Lived here for about 2 months now and really like the property. Office and maintenance staff are friendly and stay on top of requests and work orders. Amenities are nice with the hot tub, game room, and my favorite the dog wash. The location is great as well. Only a few blocks from restaurants and the waterfront. As well as all the big Seattle attractions. If you plan on driving to work Belltown is a great location. Currently its easy to get in and out of the area. Homes and amenities are nicely renovated. The only reason I am only giving it 4 stars is that the building is old and its shows in areas like the stair wells, storage's, and parking. If these areas were given a face lift it would be 5 out of 5. read more

My wife and I really enjoyed GB. The staff is so nice and the maintenance is really awesome. The room was in pretty good shape-newly renovated. Their renovation is a bit rushed, so there's some poorly painted things. The price was the biggest selling point, as it's the best combination of affordability and comfort/amenities in the Belltown area. The only complaint we had wasn't with the property of the staff, but with a select resident who did not clean up after their dog. Accidents near the elevator were happening daily (recently it has mostly stopped). It is very hard to catch this person in the act, even though the management is trying. But overall, it's a great place to live. read more

Don't move here After living here near 1 year and witnessing the way Griffis handles its community/paying customers I would not recommend anyone live here and here is why: -During the corona virus they have shut down all the amenities like the community room, dog wash station, and pet walk area claiming it is to prevent the spread of corona virus rather than upping the cleaning as many other communities are doing in WA. They pad-locked the small out door dog walk area forcing people with mobility issues to have to hire a dog walker and won't take responsibility for the added inconvenience saying the amenities are not include in the rent (though they will use them as selling points). They also are reducing maintenance to only emergencies so I hope a light doesn't go out or you are reading in the dark. -We have had numerous break-ins to all the parking garages, 6 in one month by my personal count, smashing car windows and stealing bikes, which they never reported to Seattle PD. I personally spoke with a Seattle Police officer who showed up on scene for a reported bike theft by a resident and they told me that Griffis has never contacted them and they never knew about all the theft and had they of known they could have upped their presence. Griffis also charges $200 a month to park here and of course accepts no responsibly. They even switched from having an on duty guard to a reactive "Keep the Peace" security who takes 20 mins to show up as you have to leave them a voice message to come. -We had Luxor Locker, which everyone in the community liked but they got lazy/tired of dealing with people leaving their packages in the slots and rather than coming up with a more proactive system like fines for people who leave their packages in there without notice (like most communities do) so they decided to switch it, without asking or taking a poll from the paying community, to Fetch Delivery, which defeats the purpose of Amazon prime as it takes additional time to get packages. Even though many residents complained Griffis still kept it. -Griffis doesn't take care of it's staff either. One of the workers lived in a unit that ended up flooding with a bunch of other units. Griffis paid for everyones stuff to be moved but not their own employee, forcing that person to move their own property on their own dime. -Also, the elevators were down constantly for multiple days at a time as were the gates in-between the buildings. Oh and the space between the buildings is technically a public space/alleyway so they have to leave the gates unlocked during certain hours, leaving it a not-so-secure area where we have seen homeless people squatting. Griffis lures you in with a decent monthly rent price but then adds in another 400-500 a month in fees (like mandatory trash valet even if you live right next to the trash shoot and don't use it). The on-site staff are nice and friendly but they can't do much for you as their hands are tied by the management company, Griffis. If you want to live in a community managed by a company that doesn't care about its residents or employees, and only about making a buck then come live here, otherwise I advise you keep looking. ------In response to Griffis reply--------- Griffis is the only building that has shutdown their outdoor dog walk area and never acknowledge the fact that Griffis is denying any responsibility for the service animal that needs that space or the inconvenience you irrationally put on that person with mobility issues along with the entire community. The CDC has said dogs cannot transmit COVID-19 and are only limiting spaces to less than 10 people right now and outdoor spaces are not off limits anywhere else. If Griffis actually cared about our safety they would step up their cleaning efforts not shut down amenities that our rent goes toward paying for (like community gas, community electric, maintaining the pool and hot tub, plastic bags for the dog walk area, the one person capacity dog wash, etc). Also, we are denied any concessions as they irrationally claim that, "a large portion [of that goes] to the common areas that aren't so obvious such as the hallways, exterior lighting, elevators etc". Griffis also talks about the "additional focus" on cleaning the lobby and the hallways- they don't clean any high touch areas like hand rails on the stairs, fire door handles, or our own exterior door handles. This isn't about safety it's about Griffis' budget. As for all the break-ins Griffis failed to brush off to a national issue, if Griffis truly cared about the safety of its residents and our property we pay $200/mo for, they would have implemented a permanent on-campus guard, not a reactive Keep the Peace security detail. So all who live here can feel real secure knowing that help is 20-30 mins away and COVID-19 won't be on the floor surfaces. read more

