My family has absolutely loved our time living at One90 Firewheel Luxury Apartment Homes! Location of the property is perfect--close to numerous restaurants, shopping centers, golf courses, etc. and just minutes from many major metroplex arteries and thoroughfares: The George Bush, North Dallas Tollway, 75, 78 and more. We've been here 5 year and recently extended our lease another 18 months. Before 2021 we'd never lived in an apartment complex and haven't regretted the decision for a moment!. Staff here have been the exception that proves the rule when it comes to horror stories about non-responsive, inaccessible and unconcerned apartment personnel. Our experience here from Day 1 has been that all leasing, office, maintenance and management and management company staff are all incredibly responsive and welcoming, and any maintenance requests I've put in are always resolved within hours. They are tirelessly understanding and accommodating to individual needs and requests, I have come to know many of them closely and consider them to be my adored and trusted friends...actually more like family. The amenities--such as personal garages, indoor storage rooms available for rental, being a super dog-friendly property with no dog breed or size restrictions ANF an,onsite dog park, fitness centers, pool and clubhouse --are all stellar! They are kept meticulously clean, modern and in good repair. There is a full brunch provided for every month for residents and various and frequent food trucks and other mobile food providers that come through. The online resident portal is multipurpose and user friendly. If desired, there is a service available called Amenify that offers a litany of additional services: handymen, repairmen, dog walker/groomers, housekeeping, and it functions like DoorDash and other similar services with food and grocery order/delivery. Each month credits are loaded to your account that can be applied to any of these service. Service /Maintenance tequests are submitted and Rent is paid via this portal app called Loft Living. Automatic confirmation and ID numbers are emailed within in moment. Best of all. There are 2 methods available for splitting your rent paymeet each month one of which offers splitting into 4 and choosing your subsequent payment dates. In these financially uncertain &stressful times, that is a GODSEND!! Management is diligent about keeping buildings freshly painted and updated. The grounds are clean,quiet, safe and homey. Any concerns in these areas I have mentioned have been addressed and rectified immediately by means of notifications and bulletins that are dispersed to all residents by phone and emaill "blast". After dark, complex security monitors and patrols the entire property for suspicious, unusual, and/or unauthorized persons, vehicles or activities. If these are observed, messages are again sent to all residents stating the issue and amount of time the responsible parties have to rectify the situation before management takes corrective action, and they are clear what said action will be and why with reminder of complex rule, regulations and policies..There is a sister policy for age 55+ that offers housekeeping, a grocery store, meal service and moreI In short, I obviously highly recommend this community to anyone seeking a comfortable and beautiful and secure place to live! read more

(Red 1-Star - Urgent Resident Safety Concerns) I am extremely disappointed with the management and staff at One90 Firewheel. From the very beginning of my residency, I experienced unprofessional and uncomfortable treatment. During my first week, I received an email claiming that multiple tenants were complaining and that I was violating my lease because I was allegedly walking my dog off-leash. The accusation came with a Ring camera clip of me walking down the stairs while holding trash, and the office even told me which neighbor reported me. I found it highly inappropriate and unprofessional that they disclosed who made the complaint when the email stated "multiple tenants." That kind of information should remain private. Another concern was the pressure to leave a Google review during my first visit to the office. Being encouraged to post a review immediately, before having any real experience living in the community, felt pushy and inappropriate. Throughout my residency, I noticed a consistent pattern of poor customer service. Anytime I called the office to ask a question or report an issue, the staff often responded with an attitude the moment they recognized my voice. Over the past two years, I have seen numerous tenants walking their dogs without leashes and failing to clean up after them, yet no action seems to be taken. It often feels like rules are only enforced on certain individuals while others are ignored. I have even witnessed individuals associated with the management office not picking up after their own dogs, which makes the situation even more frustrating. Parking has also been a constant issue. For two years, people regularly blocked my reserved parking space. There were several times when cars were parked in my assigned spot, and when I attempted to call the towing company listed on the property signage, I was told that residents are not allowed to request a tow themselves. Despite reporting these incidents, the problem continued. When I requested to remove the reserved parking from my lease, I was told it was mandatory and could not be removed, even though I frequently saw friends and family of staff parking freely in reserved spots. When I reported unauthorized parking, management informed those individuals that I was the one who complained, which created unnecessary tension and made me feel unsafe. Safety around the property is another serious concern. Vehicles frequently ignore the stop signs within the complex, and I have had to run out of the way multiple times while crossing at stop signs because drivers failed to stop. This lack of enforcement makes the environment feel unsafe, especially for families and residents who walk around the community daily. Additionally, for over a year I had to deal with heavy marijuana smoke entering my apartment. The building's ventilation and filters were inadequate, forcing me to purchase my own filtration system. I hesitated to report the issue because previous experiences showed that management would disclose who filed complaints, potentially putting residents in uncomfortable situations. During my lease termination process, I also began noticing behavior that made me feel very uncomfortable. On several occasions, after walking past a particular individual's Ring camera, I would soon receive urgent and sometimes aggressive emails pushing me to sign the lease termination documents immediately, which felt very passive-aggressive and unsettling, as if my movements were being closely monitored. In addition, when this same individual saw me walking toward the elevator, they would quickly rush back into their apartment as if I were a threat. These repeated interactions made me feel unwelcome, uncomfortable, and on edge while still living in the complex. When I decided to end my lease, the process was handled in a very unprofessional manner, with inconsistent communication and pressure regarding fees, while other tenants appeared to move out without similar complications. Overall, the lack of professionalism, poor handling of resident privacy, inconsistent and selective enforcement of rules, ongoing parking issues, safety concerns, and dismissive customer service created an environment where I no longer felt comfortable or secure. If you are looking for an apartment for your family, this is not the place for you. Management seriously needs to improve accountability, resident confidentiality, fairness in rule enforcement, and professionalism. read more

