Business operating during the pandemic, "thank you" Review #10 in March 2020, i bought two rental properties in Vista Park Villas, an HOA project managed by GRG. the Seller (somebody i know and have done business with before) needed money STAT for a "time-sensitive" real estate project when his original deal fell our of escrow at the last minute. the purchase was a hot mess from the get-go (standard operating procedure for this Seller), so it's not surprising more problems reared their ugly heads down the road. there's so-o-o-o much bad history between the previous owner and the previous property management company, so it's not surprising my relationship with GRG Management got off to a rocky start. after the snarkiness (almost entirely mine) quieted a bit, and each of us got willing to see our part (mostly circumstantial), we managed the Covid-19-socially-distant version of "hugging things out"-- two of blocks of phone line, between Denise at GRG Management and myself in my home office. turns out, Rodney King asked the right question: Can't we all just get along? ps: Denise, i think the house with the mini "vineyard" you asked about isn't on Highland. it's on Tamarack almost to Skyline. read more

Terrible company who does not respond to or care about residents and communities at all. Have tried endlessly to have them manage a significant issue in our community, and they do not respond to emails or calls, literally ever. Also claims to have reached out to various city entities but won't provide any specifics, most likely because the claimed outreaches never occurred. Sent dozens of emails giving them an opportunity to respond, be professional, address the issues, provide accurate and truthful information before leaving this review. Don't know everyone who works here, but at least one of the owners could not possible be any ruder, more dismissive, condescending, or unhelpful, and the rest of the staff I've spoken with apologetically say there's nothing they can do because she's in charge. She's even hung up on residents multiple times when they call because she doesn't respond to emails. Really hope this review helps save someone else from being scammed by this purported management company. There are many great companies out there, take your business elsewhere and do not use this one. read more

Naïvely, I believed these companies existed to serve homeowners. Unfortunately, GRG, as a whole, has been adversarial and dictatorial. Their enforcement of CCRs is selective, e.g., they'll disregard egregious violations that impact the enjoyment and value of one's property; yet, they will issue citations for relatively petty violations. I believe GRG would receive more positive reviews if they were to treat homeowners like customers rather than subjects. read more

GMG management does not serve the homeowners in a way that builds community. Instead, they "tell" you this is the way it is and too bad not realizing that the homeowners are paying the bills. All pools were opened in the area, but GRM management does not open till May 1 as they needed to clean and santize a pool area that no one has used for months sitting in the sun. If someone is concerned about spreading Covid they always have the choice to not go. Instead GMG managment keeps it closed for much longer than necessary during spring break when more than enough information is out on Covid in open air surrounding. Setting up various santizing stations is not difficult. They kept it closed during Spring Break when kids need a healthy activity. Even their Public notices are unfriendly! Management is to be solution oriented not controlling and unyielding and my experience over the years has always been the later. read more

Sadly, since 1998 GRG Management has been the property managers for our development in Carlsbad. I learned early on not to expect decent customer service, and have contacted them as little as possible. The women who answer the phone exhibit uninterested and rude behavior. They do not regard homeowners as customers; they behave as though you work for them. GRG staff are hard to reach, uncaring, and as transparent as an iron fence. We recently had an increase in our HOA fees. GRG Management gave zero notice of the increase. It was so they could collect $30 in *admin late fees*; likely right to GRG's bottom line. Since April 2021, 14 meetings were either rescheduled or cancelled due to Manager or family illness/appointments, emergencies, car repair, car accident, dental emergency, rain (with no rain) or by failure to meet deadlines or providing Management materials. When questioned, we were told the owner knew about the issues. After all that, we were "terminated." read more

We bought a property whose HOA is managed by GRG Management. As we entered the contract on the property, we confirmed with a GRG representative via email that short term rental is allowed, as the legal document (CC&R) is super long. We ended up bought the property after the confirmation. It turns out that GRG Management representative gave us the wrong information and short term rental is not allowed. We politely reached out to the owner of GRG Management and tried to work out a solution. We told the owner that we are willing to take down the listing. Since there are existing bookings on the property, we are checking with the owner to see if we can get any grace period so that we don't disrupt the travel plan for our existing guests. The replies from the owner were very impolite (if not rude). We are very disappointed with: 1) representative of GRG Management gave out wrong information, which is pretty consequential for us 2) the owner of GRG Management's rude replies to my reach out, even when my emails are polite and cooperative. I definitely don't recommend business with this company. read more

Very poorly managed company. Difficult to contact. Makes many mistakes and is not familiar with Davis Stirling regulations.

