the team atTrue Door Property Management for actively making sure my family's quality of living retain the homeless status. A big thank you to Mary Macatangay for not replying to my emails when providing docs for my application, for not returning any of my and my wife's numerous voice messages that were left with concerns about our app, and for repeatedly giving us the runaround for DAYS! valuable days where we applied to multiple properties and has there one was our favorite and we made sure they know it, the other properties became non-relevant, leaving us with an empty basket of options. How you have 4 stars is absolutely garbage! Be VERY careful using this company. They will gouge you for any repairs so they can give you a the least amount back on your deposit. I left them with nothing to repair but a few holes from picture nails and some touch up paint.....that apparently is $800!! While we had the usual small hiccups here and there nothing was serious or of their doing and overall the responses and dealings with the company was a good experience. They were fair with the deposit return after we left. Should we need help in the future we will definitely look them up. Avoid this company. I hired TrueDoor in early August of this year, and 2.5 months later my condo is still not rented out, costing me close to $5k in lost rent and additional utilities, forcing me to terminate my agreement with TrueDoor. I own several rental properties, and this has been my worst experience with a property management company to date. Primary points of failure: -6 days from the time I did a virtual walk-through with their business development team to the time of initial inspection for repairs, and longer to get an actual quote -3 weeks to get repairs done which probably could have been complete in a week --had I known this from the start I'd have stayed at the property and managed the repairs personally -Lack of activity on the listing - TrueDoor is charging your potential applicants $50 to be approved beforehand with the condo sight unseen, deterring many good candidates. -More on lack of activity on the listing - due to price - based on their software analysis, the estimated monthly rental value of my property was $2,550. I priced the condo at $2,400. Then I'm told that's too high. Never provided more than one comp and it was the same price. I researched comps myself and despite there being very little at the $2,400 price point similar to my property, I reduced the price to $2,300. I asked TrueDoor for more comps but still nothing from the team. At this point I'm certain it's not the price. -Communication overall is an issue. Sometimes I don't hear anything for a week. There doesn't seem to be any active "marketing" other than putting the listing on the web. Calling the office I get the opportunity to leave a message in the general mailbox and "it will be returned in 1 business day". Unacceptable. 11/17 - Quick update. I was able to get qualified renters under contract 4 days after terminating my agreement with TrueDoor, and at the $2,400 a month rate. I also found out after they moved in that there was a plumbing issue in the kitchen --chunks of drywall and paint debris were found dried in the sink and blocking the drain. TrueDoor's maintenance arm performed the patch/paint, so it indicates to me the company did not properly cover the area when performing their work. Just another $165 lesson I learned, since I had to hire a qualified plumber to fix the issue. One more reason to avoid this company!! read more

Just wanted to leave a comment about how wonderful it was to have Bette as our Property Manager. We had a 5 star experience. We have used True Door for the past 3 years to manage our rental property. We were assigned a few different managers before we worked with Bette. We found her to be a joy to work with. She was professional, yet very friendly. More than anything, we found her to be proactive in taking care of our questions and needs as well as being easy to get in touch with. Living in a different state than the rental property, we relied on her heavily to manage our property and we felt she cared for it as much as she would for her own property. It was a great to have that kind of trust in a Manager. If there was ever an issue, she would move quickly to resolve it and made sure we stayed informed. When it came time to sell our property, Bette took great care to help the tenants and us with anything we needed as we transitioned off True Door's books, still giving us as much attention to the details as she always gave. But they claim repairing and cleaning here and there to refund the least for my deposit. $1500 deposit is gone, even nothing is needed to repair. Absolutely horrible! ~Especially Bette Lloyd. Like other reviews stated, she is rude, condescending, yells and hangs up the phone when you're trying to discuss an issue. She doesn't want to discuss any concerns and definitely can't handle listening to any complaints! It's obvious that she did not properly screen nor do a thorough background check on the (already nightmare) renters that she placed in our residential neighborhood of 99% homeowners. She has no regard or courtesy for the neighborhood. She has refused to return our calls to address the issue of noise, parties, fighting and drug activity that is happening in the rental home. In fact, we called and asked to speak to a supervisor at TrueDoor and have yet to have a return phone call. This kind of company will drive down property values and quality of life for the neighborhood and nearby homeowners. If you are a property owner, beware of this business! They will ruin your property and any relationship that you have with the neighborhood. Lastly, the cleaning crew they employ are deplorable. TrueDoor charged over $300 to clean the rental property prior to the new tenants moving in, and they did absolutely NOTHING but unload an entire can of Lysol off in the home. The home was as dirty after their cleaning person left as it was before they arrived. Bette was infuriated when we called to complain about the shoddy cleaning job and had the cleaning person return, only to half-ass mop the floors. Pathetic. Steer cleer of this management company!! And TrueDoor, please don't bother replying to this review, asking to meet with you to "discuss." Return the phone call for starters. read more

