TL;DR Finish quality was rough, seams and vents had heavy adhesive buildup, and several areas now collect rainwater -- and these concerns were never addressed. On top of that, the contract copy arrived 5 days late after a $2,000 deposit, the office initially had no record of our project, the written contract didn't match what we were told, and the job required three visits -- which altogether felt very unprofessional for a $6,000 repair. - We recently hired Guardian Roofing to repair a roof leak above our dining room. The inspection took place the week before Thanksgiving, and the repair itself was carried out on Thanksgiving Day. We genuinely appreciated that the crew was willing to work over a holiday. However, the weeks that followed involved multiple return visits and repeated attempts on our part to resolve concerns privately. Because these issues remained unresolved for nearly a month, we felt it was important to share our experience for future customers. Because water was actively leaking into our home, we moved forward quickly after the salesperson explained that the job would include replacing the roof plywood and installing a gutter downspout extension. We paid a $2,000 deposit that same day. Although the contract was signed electronically, we did not receive a copy for five days, despite being told it would be sent immediately. During that time, the salesperson became unresponsive -- and when we contacted the company office to follow up, they initially had no record that we had signed a contract or paid a deposit. That was extremely concerning given the urgency of the situation. After the repair was completed, we finally received the written contract -- and only then realized that it did not match what we had been told. The gutter extension was not included in the document, and the plywood had only been partially replaced, even though we had understood the replacement would cover the full section. When we raised these discrepancies, we were told that the company had simply followed the wording of the contract. Only after further discussion, including acknowledgment of what the original salesperson had described, did the company agree to install the gutter extension at no additional cost. Still, for a $6,000 repair, the overall process felt disorganized and unclear. The job ultimately required three visits: the initial torch-down installation, a later trip to add the omitted gutter extension, and then another visit to secure that extension after it was installed too loosely. Even after all of this, our original concerns about finishing quality and water pooling were never addressed. These concerns were not just about appearance. This section of the roof is clearly visible from our upstairs rooms and yard, and even neighbors who can see it commented that the work looked surprisingly rough for a professional installation. The seams and vent patches were left with heavy, uneven adhesive buildup, and in several areas rainwater now collects instead of draining properly. When we raised these issues, we were told that the work met company standards and, in their words, "we are not decorators." The conversation repeatedly shifted toward explaining the nature of torch-down roofing -- as if the outcome were simply inherent to the system -- rather than addressing the quality of the execution itself. What made the experience particularly difficult was feeling that our urgency and lack of technical knowledge were not met with clear guidance and follow-through, but instead left us to discover contractual and workmanship issues only after the fact. In the end, the combination of delayed documentation, unclear expectations, inconsistent internal awareness of our project, multiple return visits, and workmanship that appeared unfinished left us disappointed and concerned as customers. We hope this review helps other homeowners make informed decisions and encourages greater clarity, accountability, and care in both communication and work quality going forward.

Work cost estimate was unreasonable. Make sure to get alternative estimates if you go with this crew.

Aaron came out to the house and provided multiple options for me, he was patient as he educated me about the various components and my options in terms of size, profiles, covered gutters vs no covers. I found him to be knowledgeable and communicated respectfully. He offers a 5 year warranty on his workmanship and as a single mom - this gave me piece of mind. He also had a price match guarantee. Aaron is a great communicator- he always let me know when he was on his way or his ETA which I appreciated. He is a very hard worker - staying until the job was complete - and then, because he finished after the sun was set and I couldn't really see the job - he came back a couple of days later to do a walk around with me and answered my follow up questions - he also taught me how to empty/check the downspout clean out boxes. I would recommend GutterHawk for your gutters/downspouts. I think Aaron is honest, hardworking, reasonably priced, and reliable who also does good work. If u need a little creativity or any woodwork - I would not recommend. I needed to replace or reinforce the rafter tails as the existing ones were rotten at the ends and wouldn't hold the gutter screws. They have a nice unique shape. They didn't cut the new pieces to match the old ones. Every day I regret not insisting on a redo. I was surprised they thought that was ok to do. It looks terrible. These are a feature of the house and add interest. Or used to. now they just show sloppy tasteless work. Also I asked for one downspout to drain on the front of the house but the drain pipe is buried around the corner. I wanted the water to drain from the gutter in the front ( it's a really long stretch with no other drain) and then turn the downspout to the side of the house at the top of the wall, so it's not on the front wall. I came home to a crazy snake formation on the front of the house. Later disassembled it and turned it to the side at the top. It is still really weird. Why would anyone choose to make the ugly contraption on the front I don't know. These guys may know gutters, but have no taste at all and don't care what your house looks like with the new gutters. I left the rafter ties unpainted hoping to cut them myself but it is too hard for me. The gutters are screwed in and I don't have the tools or the mojo to cut them attached. Just sucks. Painting as is. Soooo ugly . Every day I hate this and so the very late review.

