TL;DR Finish quality was rough, seams and vents had heavy adhesive buildup, and several areas now collect rainwater -- and these concerns were never addressed. On top of that, the contract copy arrived 5 days late after a $2,000 deposit, the office initially had no record of our project, the written contract didn't match what we were told, and the job required three visits -- which altogether felt very unprofessional for a $6,000 repair. - We recently hired Guardian Roofing to repair a roof leak above our dining room. The inspection took place the week before Thanksgiving, and the repair itself was carried out on Thanksgiving Day. We genuinely appreciated that the crew was willing to work over a holiday. However, the weeks that followed involved multiple return visits and repeated attempts on our part to resolve concerns privately. Because these issues remained unresolved for nearly a month, we felt it was important to share our experience for future customers. Because water was actively leaking into our home, we moved forward quickly after the salesperson explained that the job would include replacing the roof plywood and installing a gutter downspout extension. We paid a $2,000 deposit that same day. Although the contract was signed electronically, we did not receive a copy for five days, despite being told it would be sent immediately. During that time, the salesperson became unresponsive -- and when we contacted the company office to follow up, they initially had no record that we had signed a contract or paid a deposit. That was extremely concerning given the urgency of the situation. After the repair was completed, we finally received the written contract -- and only then realized that it did not match what we had been told. The gutter extension was not included in the document, and the plywood had only been partially replaced, even though we had understood the replacement would cover the full section. When we raised these discrepancies, we were told that the company had simply followed the wording of the contract. Only after further discussion, including acknowledgment of what the original salesperson had described, did the company agree to install the gutter extension at no additional cost. Still, for a $6,000 repair, the overall process felt disorganized and unclear. The job ultimately required three visits: the initial torch-down installation, a later trip to add the omitted gutter extension, and then another visit to secure that extension after it was installed too loosely. Even after all of this, our original concerns about finishing quality and water pooling were never addressed. These concerns were not just about appearance. This section of the roof is clearly visible from our upstairs rooms and yard, and even neighbors who can see it commented that the work looked surprisingly rough for a professional installation. The seams and vent patches were left with heavy, uneven adhesive buildup, and in several areas rainwater now collects instead of draining properly. When we raised these issues, we were told that the work met company standards and, in their words, "we are not decorators." The conversation repeatedly shifted toward explaining the nature of torch-down roofing -- as if the outcome were simply inherent to the system -- rather than addressing the quality of the execution itself. What made the experience particularly difficult was feeling that our urgency and lack of technical knowledge were not met with clear guidance and follow-through, but instead left us to discover contractual and workmanship issues only after the fact. Dishonest! They intentionally omit an important "requirement". I requested an estimate for an exhaust vent repair which was simple to do on Guardian's website. Guardian quickly called me, which became a strange experience. The lady from Guardian asked me if my Wife was employed and what her hours were. I asked why she wanted to know that, and she replied that they like to be able to discuss the project with both Husband and Wife. I told her that I'd handle everything myself. She again started down the road about my Wife and asked what time she gets home. I said don't worry about my Wife's hours, she doesn't need to be at home for me to hear how much this will cost. Such a personal question, especially after having asked to stop, is very inappropriate and weird for Guardian to pose. An estimator came to our house a few days later; fantastic employee and experience. He was very professional and knowledgable. I went up on the roof with him and he explained a lot about shingles, etc. He was at our house for an hour. I received a message from Guardian the next day asking to schedule another visit to my home to discuss the estimate. I was confused by their request. I politely declined and asked them to email me the estimate like every other estimate we received. Guardian refused to send me my estimate. Then they emailed me: "Our process does require an in-person review the estimate so we can walk through the details, materials, and options and answer any questions. Since a lot goes into our estimates, we're not able to send the estimate by email alone." No, their "process" is something they made up; no one is making them do this. Yes, they CAN email an estimate...like all their competitors. They want to come out again to try and pressure us. Guardian is saying that I have to take time out of my day, again, to be presented the estimate in person. Their competitors came to my house, then emailed me an estimate the next day. Like every other estimate experience I've gone through in my life. Had Guardian told me they refuse to email the estimate, I never would have let you come in our home. But they intentionally didn't say that, a lie of omission. This is a deceptive tactic. It's also extraordinarily disrespectful of my time. read more

I chose Guardian based on all the positive reviews to have my gutter system replaced. I was told that I would have the best team on the job. I had just had our entire exterior repainted - gutter problem found afterwards which is why the system was replaced afterwards. I told the sales guys that the house was repainted and they said it would be noted and as much care would be taken as possible. After the system was replaced, I found huge holes in the siding from the old system and also chunks of the siding ripped/torn. I was very disappointed with how the house was treated. They came out to "patch" the holes but they still need to be filled in by my painters, unfortunately. read more

