My husband and I only lived here for about a year, but we were very happy. We only moved out because we decided to move out of Seattle. PROS: - Great management team! Tom and Luke were always friendly, great communicators, and accomodating. For example, a big, heavy package was delivered to the front office and Tom lent me a dolly to use and even loaded it on the dolly himself. Another example is Tom/Luke helped me print something when I needed just 1 page printed for a personal errand. I do not have a printer and did not want to try to find somewhere that was open during COVID times. Without hesitation, they printed it for me and left in the mailbox. They have done a lot of little things that show that they do care about their tenants and it does not go without appreciation. Additionally, they also had occasional themed parties (pre-COVID) with food and activities and also put " tenant appreciation" door hangers with candy on everyone's door. - Parcel Pending lockers for easy and safe access to pick up packages. If lockers were full or too big, packages were delivered to the office or left in the mailroom area. To my knowledge, packages were never stolen. - Gym area. It's not huge or with super modern equipment, but it gets the job done and I enjoyed using it. - Lounge area with free Keurig coffee and dog treats - Nice rooftop area with views - Great Greenwood location walkable to Fred Meyer, restaurants and shops - Safe neighborhood area to walk/jog - We did not need maintenance during our time, but the maintenance man was always around. - The apartment given to us was very clean and had everything we needed. Washer/Dryer in unit was great! - Upon move out, the management company, EPIC, was very kind and considerate during these COVID times. We did not move out because of hardships due to COVID, but they provided our full down payment back to us in good faith that we will pay the move-out/cleaning fees when we are ready and able. It is admirable that they are doing this for their tenants. CONS: - Noise from upstairs was sometimes loud. It was especially bad in our bedroom when the person upstairs used the bathroom/shower. It sounded like a waterfall in our room and sometimes you could hear him/her peeing. It's an apartment, so I'm not expecting a full quiet room, and eventually, I got used to it. - There are a lot of tenants with dogs so the stairwells could have a lot of hair or a slight smell, but they did a pretty good job of keeping it clean and fresh as best as they could. I've lived here for 3 months so far and have no major complaints. Unheard of for apartment living, isn't it? My room up on the top (4th) floor has a great view and my neighbors are pretty quiet. With the windows open, you might not like the road noise from 85th st traffic. The "fitness" room could be better--the machines seem cheap and not well maintained. Underground parking is nice but it isn't free. Overall, I like this apartment and wouldn't mind renewing my lease. The rooftop terrace is a nice bonus as well. read more

I don't think I've ever written a one star review like this before, but the way we were nickel and dimed on our deposit (after only one year!) was so ridiculous that I feel compelled enough to warn people who are considering Guinevere. It was the real cherry on top of the mediocre, overpriced experience of living here. I'll start with the deposit. As the lease required, we got our carpets professionally cleaned before move out, and we deep cleaned the shit out of that apartment. It was beautiful, nearly spotless after several hours of cleaning. They charged us to clean the carpets... again! I even sent the receipt to the community managers (and got a reply confirming) before we left. They also charged us to "touch up" cleaning for the apartment, whatever that means. They took nearly half of our deposit. Guinevere is, in my opinion, quite overpriced for what you get, especially for Greenwood. A two minute search on Craigslist can tell you that. It was built in the early 2000's and it doesn't look like it's had its appliances replaced since then. The dishwasher always left some grit/sediment on bowls and cups (even after maintenance improved it slightly). Dryer was ok, had to dry things twice for it to actually work. Showers would go from hot to lukewarm in about 15 minutes. The fan over the stove has sharp metal edges that over the year drew blood from both me and my girlfriend from hitting our heads on it while cooking. We moved here in April 2020, and a huge factor for us in picking Guinevere was being able to use the gym amenity. The gym was completely shut down for the entire year from April 2020 to April 2021. While I understand gyms have sometimes been shut down by the state because of the pandemic, I was disappointed to see that once infection rates were significantly declined Epic Asset still kept it closed. I emailed them expressing my concern and was given the "Sorry, we're not doing anything" response. I can't help but wonder, why couldn't they have let people reserve it individually for an hour at a time, or at least given us a small incentive to make up for the fact that this amenity was withheld long-term? Then there's the staff. Hailey, the junior community manager, was helpful and supportive, and usually responded quickly. For Tom, the senior community manager, I'd sum up his customer service as "meh". I've spent a lot of my career in retail and food service and I have a lot of empathy for people in customer service positions, so I don't say this lightly. But the vibe you get from him is that he truly does not care. It's as if he's thinking "why are you bothering me?" when you are speaking to him. We had one bizarre conversation with him that can help paint this picture. My girlfriend got a notification that she had a parcel in the locker, but when she opened the locker nothing was in there. Perplexed, we passed Tom while we getting the rest of the mail and she told him about the situation. His response was something non-responsive, like "Huh. Weird". An awkward silence fell as the three of us stood there looking at each other after that, with my girlfriend and I expecting he might say more, given that the package locker is the responsibility of Epic Asset, of which Tom is the senior representative at Guinevere. He did not, so my girlfriend asked "Well, do you know if I had a package moved or stored in the office?". Then he just replied, "Nope". Then he added "Maybe it could've been delivered to a neighboring complex." And that was the end of that quick conversation. My advice to you is look for other complexes within a couple of blocks around 85thand greenwood. The location is not worth paying so much for the mediocre amenities, mixed customer service, and aging appliances. read more

