They also power washed and stained the deck, and the results were outstanding. Unlike other companies I had used before, they went the extra mile by sanding all the deck rails and filling every carpenter bee hole. Since then, I've had them restore my deck every other year. Thanks to their reliable and detailed work, my deck remains attractive and safe to use--without the need for a costly replacement that might not fit future homeowners' needs. These guys are dependable, professional, and consistently deliver great results.

    In July of 2022, we contacted Royalty Deck to strip down our back deck and stain it, and to do some…read morerepair and touch up work on the front porch. Erik came out on July 16, 2022 to take measurements so he could prepare an estimate. He told me that he'd have an estimate to me in the next couple days. On July 28, I texted him and let him know I was still waiting for an estimate. He replied four days later on August 1, informing me he was sick and that he would email it out that evening. He did not. On August 2, he emailed me an estimate, which required a down payment of 35%, which I paid that day (August 2, 2022). Erik did inform me that I should probably not expect any work to be done until Spring, 2023 since we were already at the end of the season, and there were other customers ahead of me. I had no problem with this. On April 6, 2023, Erik's crew began working on the back deck, stripping off the paint. On that day, Erik also asked if he could put a sign in my front lawn advertising for his business while his crew was working there. I found this to be a strange request, but I agreed. On May 12, Erik texted me asking if his crew could power wash the next week. On May 18, I texted him asking when we could expect the power wash. He told me that I was the next one on his list (a response I came to expect from Erik in subsequent months). On May 22, Erik asked if he could come to the house so my wife could pick out a color for the stain. We agreed on 5pm. He did not show. I texted him at 7:56pm that evening asking him if we should still expect to see him that evening so we could pick out the color. He responded by telling me he was still at a job in Hartland, and he would come by the next day at 9am. My wife and I made arrangements so someone could be home at 9am to meet with Erik. However, 9am came and went, and he never showed. I texted him at 10:47am that day to ask if we should still expect him to stop by, and he responded by saying we were next on his list, and he was on his way. (Remember, this is how Erik likes to respond. We're always the next one on the list.) On Monday, June 5, his team stained the back deck, and he asked for another payment to be made since the stain was complete. Instead, I just went online that day and paid in full for the entire project - even though there was still work to be completed on the front porch. Erik told me on June 5 that he would be back the first of August to complete the work in front since the new lumber needed time to dry before it could be painted. August came and went. No communication. September came and went. No communication. Finally, on Tuesday September 26, I texted Erik and let him know that I was disappointed with his lack of communication. I put down a deposit for this job 13 months prior, and I paid for the job in full back in June, which is when he told me I should expect the job to be completed around the first of August. He apologized, blamed the weather, and told me that he already had me scheduled for later that week. (Again...this is how he responds.) He said that if the weather was dry on Friday, that's when he would complete the job. If not Friday, then Saturday if it's a dry day. Friday, September 29, the high was 68, and there was no rain. He did not show, and there was no communication. Saturday, September 30, the high was 75, and there was no rain. He did not show. At 6:51pm that evening (Saturday), he texted me and told me he'd show up Monday to finish the job, which he did. I have no issues with the quality of work performed by Royalty Deck. They did a nice job. My decision to write this review and to never use them again is due to their complete lack of professionalism. As I told Erik, it is not relevant to me how busy they have been, how behind they are, or what the weather is like. As the contractor who has been paid by me, it is his job to keep me informed, and to follow up with me if he is unable to keep his word. Because of how they choose to do business, I do not recommend hiring Royalty Deck. IN RESPONSE TO THE OWNER'S RESPONSE: 1) I agree that weather can delay service. I never stated otherwise in my review. Had Erik kept me informed along the way, and explained why he was consistently missing his own deadlines, this review would have been much different. Instead, there was so little communication, that normally I was the one to reach out. And it is, in fact, irrelevant to me what the excuse is. Whatever the excuse may be, it is Erik's job to keep customers informed if there is a delay. In my summary of events above (spanning more than a year), it is clear that Erik did a very poor job keeping me informed. 2) Erik did, in fact, say early August. Here is the exact wording from his text. "Aiming for early august (sic) for that touch up and porch". I can provide a screen shot of this text if needed.

