I have now tried on two separate occasions to refer clients to this company. Each time it was a fight because "their policy" is that only the property owner can make an appointment. As a Realtor, my clients expect me - and rightfully so - to set appointments for them so they do not have to worry about any issues. Well, I have never had as much difficulty trying to give a company business as I have with this one. I guess when you're big enough you can afford to be arrogant. I will never refer or use this company regardless of how many 5-star reviews they have. Customer service is EVERYTHING in real estate. This company clearly flunked that class. read more

Rich K I am updating my post from April 27. 2026 it is now 6-16-26. These people have lied to me have said that the warranty work had to wait for several weeks because of waiting for the city of Aurora to supply the building permit and as soon as it was issued my work would be done. I contacted the city of Aurora and there has not been a request for a permit. They will put me off months and then more. I may need to hire an Attorney. They have not been honest with me and I would not trust them. They have a number of other bad reviews and I still recommend using someone better than GROUNDWORKS. read more

We had three quotes with our concrete problem and none were comparable to the other so we chose Groundworks. Well, it was a mistake and they were not able to lift the concrete area we had contracted with them to do. I would not recommend and buyer beware as their salesperson will tell you they can do it and then the person who comes out to fix it tells you something different. It is a mess and they job they did do was a mess, like they don't know how to caulk? Find another company who will do what the say they will. read more

They charged $4500 to keep water from entering the basement and put in half a system that CAUSED more water damage (verified by one of their own techs who swore he would stop working for them if they didn't fix what they did) and in the end they took no responsibility. A TERRIBLE company with fast friendly talkers who then send untrained goons to the house to do the work. They were also hired to move the sump pump away from my neighbors yard and instead, increased the flooding. read more

Scott my sales person evidently lied about the work. Had a new sump pit put in and a new drain plus concrete lifting on the patio. They butchered the walls 3-4 feet up, where I was told it would be 18". That'll at least triple the drywall repair. Cut studs in a way to make sistering new ones much harder and will now likely need electrical work too based on how they demo'd. Never mentioned they weren't doing electrical. Of course they snuck it in on the contract and that's my fault. Scott my sales guy of course wouldn't respond to me when I and the foreman tried to get ahold of him. Figures. I'll never recommend these guys to anyone and will forever tell people not to use them. Stay away from this outfit is my recommendation. read more

I don't understand how someone would think it's okay to be at someone's house FOR FOUR AND A HALF HOURS just to give an estimate, an extremely overpriced estimate of $48,000. He kept insisting and using cheap telemarketing strategies to get us to accept. Always ask for a second or third opinion. We found an amazing, smaller, local company that did the work for less than 20% of that ridiculous estimate. read more

In May of last year, after days of rain, my basement flooded. After reading a significant number of negative reviews of Groundworks, I decided maybe my situation would be different and gave them a call. It wasn't, and unfortunately, I continue to deal with the effects of hiring them today, nearly 18 months later! Shortly after their salesperson came to the house, I signed the contract to have them install their AquaStop WallSeal and BasementGutter, which would essentially create an interior gutter around about 70% of the perimeter of my basement. They began by removing the bottom half of the drywall and cutting the sole plate connected to the studs (and many of the studs), neither of which I was informed of during the walk through or listed within the contract. This added significant expense when rebuilding the drywall as new plates needed to be secured to the floor. Once removed, demolition of the actual concrete began, and as they jackhammered around the perimeter, they broke pieces of the marble around my basement fireplace and tile flooring near the bar. Unfortunately, the tile isn't sold any longer and I just have a gap now that I haven't figured out how to clean up. The most frustrating part (of the demo) was coming home on the first day of demolition to see custom built-ins in the basement destroyed, despite the fact there is a walk-through and electrical room housing the sump pump that allows for access behind the built-ins! This was the largest unexpected cost I incurred- until the radon issues began. The Groundworks crew does not care about your property. While the demolition proved frustrating and unexpectedly costly, the primary reason I'm writing this review is to inform anyone interested in installing their products to research and determine the impact on their home's Radon. About six months ago, I noticed my existing radon mitigation system making a funny noise so I called a local company (with whom I've been very happy). They informed me of the fundamental incompatibility of radon mitigation systems with the type of system Groundworks installed. What I learned is that by installing a gutter system in your basement, by opening up the foundation you're also allowing the radon to escape without obstruction. Compounding the release of the radon, by removing the concrete, you remove the pressure required for radon mitigation system to work. Importantly, the radon company knew before even testing that the radon level would be high since they knew that installing these systems releases radon. I'm extremely confident Groundworks knows this, too. To address the elevated radon, the first remedy was to install backer rod (basically thin foam pieces) into the part of the basement perimeter that could still be accessed (having already recarpeted the finished parts of the basement). Upon testing, this lowered the numbers only slightly. With the numbers still elevated, I had the radon company install a larger, industrial fan in place of my standard residential. Unfortunately, while this did lower the numbers significantly, radon was still reading over the levels (4pcl) needed. I contacted Groundworks when I realized they caused the radon issue. Eventually, they sent a field manager to review the situation and take pictures. Unfortunately, that was months ago, and despite being told I'd receive a follow-up within a couple of days, I still have yet to get a response, let alone sufficient resolution. At this point, I'm likely to need to install a second system on the other side of my basement to build enough pressure to remove the radon. If this fails, I'm told I'll need to rip up the carpet to allow access around the perimeter where the system was installed and fill in the system Groundworks installed last year. Yes, I'm beyond upset and extremely frustrated with Groundworks, their crew, their management, and their lack of ownership; I'm certain they know their product leads to radon problems and have chosen not to disclose this. Yet most importantly, potential customers need to know this before (ignoring the other poor reviews and) choosing to work with them. read more