I had a leak in my gutter where the gutters met at a corner on my roof line. They came out to look and give an estimate of the repair. While I only need a gutter repair, the representative spent over 30 minutes walking all over my roof, and taking pictures. Then he came in and showed me the pictures and what he said was the problem, and recommended putting on new gutters. I did have new gutters put on, (to the tune of over $5,000) but the problem still consists. I called to have it "fixed," they came out, and was then said that I needed a new roof!! I now have a roof installation that does the job. Guardian fixed the drip edge by adding a longer one, and decided not to bill me for correcting the installation error. Here's my experience: First, they didn't bother to contact me to schedule a date to come out, I just got a text message out of the blue telling me that they're showing up the next day. So, I rearrange my plans for the afternoon to make sure I'm here, except they don't show up and don't bother to let me know that they're not showing up. I have to call them and say "where are you guys?" at 4:45 p.m. They say their crew is running late and they'll call me to reschedule. Except, big surprise, they don't call me to reschedule! They show up before 8 am the following morning and wake everyone in the house up. I was trying to get extra sleep before a job interview and my wife had been working all night, but who cares if we're inconvenienced, I guess? Bottom line, don't purchase the regular maintenance from Guardian because they will just do what they want without any regard for you. read more

I recently requested Guardian Roofing an estimate to have the roof of my house cleaned. A company representative came out and told me he would inspect the roof and write up an estimate. After about 15-20 minutes, he rings the bell of my house and requests to come inside so we could go over the estimate. He pulls out his tablet and starts showing me a video that he had created about the condition of my roof. The video focused exclusively on vents that supposedly had been installed inadequately by the builder (D.R. Horton) as well as the gutters being sealed poorly. He spent a good 10 minutes going over these items that needed "fixing" and never even discussed what I had called them for in the first place, a roof cleaning. At this point it became very obvious that he (the company) used the roof cleaning appointment to upsell me on more lucrative work. As a side note, the bids he quoted me for "fixing" the vents and gutters were astronomical. After rejecting both, he finally gets to the roof cleaning estimate -- again, he quoted me some ridiculous price that left me with no option but to decline the work so that they, in turn, wouldn't have to clean it. At this point it had become evident that their intent for coming out was to omit the less profitable roof cleaning job and upsell me on expensive unsolicited work, a very shady business model I might add. read more

I don't recommend Guardian. A service technician inspected a leak in our roof, identified the issue, and quickly came up with a $4k estimate to replace the flashing around the chimney. They scheduled the work shortly after signing the contract, but the repair person said the work detailed on the contract was wrong and that we'd have to reschedule so they could get different tools and materials. The next morning I got an automated text from Guardian saying they won't do the project since the counter flashing is too low. I called their office to ask for more details since this wasn't mentioned as a risk in the initial inspection. They said someone would call us back to explain, but no one did. I'd expect more than a short breakup text from a supposedly reputable company like Guardian. A complete waste of time / total joke trying to give them business. read more

This review details my experience with Guardian during a recent roof repair project, focusing on both the quality of work and the company's billing practices. First off, I'd like to say that the work performed by the technicians on site appears to be of good quality, and the technicians themselves were polite, professional, and communicative. My issue with Guardian is in regard to their Contract and billing philosophy. During my roof repair project, additional damage was uncovered. The Contract clearly stated that additional services would be completed on a time and materials basis. Guardian provided me with an estimate of $9,500 for the additional repair work with little information for how the estimate was derived. I'm an engineer working in the construction industry, and I knew the estimate was very high for the level of effort and materials that would be needed. Instead of signing the estimate, I called the Guardian project manager and expressed my doubts about the accuracy of the estimate. Alan, the PM for Guardian, assured me it was an estimate and that the actual invoice would be based on the time spent and materials used. I stressed that I would need an itemized invoice showing the number of hours, hourly rate, quantity of materials, and unit cost of the materials. After interpreting that I had assurance that my request would be met, I provided verbal authorization to proceed with the additional repairs. During the repair project, I kept detailed notes about the time spent on site, what activities (original contract work or additional repair work) were occurring, the duration of those activities and an inventory of the materials used. I subsequently went to Lowes to price the "basket of materials" used for the additional work and found I could purchase the materials retail and have them delivered for about $800. The time spent on site working on the additional repairs was 19 hours. Upon completion of the work, I received an invoice that was opaque and presented little detail for approximately $9,500. An accompanying email indicated the additional repairs required 38 hours. This was ludicrous as the technicians spent a total of 37 hours on site for both the original contract work and the additional repair work. After about 20 emails back and forth, pointing out the errors in time and materials quantities and asking for unit prices, I was told the unpaid balance would be referred to a collection agency. I eventually paid $6,500 for work that legitimately should have cost closer to $3,000. In summary, I believe Guardian was in breach of their own Contract by not adhering to time and materials billing for the additional work. I also believe they negotiated in bad faith, and the charges were excessive and not justified by the work performed. Based on my experience, I suggest you look elsewhere for your roofing contractor. read more

