Stayed in a 3 bedroom for our most recent vacation. Needed a resort that would fit 7 of us and this was perfect! It actually has 2 master suites which was great because then my bestie and I weren't trying to bargain in who gets the master :) Room was comfortable and spacious. Comes fully furnished as well as has kitchen fully stocked with your cooking utensils needs. Love that the patio is large and screened in. Check in and check out was easy peasy. Staff was super nice and attentive to our needs. We requested another comforter and within 20 minutes they had it to our room. Love that they have garage parking under each building. Parking is free but you have to have the decal to be placed in your car. Resort is just minutes from the outlet mall and Disney Springs which we really liked since that's where we tend to hang out. Also close to a Publix, Starbucks and a smaller outlet plaza. Why 4 stars instead of 5? The pool area was quite disappointing. For the size resort and number of possible guests, there is not a lot of seating around either of the 2 pools. In order to ensure chairs on our second day there we went out at 8:30am when the pool opened to lay towels on chairs, then got the family ready for pool day. This resort has the potential to be amazing. However, would it fall short on is cleanliness. We stayed in a 3 bedroom unit for almost 30 days while our home was going through a mold remediation. The room is very well laid out and spacious. It also has a large screened in lanai. There are 2 master suites with king sized bed and large soaking tub plus an enclosed shower. The 3rd bedroom has 2 twin beds and the living room has a queen sized sofa bed as well. Full size kitchen and dining room with a full size washer and dryer which was essential for us and quite a nice perk for those staying for a week vacation. This unit comfortably accommodates 8 people. We are a family of 5 so had plenty of room and we were really comfortable except for allergies. The carpet in the living areas and bedrooms is extremely dirty. I walked around once without shoes and my white socks were black from just one evening. Looked like I had walked around the parking lot a few times lol. My son found a pacifier and empty chip bag under his bed which leads to the lack of cleanliness. We also noticed that the there's definitely a leak in the kitchen behind the wall because there's a wet spot in the public hallway directly behind where the kitchen sink and dishwasher is. The furniture and kitchen are quite outdated as well though that doesn't affect the comfort of the furniture just the aesthetic. The staff are friendly, parking is always available and the grounds are lovely. This could be a 5 star resort with some remodeling and deep cleaning. read more

How we loved our 1 week stay here. It started with Melissa at the counter. She was a perfect representation of customer service and how your first impression should be made. Our flights into Orlando arrived early. Our plan was to explore and have lunch first before checking in but my pregnant daughter was feeling pretty sick with a migraine and needed to lay down. Melissa got us in a room within 30 minutes. We got a 3 bedroom condo. It was spacious with a nice enclosed balcony. We were having an issue with our shower handle from the beginning so after a couple of days I called down and old them. Within a hour a matinance person came there to look. He changed out the parts. We called down for more towels, they were delivered. We used the outdoor bbq, which was nice. The grounds are well kept. We would definitely come back! read more

We stayed just one night, it was a deal we got on a travel hotel app. Likely so we could check the place out and we needed a hotel room in Orlando after being a Daytona Beach for a week. Why a 3. Well the parking was limited had to park in the back and it was so dark we had to turn a flashlight on to see and walk. It felt unsafe as it's not a gated community. The walk, the elevator and hallway felt like an old apartment building and sounded like one. But we walked into the room and it was very nice. Spacious, new clean smelling, large kitchen with granite counters. Big screened in patio and bathrooms all were new and renovated. I think they are going through renovations so maybe checking it out again would be worth it if we ever have a large group with us. Front desk was super nice and friendly and was very helpful when our Fire Alarms went off in the middle of the night. They came right away to fix them and put in new batteries. The maintenance guy and girl were friendly as well and I'll be honest, I was not at all. Cranky as all get out. If looking for a place to stay on a budget and don't mind the time share pitch it'd be a great way to save on eating out and high resort costs while visiting the parks in the area. read more

