We just moved out of Summerwalk and were sad to do so. We had a gorgeous apartment. We had a scenic balcony off of the living room, a wood fireplace and great neighbors . The area has many walking trails in a very active, healthy community. It did not matter what the weather was doing, people were constantly walking the paths. We were proud to call the area home. The complex does have older finishings in some ways but they had done some updates on ours and continued to do updates very conscientiously making it as painless as possible. We felt so at peace in our lovely home. This place was okay. The maintenance crew were top notch because you put in a ticket and they come almost by the end of the day if not sooner. There were 3 sets of management leasing office personnel who worked here during our 1 year stay. Josh did an incredible job this morning. He was quick, courteous, listened to my concerns, worked efficiently, made zero mess, absolutely amazing! We had a plumbing issue with our kitchen sink and garbage disposal the sink was overflowing. Josh was able to get it fixed again with minimum water coming out and minimum mess. [[HIGHLIGHT]]He took his shoes off respectfully before he came into my home and each time he went out to re-enter the shoes were off, which is something that were firm on with anybody entering our home not just the maintenance.[[ENDHIGHLIGHT]] He is highly recommended and I hope that if I do have any other plumbing issue, God forbid that Josh is the one that comes to take care of it. We regret not reading the reviews here before signing our lease. We moved in on 8/12/22. The landlord did not complete inspection of our unit prior to us moving in. It has now been 20 days and they have not communicated any intentions of completing one. Within 48 hours of moving in, we've discovered mold, nails sticking through the carpet which injured me, unfinished repair work leaving more nails in the unit, cracked door and tiles, stuck windows, broken blinds, torn window screens (some attached on the exterior walls with adhesive tapes), unsealed door and missing clothes rack. Our most significant concerns are the mold that could be a severe health hazard and nails poking through the carpet which injured me - they might have injured my wife and pets. Our move-in agent immediately acknowledged their negligence for failing to complete inspection, offered us a verbal apology and scheduled repairs for us the next day. However, the maintenance team never arrived to perform the repairs the following day. We had to follow-up repeatedly until maintenance team arrived to begin completing some repairs 9 days after. The maintenance manager also apologized verbally and communicated that they have been significantly understaffed. The most recent and alarming incident was when a maintenance staff discovered mold in our toilet tank and did not disclose this information to us. We provided pictures and communicated our concerns to upper management but received a cold hearted reply to continue submitting what we 'feel' as our concerns and complaints - dismissing their responsibility to complete inspection of our unit to ensure a safe home for our family. We do not know who we can trust here. The complex is located in a beautiful community and have amazing residents and staff members with so much potential. It is a shame that people with authority in the business lacks care of their residents and their staff members. We do not feel safe here. If any of you have experience/expertise we would greatly appreciate any inputs to help us arrive at a solution. read more

I was a resident of SummerWalk at Klahanie for a year between 2023-24. The property maintenance is excellent, you log a request and you can expect the maintenance to be taken up immediately quickly. Kudos to Dantay as he did maintenance request resolution. Beyond the cleanliness of the property was also something I like to mention, even the most challenging areas were well maintained by Howard! Horrible place, never move here!!!! ****Faked alleged damages and tries too charge us $7,000 in wear and tear that was there upon move in (we have all proof of before and after pics****** I lived here for about a year, moved out as soon as I could. For starters, they show you a different unit, in much better condition than the one your getting upon showing and lease signing, then the day of moving in comes around and we find out were getting a similar unit in much worse conditions with lots of work needed. Did not know until we pulled up with the u haul All 3 of our cars were broken into, catalytic converters stolen, windows smashed. So don't expect too be safe from that kind of behavior in this seemingly nice and safe area Everything was going well more or less for the first few months until they allowed an ENTIRE GROUP of crackheads too move in the next building over, than the break ins started, theyd park in your spot every day, they'd be hanging halfway out of their cars, needles in their arms passes out (management was made aware several times and decided not to respond) And after all this, these people charged us $7000 in *damages* when we moved out. All of this was just wear and tear and most of the charges were for things damaged Upon move in!!! The staff NEVER respond no matter how many times you call, email or whatever. Maintenance staff were always very rude too us, (accused me of smashing into trash cans for no reason like c'mon why would I do that) left angry notes on our cars, stole a set of tires and rims we had set by our garage. read more

