    Ok... we just moved into this property 9/7/2019. We smelled a faint odor second day and as my wife was coughing uncontrollably I decided to investigate the smell. Removing the air vent in the bedroom I found what seemed to be Toxic Black Mold.... (please see pictures!) Now I sent an email on Sunday after speaking immediately with Andrew,( leasing office) on Sunday 9/8/2019, who was able to get a maintenance person out a few hours later, (Jessie, maintenance lead) who looked but did nothing in the apartment. Monday, 9/9/2019, apartment mgmt sent a work order, which I can post later, and the maintenance lead came and began taking pictures, other maintenance techs brought a ladder, plastic sheeting ( which they covered the floor with, an in labelled spray bottle with a yellowish liquid, a(1) hand towel, and after taking pics began to spray from the un-labelled plastic bottle and wipe the affected area. While videoing all this activity I asked first The lead tech Jessie if it was black Mold, ( several times I asked) he said ," no it's just some thing that..."then his voice trailed off. I asked him if he thought he needed PPE,I.e. tyvek suit, gloves, goggles, NIOSH Respirator for Mold. By the way what's the difference between," organic growth and the pictures I posted. That's what apartment called it," organic growth!" You know I kinda feel like the people of Flint, Michigan. After several communications back and forth, I get responses from mgmt that include," do you have a license...( in Mold remediation?) I've gotten response reciting company policy, and a whole bunch of words but not one piece of factual, scientific evidence of what GreenRidge maintenance was wiping up with the yellow liquid, if the environment of the apartment was fit to inhabit according to Texas law, only a response stating that me, the tenant would have to provide a hire a contractor for professional testing of the apartment and if anything is found ... then and only then would apartment management respond accordingly. I don't feel safe... Nor that this company is interested in any more than protecting their own interests...

    I lived here for a year, place is cleaned in certain areas and maintenance crew comes and fixes any problems that you may have on the same day. The office people are nice and attentive to your needs and can answer most questions that you may have, plus they are open on the weekends from 1-6pm. After living here for 11 months my apartment got broken into from the patio, somehow someone came onto my patio and broke into my double bolt patio door and had stolen quite a ton of valuable items. Management said that they could accommodate to our needs due to the unfortunate events but then said otherwise after speaking to the owner of the property. We lived on the second floor and somehow no one noticed someone climbing or using a ladder to break into the apartment. Management asked the maintenance to fix the door but all he did was glue everything back and expect us to feel safe. Security was offered to the community after my incident which I felt like should've been offered to begin with. Plus having cameras at the entrance and exit, no one offered to aid any video evidence of the theft. Washing machines that were outside, that is available to everyone that doesn't have one in their apartment is fairly close but most of their machines don't work or it damages clothing. Usually only 3 out of 5 machines work so you'll have to wait for some time to do laundry. Upon leaving the place started to smell like mold, my downstairs neighbor smokes weed, so you get the drift after just coming outside the patio. My bathroom it leaks into the bottom floor and the issue was addressed plenty of times, so imagine how many times maintenance came through to fix it but the issue was eventually resolved after 4 months. Pets are definitely not allowed, well except cats than dogs, which I wasn't sure of the reason. Parking, if you're a guest, the person staying there must address that you need a parking pass, mainly because they have a towing company that would gladly tow your car. While living there, I've seen plenty vehicles getting towed Morning, Afternoon, Evening, and even late at night. So that's. must and it is only valid for 3 days.

    I attended a wedding shower of a friend of mine who lives at One Park Place. From the moment I…read morewalked in, luxury was all around. Great location across from discovery green and in the middle of everything great about downtown Houston. The valet was included in the event participation but I parked offsite. The building is very secure, we had to be escorted via elevator to the party room on the 8th floor. The views were gorgeous and the room was very comfortable with plenty of seating for about 45 people. They had setups for food and drinks and we really enjoyed the facility. It was beautiful even without decorations. There was also a pool on the 8th floor. If you happen to live here, they have many resident activities posted in the elevator. Pretty cool place.

    To Whom It May Concern,…read more I am writing to file a complaint regarding the conduct of a concierge staff member during a recent delivery I made to your property. While performing a delivery on my electric bicycle, I encountered a concierge who behaved in an unprofessional and disrespectful manner. Instead of assisting or communicating respectfully, he spoke to me with an aggressive attitude and threatened to report me in an attempt to have me lose my job. As a delivery worker, I deserve to be treated with dignity and respect. Threatening someone's employment over a minor issue is inappropriate and creates a hostile environment for workers who are simply doing their jobs. I found his behavior intimidating and unnecessary. Customer service staff represent the image of the property, and I believe this interaction fell far below the professional standards expected from hotel employees. I respectfully request that management review this incident and address the matter appropriately to prevent similar treatment of delivery drivers and other visitors in the future. I firmly believe that people should treat others with respect and professionalism. Actions have consequences, and I hope accountability and fairness will prevail in this situation.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