I had groundworks jack up my rental house and they broke a water pipe. This happened on a Friday afternoon a week before Christmas. We were told fix it and they would pay the bill. We found someone to fix it. It was done as an emergency after hours call. And it was not a high bill. We still do not have the check. 1st time they lied when they sent it out. Then they sent it to wrong address. Then they said they would over night it on a Tuesday. It was still sitting in Omaha the following Monday. They had an excuse for that too. It would go out on Monday and I would get Wednesday. Not sure what Wednesday they mean. In their world it could be 2 months from now on a Wednesday. They sure want their money up front and when they owe money it "the check is in the mail" read more

Well it all started with a "one day" job that turned into a "3 week" job. They had problems with their equipment twice, ran out of material, just couldn't get the job done because of lack of experience, had to come back 4 times, tried to cover up shoddy work, cracked one of my slabs so that it now retains water in a puddle, still have stains where they tried to fill drill holes, and the crack sealing appearance is looking worse every day. really screwed up my basement in trying to install a french drain system. Now, cant get them to response to come and look at the issues so I can get the sewer pipe fixed and wooden room destroyed. didnt finish and forgot to cover everything... what a mess!! anyone else?? the saleman, Joshua, sold us that all would be easy to accomplish... whew!! not what the actual workers opined. We had work done on 2 contracts- 1 for work on pillars to stabilize house shifting and another for supposedly leveling up driveway to garage lip and front walkway to foundation line. Job 1 (foundation). Workers good guys and by appearances competent to do job, as was the materials used. They had to bring in backhoe for our 6 ft foundation (we live on hillside with springs where houses commonly shift)- I checked on work and it seemed sound. However, they ran day behind and we had to leave when they backfilled and finish that part of job. It had rained previous 2-3 nights and basically they left yard in a mess that will necessitate me bringing in a landscaper to repair (i.e. more than the topsoil disruption they put in contract- dirt clods the size of soccer balls 25 ft away from foundation wall). My recommendation- make absolutely sure you are present to see finished job before you let them leave- I would never have approved the mess they left the yard in. Not really their fault as they were moving mud vs dirt, but they should've left it and came back the next week to finish. Job 2 (driveway and front approach leveling). It turned out this was an unachievable outcome & there is still 2.5 inch "trip" edge between driveway and garage floor. They should never has bid the job. We contested the job as a breach of contract since goal of job not even close to achieved. Gen Mgr came out & agreed. On my threat to taking to small claims court, they refunded me most of cost of that job. Again, they were responsive to my concerns & outcome OK in the end as avoided court hassle. Lesson here: think about what they are proposing is even possible before agreeing to it. The suggestion is that the job solicitors are working on a commission. If you doubt it can be done, it probably can't- have them describe EXACTLY how they will achieve the proposed outcome. Again, no problem whatsoever with the employees- all did their jobs well. read more

Foam concrete lifting is an amazing process to observe. Ben Schwartz the project foreman/technician was an artist with getting the large slabs to rise as much as 3 inches as needed in some spots. No new cracks were created. The procedure for sealing cracks and joints looks better than expected. I recommend that anyone with concrete issues consult with Groundworks for an appropriate solution. The Groundworks team of Ben Schwartz, Ben Gilmore and Kaleb Kilhofer were all knowledgeable and professional. I'm glad that I didn't proceed with remove and replace! read more

