Unfortunately, the business lacks one thing that is required during warmer months, A WORKING CENTRAL AIR COOLING UNIT. I am not a business owner but I think that falls on the responsibility of the property management company or property owner. How can you say you are a community involved business Baxter when you can not even fix an ac unit for over 4 months. I will still sweat it out with my barber because he does amazing work and has amazing customer service skills unlike your office personnel or yourself.

However, I am a very patient person and gave them time to fix issues that occurred like sparks that would fly if we dared to plug in a cable box in the wall of certain rooms. This problem was fixed within the first 2 months of the lease. There was another problem where the house was not wired properly to meters on the home. With this issue the Utlity Providers could not charge us for utilities until the issue was corrected. Even with several other small issues I reluctantly resigned the lease in July of this year. We were promised that there would be a 24 hr maintenance team in the event of emergencies. When a skunk crawled into our basement through a large space in the house's foundation we found the "24 hr crew" to be non existent. Fast forward to present day there have still been issues where the breakers will trip in the home once every few weeks. The landlord was made aware of it. Once again because of extreme patience to us it wasn't a big issue. Then one afternoon the breakers trip again and the woman of the house is home alone. She heads down the wooden steps to reset the breakers and goes through the staircase on the third step from the top. She is only 4ft11 and weighs 160lbs. There is no reason that she should have went through the staircase. Once she was able to get to her feet she then had to climb out. Frantic and in pain she called me immediately to tell me what happened. When I spoke to Lisa at this office she didn't even seem to care and was more concerned with the reason that someone went into the basement. I told her that I felt it was best that we start to look for other living arrangements. At this point she chose to remind me that I am still responsible for rent payments through the duration of the lease. Lisa also states that she was told by property owner that the steps were "fairly" new. Not sure if I can legally get out of the lease, but hoping for the best. If you are looking to move to the Pocono area I would not recommend Michael Baxter & Associates. On a side note the appearance of the apartment was extremely amazing.

    I love living here! It's quiet and well kept. I have lived here for two years now and I have no…read moreintention of moving any time soon. Living in a few other complexes over the years, I have to say Madison is a little more expensive but you get more for the money. There is a pool, a workout center, and clubhouse all included no membership fee. They even have a small dog park! If I had to point out any flaws, the only thing that comes to mind is the parking sometimes. If I come home really late, sometimes I have to park a little further away than I usually do. Every time I've had a maintenance issue, they have come almost immediately to resolve them. They have always fixed every issue the first time. The staff in the office, as well as the maintenance guys are always very friendly and professional. They all call me by name and wave when I pass. If you're not loud or obnoxious, give them a call and check this place out. If you are loud or obnoxious, move somewhere else! :)

    This rating is specific to their application/ reserve an apt process, i am sure their property…read moremanagement competency is probably okay otherwise they wont be charging this much for rental and have 90%+ occupancy. However, renters- do consider what i went through if you want to move here. Let me give you a brief summary of how their application/ security deposit system works: 40 dollars application fees and 300 dollars to reserve an apt. When you put in security deposits, you have two weeks to move in, if you change your mind, you lose your money, but IF THEY change their mind, they will fully refund you. I went through the application process in Nov 2015, got approval and put security deposit on an unit they made available on their website (also on their dry erase board when you go into their leasing office). Two weeks before my move-in date in Dec 2015, Madison Green Valley management called me and said the tenant in the unit decided not to move and per their choice of word: "i was out of luck". At the time, they dont have any other units available, so the two options they gave me were: #1) wait 10 days, absorb all the costs associate with it (penalty to change moving date with mover, prorate for my current living situation) and move to a different unit #2) they can fully refund my application and security deposits; and again they said "i am out of luck" for waited a few weeks and that they are "sorry" i got screwed; But dont worry, Sarah will assure you this type of situation rarely happens! i am just happy i didnt end up move there because they dont own up to their mistake. And good luck to all of you lucky tenants who currently resides there or will move there. Sincerely, the unlucky one who got away

    Terrible stay booked through All Pocono Rentals…read more Here are just a few of the issues we faced during our stay in Horatio, PA. Needless to say, the home was not taken care of in the least bit. Also, the home had multiple issues which could have led to lawsuits. Some pictures were taken and have been attached: - Dirty filter in pool. Backup filter was even more dirty - Broken patio umbrella - There was NOT a game room as advertised - Kitchen stool was broken nearly causing a bad injury - Bugs throughout the house especially in bathrooms - Spider webs throughout house - Broken soap dispenser in Master Bedroom - One guest was bitten by bugs while in Hot Tub After all these issues you would think All Pocono Rentals would have provided some type of customer service. They did not. After 3 weeks of dodging my emails(they claimed their property manager was on vacation and had poor service/could not be reached), they finally issues a blanket statement saying: "We regret to inform you that we cannot offer any form of discount or refund because the issues were not reported during your stay. We are a full-staff Property Management company and we cannot prevent issues from happening, but we are equipped to deal with them in a timely fashion to assure guest satisfaction. However, if those are not reported to us, there is nothing we would be able to do." My advice, stay away from All Pocono Rentals. Stick with more reputable sites such as AIRBNB/VRBO. My assumption is that booking through these sites should lead to a more customer service-centric result. PS: All Pocono Rentals has a VIP program where they discount users who leave 5 star reviews. Therefore, be wary of even the 5 star reviews. Please feel free to contact me for further information etc.
