There are so many other options in Belltown and Seattle, I'd recommend checking out newer communities that wouldn't have all the issues and lack of management action that this one does. The elevator was down on 13 separate occasions during my two years there, and each occasion was days - not just a few hours. The pool was closed on 3 separate occasions, sometimes for weeks at a time. The exterminator told me he visits the property frequently due to silverfish infestations. After a great run in Ballard for a few years I decided to change it up to be downtown without being too deep into downtown prices - Griffis has great amenities, views, and staff who work there. Maintenance is also super helpful and friendly, next day support! Shoutout to Gene! I will mention the area is so close to pike place there's a ton of things to check out and walk to, but it's also close to the train so if you live on the side facing the view the train can be quiet loud if you leave the windows open. Otherwise, great location, close to the marina and views of the sunset (when it's nice out) read more

I have lived here not quite three months. In that short time, I've been very impressed with the building and its staff. Ronnie and Carolyn were very helpful to me with my numerous questions before moving in and since that time. The building's amenities are plentiful: fitness center, pool, hot tub, yoga room, community rooms, and rooftop deck. It was fun to join other residents on New Year's Eve watching fireworks from the Space Needle. Next time there's a pizza party, I'll be sure to show up early. I enjoy the package delivery service and the trash/recycling valet. My unit has outstanding views and many other fine features. My cats and I are happy here! read more

Recently moved into Griffis and I am excited to live here. Kailee from the leasing office was so helpful when I was planning the move. The maintenance staff (especially Gene), were super quick and helpful when I made a service request. The community has all the amenities you would need and so far all of the residents seem friendly! The location is great and accessible to the market and all downtown services but quieter than the next few blocks. My only constructive criticism is that some of the hallways are due for a renovation/ upgrade. Overall the community is lovely and I would recommend considering Griffis if you are looking to move! read more

So many request resolved in just 2 -3 days. Super fast response and very appreciative of the changes. My room door did not have a lock when we moved in and they also changed the door knob to make that happen + blinds replacement when it falls, changes in bulbs, cleaning our huge deck windows that are at a height, and also replacing our fridge like 2 times! Maintenance is very efficient and great. There's one time I locked out of my apartment in the middle of the night and they come open the door for me all the way from Kent. Great area, love being by the water, the remodelled apartments are nice too. But the upkeep of the building is awful. The building consistently smells like trash and is just rancid. There are constant break ins. And you cannot get packages delivered directly to the apartment. So you risk your package either getting stolen or wait upwards of 12 hours for this courier service that you're forced to pay for. The management uses Covid as an excuse for everything and doesn't take meaningful, prolonged steps to improve the quality of living here. Their responses are robotic and they do not acknowledge that the processes in place in this building are not working in a very fundamental way. It's unfortunate, I like my apartment but there are some aspects of this place that truly make it unlivable. read more

Apartment was spacious and maintenance is good but there is almost no sunlight in some of the layouts. I have lived here for 10 months and There have been multiple break-ins in the community and garages. They switched to a third party package delivery system called Fetch. They receive your packages and deliver them to your door at your scheduled time, sounds interesting right. Fetch messes the package delivery more than often than not which is still acceptable(We are all after all human) as long as your receive the package. There have been multiple instances of stolen packages. But neither Fetch nor the Griffis Management take the responsibility of stolen packages. They are not even sorry about it, and, even worse suggested me to claim refund from the vendor company which delivered the package. Not being able to cover for my lose is still acceptable but giving illicit and unsolicited advice is simply unprofessional and unethical. The management are just mechanical and barely communicators between tenant and the owner(or whatever shit lies above them). I don't expect the management to take responsibility of the issues caused by the decisions of the owner but showing some connection or empathy towards your tenants is least expected. We requested to move to a different apartment in the same community which requires an unusual process of reaching out leasing office and communicating our interest. I and my roommates must have reached out to the management at least on 4 occasions and every time the response was so slow that the apartments were gone even before they could send in the transfer form. Let me teach you what empathy is: If we reach out to you asking to transfer to an open apartment, you don't simply say sure we will send you a form when it pleases you, causing enough delay that the apartment is gone for good. Instead you check if there were other applicants and send the form right away so that we don't lose the apartment. That is the little empathy I expect from people I interact with on regular basis. On top of this, there is no freedom of speech in the community portal, every word you write is scrutinized and censored if it slightly questions their way. read more

