I've never felt compelled to leave a review for an HOA property management company until today. The way Rick speaks to homeowners is reprehensible. He's somehow forgotten that he works FOR the homeowners. Additionally there have been several recent "resolutions" passed by our HOA board that cannot be found anywhere in the published meeting minutes. Policies that Rick sends out to our community don't align with the written documents available to us in our homeowner's portal, and most recently we've been notified that the fine for not over seeding is $2500 (not a typo) per month! It's egregious. But again the written fine schedule available to homeowners on the communication portal states it's $450 and then increases $50 a month. Homeowners were never notified that the Board passed a "resolution" for $2500 a month fines and our meeting minutes have not be published since April of 2022. read more

Very impressed with GUD. Our HOA recently hired GUD as our management company and they have been extremely responsive to all communications and requests. I can't think of any response that took longer than 24 hours for them to address. When we notified them of a broken gate on the weekend, it was fixed within a couple hours. Emails and messages I have sent have all received responses that same day. GUD has a good website that shows useful information about the community and let's me easily see my own account. Staff have been friendly, helpful, and transparent. Before hiring GUD, we read reviews. Google had fairly positive reviews and many of them. YELP had lower ratings, but fewer ratings. I read the negative reviews, but they have not matched the actual experience we are having. I wonder if some of the discrepancy is related to the change in management (GUD used to be Snow, but was purchased by new owners recently). read more

The experience we've had as a community echos many of the reviews written here. When GUD (formerly Snow Property Management) took over after the corrupt company we had, we (homeowners) received condescending emails from property manager Michael in which he treated us more as children than as being in service to us. Over time, the emails lightened some, but did not exhibit the level of professionalism that is to be expected of someone in his role. In addition to the poor service, he would send emails that were confusing, frustrating, grammatically incorrect, and left many homeowners to fend for themselves when attempting to transition to new policies or portal. Meeting dates were announced only a week to days ahead and community communications were not transparent. Community projects have had incredibly poor oversight, which has resulted in damage where GUD refuses to acknowledge, resolve, or assist us in taking the measures to do so. After some time, we learned one of GUD's employees, Larry Burns, had been the active HOA president (2022-2024). During this time, it is rumored a loan was taken out for repaving our community; no homeowners voted for or approved of the 1 million dollar loan. The lack of communication and transparency has only further fostered a relationship of contention between GUD and community members. When I presented to the HOA via Michael a serious concern regarding building infrastructure, I was told 3 out of 5 members voted to take no action despite my mounting evidence; I'm unsure and doubt my concern was represented appropriately. Jonathan Brown, Owner and President of GUD met with me for an hour, listened to my personal experience and interactions with Michael, however, that meeting, which took place 6 months ago has remained unfruitful. In emails leading up to the meeting, Jonathan exhibited 'gaslighting' behaviors in which much blame was placed on the HOA. Many of the solutions I offered included how to build a relationship with our community. Also during the meeting he stated communication was their focus for this year and yet nothing has changed. Employees are a direct reflection of its leadership and as we continue to experience problems, it is clear Jonathan Brown is unfit to lead a major property management company. In the past two months, Larry Burns has left as president and Michael has been removed as our community manager. We hope our next manager, Nery, will work with us to make living in our community better, however, after two years of GUD, low morale with homeowners may indicate we need to end our relationship with GUD and hire a company with a long-standing reputation of excellence. While we are not at the point of taking legal action against GUD, we are investigating what actions we can take at the city and state level to resolve the numerous discrepancies we have experienced. read more

This company is awful, they collect the fee's from us residents for our HOA but our subdivision is in turmoil. We have parking on the streets (very narrow) on the corners which have led to accidents, trash and recycle bins left on the streets for several days, the list goes on. They don't enforce anything and when you reach out to them they have excuses. My neighborhood looks awful! If the HOA isn't enforcing the CC&R's why collect our money? Worse group of people ever. At least our last company enforced the rules. And don't get me started on wanting to speak during a board meeting....cut off and disregarded. read more

If you ever think of living in a community who is managed by GUD I would highly recommend not doing it and if for some reason you find yourself forced into this and you can RUN / MOVE do it! They are terrible at communicating and have zero respect for damage they do to their homeowners property! She was concerned about my issue and was looking for ways to resolve it that would have been satisfactory. They don't do landscape or maintenance for mesa villa II you have to put out several work orders and Even though we pay $183 each month to mow the lawn and trim our trees. They can't even do that and its been 3 months since they last mow our community. We have an infestation in the community now because of there negligence to pay attention to the community grounds. We are. Entitled to one now a month its in the Hoa contract that they are violating. read more

