Run, do not walk away from 3 Keys, especially since their new owner seems to be bigger than his britches.Prior to the new owner, service for payments, etc was fine, but they did not watch the tenants who did not keep up the yard and cost us $ in new plantings. Then the new owner arrived with no small property experience. He arrived claiming 'I've got your back", etc. Lots of talk only. He is clearly up for a lot of lessons if he wants to make this buy of 3 Keys a success. I found him to be condescending, inexperienced, doesn't follow contracts to name a few. In my 40 years as a landlord, I've never seen such poor quality. His conduct and knowledge base regarding management is sorely lacking. Update: Fellow property owners can clearly see how Erik responds to reviews below, I have not personally insulted him but only talked about the situation - he is calling me "bad, dishonest and squirrely person" - He has no idea what kind of a person I am but he finds joy (read: good laugh in his response) in counter-attacking his former clients personally rather than talking about the situation. He does not talk a word about our verbal agreement and why he dismissed it because he has nothing to say, instead he finds joy insulting and calling people names. I worked with more than 10 property managers throughtout my landlord journey and every other property manager shared this information. More importantly Erik did not mentioned this before signing the contract, Erik's "company policy" is nowehere to be seen, not mentioned during the call and definitely not an industry practice. I also wanted to end the contract in good terms, we disagree - okay we move on. But he got agitated and started asking fees and stuff. Make sure to read his reply below and decide yourself if you wanna make business with this kind of a person. More importantly, think about how he is going to deal with potentially difficult situations with tenants in the future, do you trust that he stays calm and try to solve the situation or gets agitated and start insulting people? Oh and last, he offered money remove this review and kept harrasing me, so I had to send him cease and desist notice, this is how honest he is. Including this update, I have never insulted him personally, time to grow up Erik - you are not carrying your dad's legacy well! Original Review: I strongly advise caution when dealing with Erik and his company. Integrity and honesty are crucial in any business relationship, and I believe that verbal agreements should be honored just as firmly as written ones. Unfortunately, Erik and his company do not seem to share this value. As a landlord, I trusted Erik to list my property based on our mutual agreement. Before signing the contract, we explicitly agreed that if the arrangement didn't work out, he would not enforce the early cancellation clause. To avoid unnecessary churn, I signed the agreement as is. I also have security footage documenting this conversation. However, just four days into the listing, after only one showing and one applicant, I requested the applicant's credit report to make an informed decision--something that is standard practice with other companies. Erik refused to provide this information and was unreasonably dismissive when I attempted to discuss the matter. When I decided to cancel the agreement, Erik demanded a cancellation fee, despite our prior verbal agreement. This experience has left me deeply disappointed, as it seems like an attempt to exploit the situation. If Erik responds to this review with excuses or counter-blames, I am prepared to share the security footage that clearly contradicts his actions. It would be more professional for him to acknowledge his mistake and apologize, but I'm not holding my breath. I liked the company in the beginning. Larry was quick to respond and very friendly. I never had any problems with them because there were no issues. All they had to do was collect the money and take their share. Fast forward to the sale of the house and balancing the sale with tenants occupying the property. I understand it wasn't the easiest of situations, but I don't really understand how it got so messy. First the tenant wanted their pet deposit back. They had paid a $500 non-refundable pet deposit. I don't think they believed me when I said I didn't get any part of that. I inquired with Larry and he told me all the non-refundable deposits go to the property management company. Which is fine, but it says clearly on the lease that it gets paid to the landlord. The second issue I had was with their PM, Patty. When the tenants all moved out, I received an email with some bills. Patty never prorated the tenants for the final bill. When I inquired about that, this was the response: I have reviewed the Puget Sound Energy invoice. The dates are from October 10th - December 11th. The tenants only occupied this residence for 21 of those days. The amount they would owe is $12.35. Would you like me to ask them for this payment? It is a very small amount. If it's such a small amount, why don't you pay for it out of your pocket, Patty?! Um yes, I would like the tenant to pay for their share of the bill. Plus, I knew that there were more bills coming in. I didn't want to pay for all of that also- despite the amount. Clearly it seemed like Patty didn't want to ask them for their share of the utilities. I had more minor issues I'm not going to delve into- I'm just glad I'm done with this company. I clearly need to do more research the next time. read more