Tatiana, Haley and Nora made my transfer here super easy and were very professional, responsive, and answered all my questions regarding my move. As the poster below mentions, can't reply to the comment so instead I'm updating the review: "...from time to time, common area updates are necessary" Yes. From time to time. Not ALL the time. And that still doesn't explain why you chose to remove the functionality of ALL common spaces at once (would it not be smarter to renovate one clubhouse at a time, for example? Do the pool deck THEN the courtyard? Clearly whatever construction contractor you've hired is not making your business a priority). "...the construction in the courtyard and pool area is projected to be completed by the end of the year." Sure. Just like it was projected to be completed by 6/1. Then 7/1. Then finally opened around 8/1, only for it to be closed again a few weeks later. "We are unaware of any malfunctioning equipment in the fitness center.." Is that because you have never used the fitness center before? There's an elliptical stuck on kilograms, one that doesn't have resistance, and I don't think a TV works properly on any machine in there. Not that that matters too much, since there are never any remotes (and if there are, they have no batteries). The water cooler is frequently not working, and the one time I saw the A/C on it was blowing hot air. I'm not an engineer, but these flaws are easy to spot to the layperson. "In response to our residents' feedback, we have held a safety meeting with a member of the Seattle Police Department" You're even admitting here that, until residents were notified by news crews outside the building of this devastating incident and thus began to complain to the office, you did nothing to inform us of what happened or provide us with any safety measures. Another "reaction" to resident feedback from the first incident was SUPPOSED to include a sign on the front door indicating that residents are not permitted to allow in outside parties and that any visitors should use the call box to gain access to the building. But even something as simple as printing out a piece of paper to stick on the door hasn't been accomplished. And, therefore, ANOTHER incident took place months later. I do agree that most of the front office staff is courteous and helpful, but management needs to step up their game, and the corporation should do some serious investigation into this property's operations. I feel fortunate to be escaping this situation, but am not confident that this will be a smooth transition based on the experience I've had so far (and reading what it was like for other residents to move out- charges to account after professional cleaning, etc). The location is fine, since Belltown is a fun neighborhood, but there are plenty of other options for renting (that are actually closer to all Belltown has to offer). I moved into Griffis Belltown, in August of 2018 and was initially unhappy with some of the developments at the property. I give Griffis 5 stars now due to the manner in which the management staff (Eduardo, Tatiana, and Emily) addressed my concerns and ensured that we could reach a mutually beneficial solution that would keep me as a resident. As other reviews have mentioned, there is an internal courtyard between the two buildings on the property and this courtyard is bisected by a gated alleyway. In September, the city forced Griffis to keep the gates unlocked from 6am-10pm every day to comply with a city ordinance. During this time I lived on the first floor with a unit that had access to this courtyard. With the potential for public access and increased foot traffic I no longer felt that the convenience of a first floor unit was worth the potential added risk. From the time that the announcement was made, Griffis management listened to my concerns, and sincerely asked how they could make the situation better. They suggested several solutions and listened respectfully to those that I requested. Within a few weeks, Griffis had agreed to allow me to move to a different unit, and accommodated several other reasonable requests and in exchange, I was able to sign a new lease for a unit that I am very happy with. Overall, I believe that the community is a good value, for the money, in a location that I enjoy, and run by an on-site management team that genuinely cares about its residents and will do what is within its power to make you happy during your time here. read more

I have moved into the apartment about a week ago. The check in process was incredibly smooth and the staff was super helpful and knowledgeable. They are willing to help you out quite a bit and I really appreciated that during a cross country move. The building itself is quite nice and there are many floor plans to choose from. If location is what you desire in Belltown, then Griffis is the place. I lived here for just over two years and would have renewed my lease if I hadn't purchased a house. The leasing and management staff is attentive and quick to respond to resident's needs. I never waited longer than 24 hours for maintenance to take care of a fix in my apartment. The real gem of this place is the location. My apartments had a view of the sound, direct sunlight and the walls are virtually sound proof. Griffis has a heated pool and hot tub that is open all year round! The gym and dog wash was a huge plus too. The neighborhood is awesome, walking distance to the Big Picture movie theater under El Gaucho. Jerk Chicken and Some Random Bar and No Anchor are some of the best eats within 5 minutes by foot. The Site 17 mini mart has everything from Pomegranates to bacon to 91 Pt wines. 10/10 would rent again. read more

