Part one of a two part foundation project Recently we had our house foundation repaired by Groundworks out of Fairfield. One bedroom had sunk by almost 5 inches as that part of the house had been built on fill. In order to restore the house to it's proper level numerous foundation jacks and floor leveling screw jacks were required. In addition some landscaping bushes and pvc sprinkler pipes had to temporarily removed. Groundworks had informed me prior to starting work what would be required to successfully complete this project and had my full approval. The house is now level, the doors no longer swing on their own and the interior cracks between the walls and ceiling joints no longer exist. Prior to the crew leaving the yard was cleaned up and the pvc pipes replaced. Best of all Groundworks will come back annually to the next 5 years and make any necessary adjustments. The Groundworks crew that made this happen was Andrew, the site supervisor, Charlie and Allen. Their performance and daily communication was superior on all levels. This is part 2. The Groundworks Poly crew of Anthony & Brian were very fast and efficient in completing their part of the foundation repair contract which was to level our family room slab floor. Fast, yes, but Anthony did take the time to not only explain what they were going to do but also walked me through the process as they were working. I have no problem in recommending them & Groundworks to other home owners who need to have their foundation repaired. read more

I spent approximately $30,000 with Groundworks, and I deeply regret hiring them. I called Groundworks for one reason: contractors working on my floors noticed a slope and told me the beams underneath my house needed to be stabilized before they could continue. Groundworks assessed my crawl space and recommended a system they represented would address the problem. I relied on their expertise. That is the ONLY reason I agreed to spend approximately $30,000. When the project was about 80% complete, Groundworks suddenly told me I needed to call a carpenter. They did not explain that there was significant dry rot underneath my home or that the condition of the wood needed to be addressed before the work they were performing. I learned that later, after hiring an independent home inspector. By then, Groundworks had already been working throughout the same crawl space installing stabilization and encapsulation. My inspector identified significant dry rot and explained that it needed to be addressed first. Had I known that before Groundworks performed approximately $30,000 worth of work, I would NEVER have moved forward with their recommended system before addressing the underlying damage. And here is the worst part: THE ORIGINAL PROBLEM WAS NOT FIXED. The slope remains and appears to have increased since their work was completed. I am now facing additional repairs and expenses, and some of Groundworks' work may have to be undone or worked around to properly repair the underlying damage. The encapsulation has also been problematic. It was supposed to help keep my crawl space dry, but it was not properly secured, leaving openings that allowed rodents into my crawl space. I also later learned that the dehumidification equipment installed did not cover the entire crawl space as I understood it was supposed to. Then there is the customer service. Once they had my money, getting meaningful help became incredibly difficult. I have contacted corporate and have gone more than a month without a meaningful response. If Chris is assigned to your project, based on my experience, I would be extremely cautious. My advice before hiring Groundworks: GET AN INDEPENDENT INSPECTION FIRST. Do not rely solely on the assessment of the company selling you the system. Get everything in writing and ask specifically whether anything underneath your home needs to be repaired before their system is installed. I trusted Groundworks to identify the problem and recommend a solution. Approximately $30,000 later, my original problem remains, the slope appears worse, I discovered significant dry rot that should have been addressed first, I am facing additional repairs, the encapsulation allowed rodent access, and corporate has been unresponsive. I would NEVER recommend Groundworks based on my experience. $30,000 spent. Original problem unresolved. More repairs ahead. That speaks for itself. read more

Hired Groundworks to look at my home in Sacramento. They left me stalled out for 2 months waiting for a decision on financing. Also promised me documentation for what exactly was wrong with the foundation. After 2 months, they returned by down-payment, and never would return my calls after weeks. They quoted 33k to fix a crack in the foundation and to level out the house. They kept promising they'd find a financing solution that would work for me, then entirely disappeared on me. Hired another foundation company, and they said the work would only cost 17k. They knew i was a disabled veteran in a tough spot, after already dealing with numerous other home repairs. Made a ton of empty promises, then completely left me hanging. and delayed me even further when i'm dealing with numerous other bad situations with this home. Extremely disappointed. read more

