Worst Management company ever I have been a resident with GMW since Nov. of 2025. It started out nicely, they were very helpful when it came to getting us approved in a timely manner. Problem started with so much misguided information and false promises. We were told to sign before we missed our timeframe when we mentioned we were waiting for an update on our support animal documentation they said it was 'fine' that we would just submit what we had and pay the fees now to get us moved in and we'd be reimbursed as soon as we submitted the updated documentation. We submitted and continue to be charged month to month for pet fees. No response on corrective action. I submitted a log of any operational issues. I submitted how many appliances alerted that they needed filter replacement. They took over 3months to send someone. And when they did my ice machine in the fridge stopped working. The contractor they sent out stated some in the back of my fridge needed maintenance. No update on that. I noted the washer was moldy. Many of my wardrobe has been ruined with white stains from the washer. I assumed it was cleaned with a bleach like solution but I was told via message that usually happens when theres softener build up. I hadn't been here long enough to cause that, clearly an issue that was present before me moving in. If I rewash anything they become faded completely. I reported a leaking filter in my kitchen sink in December of 2025. I have yet to get that resolved. I have had a shut off water filter faucet in my kitchen sink for months now. They have sent out various companies and each time they document a different issue, each different from the last. I have worked with management companies under HOA and I was always amazed by their standards and efforts in keeping their residents satisfied. This management company is the COMPLETE OPPOSITE. I have been requesting a callback for 3 months now, seems I am just asking for too much by requesting so. I am so unhappy in a home that should bring me serenity. I cant wash my own clothes here without praying and hoping that yet another favorite shirt or expensive piece of clothing becomes ruined. I have a 4 month old baby and going to the laundromat is a GREAT INCONVENIENCE. Im yearning for the end of my lease. I'd definitely recommend this property to anyone who deserves day and nights of inconveniences. read more

My dog is not a pitbull, he is a 10k dog, more than what you make in a month. Secondly I have a real company, been around for 9 years. Third, you could verify my bank statements. Your making excuses for your shady business practices. I was told you needed 6x the income cause I had a business. Not 2.5x. So take accountability for your actions, don't blame the applicant. If your speaking to me like this now, imagine how you speak to your tenants, you begged me to take down my review and I told you keep the $45 now you are mad? You have no idea who I am and my relationships, becareful playing with fire. Like I said I would never work with your company and thank you for rejecting my application, I found a better property with the same documents I gave you for more money. These people don't reply to maintenance requests in a timely manner. It's kind of absurd how long it's taking to resolve a somewhat urgent matter with my dryer. I've been using a laundry service for 3 weeks now. Veronica Gomez, the property manager, didn't reply to anything for over a week. The first vendor they sent didn't even work on the unit I have so they left after 30 seconds without doing anything. The bathroom lights are malfunctioning. They sent a vendor who canceled 15 min after time of appointment and despite working at this building before, doesn't know what parts to bring. Despite the normal stuff like scuff marks on the walls and some chipped flooring, I believe my unit was not properly cleaned to a normal standard before move in. The unit had dead bugs in it, a thick layer of dust on cabinetry, orange sludge near the bottom of kitchen area, dirty tile grout, and my feet turned black when walking around barefoot. I ended up cleaning this all myself. Also the ice maker had copious amounts of strange green sediment in it. I cleaned it and they did send someone who replaced the filter. This is the only issue that has been resolved. I sent evidence of the issues and Veronica Gomez, the property manager, ignored 3-4 emails requesting the place be cleaned. When she finally replied regarding other emails, she didn't address this at all. She is currently ignoring my emails again. If you look at the reviews by tenants there is a theme of repairs taking an unreasonably long time to resolve. They made me post a review before they accepted my rental application which is shady. I may need to do the right thing: contact Yelp and Google and Zillow about their dishonest methods for getting positive reviews (how can you honestly review a property management company before you move in, and why do they use a rental application approval as leverage over someone?) and the owner of the unit so maybe he can consider a new management company. After I switched from Goldenwest to a friend's realty property management, even they were baffled at some of the sneaky fees taken out. Some were just outlandish. They'll charge you for just breathing air. I'll post a picture of