Other than the garbage issue this is a great place to live. Management does not seem to be concerned that feces is left outside of apartments and nothing is done about it. Management also said hallways would be power washed and that has not happened either. So, the accounting department at Grand Oaks finally saw their mistake after my husband pointed it out twice. They have no clue how to do a spreadsheet with credits and debits. They are now stating we need to pay for their mistake because we refuted the charges with our bank, their bank charged them fees of $148. I'm not sorry to say we will not be paying for their mistake. If we had not disputed the charges with our bank, we would still be out over $6,000 due to their mistake. They continue to want to squeeze money out of us even though we have always been up to date on our rent and always paid on time for the last four years. The trash issue is still a crow in my bonnet. I plan on driving into their complex once a week and take pictures of their overflowing trash bin. The one where residents pay a whopping $47 a month for trash removal. read more

Do not rent here. you will live in disappointment that can only end with an attorney or lower lever on living than contractual agreed upon. my sister lived there and everything they were going to do was undone. The people fixing the units dont know how to do their jobs. Management is poor. Appliances need fix g but they actually are waiting for more to break before they order replacement parts. I've fixed appliances before, it's easy to get parts , usually. Getting people to install em is why I learned how to do it. DO NOT RECOMMEND THIS PLACE. read more

Ohk let me just start off say I moved here 3 months ago and my experience so far with this complex is horrible the past to months my rent had went higher and higher and and when I look into my expenses that's added on my rent it's the same expenses on there every no prices change or anything but somehow there is always something different with my rent and when I call and ask they have nothing to say I just think this is horrible experience and I will be getting to the bottom of this very soon this is so uncalled for and I'm pissed ! read more

If I could rate it ZERO I WOULD. HORRRRRRIBLE experience. Moved here Friday from 8 hours away.... To a FILTHY apartment. We called upon our journey here & they said word for word, "Apartment is ready for yall. Be sure to be here before 6 or you won't be able to get in" SO UNPROFESSIONAL. We signed a couple weeks ago for a garage. Upon arrival they tell us they do not have one... It's been a total disaster here. The apartment is NOT BEAUTIFUL inside. The photos online are HIGHLY EDITED! BE WARNED that's not what you get. Master blinds were broken. Contact webs everywhere. Floors dirty. Walls are an ugly YELLOW Main bathroom has OLD URINE on it. Hair in bathroom sink. Stove dirty Entire place GROSS. GET THIS-- OUR FRIDGE DOESNT WORK They said the guy was at Lowes getting it yesterday. Never showed. Told us he'd be here today.... Sunday (today) still no fridge.... So we had to buy a mini one bc who knows when they'll do their JOB. OR CARE ABOUT THEIR TENANTS.......WE HAVE 2 KIDS UNDER 3 & THEY KNOW THAT. Unbelievable how crappy this place is. Not okay. And no one replies. NEW TENANT MOVING IN TO THIS IS DISGUSTING THEY DONT ANSWER THE PHONE. They gave us our code for the gate (which was broken & some lady stood out there taking names) When we used code that night, it called AN OLD TENANT AT 10PM....REALLY??!? If I could give negative stars I would. Let's start at the rent payment. My base rent is 1245 but I pay almost 1400 every month, plus any additional fees these scummy mother f**kers can tack on. Not that they fix anything in your apartment btw. Speaking of broken of the 6 months I've been here the pool has been broken the entire summer, the trash compactor broke for weeks on end, and the "gate" doesn't work so it is stuck open 70% of the time. You know the amenities you pay for that don't work. Don't get my started on the horrible work out room. Run, don't walk, run away from this place. read more

Zero stars. DO NOT LET THE FANCY PHOTOS FOOL YOU. This place is awful I don't even know where to begin. The first three months we didn't have A/C. Our lock is currently broken on our front door and we were told maintenance wouldn't come back to fix it and that we were on our own to call and be billed for a lock smith. Our garbage is rarely picked up. The gyms A/C has not worked for the entire time we have lived here. Most of the gym equipment is broken. The pool is frequently closed. The gate has not worked since we have move in. We were given the wrong mail key and couldn't get our mail for the first month. Our freezer has been leaking since day one, countless work orders place that I finally just gave up because "your freezer is leaking because you have too much stuff in it" was the answer I got.... When I don't keep anything in it because we have a separate deeper freezer because the main one is BROKEN. The administrative assistance are awful people who say "I'm so sorry you are dealing with that" and then do not assist or problem solve. Garbage piles up. People do not pick up after their dogs. Let's just say we are beyond excited to leave this pay in less than a week. Get me out!! WORST PLACE I HAVE EVER LIVED and they had this review coming at them since day one. Reminder, tenant rights are a real thing and this place violates you at every turn. Trust reviews because we are normal sane people who learned the hard way and trusted the management. I've been living here for 7 months with many problems and no resolutio. My A/C has been broken 12 times, my refrigerator has been broken 3 times. Everytime i go to the office the property manger has an attitude like I'm disturbing her. I've call home office with no response at all. They hire and fire maintenance workers every week so if you have a problem with your apartment most likely it won't get fixed. don't waste your money, don't let them lie to you this is a 0 star place to live they don't accommodate you at all. read more

