They have a great team and cleaning crew that are so in sync, every renter receives a fresh, immaculate home each and every time. I had vacation renters that when they checked out they would make sure to leave a deposit for the next year, same time. After selling my homes I became a vacation renter through them. Dorothy Pinney made sure that my rental was clean and checked in with me to see if I was enjoying the accommodations. I do not recommend this company. I had them managed my condo in Oceanside for more than 10 years. They were good in the beginning until I trusted them & relaxed. In the first 5 years or so, they were good at adjusting the rent amount and then stopped. I recently found out that I am 1k under the monthly market value rent of my unit. I suspect that the employees are likely getting rewards on the side. I need to speak with Barbara myself on this matter. read more

We have owned and rented several homes over the last few years. My rental experience was directly from landlords. I was a bit nervous about working with a Property Management company because I read some reviews of other companies taking security deposits, etc. McClain Properties had a home that we were interested in. Jess scheduled the viewings in a timely manner and we were able to view it twice before renting it. The application/lease process was smooth, as was the move in. Any issues were handled promptly, and they employed an excellent handyman. They did an excellent job prior to moving in, as well as after moving out completing checklists, complete with photos. This made my concerns for getting charged for items that were already in poor shape to be a non issue. As for deposit refunds, they also came quickly. I feel that McClain Properties represents both the Landlord and the Tenant with professionalism, courtesy, and respect. I would use McClain Properties again if I were in either role. I'm thrilled to give 910 N. The Strand, Oceanside, an awesome review...and than I hesitate as it'll get booked all the time. This beach bungalow is amazing. Literally right on the strand - west of the pier, so the beach is sand (no rocks). Sure it's not updated to the most recent trending decor, but who cares? This place is all about location and the awesome beautiful picture window. What is so cool about the window is it's like a two-way mirror(like in a questioning room). No one can see in. We sat in those comfy recliners and people would walk by, look into the window (adjust their clothes or fix their hair in the reflection) and never see us. At night, all they saw (per my husband going out and looking in) was the Apple from our MacBooks, floating in the air. The kitchen is the best stocked of any of the 7 VRBOs I've ever rented. From a poached egg gadget for cooking to two coffee makers (pot and Keurig) to lots of plates, glasses, and knives. Pretty amazing. The bdrm and bathroom are clean and very functional. This place is all about enjoying the view, multiple walks on the beach, and location!!! The best! There is gated parking in the back (could get three cars in, definitely two easily). Check-in was a synch - codes for the padlocked gate and combination door entry. We never saw a soul from the management company. And, there really are lot of beach "toys": umbrellas, lounge chairs, boogie boards, and fishing poles. There is also a grill, beach towels, and extra blankets and pillows. The living room futons are huge and comfy. And, the wi-fi was like clockwork. We never moved our car for five days. We walked to the Thursday morning Farmer's Market (.6 miles) and then the Thursday evening Street Market (.6 miles). A local market is just .3 miles away. I can't recommend this place highly enough if a beach bungalow comfy right on the beach place is where you want to stay. We'll be back, for sure. Oh, and the management company/Dorothy made us feel important, checked in on us by text, and made sure more than all our needs were met. read more

The property had been listed for days, at the lower rent amount, before I decided to respond on Aug. 2, and before the rent was hiked by $500 after my viewing appointment was made. I obviously do not believe it is the type of "mistake" a legitimate professional would make. Everyone should report this type of shady practices to the California Department of Real Estate. --- Sadly, McLain has gone as low as to use "Bait & Switch" tactics by posting a rental property for a certain amount (for days), then raising it by $500 before my viewing appointment, claiming it was just an honest mistake. It's terrible to see that kind of dishonesty in the industry, and how they take advantage of people desperately looking for an affordable place to rent. Makes me wonder how they deal with tenants already in last agreements. I wouldn't trust them after this experience. read more

Applied to a rental property with this company, and was extremely disappointed. We did not even get to view/tour the property we applied for because we were urged to just apply, although they didnt have a showing for weeks after it was posted. They screened our service animals, which is questionable, but not terrible. The terrible part is with the screening process, the site that they used gave a FALSE (which we verified with other sites) credit report, so the property was given to another applicant. On top of that we were told we would know if our applications would be accepted over a week ago, and told again we would know three days ago, until they finally told us today even though the move in date would be very soon. Some staff were nice and helpful but the application process was extensive for getting a wrong report. read more

