Since this will be a detailed review, including photographs, and since not everyone may want to read through all of it, I'll list the main takeaways up front: 1) This company prioritizes keeping to their schedule over doing the work correctly. 2) There is a serious lack of oversight on projects. I also want this review to be balanced, so I'll say up front that there were certainly a number of thing that went well in my siding replacement project. But enough things went badly that I regret having chosen Golden State Builders to do the work. My project involved removing 60-year old cedar siding and replacing it with t1-11 plywood siding on the front of my house. I planned to stain rather than paint the siding, which is admittedly an unusual approach. And this entailed some additional complications, two of which I discussed with the foreman before work began. First, plywood cannot be left sitting in water. I therefore emphasized that the metal flashing beneath the siding could not be flush against the bottom, and that an air gap must be left so that the plywood can dry after rain. Regardless, the Z flashing was installed flush against the bottom (see photo below), and for long stretches tilted in toward the panels, which would have acted as a basin directing water toward them and holding it there. When I pointed this out, they removed the Z flashing, which left the underlying L flashing in a somewhat tattered-looking condition (see photo). Golden State apparently considers this to be aesthetically acceptable, and it's what's currently protruding from my wall. Second, although I ordered premium t1-11 panels for this project, such panels always vary in appearance. Some are almost entirely "clean" while others have visible patch marks or major color irregularities. I therefore asked the foreman to place the dirtier panels on the right side of my house, where they would be largely hidden by foliage, and the clean panels on the left side, where they would be immediately visible to visitors and passersby. Despite this, the crew installed one of the dirtiest panels on the left side of the house (see photo). For various reasons I did not demand that they redo this, but it's indicative of a general lack of attention to customers' stated preferences. On the right side of my house, the new siding extended a little farther out than the original siding had. Consequently , it ran up against, and overlapped with, a wood fence that touches the right wall of the house. Rather than removing the obstruction, or even consulting with me to see what I wanted done, they made the remarkable decision to bend the plywood panel at the end (see photo). This could have led to delamination and other structural problems down the road, apart from not looking very nice or professionally done. But it was clearly the fastest way for them to "fix" the problem and get on to the next job. Now, the thing about all of these issues is that none of them were identified by the company itself. And the reason is that there was no effective oversight of the work crew. The onus was entirely on me to spot and report them. Once I did so, they acknowledged them and fixed (most of) them. (There were other smaller ones I won't go into here.) But clearly, the formula seems to be: if the customer doesn't know enough or doesn't check carefully enough to complain, leave it and move on. The problem here falls mainly on the project managers. My original one disappeared as soon as work started, and consequently exercised no oversight. He was replaced by a second one once I started pointing out problems, but that second one likewise identified no issues on his own, despite the fact that some were discovered (by me) only after he was put on the job. Good project managers visit worksites daily and inspect work closely. Golden State's project managers do not do this. I would identify this as the primary issue with my project. Golden State would probably argue that the main problem was the foreman. They claim to have fired him immediately after my job, but if that's even true, it's small consolation to learn that the work has been done by someone worth firing. But I would say that the onus falls on the project managers, who are simply not doing their jobs, and on management, which is probably encouraging or at least tolerating this behavior. Look, if your idea of siding replacement is throwing up some hardie board and painting it, then these guys will probably do a decent job. But if anything more complicated or detail-oriented is involved, you're probably better off hiring a small local contractor rather than a large outfit juggling many jobs over an extended area. For that reason I had postponed a much-needed, extensive project of getting my 100+ years old Craftsman properly insulated, which entailed getting all windows replaced at the same time. BEWARE! RUN - dont walk - away! The initial consultation went well, and they gave me an estimate on the spot which was far less than the closest competitive bid... but after contacting some past clients of theirs I uncovered the nightmare of how these guys work.. The stories are all about the same: 1. They will tell you what you want to hear in their initial consultation 2. they will get you into an agreement that has you paying a large percentage of the total up-front and for very small amount of work milestones completed. 3. They will subcontract out your job to the lowest bidder - the crews they hire are incompetent and unreliable at best. 4. your project may take months longer than initially promised. 5. Once things start to go off the rails they will stop showing up, and you wont hear from their admins or project managers. They will pocket the money you have already paid, despite having completed little work. Do yourself a huge favor and avoid these guys at all costs read more