I moved in 2 weeks ago. The place was not properly cleaned. I also never experienced sooo many issues with an apt until I moved here. I'm very easy going, but the staff here lack everything which will make you aggressive with them especially when they fail to follow up on anything you ever call for. You call and put in a work order .. 2 weeks later nothing is done . You call the front office and no one answer. Absolutely HORRIBLE customer service here. If you enjoy broken benches to sit on, gates that don't work for more than 4 days at a time for years, a filthy pool, appliances from the 90's to cook with that are rusty, signs that are beyond worn, kayaks that need to be thrown away and paying for your garbage to be collected instead having it sit in the foyer for 2 days smelling like rotten fish, dog feces on the grass for days. Did I forget to mention the businesses being ran out of the garages. Get your haircut and listen to banging music all out of the garages. Typically, the air doesn't work in the gym. The dog washing area is disabled. If 1 person is late for rent everyone gets an email and text. If you enjoy all this then these these are the luxury apartments for you!! read more

Listen. RUN. As FAST as you CAN. This place is pure TRASH. By far the worst most disgusting complex I've ever lived in. They don't upkeep the property. Breezeways are filthy from trash & debris. The gym has no AC so they basically want you to pass out from a heat stroke while trying to "get healthy". Management doesn't care about ANYTHING but getting their rent on time. Work orders are NEVER fulfilled on time no matter if it's an emergency or not!!!!! Our AC has been out for two weeks now & it's over 100 degrees DAILY here in Georgia. They had the nerve to tell us that they're gonna bring a portable ac unit until they can get around to fixing our AC. Keep in mind a portable unit only blows air in THE ROOM THAT ITS SET UP IN. So basically my family & I are suppose to sleep in a two bedroom apartment that we pay RENT ON TIME MONTHLY at in 90 degree inside temp. UNACCEPTABLE. My toilet always sprays out toilet water due to the terrible plumbing system they have here. When we first moved in here there was a permanent black ring around the inside of toilet bowl. My dishwasher has NEVER worked. My ice machine went out well over two months ago. You think they came & fixed it after putting multiple work orders in!??? NOPE. Smh. Dog shit everywhere. Pool is always FILTHY or closed down. Like this place is a joke. If I could leave -5 stars I most definitely would. They just need to shut this dump down ASAP at this point. Do not recommend living here. The gate NEVER works even though that is an amenity that we pay for. Management is awful. Our air conditioner has not worked for a month and a half now. We were told, "work orders are done in the order received". They refuse to put window units in our apartment and just expect us to continue living this way. Very disappointed in this apt complex and i Have never had much issues with apt complexes until i got here. My stove has not been working properly and it even started a fire at one point in the house . I called management to notify them and they told me that maintenance will be coming out here , they put in a work order . Two weeks go by , mind you we are eating out everyday until it gets fixed , we called to see an update on the work order , management proceeds to tell us that it's not an emergency but they placed a work order and they'll get to us when they can . Now I'm livid because i pay rent on time and i listen to the rules that are enforced , yet i can't use my stove . They expect 100% rent but I'm living in a house that's only working about 80% of the time . read more

You pay extra to live here because it seems decent and has some amenities but the pool has been closed all summer, the gym has no air conditioning making it essentially useless and also lacking equipment. sink in my bathroom leaks, shower doesn't work and also my toilet runs. Very nice apartments. Exiting the complex is difficult & scary during peak traffic hours as there is no traffic control device.

I love living here ! The staff are superb & are always so pleasant when you come to visit or need to ask a question . Some amenities do need to be perfected but other than that I love my home & the complex is just beautiful all my guest guests who come over tell me I live in a resort style apartment complex ! The staff may be new but are human at the end of the day & they continue to work on making the property better ! I'm at home thank you grand oaks ! read more