My introduction to McLain Properties was by default as the Owner of the property rental I had been renting for several years in Oceanside decided to hire them for property management. Adjusting to a price increase wasn't easy but amazing customer service comes with a price and this company delivers that at a level 10! Having had a rental income property for many years I can speak on behalf of an Owner and a Renter when I say that this company takes great pride in amazing customer service. From check in to check out the communication is excellent and the process seamless. Booking during a global pandemic meant a lot of uncertainty and fear this year as to what the future would hold for our annual vacation and Greg eased all of those fears with a level of professionalism and integrity that far surpassed my expectations. Every call, email and question was promptly answered. He understood every concern and eased every fear. His level of customer service is the perfect 10! Owners and Renters...If you are wondering whether to hire this company to represent you with a rental property, you should know they handle clients with respect and care. You should know they keep the property clean and have implemented extra steps insure this. You should know the booking process is seamless as well as check in and check out. You should know that Greg is fantastic and perhaps I am biased as I dealt primarily with him, but I highly recommend you requesting him when calling for your rental needs although I am sure everyone at this company operates with the same care and compassion that he does. So it is for these reasons that I am leaving a 5 star review and a heartfelt Thank You for all of your help!!! There is a unit A and unit B as this house has been redone to serve as a split condo which works out great if you are 2 families traveling together as there is a door inside that can either be left open so you can freely go in and out of each condo or you can keep it locked for more privacy.. Hop, skip and a jump from the water, fully stocked, amazing owners and rental company, clean with private washer/dryer and private parking! I should add this is a 2 bd 1.5 ba with a couch that pulls out to sleep 2. The only thing it doesn't have is beach towels, you will need to bring your own but everything else is there for you. This is our 7th year and I wouldn't dream of renting anywhere else! read more

Beware they don't follow the law regarding security deposits. They charge you for painting when you've lived there over 3 years...law is 2 or more years no deduction. They don't know their properties. They don't know the age of appliances and charge your for wear and tear on old appliances. They don't keep good records. I sent pictures at move in and when I moved out, they could find them. Good thing I kept copies. They don't look at your move in check list and charge you for thing your put on there. They are not friendly at all when you call and service requests are apparently at their leisure. I will never rent a property through them again, nor will I recommend them! read more

We rented a Carlsbad Village condo for nearly six weeks over the past two winters. The owners have wisely contracted with McLain Properties to manage this rental. Our primary contacts have been Dorothy and Gregory, but we know that they are backed up by staff (and contractors) that very capably addressed the few issues that arose (plumbing and heating, among others). McLain Properties very effectively balanced the requirements of the owners with the comfort, safety and security. They were always courteous, professional and timely in the interactions with us. Apparently I should have covered myself and taken pictures upon my move out because they walked it without me and falsified pictures(they made messes that didn't exist. We have used Barbara McLain Properties for renting a beach rental every year for the past 5 years and have recently made our reservation for the 6th year. This last year we did have a small problem with a water leak (that could happen to any one, any time, any where) but the professionalism with which it was handled was outstanding. They even went to the extent of relocating us for a few days so that we wouldn't have to be inconvenienced by workers in and out of the home. They knew this was our vacation and they didn't want this to detract from that. We could not have asked for more!! They checked on us after the repair to make sure that all was well and that we were happy. I have to say that the customer service from Brendan and Dorothy was beyond excellent. I just wanted to say that this is a great Realty company, they take pride on the homes that they show. What I absolutely loved about the properties they lease and/or sell is that some of the homes they are strict on no pets and no smoking. That is my kind of property! Marina is a great agent and really goes the extra mile to try and get you a home. If your credit is not great, they will work with you by arranging automatic payments and/or asking for a co-signer. Review of 3009 Apt. A, Ocean st. Carlsbad, CA. You get what you pay for! Please, know that you WILL be able to walk to the beach. If you don't mind "mouse traps" in the corners, or blackened, moldy carpets by the windows, or a stained futon in the living room, or rusted, broken deck chairs with an umbrella that doesn't open, but CAN poke you in the eye, or a stove pipe that drops black soot for no reason on the stove, then, this place is for you. We, also, had to pay a cleaning deposit. No house cleaner could have made this place clean enough to be rented by a family with young children. But the neighbor was very nice. read more

Obviously this rental agency has some great people working for them, based on past reviews. Unfortunately, i didn't get the pleasure of working with any of them, I worked with Laura. This is our experience with Laura. My daughter is looking for an apartment. She is a full-time student so I help her with her rent. We found an ad posted by McLain properties for an apartment in Oceanside. We called and left 2 messages with Laura before we heard back from her. We scheduled a time to view the property and she was late. Laura wasn't kind, she wasn't even friendly. She mentioned twice (once on the phone and again during the showing)that the apartment was a month-to-month tenancy. We walked through the apartment, we told her we liked it so she told us to go to the company website and fill out the application. Both of us would have to fill one out, my daughter as rentor, me as co-signer. We both would have to pay the application fee. We heard back from her about 4 days later, she said that the owner usually doesn't accept co-signers but he approved us. He would require us to sign a 1 year lease in order to rent the apartment. We would have never applied for the apartment if we knew there was going to be a 1 year lease obligation. When I called and asked her why they are changing the terms of the rental, she said that the owner has every right to change the terms whenever he wants. She was snotty and rude on the phone. I requested that we get a refund for our application fees because we were not given the correct information when we applied for the apartment. We applied for a month to month lease, not a 1 year obligation. Laura should have talked to the owner about a prospective tenant with a co-signer, he would have told her that we would be required to sign a 1 year lease, Laura would have told us this BEFORE we applied and paid $60. It really feels like a bait and switch scheme. She told us that they had already collected 2 other application fees on the property. They shouldn't keep an application fee that was obtained by one of their rental specialist giving false information to prospective tenants. I am sending my husband to the office to try to recover our application fees. I don't want to deal with Laura. read more