My wife and I were looking for apartments before we moved to Seattle, and Guinevere offered the smoothest apartment hunting experience I've ever had. They allowed our friend to walk us through with us on video chat while we awkwardly asked questions of the building manager. She was super helpful throughout the process and we had a lease agreement within about an hour. Even after we had an agreement, my wife and I kept waffling about what we wanted in an apartment, and Guinevere allowed us to switch units a few times before we moved in (as the units became available). There's pretty strong fragrances in all the halls, but I assume this is because it's a pet friendly building, and pets come with their own unique set of smells. It's likely better than the alternative! There's someone at the front desk every day but Sunday, and they're always super helpful and prompt whenever we ask about any of the random things that we ask about. read more

We lived in Guinevere apartments for 2 years. Unit #B325. We enjoyed every days when we was there. It was so quiet we thought nobody was living next to us. The building is very safe and close to many convenient places(banks, shopping, eating etc....) When I first moved in this apartment was great! I really liked the Apartment Team and they were always super friendly and accommodating. They switched the management team towards the end of my second year and they are honestly the main reason I left. Besides the fact that they wanted me to pay $1400 for a basic studio in a building with no real amenities (don't be fooled by the pictures the gym is three machines and a weight set and the rooftop area is a few chairs and the ground is so rickety it feels like you'll fall through). My car had gotten hit in the parking garage so I sent an email asking if there were any cameras or anyway to figure out who might have done it. I received the following email "No we don't have cameras." That was it. They were also super unhelpful when I decided to not resign my lease. Also don't expect to get any of your deposit back when you leave. They charge outrageous fees. $250 for garbage removal aka about two boxes worth of stuff that I left in the middle of the floor. read more

My family of four rented a third floor 2x1 here with large south-facing windows and LOVED it! The property is older but the staff keeps it immaculate. This is one of the cleanest apartments we have ever lived in/moved into - even the washer and dryer were spotless! They had a team that came to clean weekly or so in the building so all the common areas were pristine. The staff is wonderful - we loved the maintenance team - they always came by within 48 hours, didn't mind our dogs/kids/chaos, and completely remedied our issues on the first try. And the location can't be beaten. Super close to coffee, bakeries, a big park for kiddos, and the freeway/Hwy 99. Only giving it 4 stars instead of 5 because the unit was small, though well laid out, and the amenities were more simple than those offered at other buildings. Also, in case you were wondering, the photos they post are accurate to the apartments / spaces - something we loved when we were hunting for a new place. We haven't gotten any of our move-out paperwork, which seems to be what most of these reviews are about, so that's still to be seen. read more