The washing machine at my place has broken 3 times since we moved and apparently has been broken before we moved in, according to our house mate that lives downstairs. Almost half of the total time that i've lived here I have not had a working washer. This has been a huge inconvenience for me and Larry did not seem to care at all. I have been respectfully asking for updates on when the washer will be replaced for the past 3 months with no response. Finally after calling a few times he got back to me and informed me that it is our fault that the washer broke and we need to pay for a new one. Not only was this a lie because none of us broke the washer, this was the first I was hearing about the washer at all after 3 months. Terrible communication on Larry's part. After multiple calls and requests to fix this we received an email essentially trying to say it was our fault and make us pay for it. We used 3 Keys while we lived in WA from 02/13-11/14. Our landlord was a NIGHTMARE, but Patty at 3 Keys was such a tremendous help! There were some issues with communication and organization when our original PMer left the company in 09/13, but once Patty was appointed our PMer a few months later, everything was put back on track. Honestly, I'd probably only give the company 3 stars, but Patty definitely earns 5 in our book, so giving the company 4 stars because of all the amazing help and work Patty had done for us while we lived in Lynnwood. read more

Did business with Larry and 3Keys for 5 years. In the beginning, Larry was exceptionally helpful, communicative, and most importantly, effective. He rented our home without a rent-less day. However, as the saying goes, "finish strong," and that's where 3Keys falls down on the job - hard. Larry misinterpreted something I had said many years ago about one day selling my rental property. He thought he was going to be the listing agent for the home upon its eventual sale (this is a "he said, he said" issue). But, as he knew, I had a 20-year business relationship with a real estate agent, and had worked with that agent many times over those years. Clearly, over $20,000 of property management fees over the years was not enough for Larry. When I informed Larry, 3 months in advance, that we were planning to sell our house, he became highly emotional, vindictive, and wrote to me: "We've done a lot for you for free. A lot!!! I would have expected much better courtesy and respect in return." It is true, that his employee Trevor, was helpful and courteous and had done some handyman work in the home for which they did not charge. But remember, this was a 5-year old home when he started managing it - beyond the minor one or two-time effort during tenant turnover, the $300 per month management fee was collected without much daily, weekly, or monthly sweat. Over the years, I had recommended a number of folks to Larry and beyond the $20k in management fees, he had additional business based on my recommendations. I rescind those recommendations wholeheartedly now. In the end, as we sold our rental property: (1) Larry has not returned the keys to us -- it's been a month since the tenants moved out. (2) Larry has not provided one dollar of damage deposit despite well-documented, albeit minor and not terribly expensive water damage to our 2nd floor bathroom (~$250). (3) And the landscaper he arranged to take care of our home destroyed plantings which cost me $1100 to replace and fix up the decrepit work they had done. (4) The tenants move-out was successful because the tenants were highly communicative, responsible, and up front people. I can't imagine if we had to rely on 3Keys alone. I run my own company and I thrive on business relationships. I recommend my business associates and they, me. 3Keys is not one I can recommend. While the home remained rented in part because of Larry's hustle, and in part because it was an attractive home in the right area, he's just not someone you WANT to do business with. We rented a house with them for one year. we moved out, paid a lot of money from our pockets for cleaning carpet that was clean - lease says we are responsible for doing so ( we have our own steam machine) and carpets were in a great shape. I forgot to mail them receipt for this cleaning. SO - they didnt call, didnt ask, they just put a charge on our final bill and deducted for "Their own carpet cleaning" and said they cant fix it since I didnt provide receipt how I was supposed it. It is good that they charged only $140 for it. I understand that it is a very hard business to manage properties with tenants. It seems that even nice tenants get suspicious treatment though. 