It was also agreed that Gutter Seattle would add a splash block for the downspout. I made it clear to them that because I am managing the property remotely, I wanted many close up photos since I cannot personally inspect the finished work, and Genika assured me that she would "instruct the crew to take an extra-thorough set of photos". However, once the work was complete, the photos and videos I was sent were all taken from about ten feet away. None of them allowed me to see the finished work in detail and none were taken from above showing the inside of the gutter. When I asked for better photos and also whether a splash block had been installed as agreed upon, I received a text from Paolo informing me "Unfortunately, we're not able to continue returning on a weekly basis solely to take more pictures". He went on to add (in his reply that I suspect entirely written using AI) : "This creates scheduling challenges for our crew and affects our ongoing projects". They also indicated they installed the splash block but provided no evidence they did so. When I subsequently asked my property manager to stop by and look at the work, photos taken by him showed that the splash block had NOT been installed as promised. I reached out to Gutter Seattle TWICE to say that the splash block that was agreed upon had not been installed, and both times my emails were completely ignored. If this is how they treat a relatively minor oversight on their part (a twenty dollar splash block that could be installed in five minutes, but which would cost me, being out of state, much more to hire a handyman to do separately), I can only imagine what will happen if I were to contact them about a real problem concerning the gutters themselves, which are supposely guaranteed by Gutter Seattle for eight years. 3/5 stars (for the gutter installation itself), 1/5 stars (for the customer service)

The crew themselves was flexible with the parking situation (thank you!) and quick with their work, and cleaned up well (I've been surprised I haven't found any nails in the grass in the month since they left). But really the thing that inspired this review is some water was getting behind a fascia board during the recent heavy rains so I took a video and asked them if they could help with that -- they had someone out a couple days later who inspected the situation, determines the roof was missing something that's supposed to stop that, and replaced it the next day. It's still not clear to me if that was actually in the scope of their work but clearly they care about making sure gutters are behaving as expected and if the roof isn't doing its job, then the gutters can't either. I don't get the sense it was an expensive part and I'm sure if it was extensive work they'd either need to refer out or get a change form, but the simplicity of the interaction is something I really appreciate. We have so many things going on in life that it's really nice just to delegate problems and have them taken care of easily and thoughtfully. Keep up the good work team.

I have a metal roof and gutters with gutter guards. They company that used to do an excellent job on my roof (I'll call them "JB") is a janitorial firm that appears to no longer do roofs. I called AA based on reviews and explained that my roof was quite dirty with pollen and was clear with them it was metal. They said they would come and blow the roof off and see what else could be done. They did NOT come right out and say they could not clean up pollen. They quoted me a price lower than the previous company had been charging, so I scheduled the work about three weeks out. The tech came out late in the afternoon, spent a LOT of time looking around and talking to the office and then told me that they could only blow debris off. To do a wash would take two people a full day and cost around $2,000. Sorry, that's NOT going to happen! I said go ahead and blow the roof off, there was plenty of Douglas fir cones and other debris that needed to come off anyway. The work was fine for what it was, though there's still a mess of pollen up there. I would have preferred that they just say "we don't clean metal roofs because you won't be happy with the results."

Our primary reason for choosing Northwest Crawl Space Services was their ability to provide a comprehensive, one‑stop crawl space solution. They offer the full spectrum of crawl space restoration services and can also install a sump pump system. We also used their high‑quality rodent prevention services as part of the project. Among the companies AI recommended to me, Northwest Crawl Space Services stood out with exceptionally strong customer reviews. I also browsed through some customer reviews, including a long, thoughtful one written by an older gentleman. He wrote, "Lior was our lead person for questions and he made it easy to understand, going over everything--I mean everything!" Lior is also the blogger who wrote the educational articles and the detailed, highly informative work logs on the company's website. And as luck would have it, the company assigned Lior to do our estimate. Now we can say the same thing: everything became easier because Lior stepped in with such calm, steadiness, and responsibility. On the day of the estimate, Lior told us they would protect the laundry room and the garage, and that they would do their best to complete the project to a high standard--he even said they would make our crawl space "beautiful." Our only expectation for the crawl space was basic functionality. It is technically part of the house, but the last time I went inside was thirteen years ago. This time, however, when I entered the crawl space to take photos, I had to admit that their attention to detail was truly impressive. I'm posting a few photos here--this is only a small portion of what they accomplished. The quality of the work far exceeded anything we had imagined. Considering the hours they spent in that low, dark, cold, and damp environment only deepened our respect for their perseverance. During those two days, even though the work was physically demanding, we could still feel that they were genuinely happy. This speaks both to their inherently positive mindset and to the healthy, supportive workplace culture within the company. The office staff were equally enthusiastic and provided the same high level of friendly, professional service. NWCSS is a company you can truly trust. A few days later, on a sunny afternoon, I went back into the crawl space. What I saw made me finally understand what "beautiful" truly meant. I sat there quietly, watching the interplay of light and shadow between the new floor insulation and the new vapor barriers, with the new air ducts weaving through the space in graceful lines. In that moment, the present felt eternal. Lior delivered on everything he said he would do. Highly recommend!