Lived here for 1 year. We had a top floor 2 bedroom 2 bath apartment, in a pet friendly building. Overall we were very happy living here, and would recommend it to anyone moving to Greenwood/Phinney Ridge. The staff was very friendly, the apartment was very quiet, and the entire building was well maintained. The rooms themselves were pretty average. They weren't old/tacky, but they also weren't super nice and modern. Price was pretty reasonable for a rental in Seattle. Utilities and such was probably a little over 100 a month total. I believe 1 parking spot in the garage came with the rent, and the 2nd may have been 70 a month. Overall, I thought the price was competitive for places in the area. The Apartment itself was fairly new, I believe the building was built a few years ago. The appliances were typical low-end apartment appliances. The cabinets looked modern, but our kitchen was very small. Counters were cheap laminates. However, things were well maintained. Bathrooms were nicer than most places we stayed. Tub looked like it already had a replacement shell put over the old tiles. However, it was in good shape when we moved in. The people living in the building are families, and young professionals. We were looking for a quiet place, and it was indeed very quiet. There were no people living in our building who were late night partiers, and there wasn't much noise coming from outside, aside from a few random dog barks. The fitness room was pretty typical. The weight machine was broken the one time I wanted to use it. The cables for the weights were very loose, but Gold's Gym is only a few blocks away. The staff was very friendly. They did a good job learning everyone's name in the building. The place was very well maintained. We didn't have a single maintenance request when we lived there. The staff was on site 7 days a week, so it was pretty easy to step in and chat with them. Move out went very well. I think I read some reviews that complained about it, and said they would nail you. This isn't the case. They give you a very clear checklist of everything they look for, and everything they expect to be cleaned. As long as you clean you apartment regularly, and thoroughly clean it at move-out do not expect to get charged much. Lastly, the location of the apartment was great. We could walk to get coffee, go out to eat, and were right next to the Safeway. There is also a park a block away, that is a great place to bring dogs. Overall, we were very happy with this place. It as well maintained, reasonably priced, had friendly staff, and a great location. If you aren't looking to live downtown or in Ballard, Greenwood is a great alternative. read more

This was my second apartment in Seattle, and boy am I glad i landed here. First off this place is right next to one of the coolest neighborhoods in Seattle. The team there fixed any problem I had promptly. Feels secure, clean common areas always clean and the tenants are friendly. I was about to leave because of a roomate situation and I was very bummed about it. Amy, one of the community managers, was super patient with me. She showed me multiple units a handful of times. Lets start off this review by being realistic. You are going to pay for location. That being said I have nothing but great things to say about this place. -The apartments are trendy and bright. They have a cozy feeling without feeling to cramped. -The doorways are huge. This doesn't seem like a big deal now, but when you are trying to squeeze your hide-a-bed through a smaller doorway somewhere else, you will think of this review... -They allow pets w/ no pet rent (but there is still a deposit/fee). -The management is, hands down, the single best I have ever dealt with in my time as a glorified renter. To be honest, I feel like saying "dealt with" is an insult. Seriously they are on top of it and very helpful! -The parking in the garage is only $50 a month. When I was looking at places, somewhere nearby was $175 a month. The spots are tight but there is plenty of room. -The appliances aren't stainless steel, but they are still modern and sleek and fit well with the trendiness of the apartment. -They have a fitness center (open 24 hours) and a rooftop! You can see pretty much everything, even (barely) the top of the space needle. So why am I leaving if it's so awesome? Sadly, I am at a point in my life where I need to consider my finances more than my location. Hence I am leaving. (If i didn't have to I wouldn't). Come check it out! BEWARE!!! Move out was a NIGHTMARE! On the contract we have it says we wouldn't be charged for painting after 2 years, yet they tried to charge us $500 plus for painting when we moved out after living there for 3 years total. Mangement used to be great, but has gone down hill - they will try to nickel and dime you for just about everything. Be prepared to pay a hefty bill when you move out, even if you were clean and took care of the place! WOULD NOT RECOMMEND!! read more

My boyfriend and I lived here for about a year and a half and were AMAZED with the service this apartment offers. Their management and maintenance teams are absolutely stellar. Their response time to tenants needs is within an hour (during office hours) and if you contact them after hours, you'll hear back early the next day. If you need maintenance, they're there within 24 hours, usually sooner than that and honestly, every time we had a maintenance issue (only about 1-2 times during our lease) the issue was resolved before we even knew it. As many people know, great apartments are few and far between, but Guinevere is truly the full package. Thank you for your exceptional customer service and AWESOME apartment standards! Okay at best... the hallways smell like the fragrance department of Nordstrom, making it hard to breath. The "amenities" are bottom line; tiny workout room that they put a soft drink vending machine in, as opposed to say... MORE WORKOUT EQUIPMENT. They will take as much of your security deposit as possible... my wife and I kept a very clean apartment, never damaged anything, yet they took all but $50 of the $700 we should have gotten back. Also, there are tons of break-ins in the "secured" parking garage that they charge for, yet allow businesses to reserve several spots at all times, even when the businesses are not open. Moving is my least favorite thing, but because of the combination of rent hiking and poor amenities, I absolutely DO NOT recommend wasting your time here. read more