I give this place 2 stars because I know there is potential here. However, my AWFUL check in experience lasted over 1hr 13 mins and as a result, the sun was going down by the time my issue was finally resolved. Things happen, I get it. However, there was a $47 variance from the price I was quoted during booking, and what was presented to me during checkin. The fact that diamond resorts sends emails with no fee schedule is a part of the problem. However, the manager lacked any sense of urgency, and did nothing to expedite the process and make or make it less embarrassing. My kids were obviously getting restless in the lobby... other guests could see the visible frustration and again...for over an hour...my family and I stood there. They charged my card a $200 security deposit as a separate charge first... then proceeded to tell me the cost of the room, with their fees and taxes etc that raised my red flag. However, because the lady told me she wouldn't be able to release my deposit...stopped me from telling them to just give me my money back and me going elsewhere. The manager came back ..and stated she would "look further into it" , but the resolve would take a "a week or so". Once I told her that wasn't an option...she went to the back and magically was able to honor the price that I was quoted. After over an hour of this... my family was upset. My kids were frustrated and tired ... we were able to check in. No further accommodations were given at all. No apology, nothing. We got to the room, and it was nice, other than the smell of lingering cigarette smoke. On the way to the room (on the 5th floor) you could see the water, and the basketball courts etc... everyone agreed that the resort would be fun, and maybe if we didn't spend so much time looking crazy in the lobby...we would've been able to enjoy some activities but after the kind of disastrous experience we just there was no amenity or anything that could erase that...we just wanted to go to sleep. (And get ready for our 7:30am checkout) Maybe next time will be better. read more

I stayed here on a girl's weekend getaway with my mother, we live an hour outside of Orlando and are very familiar with the area. I can't say enough about grand beach. The property sits right on Lake Bryan and has a lake house view feeling when you are there. There are pools, water sports, tennis courts, picnic areas complete with gas grills and even mini golf directly on property - all included in your stay and readily available for guest use. The rooms are spaced out between several different buildings, with each building having its own covered parking garage. The property is set off of the main road and security was never a concern. Our room had a lake front view and while the property is older, it is immaculately kept. Our three bedroom, three bath was as spacious as most homes and had all the amenities you look for in a home away from home. The bedrooms were all a good size, each room boasting a flat screen tv, with the master suite being a truly deluxe space. The kitchen is well appointed and there is a small dining room that leads into a comfy living room. There is a private patio complete with a table and chairs and is perfect for enjoying a cup of coffee and watching the water. Last but certainly not least, I have to mention the staff, because they were incredible. The level of service I experienced was that of any five star establishments. Ana and Sophie were not only incredibly pleasant, but very accommodating and so welcoming upon check-in and Carlos in Concierge always had the right answer for any of our questions and delivered them with a great smile and a friendly demeanor. If you happen to see an amazing deal on this property and you think it's too good to be true, go ahead and book it because you won't be disappointed. That said, if you don't see a great deal but this is on your list of options, I would suggest giving it serious consideration because it is a beautiful property and my stay couldn't have been more perfect. read more

The condos are nice and well equipped and the property is very close to the Disney parks. The staff is really nice and called us a few days prior to arrival to see what time we were arriving and even though it was early said they do their best to have a condo available then (and they did!). I produce mobile games and had to work a few days and their internet was excellent. There are resorts with more amenities but this would be my first choice when I come back to Orlando. The rooms, pools, staff, and location are great. And internet fast enough for teams video calls and presentations let me work when needed. read more

