Smoke issue continues with no response/effort from management to stop it. There is another unit that literally has smoke coming out it's bedroom window daily. The on-site manager simply looks the other way. Interesting that I no longer see her smoking out on the sidewalk during her workdays. I am now experiencing some respiratory symptoms that has been ramping up for awhile. I am writing this so any potential renters know what they're in for should they choose to move here. We have had frustrating after frustrating experience with this place. Let me start from the beginning. We moved there in the spring of 2012. We moved from out of state and had family tour the apartment for us since we couldn't be there in person. My brother specifically asked if they were being showed an actual apartment or a model. He was told that they were looking at an actual apartment. It was really nice looking and we saw the pictures and decided this seemed like a nice place for our family to live. I should have known from the beginning that this would be a nightmare of a place to deal with. We were constantly being told that the apartments were being rented out and that if we wanted to ensure we have an apartment we needed to place a hold. So we sent them the money along with our deposits expecting that to be enough. Here's the thing, it only holds the apartment for two weeks. So, since we were still out of state and since we were afraid of losing an apartment we had to pay for a vacant apartment for two weeks. We were told that my brother could pick up a key anytime. He stopped by no less than three or four times and the office was always closed. He ended up not picking up the key until the day before I arrived. So they got half a months rent from us and no one had a key until the day before. I have brought this up later on and was met with a shoulder shrug. When I walked into my apartment for the first time I was disappointed. The carpet looked like it had been there since the 70's and had the faintest smell of cat urine. I walked into the bathroom and the caulking was just about all gone. The floor creaked from obvious water damage and the toilet tank always had condensation. It also was always humid. I'm from the South, so humidity is something I'm familiar with. The cabinets were crooked, drawer fronts weren't attached properly, and the screws on the bedroom doors were stripped and I couldn't close the door all the way. The closet doors all stuck and within a couple of months the hardware fell off. All this in what we had been told was a "fully renovated apartment." We showed all of this to the maintenance man and all that was fixed was the caulking in the tub. Which once again peeled off in a week. We chose to renew our lease because, frankly, we didn't have the drive to move after only a year. They raised our rate $75 and changed the way they billed their water, trash & sewer. All after we had signed our lease. The apartments were built poorly and it sounded like a person was throwing weights around upstairs. Then there's the staff. Perhaps Katie doesn't realize how she comes across, but my husband and I would cringe when it came to having to deal with her. She would bounce back and forth from being super friendly to condescending sometimes unapproachable to just plain rude. They have a three day grace period for rent. Which is basically unheard of anywhere. We are a single income family and like clockwork my husband would get paid 2 or 3 days after the final day. I called one time to explain that we would be late because we didn't get paid until the 5th and was told "Well perhaps you need to borrow the money or you need to get a part time job." Yep. They also do a walk through of the apartment annuallI get why they do it, but it still feels intrusive. Every time I would point out all the things that were wrong and needed to be fixed. It hardly ever got taken care of. The carpeting started coming apart in three areas. Those areas were covered at all times and when I pointed it out (after my poor mother in law had her foot pierced by the tack board) I was told that the carpet would have to be replaced by a professional because it was damaged. It never was. Our fridge and our freezer leaked out cold air because of the seals and it was never fixed either. And the doors had a nice breeze come through it since the weather stripping was so old it was pretty much nonexistent. We started looking for a new place last November and I am happy we are in our new place. We turned in our notice that we would be moving out and decided to get the apartment professionally cleaned. My husband mentioned this to Katie and she informed us that regardless of the fact we had it cleaned we would still be charged a cleaning fee. Great. Also the apartments now run at over $1300 a month. Way, way over priced. Especially since everything they use is so cheap. I would never recommend this place to anyone. They are awful apartments with an awful staff. read more