Observed Guardian replace neighbor's roof and was impressed with their efficiency and professionalism. We got three bids for our roof, Guardian was middle bid. Guardian spent the most time assessing project and insisted both spouses present for proposal, which was good because we both asked questions the other might not have. Antonio and crew were out shortly after bid accepted, spent about two and a half days in poor weather and we had a nice looking new roof with new ventelation that will hopefully improve house tempeture in summer. Guardian supervisor came out two days later to inspect, found one minor siding damage fix to be made, which i would not have noticed, and it was fixed shortly after. Also had gutters replaced too, which took a half day. Communication from job start to finish was great, all crew were great, professional and efficient. Neighbor accross the street commented on how organized Guardian crew was and we had no problem recomending Guardian for their next roof. read more

What started as a small roof leak in October, with a guarantee from the repairman that it was 100% fixed, ended up with an entire bedroom being water damaged from a waterlogged celling collapse!!! Same repair person shows up numerous times without a step stool or ladder, and then says he doesn't have the proper tools and will need to come back out. DELAY, DELAY, DELAY! Since then, the roof continues to leak after two more promises that it was fixed! Company asks for photos rather than wanting to come out to identify the real issue, AND continues to send the SAME employee who CAN"T FIX the issue. Please do better as it is now FOUR months later and this bedroom is unusable until the roof repair is truly repaired. SHAME on you for taking advantage of very elderly people!!! They really seemed to know what they were talking about, and didn't try to up-sell me. The crews were here when they were scheduled, the cleanup was very good, and they respected my property. The quality of the work was top notch. After the job was done, one of their inspectors came out and discovered a screen vent was installed backwards, and within a few days, a crew came out and corrected it. My roof looks beautiful, and my chimney is good for another 45 years! They were not the cheapest quote, but the real value is great quality,communication, and promises made and kept. The Good Very happy with the roofing job and the roofing lead (Jesus B.) was great to deal with. The service technician (Carlos E.) who came out to complete some remaining punch list items and fix the insulation baffles not properly installed was awesome. The Bad Absolutely DO NOT let this company include insulating your attic if you re-roof with them. No single point of contact to talk with concerning issues. We dealt with at least 6 different people during the job. One of the biggest problems of this whole ordeal was the lack of communication between what the sales person told us was included (and documented) in the price and what the insulation crew "thought" they were doing. Nothing but trouble with the insulation phase of the job. After cutting a hole in the new roof (they never asked to look inside the lower attic thru the inside access), they said there was not enough room for them to get into the attic. After several calls to the main office (no single point of contact) they chose to remove about 20% of the new rood on the lower attic to gain access. Several baffles were not installed correctly in both the lower and upper attic and had to be corrected before we made final payment. Proper blocking was not done around the inside lower access panel resulting in insulation falling down on you when the panel was opened. The mold treatment had to be done twice since the first time they only spot treated areas. We were told we would have to leave for 2 hours during the treatment yet we were never asked to leave! Once all the rework was complete, we requested a price adjustment due to the insulation job issues but they refused since we had apparently been given a "deal" on the original estimate - WTF? They did offer to come out a second time for their roof & gutter cleaning service called "GPP" (once was included in the original price) however we had to ask them to put it in writing on the final bill. This time I wanted the moss removal/treatment service, which they performed well over the larger portion of my roof. On 5/5/25 they started the work on our roof. The agreement was to replace the roof, the gutter system, facia and any rotting wood in the soffits. During the initial appointment we went over all of this and at first, they wanted to keep the old internal gutter system, and I let them know that I wanted that replaced too because it is old and rotted, it was the original roof and gutter system when the house was built in 1969. They put in the new roof and gutter system, but they left the old gutter system that is rotted and put the roof over it. It also left the open holes from the old gutter system. The facia looks bad, but my biggest complaint is leaving the old gutter system and putting the roof over it and leaving the open holes, then putting a new gutter system on the outside. The flashing looks horrible too. Another issue is they only replaced part of the soffits, they cut off half and added a new half then caulked it the pieces of wood together. I wish I could upload the photos. I am trying to get my house painted now and each paint contractor says it all has to be fixed before it gets painted because it will all rot with the caulking they did in the soffits. They should have replaced the whole soffit, not a piece of it then caulked it. That is not normal. The cost was $43,089.29. They came back at least 3 times over a month to try to fix the facia. They never fixed or addressed the gutter system. Please don't use this company. I have talked to a few other people recently who have used them as well and had major problems. If you could see the pictures you would be in shock of how bad this work is. I put a complaint on the Better Business Bureau too, and Guardian Roofing responded that they would contact me, and they sent me an email on 8/26/25 that they would be out that week but never followed through. I never heard from them again. I think they just said that to resolve the complaint. I am working on re-opening that with the better business bureau. People need to know how bad this company is. This is my third review of this company. To be fair, I do not know what their actual service is like, beyond a single quote and a few phone calls with the owner. Here's a recap of my story. In 2022 I asked for a quote to install some roof vents. After their rep had done his evaluation and left, he called later to ask if he could stop by with the numbers. The quote was around $800. WOW To him to put me on the schedule. He couldn't because he had forgotten his laptop, so the office would email the proposal. They did the next day. Now it was just over $2000... Blamed the "new" guy, and wouldn't honor the price I was quoted. Offered me 10% off instead. (Still over double the original quote) Had a few, well deserved, choice words and got someone else to do it. The new company honored Guardians original quote. A yelp review got a response from the owner on yelp, apologising and asking for me to reach out to them. (Looks good the the review reader , right?) In 2023 I decided to give them another chance. This time a roof cleaning. Made an appointment. They texted me the day before the appointment to confirm, as well as the next morning... I get a phone call a few hours before the scheduled time, telling me they have to cancel it. Something about their estimator had something come up, and they didn't have any one else to cover it. (Strike #2) This year... Roof really needs cleaning now... I'm not happy with the past, but if they are offering it at a good price, why should I pay more. So, I swallow my pride and call... Guess what? We have gone back in time... Rather than rewrite it. Just re-read the last account, because they did and said the exact same thing... Don't ask me why, I still don't know myself, but I tried ONE MORE TIME.... (I feel really stupid for it looking back) I just bought a new house that needed a roof. 3/20/2024 Joe Hills came to my home to inspect the protective layer of material on my upper deck. I am replacing the decking and wanted assurance from Guardian that it was in good shape before I had the new decking installed. My living room is directly beneath this deck. As usuual, Guradian provided expert knowledge, courteous and informative service ,and Joe Hills, after testing all the seams, assured me that it was okay to proceed. He then went on the roof to check out work Guardian did two years ago. All okay. I appreciate the Guardian for their integrity and honesty. The do not up sell and Joe gave his expert opinion. Not only did they NOT "complete" the job, ultimately leaving mold and the roof damaged (which was the entire reason I paid them for their services), but they just "conveniently" forgot to install any of the attic storage slats we had paid them EXTRA for. I contacted Guardian to get a quote to clean our (tile) roof. Their person showed up and after a 30 minute inspection of our roof came down to discuss. He convinced us that our skylights have to be removed and reinstalled at an angle so the water would run off rather than gather. He also showed us video of 20 cracked tiles that needed to be replaced. The quote was for $7,999 and that included cleaning. Half way through the work, Guardian contacted us saying that there are an additional 55 cracked tiles that need to be replaced at a cost of $6,900 and that they will not clean the roof until they are all replaced. So, either the technician they sent out originally was incompetent or this was a scam to get more money. Either way, we are not happy with this company and we refused further service. And......we still do not have our roof cleaned. Be warned and stay away from this outfit. read more