We are resort/ timeshare customers. My frame of reference is Marriott and Sheraton - it might be a high standard, but it is our frame of reference. First thing I noticed was there was no front gate or guard. 2nd thing I noticed...your first sight/ impression is a car garage/ view of the elevator. It's not very appealing - especially when you get an apartment building feel - noisy elevator and all. Their apartments are spacious but worn. When we got there late Friday night, we realized Expedia never sent out reservations to the hotel. It was late and we were tired from driving 4 hours. The front guest rep spent about 30 mins trying to find out information while also dealing with incoming guests. After that little hiccup, she offered us an upgrade for the inconvenience which ended up being a 3 bedroom suite, instead of a 1 bedroom that we originally reserved. She was so helpful and made the experience very pleasant. Every employee that I dealt with that weekend was so nice and very helpful. Everyone had a smile on their face which is refreshing when you live in Miami lol. The amenities were also great. So much to do that it's hard to take advantage of everything in one weekend. ORLANDO 2015 and 2016 Every year we enjoy going to Orlando at the Gaylord Palms to see the ICE show. For two of these years, we stayed at the Grand Beach Resort. Since it was off season both times (December), we had the place practically to ourselves and got the peace and quiet that we enjoy. The first time, we had a big 3 bedroom unit and the second time a 1 bedroom. Both were well appointed and clean, but the 3 BR was incredible! It was like we had a whole house! The kitchen was big and so was the living room. We also enjoyed some of the activities that the resort had. One afternoon, we went out on the lake kayaking. That was fun and plenty of exercise. I also enjoyed taking pictures of the ducks. The kamacks around the lake were also enjoyable. One family milestone that I will always remember about this resort is that we invited my daughter-in-law to vacation with us and it was the first time that I met her! It was nice to stay somewhere that felt more like a home (apartment feeling) than a box (a hotel). It was very spacious and clean. They provide a full kitchen stocked with basic kitchen needs like dish soap, sponges, dishwasher detergent, paper towels, and dishes including pots and pans and silverware. The check-in process was fine. What I didn't like was being told to to pick up my "welcome bag" at the concierge right behind me in the lobby. I found this annoying because I knew it was just going to be a pitch to purchase a timeshare or to come back to listen to another pitch and they'll give you a $100 visa gift card with no catch. After getting off a plane and wanting to settle into my room, but having to fake politely listen to someone talking about something I don't care about for 10 minutes is too much. AVOID THE WELCOME BAG! There's literally just tea in it. And there's tea in your room already. And there's tea in the lobby. You don't need anymore tea. The room had not been finished being cleaned when we got there. The pillows didn't have cases on them. We were about to call and see if we could switch rooms, but then someone knocked on the door to see if he could finish cleaning up. We let him do his job, he restocked the paper towels and kitchen stuff, and left. He was really nice. Not his fault they put us in a room that wasn't ready. The TVs had such terrible quality that we tried to watch movies on my laptop before going to bed instead of the TV, but the WiFi was so horrible we could barely get the damn movies to buffer. The walls were so thin that I could hear the conversations of the people next door and I could smell the food they cooked, so I'm sure vice versa they could experience everything we were saying and eating too. The activities at the resort seemed nice though. Fishing, two pools, hammocks everywhere, tennis courts, etc. But I have a feeling if I tried any of those things out I would probably actually give this place one star if I wasn't at the theme parks all day. read more

Though some what dated and in strong need of renovation this resort is still a cut above. Staff is not only extremely responsive to any issues or complaints I also found them beyond helpful and friendly. Most seemed as though they genuinely enjoyed working here and wanted to be helpful. As I said the place needs an uplift much sooner than later ( stove door broken, clock at pool not working etc) .considering all that it is well maintained and they are diligent about cleaning almost non stop. Improvements such as a small restaurant or sandwich shop and maybe a bar or such would not hurt at all. Compact and easy to navigate. God willing we'll be back read more

We love to stay here during volleyball tournaments. You have the comfort of your home. Full Kitchen, private room, living space, laundry.. make home meals, do laundry before heading back home! So finally went to Disney World with the family and got a 3 bedroom suite. I had not seen the pictures prior to coming. This place is very spacious. Great sized living room, two of the bedrooms were great size and then a room with twin bed. The patio in the back was large. Pleasantly surprised by the amount of space. Great spot for a family and you don't want to be stuck under each other. Washer and dryer and dish washer, came with glasses, utensils, etc. There was nothing else needed. Overall experience was good. Nothing major upset us during our stay at Grand Beach. We loved how peaceful it was at the pool and how nice the amenities were. Would of liked more activities on property that were included with the price of the stay. Would have also liked to see a restaurant or bar/poolside grill on site, like many of the other time shares have. As for the actual room, it was nice and mostly updated. My only issue here was the cleanliness. The shower had hair in it, and not just a little. There was carpet in out 3 bedroom condo, which I found to be a little dirty. I was pleasantly surprised by this property. It is quite nice. It's set on a quiet, good-sized lake (Lake Bryan), which is the perfect respite from the chaos of the Orlando theme parks. The grounds are well groomed and cared for. Accommodations were spacious - like 3-bedroom apartments - and comfortable. There are two pools, an 18-hole putt-putt course, tennis courts, a ping-pong table, kayaks - plenty of stuff to keep you and the kids occupied if you want to do more than relax. Disney theme parks are a short Uber ride away. This is a timeshare property, and they do offer presentations (which you are rewarded for attending) but it's not an egregiously hard sell. I actually found every staff person I interacted with to be courteous, helpful, and pleasant. Everyone asked "Is there anything else I can do for you?" - literally every time I spoke to someone. Room below us was playing loud music and smoking drugs until 4am. Smoke was coming off their patio right into our room, called front desk 3 times, started at 10pm and the smoking and music finally stopped at 430am. Would not recommend this place as family friendly. Manager did not seem to believe what we told her, very disappointing coming from a Diamond resort. Security seemed lazy and did not want to deal with illegal activities that went on at their resort. read more