Liza stepped in and cleaned house. She is super organized, detail oriented, and has the attention to detail that is required in this role. Liza is a perfect example of belieing in customer service. BEWARE BEWARE BEWARE!! What I did not know when I wrote the review of our happy home is that we were slowly dying of MOLD SICKNESS! The management and maintenance team is dishonest, negligent and makes no good faith effort to own their mistakes and faults. Not just the onsite team - the entire group right on up to Sr, Management - has no integrity whatsoever. I will be updating this post with a timeline and pics. We fled toxic mold in our home April 2015. The bottom line is we lost everything we owned, our health is compromised and Gilman Square/Madrona Ridge/KCHA did nothing to acknowledge their poor maintenance practices ruined our lives. Unit # L-104 should be re-certified by an outside, unbiased party before any other family moves in. Never believe one word these liars may tell you. Better yet - DO NOT RISK YOUR HEALTH LIVING HERE. Rather than repair my unit - they "evicted" me - even though we had to stay at a hotel for our safety. We went to court for the bogus eviction. It was dismissed, because it was not a valid claim. They were digging for dollars. My dollars. Even though my 11yo Son and I are sick and lost all we had. Better yet - after court dismissed the bogus eviction - they are still demanding money from me. Also beware your renters insurance most likely does not cover mold. I was covered for $50k contents. We received $1500 for our contents. What their negligence did to my family is real, yet they treat it like a huge joke. I strongly recommend you do not risk your possessions and health by considering this place as a home. Frustrating to work with Management TEAM! I left a pretty positive review back in 2015 when we looked here and liked it but decided on another unit. We said we would consider living here within the next year. We came back and was told they now have a waiting list, go figure. They could not even show us around, didn't bother giving us a ground tour, didn't give us any info on amenities or show us around the office. Still it would of been nice to offer. THE GUY and i forgot what his bloody name was, would not bother to talk to us for long and rushed us out. He didn't mention how long the wait was and promised to take our info down and be added to the list. We said we could move in now till 6 months from when we came in. He said sure they should be able to have one ready within that amount of time and would call us back or we could call him. 1 month went by, no call. So i called. No one answered on multiple days. It was frustrating. 2 months i call again, nothing and only called once because i thought i needed to have patients. 3 months i finally GET SOMEONE! It was a girl and she told me that our info was not on their waiting list. SO YOU MEAN TO TELL ME HE CHUCKED IT IN THE TRASH? No wonder there were no phone calls, no emails, nada. He probably didn't want us renting because we were young adults. I've had this discrimination before in other apartment complex's while looking. it's honestly SAD! They will pretend they want you, ask for your info and then rush you out the door. Very poor management team from the 2015 team we had dealt with before. Seems like the office staff changes here every year because everyone is different when i talk to them. I know someone from management will get back to me about this review like they did for my 2015 review but i don't want to visit this place anymore so don't offer to "Change my mind" or "Give it another chance". I won't. I'm sorry but you need to work on your staff. I felt i was too soft on them in my 2015 review so i'll add to it right now before i go. The units are outdated. Slight improvements like W/D but the units only have their layout going for them and many still have old fixtures. I went into 2 top floor units both different layouts and even the top floor apartments looked dark inside like a cave, it was gloomy. The kitchen was small too but functions fine for one person at a time. The outside looked nice in the photos but it has since been looking rather depressing. On closer inspection the paint job on all the buildings looked cheap. It was a nice color however but they just need to upgrade it. If they haven't yet, they should or else their pricing is not worth it. They're trying to keep up with what Issaquah is now charging so they need to fix the issues. Hearing about the mold in the units, i did remember an odd smell in one of the units but i cannot say it was mold. Just be cautious when looking here. read more

My parents and I have been tenants of Gilman since 2013. I believe there was a transition in management recently (not sure when this exactly happened) but this change has been most positive and predominantly reflects why I give it 5 stars. I have to admit that the initial stages during move in last year was a bit rocky. There will be inevitable issues with an older building (as indicated by some reviews below). I would like to focus on the current management/staff. Every interaction I've had, whether phone or email or person, has been satisfyingly positive. What's key is that the staff (specifically Kristina - I'm sure there are others but can't remember their name- sorry! Hannah was great too but I think she was a temp) have been extremely diplomatic and genuine in their responses. Example: At our move in, we requested for branches to be cut off around our unit for some sunlight (our unit is in a location where it's shade mostly all day inside and sunlight is important to us!!). The old staff was reluctant to venture any options and so we never revisited this. The new/current staff, however, responded in a way that made us feel that no matter what the outcome was, we still appreciated their listening ears - Kristina said this in a voicemail, "...Typically tree trimming and removal is done on an annual basis and we are actually in the process of getting bids from different contractors on doing the whole property. I'm hoping to have this wrapped up in the next couple of weeks so just wanted to let you to be aware that we are working on this and I've made specific mention on your apartment..." It was friendly and brought us complete resolution. Enough about trees! Why am I putting such an emphasis on what the staff is like? Well, I didn't realize how much of an impact management has on resident satisfaction. The example above is a small example but exemplifies the type of leadership at Gilman right now. I'm moving out but my parents still reside at Gilman. I'm glad that Kristina is there. Best wishes for anyone touring Gilman. The neighborhood is really peaceful and it's comforting knowing the 'new' staff are always looking to improve/resolve individual resident requests and Gilman as a whole. read more