Live literally anywhere else. the staff here will always contradict each other and are never on the same page. They do not respond to emails or phone calls when you leave a voicemail. Patricia is rude and obnoxious and doesn't want to admit fault. Michellen "the property manager" gives incorrect information and will shrug and say shes not sure why you were told something that she's now stating is untrue or different. The staff will just repeat "well you were probably told false information by someone new or someone who was training." So that they don't have to own up to their mistakes--despite the fact that our apartment has talked to the same 3 people for almost 2 years now, Patricia, Michellen and Trinity--none of which can ever agree with each other. They lose important documents. Will claim your roommate never signed the lease despite that roommate being the only one they contact and the roommate that pays the rent. They'll wait 8 months into your lease to tell said roommate they never signed the lease despite it being a blatant lie. They'll claim there's no records of your pets despite the fact that you've lived there for over a year and had 2 leases with them--then when brought up they'll say maybe an old employee lost the Information. Theyll swear up and down to your face that there's no way they could've towed your roommates car and then after a police report is filed and you find out their security company had the car towed, they'll tell you "you shouldn't have parked in someone else's spot" despite the fact all the numbers are so badly faded its impossible to tell because they haven't repainted numbers here in over 2 years out of what one must assume is sheer laziness but they'll claim is because of covid. Then thwyll shrug and say it's not their problem that one of their employees insisted he was the only one with authority to tow a car and didn't do it and will say their after hours team actually does have that authority and they see no issue with the fact that their security team doesn't alert them to the fact that a car was towed. They will not respond to any form of communication. They will not follow up with you. When you sign the lease they'll say you're paying first and last months rent and then later tell you "lol no that $1200 is actually an additional deposit but we can't tell you why it was required." they'll say it's your roommates fault for their application being declined despite the fact that that roommate wasn't on the original lease when the lease was originally made she was replacing someone else. Then they'll shrug and say actually that's not true but we can't give you a reason and we're keeping your money. they let kids run rampant through their streets despite the many noise complaints and complaints of almost hitting children with a car. They'll ignore your call about the fact that your neighbor threatened you and they'll ignore all follow up emails. They will smirk at you and be rude and shrug and claim they explained everything when really all the did was make excuses and claim everything that went wrong was a trainees fault (despite no noticeable new employees for over a year). When maintenance comes to fix things they just macgyver your stuff back together. (They put a new nob on our oven and it's facing the wrong way and they just shrugged and said they couldn't fix it cuz the stove is so old). Our laundry room door is secured by a milk cap that was screwed into the door. There's a giant hole in our garage wall. Oh and they insist on repainting the entire apartment even if you've only lived there 6 months And they make you pay for it. Someone got shot in one of the apartments a few weeks ago and Summerwalk never addressed it. They don't send our entree notices via email they just stick a piece of paper in the door that more often then not gets blown off in the wind and then come in to your apartment unexpected. overall rude, not really safe, awful place to live and you'd be better off anywhere else that has half decent nice employees. Also the ceilings are crooked in all the apartments but they'd like you to ignore that part. read more

