The apartments are well maintained and the neighbors are quiet. The property manager is the negative about this place. He is a control freak, he unnecessarily harasses tenants, he is condescending, and he lies. For example, he won't keep the pool open during summer hours when people could actually swim, he only allows use of the recycling bin on Tuesdays, and he tells people that he is building a dog park but has yet to build one after 2 years, and he won't allow a community BBQ area, and when there is a crime on the property, he won't inform tenants so as not to unnecessarily panic them. With all the complains, I'm not sure why he hasn't been transferred to another location but for a 5 start rating, this property manager has to go.

Just found out Valley Forge Towers South (1000 building) is on the Fannie Mae Non-Warrantable list,…read morewhich means buyers won't be able to use any conventional loans. The building has been under HUD "rejected" status since 2011, which isn't as bad as the Fannie Mae blacklist but nothing ideal either. HOA said once they complete the balcony repair project, the building may be get off the blacklist--but at this point, there's no guarantee. Not sure about the 2000 building's situation, but I guess it's probably on the Fannie Mae blacklist too. What a shame!

However, when I rented in 2024-2025, the experience was completely different. I think it's the office management, led by Marissa, but probably also Kaiserman corporate office has changed. They have become non responsive to residents, and very defensive. There were also many problems with water lines and gas lines. I feel so sorry for families with young children having to go without for days at a time. And no refunds to anyone. It's sad, as there aren't many rentals in the area that accept dogs, and again, the location is fantastic. However, I am so glad to be out, and warn anyone considering the move, it all changes once you are a resident. The office is literally hostile. Except for Cat who seems competent and human. I hope Kaiserman will consider making her the manager. Maybe things would improve!

There have been no crime(s) here that I am aware of since moving in. The management is quick to respond to reported issues and are always friendly. My neighbors have been quiet and people generally keep to themselves. No crazy drama going on outside either. The buildings are well maintained. They plow snow, cut the grass...etc etc...If you have a problem in the apartment, let them know and they will send someone out the next business day. (they have people available for emergencies of course..) It isn't the most fancy place you can find, but I think they are decent enough. They have pay laundry rooms in each building, a bit of room for storage in the basement areas. (Figure about another 20 dollars per month for this..) Heat / hot water is included in the price of rent, this is a good value. You pay for electric. (60-100 a month in my experience...) Traffic in and around the area isn't too bad, but you should learn some back roads during the Christmas time! Mall traffic is crazy on 202. Well worth checking out!

It's located in a quiet and beautiful neighborhood, and it feels rather safe as well. Maintenance is usually quick and easy - all I need to do is to write an email about the issue and couple of days later I come home to find the issue resolved. It's got secured building entrance, but package delivery is right to my door. Staffs are really nice although I don't really find the need to talk to them much. There are more than enough parking spots for both the tenants and guests. The lovely little pool could be an addition, if I loved water (and I don't). Another perk is free heating, not sure if that's standard in the area but there's big savings during Pennsylvania winters. As for downsides, there really isn't anything major to complain about, considering the price. Shared laundry, spotty wireless signal (I'm AT&T), monopoly of Xfinity internet, plain design and decoration, and that's about it. The storage might be a bit tight but for a guy it has been quite enough. So overall, it's totally worth the price. And they allow cats!

Our immediate neighbors have really made our time here enjoyable. In a condo community, they really make a difference. We never had trouble with management in all of the time we have lived here, no matter who was in charge. Within the last year, Sherri retired and Laura took over. For whatever we need, both were/are very responsive and helpful. If we call with an issue, we have always gotten a response within 24 hours. The guys who do the work around the complex are helpful and polite. Don't judge the units by the outside. Yes, they look like 70's ski resorts but you have to look past that because the interiors are what make the condos. Some sort of complex upkeep happens every year - painting, repaving, updating lighting, pool, etc. If you're interested in getting involved with other residents, they offer multiple activities throughout the year to connect with neighbors. You make of it what you want. If you're considering living in Summit House, it gets my recommendation.

The condos' exteriors are old looking and a lot of them are in need of renovation. The REAL problem with Summit House is Sherri, the office manager. She is single handledly running the community into the ground. She will NEVER fulfil a request. She gets snippy anytime you report a problem. Nothing is ever the association's fault. You will get charged for things that are not even referenced in the by-laws and your HOA will go up exponentially each year. It's something around 250/mth now I believe which is a joke bc they'll NEVER help you. I complained about bees once and was told maintenance came out with a tennis racket, swatted some and left their carcasses on the ground to scare away their bee friends. Can't make this stuff up. Once I was plowed into my parking spot by a snow plow. I couldn't get out for days. I had to rent a car. When I complained to Sherry I was told it was my fault for not parking in my car port. Not that it matters but the reason I wasn't parking in the car port - that I paid for - was that the door to the storage cabinet in the front was falling off the hinges and if it HAD fallen it would've fallen onto my car. Upon relaying this information, Sherry told me that I would be forced to give up my carport if I didn't use it. Even tho I PURCHASED the condo and the port was referenced and included in my closing docs. The final straw for me was when my neighbors deck began to leak from above and into my ceiling. As far as I was informed, Summit House takes care of the exterior/outside of the walls and my responsibility was within. When the neigh it's deck leaked it caused water damage into my bathroom. The whole ceiling needed to be ripped out. When I called to report the issue to Sherri I was told that it wasn't Summit House's responsibility. No reason given, of course, as this is actually NOT the law. But nonetheless, Sherri refused to do the right/legal thing and rather than deal with the hassle of a lawsuit, we paid for it ourselves. If I had it to do over again, I would run fast and far from Summit House and Sherri. There is no reason to have to deal with such aggregation and expense simply to live in a home you are paying for.

It takes months for Service requests to be granted, even though a resident might find them urgent like mice, rodents, etc.... . Often times they say that they have already completed your request for maintenance and they have not. The front office does not answer your calls. You have questions in regards to your bill and no one returns your phone call. The lack of communication and professionalism at this place is horrible. At this point. I will continue my lease until it is up, but renewing will not be an option. They have now added on additional fees that were never added on before. We pay for water and sewage and trash and other additions like insurance and property fees that were not originally a part of the leasing agreement. Last, but not least, we lose water often, trash shoots are shut down, and security is a joke. You can get into the doors without any key or fob.