This is a pretty nice place with plenty of amenities to keep you busy and relax while you are on vacation. The layout of the resort here is big with it being right next to a lake with water activities like paddle boarding, kayaking and fishing. The only downside is that it not advisable to go swimming since there could be gators or snakes in there. They also have hammocks and different exercise equipment around the lake to keep you busy plus bbq grills for the hotel guests to cook with if they are interested which they also kept clean after each use. The resort here also has two nice size pool areas plus a Jacuzzi which are kept open each night until 11 p.m. The guest rooms were an adequate size even though they come with a kitchen, it would've been cramped with more than 2 people. The furnishings were nice in the bedroom, but they could've updated the couch in the living room area as it seemed quite old. The bathroom was nice with it being roomy and didn't look old with modern furnishings. They have free Wi-Fi here which is always a plus and didn't have any problems with service or connectivity. One complaint was that the rooms would either get too cold or too hot with the air conditioning turned off or on and there was no way to adjust the temperature setting for the A/C. The resort was very close to the Disneyworld resort area parks as we drove only about 10 minutes to each park and it is advisable to rent a car if staying here as you really can't walk to any of the restaurants or grocery stores close by plus the resort is located right off a highway. The only thing I'm not very fond of staying here is that all the highways going to and from here are all mostly toll roads so be aware. Our check-in process was great as they were able to accommodate us with an early check-in since we were very tired with our red eye flight overnight and we could really use a good few hours of sleep. They have free parking here which was great and they have a garage if you want to keep your car out of the sun. One big negative about staying here is that they don't provide housekeeping at all unless you want to pay extra or unless you stay there more than one week. Overall I was very happy about our one week stay here as the price was reasonable and it was quick and easy to get back and forth from the parks. I would definitely stay here again for our next Disney trip. read more

This is probably the worst resort on Earth. I expected badd when they were terrible on the phone, but I did not expect roaches in the dresser drawer and in the stove. Disgusting. Mildew and mold in the bathroom tiles. There were actually fleas on the porch and screened in patio. Room smelled like a smoker's haven, but was supposed to be smoke free. Cutlery and silverware had rust stains...I advise you bring your own! Bedsheets smelled like smoke. Had to lay towels down on the couch to sit because of fleas...(actually googled the bug we found.) And...no parking! Got back after dinner and had to park on the side of the road by the entrance The worst hotel ever. Hotel California will not give you your money back either, so don't even book. Mini golf. One bathroom per bedroom! Hammocks near the lagoon. Housekeeping merits huge kudos. Rooms are immaculate and well kept. The resort is between all the major parks. We took an uber everywhere we went. It was super easy and cheaper than renting a car. Thank you to Grand Beach for a perfect trip. BTW We did avoid the time share spiel. The check in process was ridiculous. They don't notify you online there is a resort fee that they'll get you with at check in but aside from that our room was in terrible disrepair. One of the handles was broken so the room couldn't be opened except from the inside (handle just dangled on the lock). The bottom socket in EVERY outlet in the living room/kitchen along with half of the outlets in the rooms did not work. They weren't tied to switches, they just did not provide power at all. The WiFi was unstable and would constantly drop for the span of a couple minutes at a time. We had a late check out and they called at 830 on a Sunday morning waking everybody up just to tell us we had a "gift" (nonsense they try to sell you on) at the front desk. The door to the balcony looks like someone was scraping the paint off along one of the sides which is just cosmetic but still an eyesore. The only thing this place has going for it is the location is not that bad. Never staying here again nor would I recommend it to anyone I know. read more

It is always great to visit the Grand Beach resort. Amazing location and great accomodations to sum it up. The architecture reminds me of Disney Grand Floridian. They have added so many things since the last time I was here like brand new hammocks and exercise equipment throughout the resort. My fave are the tai chi circles. This is by far my favorite Diamond Resort in Orlando and as a timeshare owner of Diamond since 2007 I have stayed in all of them. This resort was selected by guests as 2014 Resort of the Year. A completely deserved award. The front desk agent Raynold Dalce is very nice and friendly and does not get frustrated even when the internet is down and he can not check guests in. Amazingly enough everyone waited patiently for the internet to start working again. Yelp just promoted me to the Duchess of Grand Beach as a result of my 5 check-ins during the last 5 years. I wanted so badly to LOVE this hotel but there are a few minor reasons why I couldn't give it 5 stars. First off, the phone calls. My lord!!! They call you everyday in the morning about free gifts and tours and timeshares. My whole family was woken up every morning by these phone calls so we pulled the phone off the plug. The pillows are terrible, they are feather and your head sinks so badly into them. The shower heads are painful, forget it if you have a small child in there, they are so forceful it's hurts your skin just to shower. It is 100% impossible to get help from housekeeping or maintenance as they don't speak a lick of English, a hotel this size should require them to speak both English and Spanish if that's the case. Otherwise, the hotel staff was friendly and the room was very clean. There are resort fees of $10 per day, what for? I guess mini golf and the pool which we only used once. The hotel is in a decent location, not within walking distance to much, about a mile for a good cup of coffee. read more