I have lived at 3-4 other properties (due to me moving around for work) and this is by far the best. The location is quiet (near a school/main street, yet no car noise), it's close to many restaurants and stores, and the freeway is only a mile or two down the road. The units themselves are nice. Nothing broken, nor are the walls paper thin. My main reason for leaving a review is due to the "awesomeness" of the staff. The new management staff is amazing, always willing to listen to any issue (mine were all due to the previous tenant), and always with a smile. The maintenance guys are very knowledgeable and quick. Most recently I had a heater issue. Hayden came by and replaced it within 5 minutes. Its never a fun experience having maintenance come fix something, however Hayden and Tanner make it almost enjoyable (they joke around, laugh, and you can tell they actually love their job). If it was up to me, they'd get a raise. The only complaint I can think of is parking. Too few spaces, and no room to add more. However if that's the only issue, then things are going pretty well. read more

Me and Fiance had a great experience living at Gilman Square for a short span of time. The entire staff was helpful and friendly and especially RAMAYA. She is simply awesome and great with people. She made our stay perfect, moving from california we were concerned what the condition of the apartment would be. But as she had promised it had new floors, new carpet, new counter, new sink, new paint. I was glad that everything was very nicely done and any other help that we needed, we had there maintenance guys taking care of it. I had a brief chance to work with Kristina as well and she was very helpful as well. I would definitely recommend this place. They set up high standards in customer service. read more

I moved here in Oct. 2013 from New England. It has been a good year, and the only difficulty was a bad assistant manager for the first half of 2014. Management finally corrected that problem and the complex has been a very nice, quiet, efficiently run, well maintained, and safe environment. For the parents out there, it's a safe and fun place for the kids to live and play. Many long term residents that look out for each other. The elementary school is right next door as well as a preschool. Pool is usually a kid magnet during the summer. For adults, it's a quiet and safe place. Well lit walk areas, close to town, and the kids are not noisy. A great place to unwind after a long day. Best part is that its a multicultural environment, everyone respects each other, and is welcome. I highly recommend the complex to good people looking for a safe, quiet, and friendly environment with plenty of parking. read more

Gilman Square has become a dumping ground for Section 8 subsidised renters. The overall quality of the property has been sliding steadily downhill in the time I lived there. The rules for clutter outside the apartments (in the entryways and on decks & patios) are selectively enforced. The management is inconsistent and the maintenance suffers since they lost their last good maintenance men. Look elsewhere. read more

Overall, I'm very pleased with this complex. The location in the heart of downtown Issaquah is in perfect walking distance to all downtown Issaquah has to offer, as well as being walking distance to schools. I have to say though, that if it weren't for the hard work of Ramayya who tirelessly worked with the screening company to get my application approved, I'm not sure I'd have a lease yet. I cannot say enough good things about this woman! Her professionalism and dedication to her job are an asset to this community and we are lucky to have her. I lived in Gilman Square for 13 years. Let me just say this....I've seen a lot go down in that place. I've had some very nice neighbors but through the years I've had crackheads & drug dealers next door. The last 2 years have been the worst as far as management. Don't believe a word they say! If you ask for a response you'll be lucky to get an answer. I recently gave my notice at the end of March, my lease was up at that time as well. I went to talk to Kristina's assistant (since Kristina was hardly ever around--or hiding in her office), explain the situation of my lease ending and I would be needing to pay one more month of rent. I asked them a favor to let me pay the last month there at the current rate and not at the hefty increased rent from the new lease. I told them I had been a stellar tenant for 13 years never once late on rent or ever causing an issue. The assistant thought that sounded reasonable after 13 years but would have to take it up with Kristina. I left my phone number with her so she could call me back. I didn't hear back after a few days so I called. No answer so I left a message. No call back from that. I went to the office...closed! I called back and left another message and again, got no response. I took it upon myself to just pay the existing rent amount. After I moved out at the end of May I got a letter saying I owed over $500...including late fees, extra utilities tacked on and extra rent which they never responded about. We immediately went down to talk to them. The assistant was there, ran off all of the payments I had ever made in the 13 years and handed me a copy. I showed on there I was never late so she agreed that the late fees should come off but as far as the other extras she would have to take it up with Kristina and get back to us. This was just before Memorial Day weekend and so we agreed she would contact us after that. Yep...never a response from Gilman Square! After 2 weeks of not hearing anything I e-mailed them via their website and inquired. I stated that due to their lack of acknowledgment we could only assume that the matter was resolved. Well, guess what? It not only was NOT resolved but while I was out of the country for work I got a robotic call from a debt collector for the amount Not paid by us! Of course the Debt Collector didn't give a rip about our side of the story so our complaint went in one ear and out the other. If you expect to ever get an answer from Kristina or whoever is working in the office you're sadly mistaken. They are the worst managers EVER! They avoid conflict at all cost, the apartments are not taken care of and they are now considered low income housing---and it sure looks like it when you go around and see all the crap on people's patios. Did you know this apartment complex was sold to King County Housing Authority? To save yourself a lot of wasted time and money--go someplace else. Gilman Square isn't worth your hard earned money! i went to move in only to find out my apt was leased to someone else. i had to wait a one month for the next available unit. i had to move in with my parents. do not move into these apartments. the management sucks point blank period. nothing gets done if you request maintenance. it took three weeks to get a "new" dishwasher from leaking. within the first two months my roommate and i had a handful of request. does that seem right? a new apt that looked like someone just moved out. the upkeep to the apartments are horrible. not worth your hard earned dollar. read more