We had some long delayed projects around our home: replacing brown shingle siding on a large and tall west facing wall (with Hardy Board for reducing fire risk), replacing five windows and putting in a long drain the foot of our driveway which constantly has caused flooding in our garage. I worked with Ben from the outset and gradually came to an agreement on the scope of work and the price (which kept coming down as we negotiated). I was going out of town so the actual work was delayed by my request for over a month but as soon as I returned, Ben called and the work was scheduled. Throughout the process Ben communicated frequently and responded quickly to calls. All the subcontractors were excellent and the project proceeded quickly except when the weather interrupted the workers. Towards the end of the project, it turned out that I had accidentally paid one invoice/scheduled payment twice and when I pointed it out to them, they immediately refunded the overpayment. Three of the quotes were very similar in price and one was very high (triple) compared to what the other quotes came back with. I asked for references and to see photos of previous work. I had questions about worse case and best-case scenarios. Ben from Golden State Builders came out for the quote. He got back to me with answers to my questions quickly and assured me he would be in charge of my remodel and would make sure everything was handled well. I really liked how on top of everything Ben was and that his communication was so responsive and understandable. Ben made sure I knew what the process for my project and let me know who was coming out, when and projected length of time to complete each stage of my siding project. Two things to note about my house. One, I had vinyl siding over the house that had been on since the 90s, the vinyl was over the old 1960s siding. Two, the front of the house had wood siding and the back of the house had stucco originally before the vinyl was put on. The plan for the project was to repair both, paint and replace the air vents for the crawl space. Worse case was if the front of the house had extensive damage due to wood rot, we would replace the front of the house with either stucco or fiber cement. First to come out was the Demolition crew to remove the old vinyl siding. The men were all respectful and did their work well. After the demo it was discovered that there was wood rot at the front and that some sections under the vinyl did not have plywood where it should be. We had discussed this during the quote and the plan was in place for next steps. Ben came by to look at doing stucco vs fiber cement. He showed possible options or styles for both choices. To help me stay on budget we talked about having either choice being pre-colored which would save time and cost on painting. Ben's crew checked the beams and window frames to make sure there was no rot or damage to the structure before putting the new plywood on. Once I had made my choice a new crew came out for the plywood install and to place the fiber cement on the front of the house (yes, I choose fiber cement for the front of the house). I liked how Ben was checking on the work and checked the structure to make sure everything was looking good. What we had not planned on was the stucco in the back had so much damage due to securing the vinyl siding that it would make sense to put on a small layer of stucco over the existing stucco vs repairing (filling in and patching the holes, then painting). Ben let me know what the difference in price would be to do a new coating of Stucco to give the back of the house a fresher, cleaner look vs repairing as planned. I decided I wanted this done right and we went with a fresh coat of colored Stucco. Next steps were scheduling a time for the painters to come out to do the trim on the house before putting on the new stucco. Then the Stucco team coming out to prep and then put on the stucco for the back of the house. I was really happy that the stucco team saw a few things to fix while they were working and they were able to take care of those items. They also noticed a few fix areas that they mentioned to Ben and me for the final stage of the project. (Last part of any project are any small details). Final phase of the project was making sure all the little details were taken care of. I suggest you have a friend, family member or someone come by and look at the project with you. A fresh set of eyes can see things that you can sometimes miss. I really appreciated Ben and his team, both their professionalism and expertise. My neighbor used Golden State Builders Group (after I recommended them to her) for a painting the front of her house and she loved how it came out! She enjoyed meeting Ben and found his team to be very professional. They cleaned up after themselves after the project was done. I enjoyed that she got the same level of attention for her smaller project that I got for my project. Big or small, Golden State Builders are professional the whole way through.