I asked Groundworks to give me a presentation on how they could level the floors of a small 1100 SF single family house in Vallejo. They sent over a certified field inspector, Chris Hardy, who spent over an hour with me inspecting the floors, the foundation, the beams, and the piers in the crawl space. After carefully inspecting the entire perimeter of the foundation, the beams and the piers on which the house sits, he proposed the installation of nine "push piers" to help raise the foundation where it was necessary in order to level or nearly level the floors. He proposed installing 5 "push piers" on the south side, 2 on the west side and 2 on the east side of the house, basically in a U shaped configuration. After asking Chris many questions and thoroughly discussing how the whole process would raise and level the floors, I agreed to sign a contract with Groundworks to have them level the floors of this small investment property. Chris got me qualified for financing through a lender that Groundworks works with. Once they pulled a permit from the city of Vallejo, their crew came over and dug 9 large holes under the foundation in just a couple of days. A few days after the holes were dug, I got a phone call from the work crew's supervisor, Bradley, who told me they were revising the whole plan. The new plan was to install the 5 "push piers" on the south side only - without raising the foundation and leveling the floors at all. He said they were afraid that by trying to use the push piers to raise the foundation to level the floors, parts of the foundation might crack, something that Chris, the certified field inspector, did not mention. Bradley said they were proposing to eliminate the other 4 push piers, 2 on the west and 2 on the east, and remove them from the bill and give me a 10% discount. The company revised their plan and reapplied for a new permit from the city of Vallejo. At the end, I was left with a whopping $20K bill and the same unlevel floors. To make matters worse there are new cracks on the exterior stucco right above the 4 holes they dug and backfilled on the west and east sides. Clearly alarmed, I asked both Chris and Bradley to speak to upper management at Groundworks to explain the situation and get me a reduction off the bill that was fair since the company did not deliver what they had promised. According to Bradley, the upper management has refused to do so and they seem to be no longer taking my calls after I rejected the payment authorization. If I was told at the outset that I was going to get 5 push piers installed without getting the floors leveled for the price of $20K, I would have certainly refused. I did not hire Groundworks to install 5 push piers. I hired them to level the floors. Does a well-regarded restaurant give you a 10% discount if they somehow serve you a half cooked meal and call it a day? Does an airline drop you off at a city halfway to your actual destination and call it a day with a 10% discount? Maybe a hairstylist would give you a 10% discount because they gave you half of a haircut? ... One can think of dozens of such examples. In the end, I think there is a huge discrepancy between what the sales team (AKA certified field inspector) promises and what the company actually delivers. This whole process with Groundworks wreaks of their greed and dishonesty. They don't even deserve one star. Save yourself a lot of headache and money by choosing another company. read more

Followed up several times but never got a response from the estimator. Its now been over a month. No estimate, impossible to reach by phone or email (except their chatbot which gives non-specific replies. After speaking with a few reputable referral sources most refuse to work with them. I hired Groundworks to repair the cracks around my in ground pool. The pool was installed in 1999 and is still looking good, but the concrete structure showed its years and had linear cracks in places and one place the concrete shifted about a quarter of inch. So I thought I would have it repaired for beautification purposes. Brian the representative that came out is a fast talker and didn't explain the process of what Groundworks would and could do to improve the cracking of the concrete floor! I certainly thought that after paying $4000.00+ dollars I would be able to see a difference in the concrete. I didn't see no difference other than some lifting on the crack by the steps of the pool. Another problem I have is their is overspray of the polymer on my privacy fence. I know it is from the polymer because it is where they sprayed by the steps and diving board. I'm certainly not happy with the outcome.The crew that came were here approximately 1 hour 33 minute. Don't use this company for foundation work or any work on your house.They did my foundation repair and leveling the house. none of the work was done correctly as plan and now the house it worse than it was before the work was done .more cracks on the foundation and didn't level out the house and my house started to buckle where they did the work at and none of the Intel jacks are tighten up to hold the house up and now i'm worried it might get worse before they fix it. They requested us to pay in full when the work was done. Got her on time where very nice to deal with and they got right to work and raised my patio slab (1 1/2") in such short time. They cleaned up afterwards and left the yard in excellent shape. He was punctual, prepare and communicated well about the appointmen. when he arrived, he explained in detail what he was gonna do and look for. ABSOLUTE GARBAGE COMPANY RUN AWAY. We got a quote in October of last year, they said they would start in December. They started in February and only came to work on the days it was pouring rain, with weeks going by in between them working on our property. It became apparent they were on a job at a house they did not want to make a mess out of and they chose to work on ours not caring about destroying our whole front and back yard. Not to mention the portopotty that sat at our home for 3 months. It's now May, they still aren't done. They did their estimate wrong and would not cover the cost of their mistake so they cut corners and now the city will not approve the work after they have been 'done' for a month now. There are chunks of concrete left around my yard, the house still is not level and we cannot get anyone to come out to fix it. We will be seeking legal counsel to sue. I've given 2 stars in recognition of the work they did for me as Bay Area Underpinning. However, Ever since they were acquired by Groundworks