the closing statement soon. This property management is horrible. One of many work orders I've placed and I can never get a direct answer. Despite multiple calls over the past two days, the response from your operators has been unsatisfactory. My A/C has been out for 2 DAYS! Operators keep telling me that I would receive a call back but no one ever follows up. One operator even mentioned that on weekends "they don't care" for such issues, which is unacceptable given the current weather conditions with temperatures exceeding 105 degrees. Lived in their building in Carson 14th street. They sure do know how to screw you around. Never missed a bill even throughout the pandemic, never late, and made sure to keep the unit well taken care of. Regardless, they refused to work with us about the contract we had with the previous management and the actual owner. So we turned in our notice, and then they tried to withold our deposit if we didn't hire a cleaning company to clean out the unit. This management company is not what you want to deal with if you looking to rent. There's more horror stories dealing with them from other reviews than good ones. read more

I called to give feed back about what I was told by Two different staff members being on two different pages. I called to speak about credit score paystubs and dispute credit screening due to them using Appfolio that' uses Experian , yet I follow my Experian closely and directly through Experian and it was way off . My credit score is way higher than what they pulled through their appfolio system . When I called and tried to speak to the manager Chelsey she took it upon her self with no permission to re run my credit . I did not call to get into the property the call was about feed back and how to dispute what was being told to me , rather than listen to see how things could be made better I was spoken over , cut off and last but not least credit re run without approval . I did not want to apply after the experience I had with them . Then I wrote an email looking to complain with corporate and who responds nasty is Chelsey admitting she re ran my credit . Okay, kiddies, get the popcorn ready and settle in - it's going to be a long and bumpy ride. Goldenwest Management helped make 2020 - already dire thanks to a couple of major life stressors, not to mention Covid - the absolutely worst year of my life. I needed to rent a house. I've been a homeowner almost all of my adult life. I also own a rental property, but couldn't access it at the time. If I had been the kind of landlord GoldenWest is (aided and abetted by the miserable owner), I would have had a parade of tenants over the long time I've owned the property. But I didn't, and I'm still in contact with a couple of them. There was a little jerk of a guy assigned to be my representative at the company. Jay, shortened from a long, unpronounceable name, spoke English poorly, and in the rare instances I'd get a response to emails, couldn't write it understandably, either. Basically, he ignored all requests to fix things that should have been taken care of before I moved in. Examples? Palm fronds hitting the roof, which would allow rats to get onto it and into the house; water that was undrinkable, even from the fridge with a new filter installed, causing me to lug gallons home from the supermarket; water so bad that it wrecked my clothes in the washer, all my dishes and silverware, and even my skin. There was a water softener in the garage that did nothing except consume probably 50 of those 50 lb bags of salt over the course of the first 11 months. The water softener was finally changed a month before I moved. Why? Because the owners were planning on moving in! I had photos of almost everything, and sent the documentation, which was ignored. Worst of all, I was never given a key to the locked curbside mailbox. Jay did not respond to my request for two weeks, and then told me the key was in the mail. But I couldn't get into my mailbox! I had to hire a locksmith to change the lock, and then they wouldn't reimburse me. The envelope that was supposed to have the key finally turned up at the post office, shredded open. The clerk said you can never mail a key in an ordinary envelope, because the scanner can't handle it. Still no reimbursement. The door leading from the house to the garage had a very old smart lock, with a push-button code. I was not given the code, and my requests to Jay, like everything else, were ignored. I even spent two hours on the phone with a Yale lock tech who tried to help me reset the code. Crickets. The police say that that door should always be locked, especially when leaving a house, but I couldn't do it. I didn't feel safe. After a number of months, I learned that Jay had been fired. At that point, someone else took over, but I don't think she lasted either, because then I was dealing with a manager, Veronica. I think when Jay was fired, all the photos and emails I had sent at the very beginning went along with Jay. At that point they sent someone to put an ordinary lock in so I could lock that door. And then they charged me $60 for the privilege. When I moved out, they deducted money to replace the lock again, even though I left the original and taped up the gizmo that re-keys locks onto the pantry door. They charged me $60 to fix - not replace - the 20-year-old faucet handle in the shower, which broke off when I tried to turn the water off. The repairman used a drop of Crazy Glue. I learned that the owners had bought the house less than a year earlier, and planned to rent it for just the year I was there. They relied on GoldenWest's standard lease to gouge me over and over again for things that should have been standard maintenance. My cleaning people spent over 7 hours cleaning the house after everything was moved out. It was absolutely spotless. But they returned my security check, they deducted money for maintenance, painting touch-ups, lock replacement AGAIN, and CLEANING. If you need to rent an apartment, stay far away from this company. read more