Note: This is an opinion against a realtor working for them, not against the realty company themselves. My husband and I would NOT recommend using Laura Latronica as a realtor. The other realtors in this company are nice and helpful. We were applying for a rental house, and Laura was very hard to reach on the phone (first red flag). We were told specifically that the owner liked us and they would not accept any other applications. She said that the owner wanted to consider us and liked our credit scores. And that they will continue the process with us. Once we paid our application fees, we were texted (not called) that we did not get the house because the "landlord told her that her family needs the house". I tried calling and texting back, no response. We looked online that night for more houses, and 2 listings posted AFTER the text was sent showed up... same exact house, same listing, same realtor, but asking for $50 more a month. Weird, right? I contacted the company the following day and Donna (very nice!) said she would look into why we didn't get the house since our credit was over a 700. Finally, I received a call from Laura and she said she posted it before she got the call from the landlord (time on posts are accurate and were after the call from the landlord and the text that we got). However, it wouldn't make sense since the landlord rejected us and came up with the excuse in the same call (Laura was contradicting herself saying she didn't know of the rejection until after the landlord's phone call, but she relisted the house up online beforehand). In my opinion, not only was she vague, short, and rude on the phone when I was asking questions about why the landlord didn't like our credit score or us in general (remind you, over 700 score), but she kept talking over me. I did mention to her, politely, to next time call her clients in situations like this because texting is not professional. She told me that she has a life outside of work and didn't care to respond back to my text or call. In my opinion, she is definitely not a good realtor because she couldn't take 5 minutes out of her night to call us and explain, or wait until the next day to call! As I told her to not get our hopes up next time and basically tell us "you're the only applicants", she hung up on me. I was not yelling on the phone, but rather telling her that she should've handled the situation differently. So if you're looking for a house, DO NOT USE LAURA LATRONICA!!!!! In my opinion, she is unprofessional, rude, and a liar. She forgot to meet up with me to go over paperwork until late one day, and she ran late to the house showing appointment. My husband had to repeat himself over 3 times regarding to his paycheck. However, do not put blame on the realty, for they did help us in this mess. Thank you Donna for your help! Used Barbara McLain properties to advertise and rent my condo. It took the max of three months to get it rented. On the last day of our contract was to expire they put someone in the unit just to collect the fee. The person was not screened and the agent did not even inform me or allow me to make the final decision. He just informed me that it was rented and the guy was given the key. The tenant ended up costing me thousands of dollars to get him out of my condo. The guy never paid rent on time, and did not pay rent for 4 months, broke windows and was aggravating to all the neighbors. I had to take him to court and then he never paid the courts decision. Another issue with this company is that they are only open Mon-Friday 9-5 to show rentals. Most people want to see rentals over the weekend. I would never use this company ever again. I received nothing for this review. This is from my own experience.We leased a house handled by McClain PM for 2 years. When we moved IN the house was a wreck. It had not been updated since it was built which was not a problem for us as the rent reflected the overall state of the house. However, the floors, cabinets, patio doors and screens, carpet and all the rooms were deeply filthy. We were given a move in report and filled it out in detail regarding the shape of the house; it was obvious that no one had deep cleaned the house in many years. We met our next door neighbor almost immediately and he told us that the previous tenants had literally disappeared overnight; filled their car and left and did not return. Neighbor said the house was trashed. Even the realtor said the house was a disaster. We cleaned it up because it was affordable and we loved the neighborhood. Then 2 years later the owner decided to sell. New Property Manager for us at this point but still Barbara McClain. They sent us 3 notifications regarding our lease within a 2 week period. 1st notice was to go month to month. 2nd notice a few days later said the previous notification was rescinded and we had to sign a 6 week lease and move out by end of September. The third notice several days later terminated all previous notifications and told us that at the original end of the lease we had to vacate. Back to square one so no harm. 2 weeks before we move out they told us if you move earlier, we will pro-rate the lease to that date. Great! They send in several workmen to fix some things. We clean and move. We get a notice that the place isn't clean enough. I refer the agent back to the move in report and note that they were way better off than when I took possession 2 years ago. We cleaned well, but not super deep because that is not how we received the place. They charged us $550 to clean and then charged us $55 to make a repair in the bath that their workman did and then notified them via email that it was his fault. My neighbor told me that they gutted the house and then sold it for $565K. Good thing it got that fraudulent deep cleaning before they remodeled it. I wouldn't bet that someone in the Agency owns the cleaning company. I don't like losing bets. Moral of story; Barbara McClain Property Management is sloppy, not inclined to listen, and happily inclined to charge you for work that never even occurred. Stay Away! read more