Changing my review- only pros for me are the maintenance staff. Just like most apartments- once you move in they will not return your call nor care about keeping residents around. Additionally- multiple break ins in garage and you are completely liable if your window is smashed. read more

This review is for the timeliness of the service team when there are issues (does not apply to other policies, like waste delivery service, and noise in unit from upstairs neighbors, faultiness of amenities etc.). I've had a few issues since I've been here and the service team are always quick to respond. In one instance Gene was able to identify and issue with my dishwasher that was causing my unit to smell terrible. In 1.5 hrs the diagnosed the issue and installed a new one. Then he came back 10 mins later with a replacement lightbulb. Again, Gene on this occasion and Keegan on another have been a great service team in my experience. read more

My wife and I recently toured the Griffis Belltown apartments. Ultimately we chose to remain in our current living situation for reasons at no fault of this apartment complex or the staff. As a matter of fact, we had a great experience working with the leasing manager Nora Keith. From the start Nora was professional, welcoming, knowledgeable, and kind. This place used to be nice and care about the residents. The front office is awesome. But it seems like their management company could care less about the tenants. They have been "remodeling" for what seems like 6 months and the new colors of the building are nice(if you like the color of baby poop). There has been a lot of theft recently and if you choose to move in. You will soon stop leaving the building if the fire alarm goes off because it's normal. When an elevator is down usually takes a month to get fixed and I mean I wouldn't recommend living here. A lot of homeless people wander the area early morning and sometimes find them sleeping in the exits. Best wishes if you choose this route. But Brandi and Tatiana are great at the front desk and actually do care which stinks because they have to hear all the complaints and have no control. Well since I can't reply to your comment Griffis it has been brought to my attention the pool/hot tub area is closed again. And the court yard still isn't complete same with the recreation rooms. Just curious on when you are going to make this a priority as it has been almost a year. read more

I have lived in a few different apartments now and this is by far the best place that my husband and I have moved into. We have been living here for about 5 months and I have no complains. The staff is super friendly, welcoming and responsive. Our maintenance requests are taken care on the same day that we submit them most of the time. There are events planned by the staff where they always offer food and drink and residents always come by to say hi. All of the amenities are taken care of, we can go down and use the grill whenever we want, the pool, hot tub, gym and common areas are always clean and ready to go. Yes there will be noise from the street outside, we are in Belltown after all, but i grew up in LA and don't mind the noise at all. I like being close to downtown, Pike Place Market and all the bus lines. I couldn't ask for a better place to be. There will always be minor issues here and there but I am positive that the office staff and maintenance will find the best solution for you as soon as they are able to. read more

This is the worst experience I`ve had renting an apartment in Seattle. Griffis Belltown Seattle has two building one is on the Elliot Ave and the second on Western Ave, and their reception is in the first building. If you receive any packages you should carry them all the way from there through the courtyard (this also will include stairs, door opening etc.) - not the best way to carry heavy packages. Because of renovation the courtyard is closed so if you want to pick up the packages you need to get around the building from the street side. They already spent a month for washing and paining the buildings and it`s taking another 2- 3 months for the pool area and courtyard - the noises of jackhammer and other equipment starts from 8:30am till 6 -6:30pm including Saturdays (the day when you want take some nap in the morning after a busy week). They also have not the best fire alarm system - it systematically turns on at the middle of night. I can`t wait until my lease ends and I can move out of this building. read more

I think this is the worst building in Belltown when it comes to rentals. The building management is horrible and tries to screw its tenants. My lease allows me to transfer my lease to another person but the building management insisted that my name will remain on the lease. The manager Emily Johnson is a unethical person who personally made sure that they can threaten us to not transfer the lease. I asked a lawyer who said that we could sue the building management but i decided it was not worth the hassle. Also, they wrongly charge a very high move out fees even if we had done a professional cleaning. read more

Great amenities and large units with fair pricing. My only thing I don't like is the required trash valet service which is very expensive and I never use, please listen to residents and try and figure out how make this optional or just remove the service altogether! Other than that, I wanted to give some shout out to Gene the maintenance tech, he does a great job and responds to my service requests extremely fast- also so nice to my puppy and cat. Great guy to talk too as well. Also Haley in the leasing office has been an amazing resource to me as well, promptly responding to my emails and answering all my questions! I absolutely loved my time living at Griffis Belltown. Very responsive staff, beautiful amenities, and overall a great experiences. However... I lived there for two years, with a pretty normal rent increase of about $100 between year 1 and year 2. We had a 2 bed/2 bath and paid about $2600/month. The rent increase that was offered after the second year was $3500/month - a $900 increase. A second incident - when we went to move out, we patched holes, cleaned the unit top to bottom (I'm talking wiping down baseboards, wiping everything down, deep cleaning drawers and cabinets), and they had the nerve to charge us $100 for paint repair and $185 for cleaning. Not only did we not get our damage deposit back despite the fact that it was in near perfect condition when we left ($400, for the record), but the ledger showed that we owed them almost $120. When I asked the front desk people about it, they basically said that you can never get your damage deposit back unless you pay to have the apartment professionally cleaned yourself, and show them the receipt. I think that's bad business. People ought to know that your "damage deposit" is actually just an extra $400 charge to live there. I am disappointed with the lack of transparency and frankly, hands down bad business. I would expect more, given the positive living experience I had here. This apartment complex will price gauge you to the fullest extent, no matter how you act as a tenant. I'd actually recommend leaving your apartment a mess on move out - they're going to make you pay an exorbitant fee to have it cleaned anyway. Why waste your time? read more