We have lived here for 6 years, and have no plans of moving. We love it so much! The maintenance team works hard to keep the place as nice as possible. The office staff are super nice. Do not lease here! I lived there for two years & it was anything but pleasant. Several people had their catalytic converters stolen from their cars & anytime you try to post about it on the resident portal the office automatically would delete it- they keep crime hush hush. Several people also had changed-up bikes and barbecues stolen from their balconies. There was always dog pee & poo in the hallways & in the elevator & it's all over the grass. The dog park is a complete joke. In the two years I lived there, I never once saw them power wash the rocks you're supposed to sit on, which dogs pee on all the time by the way, or treat the grass for fleas are rampant in that area. The dog water fountain has also been broken for almost my 2 years of living there. My building also had really bad roaches for well over a year. They advertise these once a month Saturday brunches & once a month Friday happy hours but just know the food is gone in under 15 minutes, & you can be standing in line for 30 minutes and the office people will always cut right in front of you. I've seen the office ladies eat & go back for more (cutting again of course) knowing full well they saw the long line going through the office & down the hall. The office ladies only care when you lease or renew because they want their signing bonus...go with a problem & see how nasty they can be. They all need replaced. Expect maintenance to come in ALL THE TIME for bogus "mandatory" BS. All the time! And don't expect quiet. Lots of riffraff moved in & they like to scream in the parking lot & yell on the balconies. You'll also hear every step your neighbors take & smell all kinds of stinky food in the halls & your neighbors food through the walls. My neighbor smoked pot & we smelled it all the time. If you want to live in that neighborhood, do the smart thing and look around. There are cheaper & better complexes in that area. One90 Firewheel is overpriced & a headache you'll regret. If you really hate someone tell them to move there, maybe suggest the 3rd or 4th floor because our elevator was constantly having issues. read more

Staff Communication: The leasing office is extremely responsive and I've never had an issues getting requested information. 3. if you want to live in a mold filled apartment, you've found them! i have mold coming out of every air vent in my unit. I had to get a hotel that management will not reimburse me for because they wouldn't send anyone out for 4 days. they wouldn't reply to emails. I had to go into the office everyday to hear them come up with excuses on why they couldn't get anyone to my unit that day. they even told me on day 3 they didn't have a key and asked to cut one while I was in the office. and by the end of all of it, they said they had a unit they let people stay in if their apartments have a "true flood" but don't offer it for mold in air vents. and if I want reimbursement I need to file it with my renters insurances. At first, my experience was great. The view I had in my apartment is beautiful but what caused it to not be so beautiful anymore is the smokers below me. Their smoke rises. I tell the office via emails, so I have paper trail, and it stops for a few days, then they start right back up smoking again. The worst part about being there was there was someone that continued to climb up in the roof over my apartment, in the attic and listens to my conversations. Because when I'm done and say, 'bye' to my caller, they get up and walk away up there as if they were on the call too and heard everything that was said. I've sent email after email advising them that someone keeps going up there. I've asked them to put a camera up there, but nooooo, why not???? Don't you want this to stop?? maybe they are being paid to allow this to happen. One guy I figured out he was a culprit, moved out the very next day after telling the courtesy officer about it the night before. He probably still has access to the roof though. It's not funny and it's not safe for anyone involved. Because I carry protection. read more