After heavy rain we had Groundworks mitigate water in our basement. They drafted a plan and advised on how to prevent water intruding on the east wall of our house, which consisted of a front and back bedroom. The water was currently only entering from the back bedroom, so Groundworks advised to put in an interior french drain and waterproofing. My wife and I specifically asked whether we should also mitigate the front bedroom, and they advised against because it would entail losing the bedroom closets, and the existing plan would mitigate water for the entire side of the house. We also specifically asked if we had water intrusion later in the front bedroom if it would be covered under the warranty and they confirmed that it would be covered. Now less than 2 years later, I have water in my front basement bedroom every time it rains. I have contacted the company repeatedly, and while they initially, verbally stated that they would correct the work and make things right, they have since claimed that the warranty only covers the back bedroom. They are now advising to do an additional assessment, and for me to pay for additional mitigation. In total, the sales tactics seem unethical, the customer service is atrocious, and I would never pay Groundworks to complete work on any project again. I strongly recommend everyone stay as far away from this company as possible. read more

Groundworks just another liftech with a negligible difference in price. Do your research get five different quotes. And by the way there are plenty of DIY foam kits online if it's a small job. But that's not why I'm leaving a review today, it's because while Kyle the inspector was left unattended he required that he circle the house and inspect for any additional issues that might be lingering that I may not have seen. Knowing he was just a salesman and not the labor I for some reason gave him my trust. Not that that made any sense. He circled the house did his thing 20 minutes later, told me he found nothing further that needed work. He left his quote, we parted ways, I decided to cut the grass front and backyard, I checked out the backyard after cutting the grass and come to find a giant hole was made in my drainage pipe with a shoe. Nobody else goes to my backyard, the last person that was there was just an hour from my cutting the lawn. Had I let the winter go by this would have destroyed our basement foundation causing leaks directly into the back of our home. What a way to generate business... Keep your eyes on the inspector if you decide to get a quote from this company. We won't be trusting another vendor in our backyard and have now installed cameras. read more

We used Groundworks to install a sump pump and encapsulate our crawl space. The install itself went smooth and the installers were professional and did great work. They left the place spotless and we love the way it looks. We have not had any of the prior flooding issues and musty smell we were previously dealing with. However, communication was terrible! I understand that we were getting the install during a crazy summer of weather but after we had the field inspector come out and we signed the contract, I got completely ghosted. He told me we would be in contact the following week but I left messages, emails, and texts and never heard back. I ended up calling the main line and was told we were already on the schedule despite no one reaching out to me. We did start getting communications after that... All in all, I was going to give them 3 stars due to the lack of communication but the install went so smooth and we were happy in the end so I bumped it up. read more

Had foundation pier repairs plus basement & garage floor replaced in 2019/2020. I was sold the "this will fix all your problems and the house won't move anymore" package... Well, forward a couple years later and a lot of new house movement, I needed to have them come and repair the prior work under warranty. After one tech came out in June, looked everything over and was going to get back to me, he ended up ghosting me. Called and got another guy out in July to again, go over the problems. We then scheduled the work to take place for a week in Sept. Yes, I was "locked in" for the week. Here we are, in Sept and now they pull a NO SHOW plus I'm having trouble getting any updates to what's going on. I've scheduled my work and activities around this week of scheduled repairs. This is completely unacceptable and as it stands right now, I will never recommend them to anyone. read more