I am writing a review on every website this hotel is on. BY FAR the BEST experience. A HUGE shout out and thank you to Sissi, George, Rachel, Alex, and Roy. EMPLOYEES: During my check-in, while a rather unpleasant man was being obnoxious and rude to the employees, they responded with the most respectful and professional manor. He and I had some words about how to be nice to people and Rachel, the manager, came to help us settle it. They made sure not to say any details about which building or room I was staying in until he left. (Can I give an extra 5 stars for that?) Once he left, a security guard and two front desk employees walked me to my room to make sure nothing weird happened and to make sure I felt safe (the two ladies were even off the clock and I'm sure they just wanted to go home, but wanted to make sure I did too, and that was wonderful.) ROOM: WOW. My boyfriend booked the room, so I had no idea what it would be like. I figured it would e the standard hotel. I walked in and we had a 3 bedroom, 3 bath suite with a full kitchen. Everything is updated and SO CLEAN!! (They even have a blender in here ???) LOCATION: Less than 10 minute drive from Disney Springs (where they have buses to different parks), Typhoon Lagoon, Aquatica, the Orlando Eye (~12 min), the Orlando Premium Outlets, Gaylord Palms, and Falcon's Fire Golf Course.) RESORT: Honestly, we were planning on going to Typhoon Lagoon, but we may just stay here and experience what the resort has to offer. They have mini golf, a pool, a beach, fishing, canoeing, and literally so much more. OVERALL: Phenomenal. Amazing. Our friend owns a timeshare here and gifted us with a one week stay. We arrived late on a Saturday night. First thing to note, there is a building between registration parking and the check in lobby, so you have to follow the walking path to get there. The front desk staff was super friendly. The concierge desk was not as intrusive as I had expected. They gave us a bunch of coupons for area restaurants and attractions, and then invited us to a "free breakfast" and 90 minute presentation. We politely declined. And to my surprise, they didn't pressure or pursue us afterwards. We stayed in building 5 on the 3rd floor. Security cards give you access to your building as well as your unit. Our unit was a 3 bedroom (2 masters) and 3 full bath unit. It had a complete kitchen and dining area, as well as living room (with a fold out couch), and a large screened porch with table and four chairs. The bed in the master was very comfortable, and the unit was very clean. All utensils in the kitchen drawers and glassware in the cupboards had been washed. The refrigerator was full size. The unit also had four flat screen televisions and a great AC system. Ceiling fans in every bedroom, living area, and on the porch. The grounds were well manicured and the facilities were constantly being maintained by the staff. Our unit was above a grilling area, and on our first morning we watched a staff member clean the two gas grills for a straight hour. Afterwards, I walked down and inspected the grills. They were spotless. I need this guy to come to my house as my gas grill needs some help! The two pools were very nice and used by my children frequently. Shopping is not a problem, but I would avoid the Walmart at all costs (worst Walmart in history). The concierge provided directions to multiple shopping locations, so WM isn't the only game in the area for groceries. Although maintenance was greatly appreciated, I wish they hadn't started so early in the morning. Our master bedroom backed up to a maintenance closet that was outside by the stairwell. We could hear them as early as 0800 getting their supplies from there. But, it still was better than getting up for a commute in the Washington DC area! If you come back to the facility late at night, be prepared to park some distance from your unit if you're in buildings 1 - 5. It's the nature of the parking lot -- not a lot of under building spaces and late at night you'll most likely park down near the miniature golf course. No assigned parking, but that was not a negative for me as I didn't mind the walk. I would definitely stay here again. read more

Large spacious 3 bedroom suite. Clean and at a good rate. Close to all the attractions and not too far from the airport. Plenty of parking.