Last month I called Guardian roofing because I wanted a leak repaired in my roof. I was told there would be a $99 fee for a person to come out, do a 90 minute inspection of the leak in order to get an estimate for the repair cost. The tech came out, spent about 10 minutes inspecting then told me they would only replace the roof. What a waste of time and $99 for the appointment to not even be what it was set up to be. I told him I was being charged a fee for the repair estimate and he only had been there about 10 minutes before his declaration. He said he would talk to someone in the office about the fee and get back to me I haven't heard a word, but have been charged the $99. If my intention was to replace the roof there are many companies I can get free estimates from. The quote for roof replacement was also grossly inflated, over $22K for 1200 sq ft home. I was a bit nervous to hire this company based on the previous roof. Unfortunately due to a lot of issues my roof had not been cleaned or maintained in a while. I knew it needed to be done so my husband bit the bullet and called guardian roofing. They came out a few days later and did the inspection. The man that came out to inspect was super nice and kind. He did a really detailed inspection and answered all of our questions. He went up in both of the attics our house has. He told us we would get our quote soon. When we did we liked the quote so we put our deposit down. It took a bit to get them to come out due to schedule and rainy days. Finally the call came and the guy came out the next day. Between 8-10, the technician came out promptly at the quoted time. He was a great worker and cleaned our roof all day. Really taking his time. The roof looked good but the job wasn't done so he told us he would be back between 9-10 the next day. Again he was prompt and worked hard and finished the job. Then he showed us pictures before and after. He even cleaned up around the house where the gunk from the roof had come down. I was not expecting that. Overall enjoyed my experience and will be using guardian roofing. read more