Like many other unhappy people on Yelp, multiple problems that were impossible to get fixed. I hate living here due to the sour experience associated with the house. First you take pics of problems, upload to their website identifying problem, get ignored for a week, call and complain, get ignored for another week, call again, etc. Then a parade of workmen comes through, submit repair estimates for approval and then you get ignored for another week. Lather, rinse, repeat. Then the actual owner of the property says no. Leak from irrigation in the backyard finally flooded neighbors backyard. I do mean flood. I gave her Goldenwest's phone number and she called to complain. That got action on the same day. So, if you do rent from this company, have your neighbor call and complain. You, the person paying rent, will be ignored. I would much rather have rented an apartment. read more

GWM managed my property for over a year. It was always hard getting a hold of the person that managed my property. I never knew who the person was and they weren't allowed to give out their direct line. I would be told by the secretary that they would "call me back" because they were in a meeting or some other excuse, which never happened. It would just be a response by email which is frustrating because you want to speak to a person to talk about the matter. GWM also has many fees for their services. A $35 fee every time they would schedule a service. A $49 Semi-Annual Records & Retention Fee, even though it's stated her on yelp on About the Business "There are no leasing commissions, marketing fees or renewal fees...No Hidden Fees!". There are other, better and less expensive property management companies out there. I would suggest taking your business elsewhere. You're just another number here working with GWM. read more

Initially, they pulled a "Bait and Switch" with their advertising of the rental property. GWM does not respond to repairs and maintenance. A specific repair request was deleted from the system...I have the email. Other repairs were responded to but not made; such as, the Master bath tub and toilet. I found them to be deceitful. After meeting me, they started to treat me worse. They harassed me with inspectors and charged me every month for something.. If I could leave a minus 1 star, I would. HEALTH HAZZARD!!!! . Everything in the PICTURES that is on the floor was used to try and slow the flooding and had to be thrown away. Been living in sewer water that came up through my floors and covered everything from closet kitchen since Friday morning. This post is on the following Tuesday (and was told that they won't get a plumber out here till tomorrow). I am not behind on rent so this really should not have been a problem. I informed the Goldenwest who has not done anything about the biohazard material that is making me and my service dog sick. I can't afford a hotel and can't afford to move which was told to me by Andrea were my only 2 options. The flooding pushed up black mold from under my floor which has not been a addressed and the toilet is unusable (my poor neighbor who has been kind enough to let me use his facilities while we wait for them to do something). No offer to put us into a hotel while they take care of the biohazard material and assess the full extent of the damage so it can be submitted to my insurance company. Not even a suggestion of rembusrement for the funds that would be spent if I did have the funds. We send people to 3rd world countries conditions to help solve problems like this...and I hope that when this happens to other people that use their services they get treated better then what I have experienced. I have never felt like my life was so disregarded and viewed with inconsequential discontent. Like my health and safety were not worth the attention. And that may be true but it is not true in the eyes of Law. I may be a nobody, but this nobody will scream her lungs out in hopes that nobody gets treated this way again and hopes that the company learns to treat everyone like humans, weather they like them are not. read more