I can't figure out why so many happy reviews? I had two rental homes and kept getting terrible service. I have them managing two homes and can honestly say the only good time is when the properties are rented. If vacant, they are nonresponsive and don't follow up. I have a home that they're managing currently, it's been vacant for 8 weeks and they've hardly done anything in preparation to make it rent-ready and not responding to questions lack of work or questions about when the work will be completed. Phone calls made to the offices are rarely answered, messages rarely returned and when you do reach somebody - they make promises that they can't keep. If a property is rented, they're more than happy to collect the rent. They are happy to collect the rent and fees, however as soon as there is a problem they hardly do anything to resolve it on their own unless you push them. I had one eviction where I needed them to show up in small claims court and the property management company forgot to send a representative down!!! They never once showed up in court for the eviction and wanted to charge for the 'managers time' to be there until I complained. The 'repair work' done on rentals was of subpar quality and didn't fix problems, just delayed tenants having the same problem come back months later. I remember tenants complaining about the response of TrueDoor and not taking it too seriously, but after I got a taste of the poor customer service I took my business away. As I mentioned, as long as your property is rented they're fine to work with but at the moment you have a vacant property or you need them to do anything more than collect rent you can forget about any competent support or service. read more

I no longer live in the area, and if you read my original I had actually never turned in an app but did get an extremely rude call from their FORMER employee. I know nothing else about them but feel they made many attempts to remedy the harm their former employee caused their business. I don't know where to even begin. This review is long overdue but necessary. Please BEWARE - RPM is the worst management company I've ever dealt with, they operate like a scam. I literally had to get on Yelp to try and figure out how to get a hold of these people. They seem like con artists just trying to scam people out of their deposits. They withheld my deposit and tried to keep my money claiming all kinds of damages. Fortunately I was meticulous and detailed about recording and documenting the entire home when we first moved in and when we moved out. I sent them numerous videos and photos to prove what they were charging me for was all lies and all of a sudden I could never get a hold of anyone and no one would return my calls. I literally had to threaten to sue them and hunt down the owner before I could even get anyone to respond to me. This company is not trustworthy. Avoid them at all cost. They have another Yelp page with many other reviewers who have had the same experience. It's unfortunate that they are still able to continue to do business. Shame on them. read more

I've been a tenant for several years and I now have Betty as the property manager. She is professional helpful and responsive via phone and text. She follows up like she says she will and been helpful in finding a solution to resolve any issue we've had with property and the HOA. I know she is great with tenants and nothing but positive interaction with Betty. Jose Gomez has been a great help in getting our backyard fence and side gate replaced. Jose took the time to get quotes for the repair or replacement, helped us in making the right decision to replace it. Because it is a shared fence, Jose contacted our neighbor and after much persistence was able to come up with sharing of the repair costs. He worked with the fencing company to get a good estimate prior to starting the work. He communicated with us very promptly, scheduled the work and had it completed. Pictures he sent to us of the completed work are excellent. Thank you very Jose for helping us successfully complete this work. I give you 6 stars :) read more

Moved out a month ago, and while we loved the apartment, felt compelled to leave a review. Very rough experience on so many levels. Basic communication is poor, unless they want something, in which case they can be pushy. Otherwise, they wont return phone calls or emails, and you have to push for answers. Must also add, they've routinely stated a request was denied with "the owner didn't approve", but later when talking to the owner, discovered they never knew about the request. Maintenance can be like pulling teeth, unless it's a legally bound repair. They even stated the dryer (which was completely broken) was only a luxury item, and wouldn't be fixed.....yet they advertise open units as having "onsite washer and dryer". They also charge fees at every opportunity, so as a renter it feels like we getting continually squeezed....yet they leave units open over a month before trying to rent again. So after four years, it was refreshing to move on, and in no way can I suggest using them to either rent your place, or rent from. read more