In retrospect, I wish I would've spent more to avoid working with Brandon & Miranda. When I originally booked, I was told the start date would be May of that year. The start date was pushed back further and further. I had to reach out for any sort of communication, as Miranda rarely followed through on getting back to me. We got our front porch redone and had a back deck built. I was told he would do the front porch to start, then the back deck after so that my children would still be able to utilize our yard during summer. Instead, he started on the front porch and dug giant holes in my backyard - insisting this had to be the case for permitting reasons. But then once the job started, I only got a maximum of 2 HALF days of work per week. Again, barely got any communication during. I'd have to reach out asking when/if they'd return and I only got a response part of the time. My favorite was being told there'd be a delay bc of materials being late even though the materials had been delivered to my house a week prior. The job finally finished about 6ish weeks after it began. Much much longer than the 2 weeks I was originally told. But I figured whatever, we'll leave it alone since it's done and they looked good. Except the quality was crap too. He changed the back deck plans without ever communicating that it'd be different (one side abruptly stopped creating a 4ft drop to concrete and I have small children & he built around a post we talked about him removing). Within a year, multiple rails on the front porch were coming off & the wood on the back deck was rippling, peeling in multiple places, & corner pieces were separating. I reached out 1 year before the 2 year limit in the contract was met but was told for the next year that I was "top of the repair list and Brandon would be out soon to assess and fix." He never came. Miranda never communicated. I even expressed concern that she was intentionally delaying it past the 2 year mark and I have her saying in writing that they'd honor it but it's been almost another whole year since I've even gotten a response. So, you might pay less going with Brandon but you're going to pay for that difference elsewhere. Strongly do not recommend!!!!!

Definitely buyer beware. The first time, he power washed our house and fixed some screens. He did a pretty good job, but afterward complained our house was really dirty and did not fix all the screens as agreed. In hindsight, we thought the complaining was a little strange, but we let it go. . We hired him again to remove leaves from the lawn in the fall and to remove wood chips from several stumps which had been ground down. He did not remove the wood chips. I had to call him back to complete the job. He complained he would have to bring a crew back again but he cleaned up the chips. THEN THE LAST STRAW this past summer of 2019: We contacted him to power wash and stain our deck and a small balcony, install two windows in our bedroom, and fix some loose siding. THE DECK: We had just installed a new wood patio door and asked him to cover it with plastic before power washing and staining the deck.....he said he would but did not. He was all packed up and ready to go when I had to remind him he had not painted the small balcony. He grumbled but painted it. Our deck railing is wood and metal. We inspected his work after it had dried and noticed he had gotten paint on some of the metal parts and did not clean it up, the stain on the deck was thin and could be seen through in places, and where the deck met the house for at least 30-plus feet he sprayed white solid stain on the brick and left it there! THE SIDING: He said it could not be fixed without charging another $2000....but collected the original estimate of $250 for doing nothing. THE TWO UPSTAIRS WINDOWS: We showed him approximately where we wanted the windows to go, if possible. Even though we told him we were not sure how large the windows could be to avoid running into the downstairs roof line, he apparently did not measure. He ordered windows and when he came back to install them, the first one went fine and looked great. The second one, however, ran into the roof line and the bottom third of the window was actually covered by the roof. He suggested that I either have him put some white flashing over the bottom third of the window and leave it like that.....OR.push the windows up to within 1.5 inches of the ceiling, making it impossible to install the crown molding. I told him neither option was acceptable and told him he was supposed to have measured to determine what size windows could be used. He said it was difficult to know???!!! I told him we relied on him to determine this important part of the project. By this time, he was getting angry and being rude to me. My husband was 15 minutes away. I told him I wanted him to deal with my husband, I would go get him, and not to do anything further until I got back. He told me he could not wait around all day and he was not making any money on this project!.....but he agreed to wait until I got back.......BUT as soon as I left, he cut an even bigger hole in my wall and pushed the window up to the ceiling anyway. We were not happy at all. Robert was angry because he was going to have to order the correct size windows and wanted to charge us an extra $1000. I said 'no' we were not going to pay extra for his mistake; he would have to make this right. My husband finally agreed to split the cost of the correct windows AND allow Robert to take the incorrect windows we had already paid for. LONG STORY SHORT......He eventually VERY sloppily installed the new windows, put some dry wall mud over all the cut up drywall on my wall, and told us we could sand it and fix it as necessary. I could not even go in and look at this mess for quite a while....BUT WHEN I DID.....I noticed the windows are not level with each other.....so apparently he did not measure appropriately again. We still don't have this all straightened out yet. This was something I had wanted to do for a long time and was supposed to improve our property value, but we could have done a better job ourselves. Robert was rude, disrespectful, unprofessional, and he ripped us off. He actually put his sign on our front lawn and I removed it as soon as he drove out of our driveway so none of our neighbors would think they should give him a try. Definitely would not recommend. We learned our lesson.