I have had a truly great experience with GWM for 3 years. Always friendly etc. Then this past Friday, June 4th, 2021 happened as we reported an A/C down event. At the time it was 106 degrees outside and 87 inside. I have spent the last 3 days calling and begging for them to fix our A/C. It's now June 7th I have a visiting mother who isn't too well who's staying with us a few weeks and panting animal due to the excessive heat. Last night indoor temperature couldn't be read which means inside the house it was greater than 95 degrees! The ONLY thing done up through day 3 is them tell me it's not their fault. You have a duty to ensure this kind of thing doesn't happen to folks. It's homeowners insurance, it's that. GWM should have systems in place and if they do no one knows about them. The maintenance takes messages and states they will ask the vendor for an ETA each of the 9 times I called for an update. This was ridiculous because they already told me on call 5 it wasn't assigned and seemed in limbo! so tenants don't suffer in a HOT house when temperatures exceed 105 degrees. When I explained the statute below you indicated it doesn't count on weekends (48 HR Countdown) This basically just tells me they knew they had time AND weren't dealing with it until Monday regardless (Office basically stated that) even though it was oppressively hot hot hot outside. This is LIKELY due to not wanting to pay emergency service fees on the weekend. This kind of crap shouldn't be happening to tenants in the middle of the desert on the A/C front. I have taken EXTRA care of the property I rent from you (owner) have even replaced things they should have just because I could. Never late on rent even once, not even a day. Bit pissed this has been dealt with like a small sprinkler leak (which had a faster response last year) and even more irritated the slip of the lip on how they address this these days that land on the weekend. They knew the home warranty company didn't work on Saturday or Sunday yet told me on ALL the calls they were waiting on them to respond rather than tell me they can't and won't do anything until the following Monday. How do I know? I was told by a GWM employee. There ya go, money before human health and welfare. They knew no one would come for days and kept stringing us along until Monday came as they knew they'd be in the window of compliance with the NRS 118A.38 Statute. Let the 80-year-old lady and old cat with asthma deal, no problem. What a shame. Word to the wise: When a reported incident is labeled as an "emergency" Don't expect an "urgent" response. This is especially true Friday-Sunday so you better hope to god your problem lands on a Mon-Thursday. Roll the dice!! If anyone ever needs to statute for these types of things here ya go. After posting this review. I received several calls from their office employees trying to bribe me to remove the truth. First off why pay someone to remove a post if the walk through done by whoever was true this post wouldn't matter. I of course declined the bribe to remove money. Under one condition I would've but in the end as they always do played the he's on a call game and this was on 2 separate days after returning their call. I been out of the property for about 3 months and they send me an email about maintenance. Now why? I had too call them to remove my name a number from their roster or whatever because why am I receiving emails about maintenance? Of course I never get an answer. Still no breakdown of what I was being charged for? I love companies who think people are scared to take them to court. Now that I have been approved days off I will be returning to Las Vegas to complete my half and have them served. I'll let the judge see the proof and prove i'am right. I used this company to manage a rental in Las Vegas it was a complete Nightmare. I would not get notifications of possible tenants, but got a complaint from a person said he applied, not sure if they just make money off applications. Poor communication and not a priority since they have so many properties to manage. Appliances got stolen under their care and custody of property. They did nothing other than tell me it's a high crime area, call police and your insurance company. I checked the property no sign of any forced entry so someone had key access, Hum suspicious. I wouldn't trust them to rent out a shoe box. I has better results on my own and got it rented right away. The Repair prices are super inflated, lots of hands in the pot and they all got to make money. read more

Moved in on 10/2021 had quick virtual tour & it looked great. However, on our move in day after receiving the keys we did a walk thru to check out the home in person. We noticed a smell, the flooring was lifting, items left behind by previous tenants, white animal fur on the carpets, hard water stains in the restroom sinks, thick urine stains behind and around the toilet bowl, backyard had trash, dog feces in the grass&loads of trash in the garage filled with maggots! I emailed picture proof of the trash and called property manager Ashley Romero regarding the issues and was told it would be taken care of, but no action was taken by Goldenwest Management (GWM). My husband&father in law had to remove the trash using the trash services we paid for! It took a span of 2months to completely remove all the trash. The kitchen was disgusting. There was food behind the stove, drawers&cabinets were stained, and it was definitely not cleaned before our move in day. We had no hot water for 5 days, we were told by a Southwest tech that in order to turn the water heater on the vent had to be fixed because it was improperly installed&could emit c02. It took several days for GWM to resolve the issue. After it was on, owner had took it upon herself to shut the water off and we were without running water for 12 hours! Flooring in