DO NOT MOVE IN HERE, I REPEAT DO NOT MOVE HERE. This place has constant issues that are never resolved. The place is built/repaired CHEAP, everything falls apart, don't trust the maintenance either, they just patch things up and call it good and it falls apart again. The parking situation is literally the worst experiences I've ever had, if someone parks in front of your garage, you're plain just out of luck until a tow truck can arrive (no help from the office at all). I've had cars park in my designated spot a ridiculous amount of time. I decided to pay extra for a detached garage and people park in front of that too, and the office does nothing to enforce this!!! I've been hours late to work because I receive no help from management or the office whatsoever, and just have to wait till the car moves out of the spot I pay for. If you have more than one car expect your car to get it broken into because you have to park it on the street. I have in fact have my car broken into at this complex in front of my garage, and received no help in return. I can also mention the pool was open for 1 week last summer and then completely closed it, there is no amenities, the gym is small. You definitely DO NOT get what you pay for. Please don't move here, RUN AS FAR AS POSSIBLE, this has been by far the worst place I've ever lived in, I'm still waiting on work orders from when I moved in last August, we were supposed to move here in June, but it wasn't ready then they said we could move in, in July, so we started moving in, and the same day we were moving in there was a water leak from upstairs, and we had already put my daughter's bedroom set in her room, they broke her bed and didn't take any accountability for that and said they didn't do it, so I have a do not enter policy in my record for my belongings, but they went into my garage and damaged several things without letting me know they were going in, there's a terrible ant problem, when we first moved in we had carpenter ants flying out our wall from the windows, extremely bad mode problem. They also jacked my account up by with drawing funds after they told me I can't pay automatically anymore, then change me later fees because of there mess up, which caused my account to go negative, because I pay on the 6 every month and they pulled it on the 1st, the rents going up $300 and it's no worth it at all, our apartment is it's out dated. Hands down the worst place to live. Some residents are an absolute blessing to live next to but unfortunately a majority are very disrespectful and do not clean up after pets. There was a shooting a few days ago and the police were here for hours trying to find the shooter. Parking is a disaster. These units are very old and very cold in the winter and hot in the summer. The electrical outlets seem to like to melt them selves in the kitchen and living room areas all the time leading me to believe the GFCI system is not working. For the money I would honestly just avoid this apartment complex like the plague. To make matters worse once the rent increase block was lifted by the state they went and raised everyone's rent while Covid was still in full swing. Turn and RUN! Truly a garbage place and garbage staff. You can tell by the book of a lease agreement that they want to accept zero accountability nor responsibility for anything while laying it all on you and having the ability to dictate and control your residency in many aspects. The staff are rude and obnoxious and almost certainly take a course in not showing apathy. They really could care less to address any issues you have and take forever in responding to maintenance requests, if they do at all, and to top it off they're rude about it. Did I mention how overpriced this place is?!! Especially considering how worn down most of the apartments are and how filthy the property is. The tenants are allowed to run wild and throw and pile garbage everywhere. It's gross. Definitely not worth what they ask you to pay for rent. Wish I'd had explored it more before signing a lease. The staff has Summerwalk has been excellent. To start we moved in during that giant snow storm, and unfortunately our uhaul got stuck far away from the complex. The staff stayed open later to ensure we could get our keys and get into our place for the night, which was seriously a lifesaver since we had no where else to go. Anytime we put in a maintenance request, they are usually there the same day to fix the problem. The staff is super nice and always remembers our names which is amazing with a complex that size. They're always super personable and answer any questions we have. On top of all of that, the complex is beautiful, the neighbors are always kind, and the surrounding area is great for walking. I would like to apologize to any and all parents who's child / children I may injure with my car or worse. We live in the Summerwalk apartments in Klahanie. When we moved here, we met the manager, Alexis, who was completely worthless. Corporate has since sent some lady who was tasked with "fixing this place up". When we moved in, we rented a garage and wanted the one that is closest to our apartment; however, we were informed by Lisa (the other lady at the office- who is gone now) that people can NOT park there because of the yellow fire lane paint that denotes it is ILLEGAL to park there. Naturally, we took the spot next to it.  There is a huge van parked there now that obstructs my view and that of oncoming motorists-- it is quite hazardous.  I emailed the new manager (Felicity), because I can NOT see small children or dogs coming around the van.  We were told that they are NOT supposed to park there--which we ALREADY knew. She told us that she spoke to and warned the lady that drives the van (which clearly she did not do).  One night we we called the police department, because I did not see a baby running in front of my vehicle, and an officer came to check it out. He informed us that it is definitely a danger to small children, and even adults, within the community; however, since this is private property, the police cannot do anything.  The officer referred us back to the management--who doesn't care if I injure a child. Today I went to the office and met with Felicity, and she thought the prospect of me hitting a child or animal was "extreme."  I work for a mid-size law firm that specializes in tort (personal injury) law; one thing that every single one of our clients has in common is that the day they suffered a life changing injury, they had woken up that morning thinking it was going to be a day like any other-- absent a ride in an ambulance or losing limbs.   Anyway, Felicity informed me that the former worthless manager, Alexis, gave the van lady a "permit" to park there since her garage door is broken. I asked why she couldn't park in the parking spot in front of her own garage where she has before. Felicity struggled to understand and answer my question.  I had to dumb down my question and ask it a couple more times before she caught on. She still didn't answer me. I informed her that not only do I not see children, but that other vehicles don't see ME. In one occasion, I almost got hit by a huge black truck that was going fast while I pulled out.    So Instead of addressing and solving the problem, (for example, by taking back the Permit the office gave the lady to park illegally in the fire lane), Felicity started pointing out that there are "other violations around the complex."   Her rationale is that the risk posed by the truck is acceptable because there are even more violations.  I honestly struggled to follow the logic of this point.  I guess if you're already driving drunk, you might as well pull out your phone and text your mom!  The violations she was lamenting included kids always playing outside unsupervised.  Additionally, she said that kids are not supposed to be on their bikes.  I still don't see the connection between her examples and logically sanctioning dangerous behavior.  Felicity informed me that the lady that drives the van is "nice." I'm sure she is a doll, and a peach, and everything sweet; however, I wasn't able to understand why that would matter to the parent who's child will be lying in a hospital bed.  Doctor: "Sorry Ms. Jones your son is in a coma.  The good news is the owner of the van that caused this is a total sweetheart!" I love a lot of the kids here at that complex. Almost all of the kids that know me, love me and trust me. They all hang out with my child, and I am as protective of them as I am of my own. I would hate to hurt one of them, because Felicity is more concerned about the "kids on bikes" than a huge van obstructing my vision. Alexis was worthless, but at least she didn't know how much the van obstructed my vision... or maybe she did. But Felicity is fully aware. She has emails from me, pictures from me, and I gave her the name of the police officer who came out and told us that it is absolutely hazardous. The weirdest part of this is when my boyfriend called Chloe yesterday she told him that they would be towed and would get him the after hours information to get that going.  If nothing else, they are liars at worst, or incompetent at best. I took screenshots of a video. I spoke to a personal injury attorney and the leasing company and possibly owner (UBS) would share liability. Again, I am very sorry in advance if I hit one of your kids with my vehicle. I am trying to advocate for them and do as much as I can, even if the owner of the van and the Summerwalk management don't care. This is one of several problems many people I've spoken with have had with the administration of this community. read more