We were with our previous management company for 20 years, but saw that it was not working out as well as it could be and we've had them for a year and it's been life changing. Representatives have a way of beating around the bush and not answering your questions directly. Roof issues are recurrent. Partnered vendors have either been insufficient, rude, or really wonderful and the HOA is to cheap to try to use them and solve issues the first time. Even when trying to be cordial and proactive about find solutions, they ignore possible solutions and try to put the problem off anyone else they can. They are not sincere enough to work together in finding resolutions. Side note: my neighbor asked the HOA what the standard paint color is to be HOA compliant. The HOA said they didn't know and to just paint match. While anyone can absolutely do this, the paint color is stated in the HOA guidelines for the property... read more

GUD took over in Nov or Dec last year. I am having nothing but problems trying to pay my fees. Been paying every month according to the info they gave me. They will not update their records, not showing that I made any payments, now they are hitting me with late fees, which I will not pay. I've been requesting something so they can automatically withdraw from my account like the former HOA did for the last 22 years, getting nothing. Our landscaping is miserable, they've allowed several pieces of outdoor furniture to be ruined and then insisted on receipts to be reimbursed. Rick Abbott specifically double-talks and contradicts himself so much that it would be a full-time job to keep up with his indifference to people. Our roof leaked in our apartment and. It was a little difficult getting someone out there from the roofing company because of the. Requirements to. Keep confidentiality's but once the roofing company came out. Uh, they fixed the leak. Then we found two more leaks. That they may have not seen. But Snow properties was very responsive in getting them out there. This morning and they spent two hours. Uhm, fixing the other leaks that occurred. We're not sure what the long term requirement is going to be for as far as the roof goes. But we hope that the short term. Meaning today. Tomorrow. Which is Wednesday, Thursday and Friday when it rains here in Mesa, AZ. That there will be no more leaks. Very much appreciate. Snow properties for being patient with me. This company is a joke, they are so interested in collecting fees but never interested in providing services. I left a couple of voice messages to follow up on open service requests, but no response for 2 weeks. Finally I was lucky to get someone on the phone, but this lady was very rude, told me to call back later because they were tied up at the moment. The background noise sounded like they were having an office party. I called them back 1 hour later, but of course no one picked up the phone. They also sent me a couple of violation notices for a garbage bin left out on someone else's drive way. I have no idea whose garbage bin or whose driveway it was. I had to send a note with a proof photo showing that my property's driveway had a totally different configuration. Every time I deal with these people, it just ruins my day. read more

The building in which I live utilizes Snow Properties for its HOA services and we have had great customer service over the last 10 years. Through great communication, follow-up, and assistance through our HOA Property Manager Mary Chaira, being a member on the board and working through both easy/challenging issues have been great. Her attentiveness to detail, willing to take calls after hours, experience in wide rages of areas, and overall accountability to others and herself have been well received. I can't think of a more awful group of people. This company implemented parking permits for my neighborhood. I was slow to get a parking pass so they decided to leave me a not so friendly reminder in the form of a permanent sticker on my car. It took well over an hour to scrub the sticker off my car. This absolutely was an act of vandalism. When I sold my car, I accidentally left the parking permit in it. They told me they wouldn't sell me a new one because they didn't have any. The off site manager never answers her phone. So I went to the office myself and magically they were able to get the manager (who might I add is one of the most unpleasant people I've had the misfortune of speaking with) on the phone and I was given a parking permit. This company sucks. The people that work for it are rude and unhelpful. If you are looking into doing any business with them, I recommend you look elsewhere. They really are that bad. read more

She is no doubt one of the most professional and kindest people I have met and does her job very well and knows what it takes to get things done at any of the community properties she manages. I would like to say I have interacted with one of their employees via email quite a bit because I do not understand the web site to make payments easily without being charged a fee. (I am not a fan of the site or the fee just to make a payment) Taylor has helped me for several months and I always appreciate how prompt she is answering my questions. Horrible HOA company. Doesn't address homeowners concerns when they're raised. I submitted a request months ago with no response. Also I was sent a nasty letter, filled with misspellings (super professional) about how my gate I created to hide my ugly garbage cans was unapproved by the HOA. The letter said I needed to submit a request to have the "architectural change" approved and had 10 days to return their form, without even including their form to return!! When I do get the form, I submit it and never hear back for 3 months, then get charged for the "unapproved architectural change" without them ever approving or denying it!! Meanwhile, no one in this community follows proper guidelines - dogs are left out barking all day every day, garbages cans are left out, trash everywhere. Yet my gate with greenery hiding my garbages cans is an issue!! This company is a joke!!!! read more

Once again, Snow Property Services is the worst management company for properties in the Valley. Today they are crack sealing and resurfacing Legante Paseo's streets and, even after 2 maps sent out, they still could not follow their own instructions as to which sides of the streets were to be done on which days. Now, we are blocked into our house because they did the wrong sides of the streets today. Idiots!!! And the real shame is that the streets do not even need repair!!! Horrible management company. Absolutely no communication. The machines in the laundry rooms are always not working. They don't inform residents when they are having work done on the property. They have one board on the other side of the property they put flyers up with information. Then when residents don't know they're tree trimming or whatever, they get mad.
