I don't know where to begin. I could start by mentioning just a handful of issues on our home. We have a roof leak that continues to cause damage. Our air conditioning unit had to be replaced, we have cracks in our ceiling, we have a mouse infestation, the grout in ALL of our bathrooms has cracked. The carpet is the lowest grade I have ever experienced. We have no street lighting so some of us leave our outside lights on all night. The paint is low grade flat paint that is awful so most homeowners have already repainted. The quality of materials and workmanship is embarrassing. I tell everyone to stay away from Goodall. We continue to make improvements on our home in hopes when we sell we can at least get our money back. We recently switched out a tub to a walk in shower and the contractor we hired told us the plumbing was terrible. The HOA has gone up every year since we moved in. Any of the issues I mentioned above are common themes of all residents on our Facebook page. My poor neighbor has had 2 inside water leaks that has caused THOUSANDS OF DOLLARS of damage and repairs. I can only say that the other reviewers are correct steer clear. Our property line was completely off two houses thought their line was one thing then when they built a house in between my driveway was apparently built on the other property but the house on the other side was way into the other property. They said they made all this area an easement and no one owns it. But you can't do anything with it either. We had lots of cosmetic issues that were never addressed. The structures are not going to last either. So many code issues throughout this subdivision I don't know how he continues in business. read more

We built Goodall homes and the process was ok but got very ugly towards the end. They take pride in their customer service and we were shocked to see how they handle customers. 1. We never had a formal inspection walkthrough with the builder. Can you imagine, they don't care to walk your property with you and take down notes on what looks wrong towards the end of the build. They did do a welcome home walkthrough wherein we pointed out the issues we noticed and were told will be addressed prior to close. But when we met the project manager on the closing day he bluntly refused to address any of those and asked us to work that with warranty department as its the warranty department that does home walk through. So if you build with goodall be prepared that you will have no final walk through with the project manager. Our project manager only addressed the ones written on our inspection report by a private inspector we hired whose report clearly mentioned that his focus was not cosmetic but functional and structural. So really, who addresses the cosmetic issues on the home? And the issues are not paint touch ups, but things like missing grout, missing baseboard at the edge etc. A big disconnect is seen between the warranty and project management departments. Not at all customer friendly. 2. We bought the plan looking at a model home and other similar homes in one of their neighborhoods, and when we requested for similar fence set up as the one in their neighborhood, the HOA ( which is really the builder as it's a new community ) denied the request. They had no explanation to the denial and when we challenged them on their practices and ethics as this was not disclosed at the time of selling because they did not even have the HOA guidelines in places before selling the property ( coz we did ask for HOA guidelines), they came out and bluntly said that we are sorry, it's our error that we did not have the guidelines but can't agree to your request even though we have agreed to same in other neighborhoods. So our ask was not a special one but a repetition of what already exists. They even offered us to leave the house if we like, knowing it's a sellers' market one week before closing. HUH! Unbelievable. 3. Our property had a 5- 6 feet retaining wall drop towards the rear and we had to fight a lot to get the fence to be 5 feet when we raised the safety issue. They originally wanted the fence to be 3.5 feet which is really a garden fence and would have been an open invitation for a kid/adult to have an overall 10 feel+ fall. Their restrictions are set by folks that don't think about kids and families living, instead about how pretty the neighborhood look. 4. Its been over 1 month since we have moved in and we are still dealing with getting things fixed which were pointed out prior to closing. 5. The walls in the media room are so thin that you can hear talk and noises from adjacent room and bathrooms. we custom designed the second floor and went with what the builder suggested as location of the bathroom. I wish I would have known how thin the walls are, would have placed the restroom away from media room to ensure we have some privacy when guests are around. We went with Goodall homes reading their website and seeing how proud they are of their customer service , but this whole experience left a sour taste in our mouth. Very highly disappointed with the attitude of their team handling our requests. We are still waiting to hear if anything will be done by warranty department or whoever in addressing the open items we had prior to closing. I just wish I would have known about their changing processes and non-attention to details earlier as my decision would have been a better educated one, just to have a better customer experience and be in the neighborhood that I can recommend to other friends. I feel duped as they clearly were not prepared with all rules and regulations and sold the property to us and later formed their set of rules for the community and never attempted to be fair to us in the case of fence. read more