This has been the worst rental experience of my entire life and I've rented many apartments and houses over the years. If you want to live a quiet life, this is definitely not the complex for you. The walls and floors are paper thin and despite my attempts to get help from the office as well as politely asking neighbors to turn down their tv and music, I feel I live in a star wars movie. When the people on the other side of your zoom meeting can hear the bass coming from the other side of the wall, it's bad. I've been told that its just your average daytime apartment noise...... but I have never had this experience anywhere else. The "repairs" offered are jenky at best (see pictures). Finally, I'm on day 6 or 7 listening to the fan on my heater turn off and on every 5 seconds because the new thermostat that was installed is not working. I've submitted 5 maintenance requests regarding the subject including a video recording because evidently they didn't believe me the first 3 times. Still waiting. Parking is a disaster and when I had company last week and parked my car on the street to accomodate my guests car, my catalytic converter was stolen. I chose this complex because of it's location (presumably lovely neighborhood) but I desperately wish I had known this would be my experience as I would have moved elsewhere. Seriously, spend the extra $100/month for a better complex. Judging from the other reviews on this site I feel we should start a support group.....I'm clearly not alone. read more

We love summerwalk! Originally we signed a 6 month lease because we didnt know where we would be relocated and ended up renewing our lease for another year. Here is what I love: 1. the office staff responds immediately to needs and concerns 2. Maintenance staff is not shady or scary looking like some apartment complexes 3. Maintenance is quick and friendly! 4. Lots of garbage receptacles which makes taking the trash out very easy and convenient 5. The apartments are backed up against the most beautiful wooded trails and lake. It makes going for walks with my kids safe and beautiful! 6. There is a gymnasium where my kids can run around in the cold and dreary months 7. There is a small weight room that is convenient 8. My apt is large witch tall ceilings and a nice garage 9. Floors are beautiful and easy to keep clean 10. Neighbors are friendly Here's the truth, you can find flaws anywhere, but home is what you make of it. Think positive and postive things surround you. I'm sure if I tried I could complain about things, but I thoroughly feel safe and welcome in this apt complex! read more