Neighbors in apartment 1312 are allowed to have multiple adults and several children in there apartments. These neighbors are allowed to stomp, bumping and jumping, slamming doors all day and night. As long as it's not after 10 pm quiet hours. The landlord is allowing these actions because the residents are Hispanic. This is Racial discrimination to all other race in these apartments. read more

I lived there for over two maybe three years I have never been later never complained about much but today while my son who is a disabled veteran decided to buy me a house I gave them notice and so I paid 3400 for the buyout I paid 200 to professional cleaning total $3600 and today they charged me an extra 223 for damages that are not damages for carpet cleaning which you are doing already paint and it didn't need but ok. Was a nice new place now filled with dirty tenants. Not picky who they rent to. I have emails stating there is dog feces all over. One person leaves by gate and is now throwing it on the carport. They just want to keep the bank happy and rent to anyone. Went to city code already and will again. Have case to get our rent back because we have right to live in a clean place. Pay $1700 to live around disgusting pigs, barking dogs. Mismanaged. They are not picky and rent to anyone. Trash in entryway. Definitely a vector for illness and disease here. Apartments are nice but they don't care who they rent to so it'll be a dilapidated building before you know it. Corporate won't pay for landscaping in the back as they are cheap. And you pay extra to pay rent online! Not worth it. People work on cars in parking lot looks like a shop and junk yard. Got some junky cars there. Loud neighbors and people blaring music. Could smell smoke from the patio. (Supposed to be "non smoking") yea right. LOL go outside to sit to smell cigarettes. You can hear everything it's not sound proof at all. Gonna be like the projects soon. People just leave trash all over halls and not during garbage valet so it stinks. Just a wild, dirty place. Rent elsewhere if you want peace and quiet. I was told today that my the renewal of my lease was terminated and I was told it was a corporate decision in which none of the leasing agent could discuss with me. I have never been late on my rent and for the most part I paid my rent ahead of time. Several months ago, I began to receive letter on my door regarding past due rent/notice to vacant due to unpaid rent. I went down to the leasing office, and spoke to them the first time it happened, letting them know that my rent total amount was not showing up on the residential portal; I also began to go down there directly and ask for the amount I needed to pay. I would pay that amount and still recieve a notice on my door. I was very upset and them not to due this again, I also requested that the water bill and all that I owe be on the portal like I was told it would be when I initially moved in. Immediately after those incidents, I received a letter stating that a resident smelled weed coming from my apartment, I am not a smoker. I went down to the office upset stating how could you possible smell weed when I do not smoke, one of the leasing agent told me that they place notices/fees on all the resident in my building on my floor. I spoke to one of the residents and they said they did not recieve a notice concerning weed. And for the record I live in building 7 for almost 4 years and their never was a complain on my door regarding weed. A week later a police showed up at my apartment stated that someone had called complaining about weed in my apartment, he came in and stated that he did not smell weed and he would notify the leasing office of this. Also, one of the leasing agent lived upstaris from me. I am not happy for the emotional turmoil that they have put me in, and how they intentinally trying to sabboge my good name/record due to my sexual orientation, and my race. Me and my girlfriend have come up there several times to work in the office, and most of them do not speak. I noticed a difference in how they treat white future aparment owners vs, people of color. I am sadden by this and I hoping something can be done to people who think it okay to discriminate for any reason. When I first move to ONe90 Firewheel the leasing agents were nice and the place looked and smelled great all the time, and it was worth the money, over the years it has completely change, trash is everywhere, dog poop is everywhere, and the dumpsters are over flowing with large boxes. Came in to tour an apartment & leasing agent told us we couldn't tour until someone else told her to take us on a tour. I feel like I was judged on my appearance. She took us to the apartment and didn't even show us around we had to ask all of the questions. Not friendly. Didn't even tour us around amenities. They are responsive at the beginning but after a while they do not respond and make excuses. The front office staff are rude talk to you like you don't matter. Submitted a request about the foundation and never responded. The ceiling cracked and the balcony was tilting forward. However, they do expect you to keep the premises presentable. After moving out they sent us a bill that we owed them almost $1,000. Without even wanting to walk the apartment even after asking for a time to do so. We do not agree with the charges.... If I could give this place 0 stars I would. I came to this community thinking it was going to be a calm,clean and more classy community. All they care about is renting out the units they are letting just anyone lease here. They are dirty Loud they don't respect parking. I've called work order on ants and they try to blame ants in my whole apt in one empty candy wrapped that they found!!! When my daughter dad ate it the previous day and we have had ants for more than 2 weeks. My daughter is allergic to any bites we had to take her to the hospital and there have not done anything about it. There is also mold in my bathroom wall they came to cover it with kilz and 5 days later there is mold on my wall. If you want somewhere decent to live this is not the place... read more
