The amount of money I saved in furnishing paid for his services many times over. I have worked with other Air BnB hosts and they had a very hands off approach. They managed the property from their bedroom and weren't responsive. Charles visits his properties very often as a responsible property should. I wish I could give him more stars.

Not only has my return almost doubled, the condition of the property has been consistently maintained and in some places improved, unlike it needing a full overhaul between long term tenants. The set up process was easy and he walked me through exactly what I needed and did most of the leg work himself. A huge plus for me is that he is very capable in terms of maintenance/repairs, on a number of occasions he was able to fix issues without having to call out contractors. Highly recommend!

We selected EPLA per a friend's recommendation. All things considered, they were definitely better than the average property management company! Just my opinion on EPLA: Cons: 1. if you want to be more involved as an owner in the decisions being made for your property, this may not be the best fit. They advised that most owners leave all decisions to them. I was interested in being more involved for some of the larger/more expensive repairs as well as when the property was vacant for a couple months, and it did not seem well received. 2. They sometimes came across as advocating more for the renter than the owner, while I was expecting more of a neutral approach to interests of both renter and owner from a prop management company. Pros: professional staff, pretty responsive to requests we had, better than average involvement in the overall property management, very clear end of year statements issued to owners, very knowledgeable about regulations and laws related to rentals, comprehensive updates provided to owner (it may take several phone calls and a couple weeks to get the info but in my experience this is common with prop management companies) Overall, I recommend them for the reasons above, especially if you're interested in more of a hands-off experience as an owner-

In December 2022, we had heavy rains which leaked water through into our carpeted bedrooms due to a faulty edge flashing. I created a work order on 12/12/2022. EPLAPM sent roofers out that month to get bids but no action. Pinged EPLAPM again multiple times in Jan/Feb/Mar 2023 because the carpets in 2 separate bedrooms were getting soaked with water and smelled of mold/mildew as rains continued. I emailed them the attached water bubble pic in Feb 2023 showing how bad the problem was. It wasn't until late March 2023 they finally had somebody put a tarp on the roof. I kept pinging EPLAPM April/May still no action. It wasn't until late August 2023 (8 MONTHS later) that the roof finally got replaced. EPLAPM made the excuse they were waiting on the owner's approval (owner refutes this). We've had other management issues with EPLAPM besides the roof. While they were trying to switch landscapers in May 2024, the new landscaper they chose didn't speak good English and that led to no lawncare for over a month (see pic). In June 2024, our garage door opener broke and needed repair. I called and sent multiple emergency requests to EPLAPM telling them I did not want to leave the garage door open unsecured overnight. No response for 2 days, so I had no choice but to again contact owner directly and ask to get somebody out ASAP because EPLAPM wasn't responding. The owner finally switched management companies away from EPLAPM in August 2024 and new PM company has handled our maintenance requests promptly.

The reason for the 4 stars is because maintenance requests online have been ignored in the past and maintenance personnel are not always the cleanest or considerate of your home.