Save yourself the heartache. The staff is nice but oh my gosh this place is old. What's worst is that you can can hear everything! We all have had the noisy upstairs neighbors but sheesh! And nothings being done about it. I haven't had a restful nights sleep since we moved in. We had two links in the first month! Again staff is nice and try to help but the buildings are not great.. also heads up your electric, gas, sewer, and water is going to add about 400 extra to your bill. I recently moved to Seattle area and just fell in love with Issaquah. During my apartment search, I stumbled upon Summerwalk at Klahanie. These apartments are very nice on the outside and inside. From what I understand, they were built or renovated in 1991...but, they appear to be well kept if that is the real age. In addition to being nice externally and internally, the grounds are well kept. There are about 25 miles of trails throughout Klahanie neighborhood with a couple entrances to trail-ways in Summerwalk. They complex is extremely pet friendly. I only have a couple complaints, but it is typical at any apartment complex. I live on the ground floor and the 2nd level floor is a bit creeky. Although I can hear my neighbor walk from one side to the other, I do not hear any TV, music or talking noise through the walls or ceiling. Also the trash area get's a bit crowded prior to trash pick up days which occur twice per week. The rent isn't bad, however any perspective renter should know that there are association dues for the renters, but this gives you access to the rest of the Klahanie neighborhood, such as the tennis courts, pools, baseball fields and contributes to the upkeep of the trail system. read more

I counted down the days to move out within the first month of moving here. Units appear nice but they're extremely overpriced for what they are and our carpet was filthy when we moved in. Parking was a nightmare. There were 3 of us tenants in a 3BR and we were given only 1 spot. 2 of us always had to park on the street and walk a good distance just to get home. Kids were everywhere and hang out in groups getting into trouble and making a ton of noise until after dark. I'm all for kids playing outside but there seems to be no structure from parents and cops would show up multiple times. The only perk living here was walking my dog on all of the beautiful nature trails surrounding the property. read more

Where to start... I have incredibly selfishly loud and thoughtless neighbors. They blare their House music during the morning, the afternoon, and my most favorite - 9:30pm - 11:30pm every night on the dot. I've contacted Management several times. They told me to call the police. I did that a couple of times but I unfortunately can't call the police every single night from my bed. I leave on the weekends, so I can get some peace. Nothing like paying $2,000 a month to live in a place you can't sleep in and Management not giving a crap about that. Overall, the complex is clean and quiet. If you move here, pick the top floor and cross your fingers. The doors aren't sealed all of the way, so you're place will always be incredibly cold in the winter with a nice utility bill to support that. And there are no doors for the laundry area. The appliances are rather outdated so the noise can be pretty irritating. Showers, laundry and dishwashing can be heard by and from your neighbors. read more

The apartments are located in a beautiful part of the green belt, primary plus, but they are old, consistent trash over flow issues, lacking security to address unattended teenager vandalism, 30% monthly increase on lease renewal with no hint of upgrading apartment amenities. The apartments have outdated appliances, cheap vinyl flooring, outdated fixtures - none of which makes it palatable to accept the increase. The trash problem and overflow recycling bin issues is an eyesore and rodent problem. read more

Wow.... so many bad reviews... I, myself, nearly passed up this amazing place because I read so many scary reviews... but now I've lived here for 6 months, here are my favorite things about Summerwalk: 1. This place is very very safe, klahanie is an excellent neighborhood, and summerwalk is no exception. 2. The grounds are stunning and the maintenance team is epic. At one time I had a problem with their outside contractors for a bath tub repair, the maintenance manager handled those fools so fast, and gave me a complimentary carpet cleaning 'voucher' for my trouble. 3. I have noise anxiety problems, specifically with neighbors. I had a problem with my downstairs neighbors, the apartment managers handle this without me confronting people and they are super professional with this issue. They email the neighbors, they dont mention who complained, they have a night time security service that handles the late night 'party folks', etc. 4. Call up Alex or Patricia - super awesome, real people, that also live in the complex themselves. Whenever I stop by the office they make me feel like I live in the best neighborhood around. read more

