Extra space bought the storage facility that i have used for 8 years, called Iron Horse Storage. They told previous customers there would be no rate increase and we were good to go. In less than 90 days they doubled my rate. Like WTF! Extra Space will advertise a low rate to get you in the door and double it in 90 days without telling you. If you try to protest they will auction your storage real quick and if the bids are more than you owe, you have to pay what the bidders are willing to pay. DO NOT rent a unit from any extra space, I still have 3 more units with them. I HAVE TO GET OUT!!!! You and your belongings will get trapped and you are done for it.

Since then, we have had several major expenses come up which has resulted in us having to pay late. They charge a huge late fee (around $50) which we have paid. My complaint is the insanely high late fees and their lack of willingness to even consider waiving a single fee. They've made roughly $3000 in late fees off of my hardships. Even worse, without warning, I will receive a bill periodically with a new increase. Last month, my bill was $344 and I logged in today to pay and it is now $399. I don't know how a company can not only increase rates without any notice but they have no compassion for anyone who is struggling. Their late fee is 20% of the bills total which is way above industry standard. Lastly, when I moved into the unit, I was told there was a 10 day late fee grace period. This is not true as my bill is due on the 3rd and the fee was already assessed on the unit today (11th) They make up rules as they go, add new charges when they see fit, and lack compassion regarding their clients hardships causing them to continue a viscious cycle of late payments since they can never catch up with all of the fees and increases. ​
