I have to update my review based on two things: Location. Location has been phenomenal. This was my first time living in Santa Monica and while my next place might be a bit more inland and north this has been a great introduction into Santa Monica living. I can see myself being here for another 2-3 years. Price. Price point is fair for the size apartment home you are receiving. Anything luxury and new in the area will run you north of $4k and you will not get the space you truly need. Parking update. Parking is not that bad after spending more time here. Weekends fill up in the area and you may have to walk a block or two from time to time. I have to say walking around the neighborhood is quite enjoyable however, so it really makes it easy to do. Management has sent timely notices to residents when they have to so that has been appreciated. read more

Tbe gals in the front office were friendly and nice. They don't use lockboxes so you will have to go in and pick up the key. After viewing the apartment and taking the time to fill out the application I was sent an email stating that if I wanted it I'd have to make an offer to compete with others also looking. I get it, but they should disclose this before potential bidding situation bevore renters waste their time and energy looking. Obviously on homes it's an offer situation but apartments to date hasn't been. Their app fee at $50 is higher than most. Just beware. read more

On Monday 6/29, I contacted Heather at R & M to see about getting someone to fix a light switch in my kitchen. I was contacted and an appointment was set for Tuesday 6/30. Not only did I need the switch fixed, I also had a broken ceiling fan and asked if that could be taken care of too. I needed a new one, and needed it installed. I offered to pay for a new one and the installation. This was OK'd and so then...Donatas arrived!!! I have to say to R & M, thank you, thank you thank you. For what you ask? Donatas (love the name). Not only did he fixed the switch in kitchen, but saved us a ton of money by repairing (what my husband and I thought was un-repairable) the ceiling fan in the bedroom. What a gem he is. DO NOT LOOSE HIM!!!!!! (smile). He came in and did what he had to do, was courteous, (wore a mask), his eyes smiled (if you know what I mean), while we were talking, had all the right tools and was in and out, I'd say within 35 minutes. Beware of Roque & Mark. I rent from R & M now and continue to be disappointed. I'm a nice, understanding person and generally write positive reviews for others, but not this time... I want prospective tenants, buyers, et al., to know that Roque & Mark has lied about work they said "they've done", they completely mismanage projects that negatively affect all their tenants and they do not return phone calls or emails, etc. etc. (& many issues date back to pre-covid days, so no excuses). I lived in a Roque and Mark property for the past year and have nothing but great things to say. Since the beginning, the process was seamless. The staff has been incredibly helpful. Before I moved in, they painted and thoroughly cleaned my apt. Upon moving in, I walked into a renovated space with hardwood floors, premium fixtures and appliances. During my stay, I accidentally broke my shower head and closet light. When I called, the maintenance came same day and were extremely kind, professional and efficient. Whenever I've had questions, the office staff were patient and helped immensely. Heather, specifically, has been instrumental during my stay at my apt. Run far away from any property this company manages. They have been reported to the BBB.They are out to take your money in any way that they can and do not care about their tenants safety. Long story short - my old roommate decided to vacate our apartment without any notice to management. They then told me I would be responsible for the full amount of rent, would have to find a new roommate, or forfeit our deposit. I told them I was not going to live with someone that I do not know and quite frankly do not have the time to interview new potential roommates. They said they would not assist me in finding one either. Being that I could not afford to live there solo I negotiated receiving our deposits back less the amount to clean the apartment, to fix a hole in the front door, and to change the locks. I saved them thousands of dollars as I could have stayed in the apartment, paid my portion of the rent and would not have been evicted for quite some time due to paying my half and my renters rights and in Santa Monica. So after helping them out, they charged us a whopping $914.00 for the door (please see the attached). The receipt does not explain a $364 additional charge which has no detail. Additionally, the only charge that can be justified is painting the door. The following charges are all routine maintenance and unit upgrades that I cannot be charged for: - replaced front door set - replaced wood around door - replaced threshold - Installed door viewer - Installed door silver drop cap - Installed silver door board - replaced new unit #12 They refuse to explain the charges and lied about it being a new door! They are thieves. Lastly, my brand new 2018 BMW was stolen from our carport there and never found. I notified management / the landlord in person and in writing and they did not even let the other tenants in the building know!! Also, they refused to put up surveillance after an entire car was STOLEN and the homeless were harassing us while doing laundry. Please message me with any questions. Any time I have an issue that needs addressing, I always hear back in a very timely manner. Not only do I hear back, but steps are taken to repair as soon as possible. I'm signed up to WestsideRentals email and text alerts for properties in the Palms area, so on Friday around 4pm I get an email a new property got listed at 3735 Mentone Avenue for a 2 bed 2 bath apartment at $1750 per month. So I immediately call Roque Mark and speak to Heather who tells me the unit would be first be open for viewing this Saturday from 10am and that she just posted it with the intention that people would see the ad starting tomorrow. Anyway I express my interest in viewing it and putting an application, she tried to call the person that lives on site as it was 4pm and I wanted to see it that Friday and put my application. Person doesn't end up responding so I show up at 10am on Saturday morning to see the apartment with an fully signed and completed application. On Monday, I get a call asking me if I'm interested in renting the unit at $1900 instead of the originally listed price of $1750 because "they have people offering $1900 for the unit and we wanted to give you a chance to get it" err excuse me? The originally listed price and my application states $1750. I was the first one to see the unit and put an application and they try to up the rent price after the fact. Totally shady.