I am sad to have to downgrade my review of Griffis Belltown. I will say up front that office staff Emily and Tatiana are helpful and nice, and these problems we have experienced are clearly due to upper management issues and Griffis' business practices. We have now lived here roughly 10 months, and have had several issues. 1) as soon as the weather warmed up (we moved in winter) a loud fan noise started rattling and shaking our cabinets, and vibrated through the entire apartment. It was incredibly loud and reverberated into our bedroom, so we asked the office what was causing it. They said they would send someone from maintenance to check on it, which had to be rescheduled several times (we have cats so we preferred them not to enter when we weren't around). When the maintenance person came out, he said it was a vent from the garage and that there was nothing they could do about it. The then manager (she has since left) told us that she would come out and listen to it as well, but was incredibly condescending and acted like it wouldn't be a big deal. She also lied and said that no one had ever reported the noise issue, when we later spoke with fellow residents who said they had complained of a similar issue. Once we told the office that, they quickly changed their tune and said they could schedule a specific time of day for the fan to run when it would be less disruptive. My partner and I work very different schedules, so we landed on a mid morning time as the best option, so now every day at 10am the fan goes off for an hour and shakes the apartment (including weekends). 2) it was not disclosed to us that there are dorms for Art Institute students in the apartment complex. Our unit faces the courtyard and we have had several issues with loud parties late at night, people playing ukelele and singing, which required calling the after hours security phone line, but it takes the security 30-45 min to respond. 3) we have had several maintenance issues that were caused my shoddy worksmanship when our unit was renovated. One of the maintenance staff disclosed to us that that renovation company had been fired because of poor work. We had water coming out of a light fixture in our bathroom because a bathtub in a bathroom above our unit was not sealed properly, doors to cabinets fall off regularly, we had a leaky kitchen sink that caused damage on the bottom of the cabinet, the molding in the kitchen was unfinished and maintenance had to do makeshift workarounds to close holes in the baseboards. 4) the courtyard area is apparently now a public space as dictated by Seattle city law, which I understand, however Management's notice of the fact that the courtyard gates would be unlocked for 16 hours a day (6am to 10am) was not given in a timely manner. 5) at the beginning of September, I noticed two small silverfish bugs in our bathroom area. We were just about to leave for a vacation, but I emailed management to let them know right away. They said we were booked for pest control to come out (apparently they have a vendor that regularly visits the property) that vendor failed to service out unit, and it took us several weeks to get our unit treated for silverfish (and numerous instances of locking our cats up for long periods of time, since we may not have been home when the person came to spray). When the vendor did finally come to our unit, he didn't spray all the areas he was supposed to, and only left one trap. We are still seeing silverfish and we are booked for a second treatment this week, however if there is water damage in our walls from the aforementioned leaky tub, I'm not optimistic as silverfish thrive in damp environments. Our lease is not up for some time still (we signed a 15month lease) but as you can see the cons are greatly outweighing the pros. Griffis should be more up front with disclosures of issues at their properties, but of course that wouldn't be in their financial interest. It's sad that we've had all these problems, because I truly do love the layout of our unit and the neighborhood, but perhaps I should've been more skeptical of the "great deal" we got when we moved in (one month free rent, three months free parking, large square footage for decently priced rent, though still high). read more

I really enjoyed Griffis Belltown until recently the management staff has not been helpful towards residents. Recently the city of Seattle forced Griffis to open up the center alleyway as a public area due to not having the rights to make it private. This caused a lot of security concerns within the building and management basically said "take it or leave it" and went on their way. With such a major change to the building community and safety concerns coming up within the community I expected a better response from a management that preaches about how safe and friendly the community is. read more

We lived at Griffis for 15months and had a really wonderful stay. The staff was always extremely prompt and professional. We usually worked with Emily and Tatiana and they were awesome!! The service workers were also always on top of any requests. We didn't like having to pay for valet garbage at first but it turned out to be a convenient amenity. The location is phenomenal -- tough to beat. Bars and restaurants are a couple minutes away on foot, and the market and waterfront are also very easily accessible. read more