several areas of the house were lifting causing us to trip & my husband nearly injured himself! Again, GWM was notified and it took several "quotes" and months for GWM to fix the flooring. I began getting headaches and despite all my efforts to deep clean the entire house there was still a lingering smell. I was cleaning and noticed water on the cabinet under the master bathroom sink. I saw a leak&noticed mold under the cabinet, this was only 39 days after living in the property. I went to search the other bathrooms and there was mold under the sink in the hallway bathroom as well. I immediately notified GWM but they were not urgent regarding the matter. I had no other choice but to get code enforcement involved. The code enforcement officer cited the homeowner because of the violation of failure to fix the leak issue. I kept emailing&calling GWM to get the mold situation taken care of. I spoke to Natalie Hicks from GWM&she had the audacity to say not all mold is bad or toxic after venting my frustrations of having to live with mold. After that comment I knew they were minimizing the issues&I had no other choice but to get legal services involved. I also had an at home mold lab test where they detected 4 types of mold! 3 which can cause potential allergic symptoms! It took GWM 6 months to completely fix the mold issue. During that time we were not able to sleep in our bedroom or use 2 bathrooms for several months because we were living in a construction zone. They offered no solutions or housing other than to break the lease. That would leave us with the burden to find a new place & handle all the physical moving&moving expenses. To make matters worse I was dealing&living in a toxic&stressful environment while newly pregnant. When all maintenance was finally finished I asked GWM to settle outside of court since I did not want anymore stress. Their counteroffer was ridiculous but I said we would accept the settlement check only if they would allow us to stay here for another year at the same rent price. They of course didn't wish to honor the same rent price despite all the issues&inconveniences we had with the property. Annika Coluccio said in an email that "we can offer a guaranteed lease extension for 12 months at that amount". I agreed to the new rent increase along with the check over the phone to Annika because i didn't want to relocate my family as I was due in a October the same month our lease was up. The owner insisted Annika take pictures of the maintenance updates. As she was leaving she said she would be sending over the settlement check agreement and new lease in a few days. Fast forward to September, our lease is up in October and there has been no settlement check or lease extension. Instead, I get a text from GWM mentioning a move out walk through of the property. I call frantic because at this point I am 9 months pregnant&due any day now. I spoke to Annika and let her know we had emailed back&forth in June&she had said they can guarantee an extension at the new rent price. Annika contacts the owner and the owners state they want us to still vacate the property at the end of October when our lease is up. So here I am, 9 months pregnant having to deal with yet another stressor and panic attack added by GWM by their lack of professionalism and communication! I am now having to move&pack up an entire house in the final days of pregnancy. Renting from GWM has been an absolute nightmare! It has caused me mental and physical stress during my pregnancy, in a time that I should have been stress free! read more

After trying for over a week to view a property with no response from an agent I think I'm giving up. If I can't even get a call back from an agent to acknowledge that they're busy, what would happen if I DID rent from them and my AC went out? Call center reps tell me that they think I'm not getting a call back because they have no appointments avail to show property. If that's the case, CALL ME AND SAY THAT!! My real estate agent said she won't even show me the place because they won't pay a referral fee to another agent. VERY POOR CUSTOMER SERVICE and I'm not even their customer yet. Its a 2 story and both of my children's rooms are upstairs... they told me that I am responsible for paying for EVERY SINGLE SCREEN in the home...a rented home. Never return calls. Close repair requests without resolution. It took 5 months and 4 requests to get a drawer fixed that was supposed to be repaired prior to move in. Garage door remote provided will not work with door opener and needs a special remote that is no longer made. Again work order was closed without communication or resolution. over half of the screens were missing upon move in and they refuse to replace them, creating an unsafe environment for kids' rooms upstairs. If you rent from here, be prepared to have nothing fixed and your calls ignored. read more

