While he may not have "20+ years of experience", he takes his craft very seriously and is a young shark in these Dallas waters. (Dallas realtors take note: you will find yourself on the menu at Uchi, gently seared and garnished with tobiko, in short order.) Shopping for a home here in Dallas from out of state was stressful and we engaged the services of a few local realtors to find one that was a good fit. (I am no stranger to buying property, and rarely feel that realtors add much value, but it was an easy way to preview the market here). Cody really changed my mind. He was incredibly prompt, professional, and really took the time to actually LISTEN to what we were looking for. And by listen, I mean beyond the basics of price point, sq footage, and style. He called when he said he would, and followed up at appropriate intervals. He did research on school districts, noise patterns from airports, produced maps for us, and went far and above what other realtors were able to do -- he's very tech savvy and FAST. I would receive emails from him sometimes within hours of properties going live on the MLS, compared to 7+ days from his competition. Furthermore, Cody is a truly enjoyable person to be around. He's funny, patient, engaging, and non-judgmental. He also introduced us to Top Pot Donuts! When you have to spend an 8 hour day together looking at properties, personality really counts. I'm hoping he can give my hair stylist some tips. While we were planning to move forward with Cody on a more intensive hunt, we ended up purchasing a listing FSBO, outside of the MLS, with no realtors involved. I relayed the news to Cody and he responded with warm wishes; another testament to his character and integrity.

Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.

I mentioned I'd seen a few hidden gems on social media, and somehow that turned into me being told to "continue my search," that she doesn't lease "low-end properties," and that she wasn't going to get into a "back-and-forth"... after we'd exchanged only a handful of messages. Reading comprehension and customer service go hand in hand. Unfortunately, this interaction lacked both. I never questioned her expertise, never said I found a place, and never asked for "low-end properties." Those were all assumptions she made on her own. Being in sales for 15 years should mean asking better questions, not jumping to conclusions, dismissing potential clients and degraded me.