3 Keys was our property manager when we rented a home in Kirkland. When searching for a place originally, they were the only PM to actually call back, set up a showing, and get paperwork out in just a couple days. I was starting to lose hope, but Patty was eager to be as helpful as possible. While renting, there were a few things that needed to be fixed/replaced (Furnace, washer and dryer, and a few minor things). They were responsive and communicative. Trevor was so nice and informative. Paying rent was a breeze, with automatic debits. Larry did an inspection during our time there and he was so friendly and fun we ended up chatting much longer than the actual inspection. Moving is always stressful, and it seemed like every worry I had, they had and answer for. I messed up and payed a bill they already took out of my deposit, and they literally rushed to solve it and send a refund. I actually got emails from everyone, letting me know they would take care of it. Patty had a handy move out guide that really helped me make sure we were doing our part. The carpet cleaners I chose rescheduled 3 times and even though it coincided with the cleaners being there, Patty was incredibly flexible and ended up scheduling it for me with the person they use. It was inexpensive and easily taken off my deposit. I could not be happier with Three Keys. I was not excited about renting after moving away from a home I owned, but it really wasn't bad because of their professionalism and kindness. read more

When looking for a home to rent on Craigslist, we came across a place that was posted by 3keys, we were really attracted to the large family room that had a built-in projector TV, and advertised with "One full year of FREE movies." First issue: we didn't get those movies, but it wasn't a big deal. Second issue: Rent was always due on the first, and it the first landed on a weekend, we would pay the following business day. That didn't sit well with Larry, and he would leave emails demanding rent be paid as soon as possible. That was a bit annoying. Third Issue: If we needed something fixed at the house, I would go to the website and leave a request. I would get an automatic email saying they have received it, and someone will contact me shortly, it always took Larry a couple days to reply! That made us feel very unimportant. Lastly, the stove had major issues and it look about 3 weeks to get Larry to send someone over to fix it. He sent over a guy who barely understood english, and had a very strong accent that was hard to understand, I showed him the stove and he said confirmed that the stove tops were not working. He said that Larry would make the final decision about what to do. Well, after that repairman left, we never heard back from Larry. The last email I sent to Larry, I thanked him for ignoring us and having poor responsibility, he emailed me back calling me ''CRAZY." What poor manners. I DO NOT recommend such a company that is so selfish and care only about the money and not pleasing their customers, LARRY AND HIS REPAIRMAN are very rude men who were not taught proper ethics. I highly recommend you go somewhere else before renting from these money hungry losers. read more

I have never left a negative review on Yelp before, but this was a bad enough experience to feel compelled to warn others so they don't make the same mistake we did. We were tenants with 3 Keys for nearly a year from 7/15-5/16 in a nice North Seattle neighborhood and had a great relationship with Larry and Patty (despite a decent amount of work needing to be done after we moved in, including a new fridge, new toilets, many lightbulbs, and the dryer needing repair - which we discovered ourselves) until the owner terminated 3 Keys within 2 weeks of our move out date and our lease was completely dropped through the cracks. No handoff with the new management company. We moved out almost two months ago and still haven't received our security deposit of over $2k and they never told us we wouldn't be getting our final month prorated, even though we moved out in the beginning of the month...another $1700 - gone. We would've stayed the rest of the month if that had been clearly stated. Considering they said they were very pro military when we were searching for a rental after getting stationed in Seattle, I am so disappointed in how things ended with them. That was so much money our family did not have to just donate to the homeowner. Moral of the story? I have no idea, either. But things like this really make me lose faith in the goodness of others. read more

Larry told me that if I wanted to rent one of his homes, I had to be the first one there with the security deposit and to fill out my applications online. I left another home I was viewing and rushed to his property doing everything he had asked by 4:00 the same day. The next morning he told me the owner of the property had a family emergency and her sister needed to live in the home. Later that day, I saw that Larry had re-listed the home for $450.00 more a month. Larry lied to me and I was not given the opportunity to pay more for the home. Apart from other stuff, moving out, we got professional cleaning with receipts, still they held on to part of our deposit for cleaning. Also the owner was perhaps selling the house after our lease, so something worked between them that 3KPM charged us for a completely new cooking range... and when i contacted them, they were plain rude and the attitude was 'do whatever the hell you can'... Update after got a reply from the property management. We had a walkout inspection with the company rep, and she said everything looks good. She should have pointed out right there. The only picture sent to us was a very small blown out phone pic and even that didnt show 'destroyed' state. Just a few marks on the top grill which can be replaced to a brand new one of the exact same model for under $15 not $600 that they charged us. I have proof of everything, emails, texts, pics, receipts etc. I took everything to a local lawyers association that provides free consultation and he was sure i had everything to get my money back and recommended to take the case to small claims court. The whole process takes so long that i just didn't take out time yet. But i am still planning to do so hopefully this year. read more