Marla was awesome and so much help! She helped me find the perfect place and was very quick to answer any and all my questions to make the process go by fast and without any complications. So thankful for her Update: Everything seemed great at first! When I moved in, I hired a landscaper so come and clean up my yard, but after a month these other landscapers started coming. I tried to explain to them that they had the wrong address and I had a different landscaper already but they argued and there was what seemed like a language barrier between us as they didn't speak English too well. I gave up trying to tell them as they just kept coming back regardless and cancelled my landscaper. Well it turns out that either the management company or the owner of the house I'm renting took it upon themselves to hire these people without telling me (even though the landscaping is MY responsibility) and then hit me with the bill after 8 MONTHS! That's an $800 bill! They sent me copies of the bills that were all addressed to the management company and to this house yet I never received a bill, the first one they received was early March! They have tried to tell me the owner was billed, but I don't see how since it's not billed to them! The woman I was speaking to gave me her managers information since she couldn't answer my questions and the manger has still not gotten back to me, it's Monday and I emailed her on Thursday. While I'm willing to arrange some sort of payment plan for the bomb they dropped on me, they are refusing to answer any questions and instead added it to my rent. I had been trying to decide if I was going to continue to rent through them and renew my lease, but after this I don't think that would be a good idea as they are being so unprofessional. Update 8/5/2020: I am very thankful my lease will be up soon. They offered to pay my landscaping for 2 months to take my review down and at first agreed but have since changed my mind. My upstairs A/C where all the bedrooms are has broken 3 times in the past 6 months. This last time it broke I was gone for the day, my room reached 90° degrees and overheated and killed my pet snake as I had left the heat lamp on because when the A/C works it can get cold for him. I told goldenwest the situation after making an urgent maintenance request and the company emailed me a vendor that wasn't available until Thursday, I put the request in on Monday soon as I got home to see my dead pet. I tried to tell them I needed someone sooner and they ignored me and then sent me a text saying someone would be out Thursday. The upstairs is unlivable without A/C, but goldenwest doesn't care about that. As I was told they were using the legal amount of time so I wouldn't be getting any rent off (which I never asked for, I just wanted my A/C on so I don't have to sleep on my couch). They are the most unprofessional people I have had the misfortune of dealing with and have shown me that they do not care about tenants and their wellbeing, only money. Which is sad especially when I ALWAYS pay my (now more expensive) rent on time. read more

Had a house rented out through them for 5 years. The first 3 years had a few issues regarding lack of communication. I never received copies of move-in/move-out inspection reports. They have terrible processes over these reports and documentation is lacking. I did not receive photos of maintenance repairs unless I specifically asked. The last two years were filled with headaches. A tenant was delinquent, but there was no communication or check-in on the late rent. I had to find out from a neighbor that the house was abandoned and then called GWM to tell them to check the house, to which they finally found out the house was trashed and the tenants had skipped out on rent. The security deposit in no way covered the amount of damage, which had gone unnoticed because GWM didn't perform any check-ins or inspections of the property. GWM doesn't care about the owner's homes or the tenants. Never had one consistent representative because the people kept leaving the company. The latest headache involved GWM telling the tenant their lease ended, when there was still a month left on the lease so now the lease has been violated and there's an ongoing dispute going to mediation and/or small claims court. My recommendation: Find a different property manager who does their due diligence and documents everything in a way that can protect both the tenants and the homeowners. Annika is a liar, rude and has an attitude problem. She can't even do something as small as get the mailbox lock rekeyed or changed with the post office. Let me tell you how to do your job! Buy a lock ( approved by the post office) take it to the post office of the address, bring proof of management, keep the key. At some point the post will send out some one to put that lock on the box. You give the key to your tenant. Very simple and easy! It doesn't take a month! read more

I Don't Like Leaving Reviews & Didn't Want To Have To Do This, But Because Of The Absolute Lack Of Professionalism, Communication & How Long All The Issues We Have Have Been Dragged Out, Here I Am. I Wish I Could Explain Everything That Went Wrong Since Renting From GoldenWest, But I'm Not Looking To Write A Book. When I Walked Through The Apartment, There Was What Appeared To Be A Small Amount Of Issues. Fine, Whatever, That's To Be Expected To Some Degree. However, The Next Day When Ashley Romero Did Her Final Walk Through & Deemed The Apartment "Move In Ready", THAT'S When All The Issues Started. Not Only Was The Laundry Room Door Missing A Whole Door Knob, But It Took A Week For Someone To Come Fix. After He Replaced The Missing Door Knob, GoldenWest Charged My Partner & I A $75 Reimbursement Fee For Replacing The Door Knob. That