I deeply regret hiring Groundworks - this has been one of the worst home project experiences I've ever had. What should have been a straightforward one-day foundation repair turned into a two-month ordeal from sheer incompetence at every level of this company. I discovered a crack in my foundation and  hired my own engineer to design a solution--an Intellibrace system with modified top and bottom connections due to potential slab movement. I entrusted Groundworks to execute this plan, but that trust was obliterated starting with their first install on December 17, 2024. The initial crew arrived (lead by Ryan McNeil) and I assumed I'd hired professionals, so I didn't hover over them--my first mistake. After five hours, the lead let me know they were finished. I went to inspect and immediately noticed the bottom connection was completely wrong, not matching my engineer's plans. When I asked if he'd even reviewed them, he smugly replied, "I've been doing this for twelve years, and this is how we always install them." I replied, "It doesn't matter how you've always done it--what matters is following the structural engineer's design." He insisted, "The engineer will approve it; the plans are just for spacing," and then left, telling me to call his boss. I was floored by his ignorance. I contacted my engineer, who confirmed he'd fail the install without even needing to see it. Then came the shear incompetence of the office team. Superintendent Damien Archey tried to argue that my engineer's design wouldn't brace the wall properly, emailing me (cc'ing Production Manager Darren Clark) generic Intellibrace specs as if that trumped custom plans completed by my Structural Engineer. My engineer fired back, explaining why his modifications were critical and non-negotiable. Shockingly, Darren Clark then emailed my engineer, asking him to "just approve the braces as installed" to save them the hassle of fixing it--I was dumbfounded at his request. My engineer refused, questioning Groundworks' integrity and demanding Darren's superior's contact info. The fiasco dragged on. After weeks of me pushing them to get the right hardware, Damien claimed they were fabricating brackets--until January 14, 2025, when he admitted they couldn't, so I, the customer, ended up having to SUPPLY THEM MYSELF. through my steel company. Delivered by January 22, the brackets didn't fit because Groundworks had installed the wrong brace size entirely. Another superintendent, Roge Ruiz, promised to fix it after missing an appointment on February 3rd, but updates vanished until I threatened to hire another crew by February 26th and back charge the contract. A third superintendent, Jhai, took over, only to reschedule a February 20th install because their new braces were too short. Finally, on February 25th, after I spoon-fed them a detailed scope of work, a crew installed it correctly. My engineer agrees it looks right from photos, but he'll inspect it in person on March 4th. I'll update this review then. Groundworks is a trainwreck: an incompetent crew and office staff that can't read plans, arrogant leadership dismissing engineers, and an unethical office begging for shortcuts. From December 17th to February 25th, they turned a simple job into a nightmare. Do yourself a favor, NEVER hire Groundworks. Bonus Tip: After this disaster, I decided to do a deep dive into this company. Apparently, the first lead (Ryan McNeil, who installed everything completely incorrect) is a top earner at the company. Groundworks awards bonuses to leads if they complete the project under the amount of budgeted hours. This completely discourages the install team from reading and comprehending the plans which leads to completely incorrect installs. Another reason to hire someone else. read more

It is amazing at how bad of an experience it has been to work with Groundworks. $35K project that I'm a key stakeholder in and the pervasive poor communication and follow through is beyond surprising. The sales team is best at communication however the implementation side didn't even communicate with me about the timing of the project until they were on their way to the site that morning. They didn't reach out to coordinate other trades work for moving hvac, plumbing, etc and had to reschedule multiple times because of lack of internal coordination and planning. One team doesn't talk, plan, or coordinate with another team. Absolutely terrible experience read more

JES Foundation Repair (A Groundworks Company) proposed a solution for my basement wall reinforcement, and waterproofing. I accepted, and a date was set. They did not show up and it took 8 phone calls and 24 hours to find out that they weren't confident in their proposal. They increased the scope and added 50% to the cost. Stupidly, I signed again as time was wasting and I didn't want to start over with new vendors. JES completed the work while I was out of town. When I got back, there had been heavy rain and there was more water in my basement then I had ever experienced. I contacted my rep via text (impossible to get through by phone as he always was in "Training" when I called). His response was " That doesn't look good, I'll make some calls". I had to make the calls. JES sent several new employees out and they proposed additional work at ADDITIONAL cost. I was skeptical of their new solution because they proposed extending drain lines around the remaining perimeter of the adjacent crawlspace. Since there was water coming in where they had already placed drain lines, I asked for further assurances. I attempted to contact someone from mgmt, but never got contacted back. I did hear from an employee who was returning from sick leave and confined to a desk. I asked him, or an engineer to come see the problem in person, he declined due to his health. After a lengthy discussion, he said he would think about a solution over the weekend and call back. I never heard from him again. I feel that I have completely wasted my money on the JES waterproofing. They also did some wall reinforcement. It looks okay, but based on the waterproofing work, my confidence that it will hold up over time is low. Their follow up is terrible. I have since engaged another company to complete the waterproofing. This company is much more responsive and has lived up to their proposal. I do not recommend. read more

Terrible service bid a job , came out three weeks later couldn't do the job took a 10k deposit. Had a really hard time getting refunded and they ate the ones who said they could do it. Be careful with this company it's best to call the BBB and then contact the headquarters in Virginia bypass the office here you'll get nowhere. read more

They put in a sump pump with battery backup and did not connect it properly. It tan continuously for over a day. They came back to connect it correctly and said the main pump was still good. The next day the indicator said that the main pump has failed. They are not returning calls or fixing this problem or giving me any kind of plan for how they are going to resolve this. The hours they say they are available on their website are not accurate. read more