they've fallen off a cliff. Over the last two years I had to chase them to even respond to my request for a quote, then to get them to show up for the quote, and then to try and get them to respond to my voicemails and emails. Groundworks, why won't you return a paying, existing customer's calls and emails when they're trying to give you more business? Furthermore, you aren't honoring your warranty by refusing to support your prior work. Stay away from them. They appear to be totally dysfunctional at this point. We had been having issues with mold in our home and suspected that the crawlspace could be the culprit. I research companies ans contacted Groundworks. Joe Daleo came over and did a really thorough job of inspecting our property including our crawlspace and foundation. He found that there was moisture on one side of our property due to ground water settling. We decided to move forward with encapsulation after feeling confident with the information that Joe provided. We waited about a month to get started as we had some other home projects we needed to get done first. During that time, Joe maintained communication and I was able to reach him whenever I needed, which was awesome. When the work started, Brandon and his team, including Edgar, Alberto, and Jose all showed up with a smile. Brandon gave me regular updates and pictures of what was going on with the work. Whenever I encountered any of the guys, they were always polite and professional. I know it was difficult work to be underneath my house for eight hours a day and I couldn't understand how they could still be so friendly and genuinely happy. Joe Daleo continue to be in contact with me during the project and came over to check on the work that was being done. Since the encapsulation was completed, we have noticed that the temperature of our home stays more regulated and the musty scents have dissipated. We also noticed that the rooms on the side of the house with the moisture used to feel muggy and now they don't. We are so happy that we chose Groundworks and decided to encapsulate our crawlspace. If I could give a zero I would. I'm a real customer. I've heard great things about Bay Area Underpinning from friends. It got bought by Groundworks and the owner lives in Virginia Beach which should be a hint it doesn't care about customer service. We initially had Bay Area Underpinning come couple of years ago and they said our foundation was okay. No work needed to be done, but earlier this year Underpinning came and said we needed helix piers installed ($100k). Now looking back I would recommend getting a 2nd opinion including a structural engineer. They completed project and wanted final payment however they did not schedule final inspection and it's been almost 3 weeks since they were done. It took a lot of phone calls and emails with minimal response. We spoke to Will from customer service who finally got our debris removed from our house after it was hanging out for a week. But now crickets when it comes to final inspection which worries me because they already poured back in the concrete. There are other issues to mention but not enough time read more

Groundworks does their own inspections and services - the issue with this is you are certainly getting a biased assessment. I would HIGHLY recommend that anyone considering using Groundworks' services gets an inspection by an independent structural engineer BEFORE paying a cent for any services/foundation work. We luckily did so and found Groundworks' measurements to be wildly inaccurate and the work we actually needed to get done to keep our home structurally sound/safe is about $70-80,000 dollars LESS than what they quoted us. If we had moved forward with the services Groundworks recommended it would've ruined us financially and it would've been completely unnecessary. The people we spoke with at Groundworks were nice, but unfortunately their business model is essentially a scam. ALWAYS get a second opinion!!!! read more

He called ahead of time to let us know he would be a little late due to an earthquake ( ! ) happening while he was under the house he was working on at the job site just before coming to ours. While here, he addressed adjusting the equipment under the house where a new crack had appeared, as well as adjusting two doors that were not closing/locking correctly. He was very clear in explaining what he had done, removed some rodent debris where he had to enter the sub-flooring and was sure to keep everything clean and safe before he left. Do not give Groundworks your money or trust in your home - I now seeing many other 1 star reviews written since they did encapsulation work on my home in February. I have serious concerns about if the work was done properly, and if anybody considered at all the type or condition of my foundation before this was done. It's impossible to get anyone who works there to give any attention to the matter, or to speak to anybody with any subject matter expertise. This company is a headache and similar to a car dealership. They just want to sale. They will upsale you fear monger you and promise it will go smoothly. The dehumidifier vibrates my floors the placed it near our bedrooms so guess who cannot sleep now! I was very specific with Tyriq about the noise I was assured I would not notice anything that was bs! I was told it would take 2-3 days well when telling the techs who were about to hit my popcorn ceiling that had asbestos and I let them know hey don't touch that asbestos on my ceiling (which I was having professionally abated at the time after the work with groundwork's it was sealed and i simply requested them not to agitate the popcorn ceiling as when they were bringing in materials, they were so tall about to hit the ceiling) well the young crew left without letting us know as they were nervous about exposure to asbestos... so that tells me the company does not educate their crews about