Alone Took Almost Over A Week To Get Taken Off Of Our Account. Ashley Told Me When I Called To Inquire About Why We Were Being Charged For Something That Was Already There Before We Moved In All She Said Was It Was An "Accounting Error". That Would've Been Fine, If They Hadn't Tried REDUCING The $75 Charge To $60 After They Already Confirmed We Shouldn't Be Charged As New Residents. Garbage Disposal Did Not Work & Was Not Fully Fixed By Maintenance For Almost A Full 3 MONTHS. Plumbing Issues Under The Kitchen Sink Caused The Dishwasher To Flood Under The Sink, Kitchen Floor, & Counter Top. Dishwasher Leak Wasn't Properly Repaired Until Feb. 2nd. We Moved In To The Residence Nov. 5. We Even Had Natalie Hicks From The Maintenance Department Tell Me Personally Over The Phone That She Herself Did Not View The Dishwasher As A "Necessity". The Stairs Have Also Been An Issue. There was No Stairwell Light For A Few Months Which Caused Myself, My Partner, & Family To Trip/Stumble Once or Twice. The Staircase Itself Has Steps That Are Loose. My Partner Fell Face First On The Stairs & Busted Her Lip Open. I Had To Take Her To The ER & She Had To Get Stitches (Happened Late February 2022). Annika Coluccio Called Me While We Were At The ER About A Rent Concession We Were SUPPOSED To Received, That We STILL Have Not Received. She Never Once Addressed My Partner Falling On The Stairs & Needing Stitches Even After I Told Her. GoldWest Has Still Not Responded To The Better Business Bureau About The First Letter We Sent Which Had A Jan. 28th, 2022 Deadline. Today, (March 15th 2022) I Received A Letter That GoldenWest STILL Has Not Returned BBB's Numerous Attempts To Contact Them Regarding All The Issues We Have Had OR The Second Letter We Sent In To The BBB. I Would Also Like To Mention That One Time When I Was On The Phone With Natalie Hicks From The Maintenance Department, She Herself OFFERED On Behalf Of GoldenWest To Let Us Out Of The Lease Bc Of All The Problems We're Having. I Told Her The Problem Is With GoldenWest Not Handling All The Issues In The Apartment In A Professional & Timely Matter Which Caused Us As Tenants To Be Unable To Properly Use Our Apartment & Amenities. We Even Had To Get A Lawyer Involved Because They Like To Go MIA For Weeks/Months At A Time & Force You As A Tenant To Constantly Reach Out To Them To Basically Do THEIR Job Yourself. We Still Are Having Issues With GoldenWest Due To Them Not Revising Certain Points In Our Settlement Agreement Meant For The Rent Concession. Not Only Were We Paying The FULL RENT AMOUNT Every Month For Amenities That Are Listed As Included At This Property Even When Those Amenities WEREN'T. WORKING., But After We Got A Lawyer Involved, The Receptionist Natalia Looked Like She Got A Little Irritated That I Mentioned We Are Turning In Rent Under Protest Like My Lawyer Told Me To, & Made A Completely Inappropriate & Rude Comment Of "Should You Even Be Here Talking To Us Then If You Have A Lawyer Involved?" That Comment Swiftly Prompted Us To Switch To Online Withdrawal So We Wouldn't Have To Deal With The Unprofessionalism & Attitude. There Is STILL A Whole List Of Additional Grievances/Repairs From Our Time Renting From GoldenWest & Our Lease Is Barely Half Way Through. The Point Of This Review Is To Show Everyone The Problems You Will Find Yourself Stuck With Once You Start Doing Business With GoldenWest. The Names Mentioned Above Are In No Way Meant To Call Those People Out, But To Protect Ourselves Against What Annika Coluccio Called "Defamatory Remarks" All Because We Were/Still Are Addressing The Numerous Issues & Asking For Help Resolving Them. Trashy Rentals and dodgy management! The manager will dodge calls and not return voicemail messages. (I've left voicemails on several days and NEVER received returned calls. I've requested a phone call via email, but still no returned call.) If you look at their website, ALL the properties are dumps! They took over the complex I live at and I'm moving out asap! This place is a awful! I mean it's bad! --And they sent me an email saying I must have it professionally cleaned! It was filthy when I moved in and my original walk threw inspection proves that! When Christie informed me, I had a new property manager assigned to our properties, I was very concerned and didn't know what to expect! However, since Christie took over management at GoldenWest, it has never been better, she has a great team and I trusted she would make sure, we would be taken care of, as she always does! So, Jay is our new property manager and he is better than I expected! He always replies to my emails promptly, he even makes time to call me, which is rare in this business, he is very motivated to provide you top service and that is exactly what I am getting and nothing less! Overall my experience has been great with golden west. The HOA in my neighborhood is a nightmare but it has been nothing but quick and easy fixes thanks to my Golden West property managers. The team always responses quickly and helps whenever I have an issue. Highly recommend GoldenWest if your looking into renting a property. read more