DO NOT....I repeat DO NOT rent here. If you can go many nights without sleeping and don't mind hearing your neighbors talking, walking, yelling, dogs, and anything else from INSIDE your unit, then move in.....otherwise, save yourself the frustration. The walls are paper thin, the unit was filthy when I moved in (they told me it would be cleaned) and management doesn't give a hoot about solving problems. The amenities..... What amenities? The gym is dirty, outdated and dark like a dungeon. They give a good line to get you to sign a lease, but once your moved in you're in for many nights of broken sleep and a rather "lawless" community. I can't count the times unsupervised children have almost been hit by cars in the parking lots. Really? The windows are old and most can't even be opened unless you have mega strength. I was able to open 2 out of the 6 in my apartment. (Good luck if there's a fire.) Numerous emails and calls to management doesn't phase them; all they do is appease you and hang up. No customer service whatsoever. I've heard complaints from so many neighbors I wish I had known before I considered living here. DON'T RENT HERE! A nightmare. read more

My family have been residents of Summerwalk for 3 years now, with more to come. I've seen a few management changes in that time, and the current team seems to be the best yet. Noticeable changes in policies and enforcement of visual appeal for the better. Maintenance requests are easy-just make the request online, state what's wrong, and whether they can enter with or without you home. I've NEVER had to wait more than 24 hours for maintenance to be completed. Most of the time it has been same day. It's never been a big job-new microwave, seal fixtures, closet doors, etc. The staff is very nice and honestly I've never needed to go to the office for anything other than to pick up a package. Not to mention the school district! One of the best in the state! Zero complaints from a resident who likes the quiet area and streamlined no-hassle service. read more

This was the worst place we had ever lived in, I do not recommended it what so ever. They don't even deserve a star. When we first moved in their 2bed 1bath apartment, the place wasn't even ready! There were patches on the walls, and cracks/wholes in the corners of some walls where the paint was falling off. I took pictures of all the demages that were left and sent those off to the management office so they can have someone come by and fix it, but of course no ever did. This is just the beginning y'all. After a few months new neighbors next to us moved it, this when we found out how extremely thin the walls are at this place. Their bedroom was literally next to ours and these people stayed up all night yapping, fighting, throwing things around, yelling at each other and calling each other very vulgar names. I mean these people were PSYCHO! This went on for months and it was the most frustrating thing ever, could not get a good night slee because they will never shut up. We could literally hear everything they said. There is like ZERO insulation in these apartments. If you want a nice peaceful place do not move here because you will your upstairs and next door neighbors all the time. I even emailed the office a bunch of times and the security after hours line and nothing worked. The management team would always say "oh I'm sorry we will email them" they never took action. We could not see the day to get out of this poop while we were in. If you don't want to be paying between $200-$500 a month for electricity mainly in the winter, don't move here. Their appliances are really old and their heating system is a piece crap. We were on the bottom floor so it would pretty cold and we turn the heater on. Next thing we know our electricity bills were $300-$500!! We were completely in shock, but had to deal with it due to the apartment being old and having very old appliances that are not energy efficient at all. The people that work at the office are careless and disorganized they are always having new people and management replacements. They like never answer their phones when you call. They don't seem to care about making their residents happy and resolving problems. Lastly, they took pretty much all of our refundable deposit saying that they had to do paint jobs, wear & tear jobs, deep cleaning fees. Mind you I emailed them when we got the move out statement asking why were getting charge the painting tear and wear fees when we clearly send them emails in the beginning with pictures on how the apartment was when we moved and they wanna come out and charge us!?? Yeah real clever. We also left the apartment extremely clean besides the carpet there some stains. If you are planning on moving to this place, think about it twice! These people are crooks and will try to keep every cent they can from your so called "refundable deposit." They rent to literally anyone. I have never been so unhappy at a place before and our experience was horrible. So happy we are finally moved out of this terrible place. read more