Be careful when renting from this provider. A lot of their reviews that are of high praise are in my opinion most likely paid supporters. I lived at one of their residences for multiple years and when I moved in they didn't do any of the legally required cleaning. They also had mold all over the windows that I had to pay to clean myself. The toilet also had to be partially replaced with my own money. Every replacement that needed to happen in the house had to be paid for out of my pocket. I told the landlord of issues with the carpets and he never did anything about it, then upon move out, they decided they would be keeping my deposit and had the nerve to have the owner of the property in the house at the time of move out telling people they were having in to replace the carpet that he had 900$ to work with, which was the partial amount of the deposit made. They also conveniently lost records of a pet deposit that I made which I ended up having to pay 500$. Larry also was extremely rude on numerous occasions, so was Patty. The only person I ever spoke with that was actually a pleasure was Wendy and she actually cared. There was a connector from the carpet to the linoleum in the front entry of the house that had exposed nails that we repeatedly begged them to fix. I'm disabled so I can't afford to go out and get this stuff done myself as I didn't have the money. Wendy said oh this has never been reported so the umpteen times we had told Larry about it apparently never made it through to his recollection. Absolutely the worst rental experience I've had in the 15 years I've lived in Washington state. Also because I wouldn't put it past them... My family went to Europe for a month and I stayed home. Before they left, my wife asked him if we could vacation rental the house while they were gone. I would have stayed at one of the houses we own if it was ok to vacation rental. We only rented this house because it was close to our child's school, and we wanted a place to stay during the week. After Larry spoke to the homeowner, we were told that we were not allowed to vacation rental. A week later, after my family left, thinking we were all gone, Larry came snooping around the house. He rang the doorbell and I answered. We had never met. He started asking me all sorts of questions without first introducing himself. What I'm doing at the house, am I renting it for the weekend, do I know the people that live there. Before answering any of his questions I asked who he was. Once I realized who he was I told him who I was. Then he said he was just there to make sure everything was safe since he knew we were out of the country, even though we had told him several times via email that I was staying in the states. About 2 weeks later, while my family was still gone, he came to the house and took a picture of my sister-in-law's car with out-of-state license plate and emailed it to my wife accusing her of vacation rentaling the house. My sister-in-law and her husband were visiting me, as they were in town for a job interview. After about the 3rd email from Larry about us vacation rentaling the house, we decided that since he was putting so much energy into us, we emailed him about several things in the house that were broken, thinking he could concentrate his efforts on fixing them: the Stove, 2 leaking faucets, a tree in the back yard that had fallen down during a wind storm, and a few other things. We gave him the legal written notice for request for repairs. The homeowner showed up to remove the tree and we told him about the other issues with the house. After describing the details of the broken stove, he felt that it be a good idea to have it replaced. The range would literally stay on even after you turn it off. We would have to flip the breaker to get it to turn off. Larry had completely ignored this issue, and all the others besides the downed tree. A couple months later, none of the other repairs had been address, but our lease was up, so we were ready to move out. We followed all moveout instructions, and had the carpets shampooed by a professional service, as required by the lease. We even kept the receipt. Before receiving our deposit back, were were given an invoice from 3 keys showing that they had the carpets shampooed and the cost was being deducted from out deposit. When my wife asked about this, and emailed Larry a copy of her receipt, he refused to refund the money. Never did he or anyone on his team ask us to, or provide a way for us to give them a copy of our receipt for shampooing. My wife then left a 1 star review on yelp. Larry saw it and sent her a string of text messages threatening to have everyone in his company leave her business 1 star reviews, even though none of them had ever transacted with her business. Because of his threats, she changed her review to 3 stars. She then submitted all of the text messages to yelp and they did nothing about Larry's threats. The fact of the matter is, you don't have to believe anything I say in my review. Just go ahead and read all the other reviews and you will see that many of them discuss Larry and his inappropriate actions. read more