This place is in the business of collecting application fees. Do NOT do business with them!!! I applied for a rental through Marla Mentzer Morrisey of GoldenWest immediately after she showed me the property. Three days later, after prompting her daily for a response, I get a reply back from the admin person in the office that the unit had been rented to another applicant. When I asked for the copy of my background check I was told it wasn't available. It is a law that property management companies must provide a copy of the rental/background check back to the customer. The reasons they didn't provide it is because they didn't perform it! I have an excellent credit score and no negative rental history! I pass every application. I contacted GoldenWest's office for a refund and got an email response from Jay Maokhamphiou. He told me provide an address and he will mail a check for the refund. Well I provided the address, and no check was ever sent. This is a scummy property management company full of scummy unproffesional people who are desperate to make a quick buck. I would avoid doing business with them at all costs. Golden West Management Inc, If you are thinking of leasing your property with them or leasing from them I would look elsewhere. The staff turnover is absurd and there is absolutely no communication from their office to the residents. When we moved into the property it was not clean and we had no trash cans. When we asked about trash cans we were told we had to contact the HOA office. Why would they be in charge of that? Long story short we didn't get trash cans for over 6 months, but once we finally did we were charged for the time we didn't have them. This delightful leasing office says we never contacted them, oh but we had via email and sent them all those emails. I guess it doesn't count if that person leaves the company and we are left to wonder the status of stuff. They never once told us that our point of contact was leaving and we would be dealing with someone else. Now as we get our deposit back we are charged for a cleaning service. So the one we had done and sent the invoice to them seems to not matter. This whole company is a racket. We dealt with one nice person; Renee. If you deal with a lady named Amanda I wish you luck. You may be better going into the desert naked and hugging a cactus. Overall, the experience with them is disastrous and I would NEVER and I repeat NEVER recommend them to someone for either listing or renting. They have no clue as to what they are doing and will try to nickel and dime you throughout the entire process. We were required to get the house professional cleaned and carpets cleaned. We did this and submitted the receipts. Yet in all their wisdom Golden West Management charged us $160.00 for cleaning, $50.00 for general maintenance [were we not suppose to touch anything while living there?], $90.00 painting/patching, $30.00 trash removal [what trash? all trash was in the garbage cans that WE paid the month for], and $10.00 to send us pour deposit check. If you have an opportunity to get into a property managed by this branch DO NOT DO IT! The employees cannot be bothered by your requests to do their job. They have demonstrated negligent operating practices and a failure to perform. To top it off, if you call the branch, the very experience is curt (at best) and bordering on rude. I only wish I could notify the owner of the property and inform them how apathetically this branch looks after it's properties. I'm sure that would help them understand why the unit sat so long on the market (as my realtor informed me). GoldenWest is VERY hard to work with. They are 80% pro homeowner and 20% still not on the renter's side. Our family had requested multiple things to be fixed, paid our part, and did not have a repairman show up to fix said problem(s) on more than one occasion. We had 3 property managers in the 13 month lease we had (also weird) and our last PM was Jay. He meant well, but shared information not meant to go to us as renters and gave us the wrong monthly rent price when it came to renew...wtf! I feel absolutly helpless! Im paying for my 3rd eciction because they lost 2 copies of my lease. Also, sent in their repair man for my ac without contacting me when my contract clearly states i take care of all maintenance. That blew the warranty on it from the company i use. I have i moved from vegas to fl, and contacting them is sometimes difficult leaving me feeling very hopeless. I tried to explain that to them via e mail and received a very condensending reply. No fax machine, I asked them to send me paper copies of my account, they flat out said no. When, somehow, they received my check, they took out just under 3k for a reserve i didnt know about. If i did it would have been paid already. I feel taken advantage of Dont use this company. They never tried to square any of the money i had to pay for their mistakes. Goldenwest is an exceptionally well managed property manager that found a renter for my home in the time that they estimated, and if not a few days earlier! Through out the process and after, they were always attentive and treated both renter and landlord happy whether there was an issue or if it was a standard procedure that needed to be met. They have a great network of vendors to fix problems with the property when we had one. The vendor was prompt and fair with pricing, and Goldenwest was straightforward in the billing and did not charge a commission on top of the service. I am very happy I went with them. read more