asbestos and the fact that when they're working under houses, they are working very closely with asbestos in certain houses...our house however didn't have asbestos underneath it where the work was being done, I had a popcorn ceiling that I was afraid they were going to agitate it with their materials while walking through my house that resulted in no one coming for about 2 to 3 days. That's on the company not the crew. It's not fair that they did not thoroughly educate their crew and they didn't understand the difference in that. Then the work was said to be finished. When in fact, my husband went under the house and looked in the work was unfinished. They also cut my Internet line when putting the dehumidifier down there and leaving it disconnected. Well they came back yesterday. After a few weeks of me thinking the job was done. They put the dehumidifier not where it should be located in our contract plans and it is loud and vibrates my floors and I hate it. I wish I never went with this company and I wish they would just take all of their material back and give me my money back. I am afraid that this company will not hold up to their warranties and not hold up to anything that they have said they are a scam and they just want to get your money. We were very specific with Tyriq about how we had just had trouble with another company and their expectations and how we were completely blindsided by them. I was very thorough about this and how we were actually weary about going with the first company that we software quote and we were assured over and over again this is the only company that can do this and how their teams are specially trained, and know exactly what to do. None of that happens. I'm a very unhappy customer. If I knew that there was going to be noise and vibration. I would've never bought a dehumidifier. I would've never had the encapsulation done. I would've just added vents do not use this company they will take your money. They will upsell you and then give you mediocre results. After further research has been done ourselves for nothing special and I also have learned that they treat their employees like crap. Shame on you to take a company like Bay Area underpinning that built their reputation and to just burn it all down because you're a big corporate that doesn't really care is absolutely ridiculous. This situation has me so upset. I'm now looking at legal help so I'm hoping that groundwork could just take everything and give me my money back and we can act like we've never even met each other. I scheduled an appointment for 9am on a Saturday and I canceled another commitment to make it work. No one showed up. I tried to contact them, and was told they would look into it -- but I never heard back from them on that day. I followed up again on Monday, but was told the same thing with no resolution. I asked if they can reschedule, but the customer representative said they cannot do it now. I called one more time the next day and left a voice message. We've had a sagging floor in our hallway and my wife found Groundwork's on Facebook so we got an estimate and scheduled the repair. I had a great experience with this company starting with Trevor and Cory. The Foreman Ismael assigned to our project was professional and very knowledgeable. He took the time to explain what was getting installed under our house. He and his coworker always used shoe covers when coming in and out of the house. They also kept a drop cloth next to the opening to the crawl space. Accidents do happen and the plumbing company they use had to be called out to our home. I didn't have to wait too long for the repairman to arrive and fix the issue at hand. Ismael made sure before he left to give me his superintendent's phone number so I have a direct line for any questions or concerns we may have in the future. I scheduled BAU to come out and do and inspection and confirmed that the misc cracks were being caused by settling foundation. The inspector, Chance, was outstanding making sure to explain what was happening and how to correct it. Our house needed 16 push piers to stabilize parts of the house that were settling up to 1 3/4". I've never been more stressed out. Enter Luis, Ken, and a few others whose names escape me. They were fantastic completing the work in about a week. It's hard to explain exactly what was done, but I ca. tell you that these guys know what they're doing. BAU also did some concrete work that also turned out great. We woke up to 5-6 inches of water in our subspace on 1/5/26. We called Groundworks and they sent Max Gibson out within 24 hours to make an assessment and give us a quote. He was calm ( I was not) and presented solid data (math) to support his recommendations for sump pumps and trenching to stabilize the water issue and prevent further problems. He remained available and immediately responsive to my repetitive questions throughout the process and coordinated services with remediation crews and electricians. I am confident that Max saved us money by ensuring services weren't duplicated. The crew working under our house was equally purposeful and patient. Erick Baez and Tejon McGee spent several days under our house and in and out of our house. They were respectful of the environment at all times. All work environments were covered with plastic and they wore gear to protect themselves and our home. They tidied up each evening when they left. Communication was tight. Erick, Tejon, Max were all on the same page from day 1; They had a plan and worked the plan. I had some anxieties about possible rain before the project was done. Erick came up with a temp fix that addressed my fears and took some extra steps to put it in place. No one made me feel stupid for needing that extra step. They walked me through the completed project which was very helpful. I should also mention that I did get a other quotes. Groundworks was not the lowest quote by a bit.
