As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. I am writing this message because I'm frustrated with the continued poor management of The Gates of…read moreCipriano property and the lack of attention to serious resident concerns. This is now the fourth consecutive year that the community pool was not ready for Memorial Day weekend. Last year, the pool did not open until July 2025, forcing residents to pay additional money to use other facilities during the summer. Residents continue to pay full rent while amenities that are advertised and included in our community remain unavailable. Not to mention, when you go to the Greenbelt Community pool, you are not considered a technical resident and therefore have to pay non-resident fees, because the property does not pay Greenbelt or Prince George County taxes. After learning that the pool would once again not be open as expected, I called the management office to ask why there was a delay and why this same issue continues to occur year after year. Unfortunately, the property manager was very short and dismissive during the conversation and did not provide any meaningful explanation or accountability. As a paying resident, I believe these are reasonable questions, and I was disappointed by the lack of professionalism and concern shown in response. Unfortunately, the pool issue is only one example of a much larger pattern of neglect. Management appears more interested in collecting rent than addressing the ongoing problems that affect residents' quality of life and safety. There is a severe rodent problem throughout the property that has not been adequately addressed. In addition, the dumpsters are frequently overflowing with trash, creating unsanitary conditions, attracting pests, and making the community look poorly maintained. Safety and security are also major concerns. Vehicle-related crime has become alarmingly common, with car wheel theft occurring so frequently that residents regularly find vehicles left sitting on bricks or crates. Despite these recurring incidents, there has been little visible effort to improve security measures or protect residents' property. Residents deserve a clean, safe, and properly maintained community, especially given the rent we pay. I urge management to take immediate action to address these ongoing issues, improve communication with residents, and provide accountability regarding the timeline for correcting these problems. At a minimum, residents deserve honest communication, timely maintenance of community amenities, and a management team that takes resident concerns seriously.

I found that. The application process was seamless. I was approved quickly and the transition was smooth. I had my keys and access to the unit quickly. The last few years have been amazing. Whenever anything was broken and we submitted a maintenance request, it was addressed quickly. Nothing remained broken for long. John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. They are reliable, responsive, nice human beings. It was a pleasure to have our home manager by this company. John's the best!

I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

My husband and I decided to use BMG to manage our town home after reading their reviews on other…read moresites and finding out that they managed several other similar homes in the area. The Good: They found an applicant to rent our house out at their initial suggested price, which was higher than the price we would've accepted. The whole process from initial contract to move-in of the tenant took about two and a half months, which we felt was a reasonable time frame overall. The company they work with for repairs is very prompt and responsive. Generally BMG's team is also very prompt with their communications. The Bad: Internal communication within BMG is atrocious. They went against our explicit instructions several times. They ignored potential safety issues we'd notified them of until after they'd already shown the property and then suddenly made it into an issue that warranted taking it off the market. My husband and I had to stay actively involved in the entire process because we could not trust them to act in our best interests. We expressed our frustrations multiple times and no changes were made to improve things. The maintenance company they work with is expensive, and because of the poor communication by the time BMG setup repairs we'd wasted a lot of time and didn't want to lose more money shopping around for quotes. We also found out that the maintenance company BMG uses actually charges MORE when you go through BMG versus working with the company directly. Finally, while individual BMG employees were usually prompt in their responses, getting actual information was very hit-or-miss. On more than one occasion we received a reply stating that we'd be sent something by COB, only to get it more than a week later; or we've been told we would get confirmation via email on what was discussed by phone/text, but never actually received that confirmation. Final Impression: As frustrating as the process has been, BMG did find and move in a tenant, and we still don't want to actively manage the property ourselves. Based on our experience thus far I would not recommend this company, but we will now be working with one primary person instead of several and I'm hopeful this will solve a lot of our issues so I'm reserving final judgement for a few months.

I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something.