I have bought several homes and well aware of the process and construction. I can tell you 100% these homes are not well built they are at the low to medium end quality wise. They are built to sell not to last. It's basically a no-frills home but these prices are not exactly cheap given the area has grown so much as well as the prices. Unfortunately the quality has not as these large home builders come in and build these uninteresting track homes and you're left with just basic walls no style or charm. There is no attention to detail there is no attention to quality like extra insulation which you need in this hot summers. The air conditioning units are inferior Godard brand and many of them are undersized. They don't use real wood floors but these cheap engineered floors. The countertops they use are low-end junk even Home Depot has better. If you ever want to see a real countertop go to a local granite place. They use the worst cheap tiles I've ever seen which is unbelievable because they can do something really nice and inexpensive but they choose to use only the cheapest Tile but ones that are the most boring styleless crap. it looks like they were at the bottom of the barrel clearance center at Home Depot. I take that back the ones in Home Depot are even better than these. Their decorators are horrific there's no style there is no pride there is no anything that's attributed to these homes there just basically backyard barns. I really love Franklin and I love the area but these large builders such as Goodall, Ryan, Pulte and Lennar are the bottom of the barrel of quality construction and saturating the area with junk homes. If you buy these homes don't expect them to last a lifetime without a lot of investment. Under no circumstances buy from Dr Horton or Drees homes they are some of the worst builders. Google all of your builders and make sure you check the reviews very carefully before buying a home. If Goodall won't do a final walk-through prior to closing there's obviously a problem and I wouldn't buy from them. Don't close on any house with anything other than minor cosmetic issues ... as far as drainage or any other issues absolutely refuse to close you will be screwed if you don't. These builders only have a one year warranty they know everything will fail after that and then they'll long gone. Their warranties are useless anyway they don't honor them many times. Many of these builders like Lennar you'll see that they came from Florida were bankrupt and set up shop here. Do your research very careful it doesn't take a lot of effort to google these builders. If you could say you were getting a really good deal so you expect an inferior product that may stand but when you're paying $500,000 for a house and this is what you get there's no excuse. Southern land is a very good builder as well as Shaw and others but you have to search them out. Ford is decent but their quality has gone down unfortunately but their price remains high. If you really want to make a smart financial move by a house that's 5-10 years old that you know the bugs are worked out of and better built. If you do choose to buy one of these homes the best advice that you can get believe me is not to hire a regular $250 inspector but to hire a structural engineer inspection. Many of these structures have faults in the cement or in the way they were poured and structurally faulty. The most important thing you could do is have a structural engineer check it out and if you think the $250 guy who got his license from doing an online course don't bother they are useless and incompetent. I've used them several times they are completely worthless and check only the little stuff. Only hire them once you have a real structural engineer check out the premises they can check the little stuff like the air-conditioner line in the attic has a three dollar piece of foam around it. Remember you get what u pay for except In this case with Goodall Homes. These are 300k homes not 500k regardless of the area. read more

Adding to Ben's comments. Let me clarify that Ladd Park is a fantastic neighborhood with great schools, and a strong sense of community spirit. I have never lived anywhere I have enjoyed more. However, after having been here 5 years, I cannot say its the amenities that keep me here. Goodall Homes held a Pool announcement BBQ TWO years ago, and we still have no pool. From what I understand, Bob Goodall contracted with the developer to build the pool, and we will have no pool. This is a great neighborhood with great people, but if you are looking for a swimming pool, try Westhaven or Tollgate Village. As well, I would steer WAY clear of Bob Goodall homes since I can only assume that if he tells whoppers like he did about the pool, you ought to beware what he tells you about his homes. read more

Their sales rep flat out lied to us about future development that impaired our privacy and are building homes into a area we were told would be a "green space". A year out, our street has not been capped and finished, our curbs are not complete and the landscaping is not done. I would never buy from them again. read more

My husband and I built a home with Goodall Home team June-December 2010. It is now February 2015. Our subdivision - Stonebridge - has an awesome location right off I-40 and it is well situated in the area which seems 'rural' and is near everything so we are delighted. Our home was constructed as we asked and the builder did a good job with inspections and support for homeowners. Our community is thriving... we have a nice pool, walking trail, clubhouse, children's play area, and homeowners' association. The ultimate question is - if we built again - would we use Bob Goodall and his team to build our home? Would we encourage our family and friends to use the Goodall team? Absolutely. They have integrity and they actively listen to Guests and Homeowners. We are pleased with our home, support for the warranty, and our subdivision. read more

We purchased our home a little over a year ago. The home was built in November 2013 by another owner. There are several issues I've noticed that were never addressed when the home was built. For example, the siding of the house was terribly done. There are several areas where the cuts were made too short. Inside the home, you can just tell the contractor did not care about quality work. Almost all the baseboards need to be replaced. They were cut all wrong. They are not secure to the wall and the ends are not finished. When we installed a back splash earlier this year we found out the kitchen cabinets were hung all different heights. Almost an inch off in some areas. The laminate floors are bubbling up. The drainage outside was not done correctly. Our yard floods. Currently, we are having to replace our back door due to water damage. We've gotten several estimates and it's going to cost us over $1300 dollars. Everything needs to be replaced. The door was never installed correctly. Overall the home was built entirely too quickly for quality work. The home is only a few years old and it's showing its age. We bought a new build so we wouldn't have to worry about repairs, maybe only a few fun upgrades. Every time we contacted Goodall they've blamed someone else. In the end, they hire everyone who contracts with their company. It's simply their responsibility, in the end, to own up to the quality of the homes they build. read more

Between them having construction from 6am-8pm EVERYDAY, parking in our driveways, and parking on both sides of the street, I would not recommend them. We purchased a Goodall Home in May of 2015. They were great at updating us on a weekly call. We love our home! When they came to complete our One Year Warranty check list, we only had 4 nail pops on the list. Nothing else was an issue. We had to reach out to warranty once to get help with a small issue. They responded immediately and sent the correct person to fix the issue. I read some other reviews, and it seems that just a few homeowners disagree, out of the hundreds they sell per year. I'm sure there's 2 sides to every story. I have other family who have purchased as well. They also love Goodall Homes. read more