I didn't spend too much time at Griffis, but just enough that I can confidently rate it. My apartment was: 1-227. Noise: 5/5 I am a very light sleeper and sometimes have insomnia too, I never had difficulty sleeping in my apartment at Griffis. Maintenance: 5/5 I ran into issues 2-3 times during my stay but they were addressed very promptly. Safety: 4/5 I never had any issue but on the internal portal of Griffis, I heard a resident complaining about multiple incidents with them in a short while. Neighborhood: 5/5 I was able to walk to my Amazon office (Doppler) in 13 mins; generally takes less than 15 minutes. Very close to downtown: groceries, shopping, restaurants, barbers, all places to address quick needs are at walking distance. Office Staff: 5/5 Have concerns? No worries, talk to Brandie, she will help, nothing to worry about there. Post Move-out Bill: 3/5 After the move out they charged for small things, which I believe should have been ignored in courtesy. The bill was nominal but it is just that it wasn't in lines with my overall image of Griffis. They earn so much, why not spend a few dollars from own pocket to prepare apartment for the next tenant. Is it because the person is leaving so now you don't care as much? Move-out reason: I found a better deal closer to my office, though I still miss the serenity of 1-227. Best thing: Noiseless apartment. Worst thing: My apartment had a very small commode in the washrooms. I really hated that. Worst experience: I took over lease from the previous tenant and moved in before doing the paperwork. Ran into Emily and she told me I was not allowed to stay; not once but at multiple occasions. I told her that the previous tenant was busy and was not able to come but she didn't understand my situation. Brandi was not in the office those days, but when she was back she handled the case very professionally. That said, after proper paperwork was done, I didn't have any issue with Emily. read more

I love living here. And here's why: (1) Location: Even though it is in the heart of Belltown, both buildings are not on the streets that get crazy busy on the weekend. And all you have to do is walk one block to be where the action is. Walking distance from the market, shopping, etc. (2) Staff: Probably actually the best reason to live here. This team is awesome. Always available, genuinely friendly. They are always attentive to my needs and requests. And regarding the construction and other issues, they are very transparent and happy to let us know what is going on and why. Just gotta ask. (3) The apartments: I have lived in this community for over 3 years and have lived in 3 different units since my specific needs and circumstances have changed. Everyone one of the units I have lived in has been beautiful and comfortable. I almost moved away at one point, to live outside of the city so that I could pay lower rent. We have lived here for a year now, the first few months it was a different complex, though. The old complex owners had their shit together and everything was nice. Griffis has taken a long time to adjust but is getting there. We moved in originally because of the monthly community activities and pool for the most part, and that we could rent a one bedroom with den that is basically a two bedroom, two bathroom and has 1,007 sq ft for under $2500 not including utilities. Since Griffis took over, we have seen a few community activities but they are typically kinda just thrown together because the office doesn't have a specific person party planning like the old owners did. They are remodeling a lot of things and that is exciting, it is making the buildings look very nice. We have had some issues with the lease resigning that has not been fun to deal with because of lack of communication in the office but it could be worse. All in all, it is a good complex. Things are generally well kept and they are very quick to do any repairs. There have been some really unpleasant fire alarm system issues. read more

It's a great place to live at, a little expensive

I Moved here from KC MO, and I have to say that out of everywhere i have been here in Seattle I would have to say this apartment complex is the best of the best. The ladies in the leasing office actually take the time to get to know there tenants by name and apartment #. Tatiana Lopez and Brandi Bentler have especially have made living here so fun and enjoyable for the first day I moved here. They always are wanting to know how i am doing and how my schooling is going, makes me feel like we are all just one big family here. If there is a problem of any kind, they are right on top of it, doing everything in their power to get the issue resolved ASAP. Even maintenance is on top of there game. I have brought many things to there attention and every time they are on top of the issue fixing it. I would recommend to everyone who is looking, that this is the place to live. Not only is it in a great location, but the people who work here are amazing as are the other residents.