GRG management is charging me for a pool key I do not have. I'm closing on my house I sold it to another buyer and they want me to pay $25 for a pool key for the new buyer. I was supposed to receive a pool key when I moved in but nobody gave me one so GRG management is saying that's my fault they are charging me an erroneous $25 fee on my escrow docs for something I do not have and refuse to take the charge off. I did not know as a resident of Oceana East three I was forced to use the pool I was told the HOA fees every month did not include the pool and I would have to pay extra to use the pool so I opted not to do so and now I'm still being charged for a service I did not receive. Its not only unethical it's unfair and illegal and they're getting away with it I give them a review of one for poor customer service. read more

Our HOA has gone through several management companies. Ahh.. finally we arrive at GRG Management! who is extemely professional, helpful and courteous and respectful. I have had to personally call the staff on various HOA matters, and with each conversation questions have been answered to my satisfaction AND matters efficiently resolved. The only thing this group manages for my current community is the pool-- which we share with another community. It has had a "gas leak" since September, and it still hasn't been completely fixed. It's currently December. At $25/home, they've been making quite the profit off of two communities for a product that DOESN'T WORK... At 392 properties for our HOA alone, that's about $9800/month for doing practically nothing. If they can barely manage a pool, how in the world do they manage bigger, more complex projects? read more

the worst - they don't care. I was in a complex that had a breakin in the garage and they had told the tenants at the time to put deadbolts on the storage areas. But that was before I got there and they didn't bother to tell new tenants about it. Sure enough, there was another breakin and my storage area was about the only one without a deadbolt and I had a $1000 bike stolen. That was just one example of them not caring. And their fees are high. Not sure there's much choice when you are buying property who manages it, but if you are looking for a new management company avoid these folks. read more

GRG has been very inconsistent. Sometimes they provide good service but most of the negative reviews related to inability to speak with someone and having them provide prompt service is spot on. If you are a seller trying to close escrow, good luck and don't wait to the last minute with them or you're screwed. read more

WORST CONDO COMMUNITY DUE TO HOA! I am a tenant here at Buena Vista Townhomes. I have been here for over 7 years. The people here are great at least where I'm at. They watch out for one another. The management here is rude just walking around taking pictures of what and who they want to attack. I have had my commercial vehicle since I started living here and all of a sudden I can't park here because someone decided I can't! It's hard to understand why after seven years parking here it is now an issue. They will not give an answer to my landlord on why I was denied permission. I covered my vehicle signs and they will still not allow me to park here. Of course my words don't carry much weight because I am a "tenant". The person who's in charge here has never lost their position which I thought their should be a rotation in the community. They have no playground for children to play and yet have signs all over discouraging kids to have fun! This isn't a family friendly community. It feels like they play favoritism towards people here. The leadership in this community needs to change from a bunch of sour people to family oriented ones who actually care about the community. They are always nit picking things to fine you for. Many people here are upset with the HOA.I would suggest a better community. read more

If I could rate it a 0 I would! I was a consistent tenant for multiple years, when my refrigerator broke it too multiple months to make any progress. The ONLY reason I got a working one is because I withheld rent - at which point she tried to charge late fees. There was a leak in the roof for multiple months and she has to be hounded to fix. They pulled up the floor to the bathroom in the middle of winter and didn't return to replace it for weeks. The downstairs neighbors couldn't keep his house warm due to the hole to the basement and was forced to shower in my apartment. The mice were the last straw. After clearning up mice dropping's for multiple months I was charged $680 out of my security deposit. She also told me to Plug the mice holes with aluminum foil and "make due". She doesn't comply with local or state law and had been cited by the Code enforcement and has yet to reply. read more

Another 6 days go by (2 being the weekend) nothing- I leave another message- 5 days go by and I leave another message this is over 2 weeks of waiting.. Come on you may be busy( we all are) but, at what point do you become incompetent at your job? SO I finally get her on the phone to hear her high pitched, condescending voice say well it not up to me the HOA needs to vote on it then I need to schedule an appointment they will be there tomorrow.. Seriously? You couldn't leave a 15 second message describing me the situation " Hey sorry for the delay I have the proposal in but Im waiting to hear back from the committee as soon as I receive notice Ill give you an update." Is that really that hard? and How do you know I'm even available tomorrow? We have over 60 units paying $250 a month each.. surely to pay the salary of this lady who cant seem to grasp the fact that we pay her bills.. They knew there was another HOA and purposefully did not say anything, they held up escrow. They were shady and underhanded trying to keep secrets and not tell me pertinent information about the association I pay for!! They have to be the worst company in the world! This is the worst property management I have ever had to deal with. Trying to get a live person who can actually help you is almost impossible. If you leave message you are lucky if they will return your call with in a week. You have to be proactive if you want your question answered or if you have a major issue that needs to be taken care of. I was just informed I had a $5 credit on the books since 2009, and they are just telling me now about it. Another month - another error. Since I had been having problems with my "Dues" arriving and posting on time - I decided to hand deliver my March check. Guess what - get another nasty gram that my dues are late - checked my bank account - check stamped and dated and cleared but not posted to my account. God help me. I guess the only way to get there attention is legal action. So done with this company. Run don't walk away. If they were licenses I would report them to the BRE for lack of good accounting principals. read more

They have little respect even for the people that try to do the right thing. Guilt by association I guess. Instead of working with you they lash out if you bother them.