Do not move into this complex. The management is not "super organized." They are rude and incompetent. I have been billed for the wrong amount multiple times. Even after sitting down with the accountant, I was still given the wrong amount back. Also, I have had multiple water leaks in my unit and the management has either ignored my calls or waited months to fix the water damage. I live at Gilman Square , and I love it there is a women named Ramayya who works in the office, SHE IS THE BEST!!! She always makes sure that what I need is taken care of, she is so sweet and kind. When asked why she always smiling even of a rough day and she would say that she LOVED her job! I love it here the grounds are nice the pool was amazing this summer and my apartment is to die for!! Our roof leaked. The bath tub caulking kept peeling off. Both of these issues were reported to the service person and after several visits to "fix" these the roof still leaks and the bath tub caulking still peels off. There is paint all over the moldings, wall plugs, and light switches (no tape is used when repainting). Poorly planned parking maintance caused half of the apartment complex to park out on the street for three days creating a difficult parking situation. Their "online payment" system is a joke that has never worked. They lost my rent check once and only way I caught it was by checking my account and seeing that the rent was never withdrawn (they did not call me to notify me). Some of the girls at the leasing office have no customer service skills whatsoever. One in particular is quick to blame you for whatever is wrong with your apartment. Went in to discuss the leaking and caulking issues with the apartment and was pretty much blamed for everything because I had approached the service person for help instead of submitting a service request using their hotline. Does it really matter? The service person came over, tried to fix the issues, and the issues are still there. What difference would it have made if I had submitted the request using your hotline? But the last straw was when they asked us to pay 10% more a month on a new one year lease renewal. Asked them to try to meet us halfway and they declined to even knock a few bucks off. Basically, they are not one bit flexible. None of our neighbors lasted one year at this place, you'd think they'd show us some appreciation. I'd rather pay 10% more at a nicer place. We are moving out as soon as we find a new place. DO NOT MOVE IN HERE. You will regret it. read more

The process of moving in was a nightmare. Unfortunately when we were applying for an apartment the person working at the office had the IQ of a treefrog. Unfortunately that individual couldn't even manage to fax a document face up causing a stressful and unnecessarily irritating situation. She is no longer working here. Office staff now is fantastic! Maintenance crew is friendly and quick to respond and deal with the issues we've had this far. Its generally quiet here and neighbors are all friendly. Only severely negative thing I can say is that the management company doesn't seem to be careful with your money or care much for safety. Car breakins are a regular occurrence here at night and yet nothing has been done to add lighting or make residents feel secure. I had to go buy pepper spray for the walk to and from my car at night since lighting is so insufficient. And i would not recommend the automatic rent payments that may be asked from the residents. I received an email saying to sign up for this easy wonderful way to pay rent. Less then a week later I received a letter from Madrona telling it's residents that there is a possibility their rent was ran twice. Glad I never gave them my bank information. For me, had I known about the car breakins and lack of nighttime lighting, I would not have moved here. I'm terrified now of being outside in the dark. Especially after walking up on someone trying to steal my neighbors car on Sunday night. The police responded quickly which was nice, but he even acknowledged they are here for that reason frequently. read more