Great location!!! Walkable to the grocery store, Greenwood Ave, and parks. Lived here for a year and a half. In that time, we had several issues. They shredded my rent check one month and provided my roommate and me notices that we had 3 days to pay or we would be evicted. After discussing with them, we learned that they had removed his check from the envelope but decided to shred it without realizing there was a 2nd check inside. Walls are paper thin. Maintenance took weeks upon weeks to resolve. My roommate had a toilet that would run incessantly, but they didn't fix it until we requested 4 times. Their business model is to twist your arm for every dime possible. Rent went up 30% after the 1st year lease was up. They claim it's "market based", but they were still posting ads on Craigslist at the old rate. Upon moving out, they've nickel and dimed us, and flat out lied about the repairs/cleaning that need to be done. Yes, the front hall wall could use fresh paint. However, they claimed every room/surface was "dirty". I had spent a couple hours vacuuming, cleaning counters, scrubbing the stovetop, and scrubbing the bathtubs. Also, the deposit includes a $150 "administrative fee" that doesn't go toward any cleaning expenses. It is a completely sunk cost. The front office is often closed during its scheduled hours. Though the door says they're open until 6pm during the week, don't count on them being open beyond 5:45. When considering living here, add 30% to the base rent before comparing the costs to other places. My advice though, would be to stay away. read more

I've been here for a year, having recently moved in with my partner who has been there for several years now. I'm impressed not only with the facilities and the community (I made friends with neighbors in a few weeks compared to my last place where I lived for seven years and knew nobody), but also with the quality of management. They are super responsive if we have any kind of problem or question, and are very communicative up front if there is some kind of work being done in the building. Plus, the work being done on the building is almost entirely upgrades--better light fixtures in public spaces, air conditioning in the resident lounge, etc. The rent is comparable for other buildings of its type in the area, and it's EASY walking distance to the heart of Greenwood and a nexus of E/W and N/S bus routes. read more

Guinevere provides a great living experience. It's in a great location, it's secure, clean and has nice amenities including a 24 hour gym and package lockers. Anytime I have needed something from management they were prompt and courteous. I've only had one maintenance issue and that was also addressed very quickly. I could write more wonderful qualities but I would be writing all day. I highly recommend Guinevere if you are apartment hunting in the Greenwood area. You won't be disappointed. read more

Amenities are pretty OK. Apartments are moderately nice. My living room has a view of Mount Rainier (when it's clear enough to see that far). I love the location! Greenwood is amazing! That being said, I've had issues with Guinevere from Day 1. They started charging late fees on my first month's rent, which I paid on time. My roommate's toilet leaks, and they still haven't fixed it in 4 1/2 months. We have asked them on 4 or 5 separate occasions. Still not fixed. Today, I got a notice that I will be evicted in 3 days if I don't pay my rent. Oddly enough, my roommate and I both put our rent checks in an envelope and dropped it off 2 days ago (1 full day before it was due). When I went down to the office today, they said they must have accidentally shredded our checks. It would've been nice if they had courteously contacted my roommate and me to ask about our missing checks instead of jumping straight to threatening legal action. I would not recommend this place to friends. It is a shame, considering I had read great reviews before moving in, and I love the location. read more

I don't live here but I went to take a look at these apartments for a couple of reasons, 1) proximity to work, 2) allowing a pet rabbit ( a lot of apartments won't allow a pet rabbit because they are seen as "an exotic" animal), 3) competitive price. The apartment was easy to find and is in a good neighborhood. The grounds and property were well kept. We interacted with Eric who was very professional, knowledgable and detail oriented. We looked at a 1 bedroom apartment. It had a carpet flooring and was semi updated. There is garage parking which is extra or you can park on the street. The terrace was nice and the view was of the city (its an ok view). You can see Fred Meyer grocery store sign from the terrace (it is awesome to have a grocery store so close!) We ended up not choosing this apartment because we found something closer to work and better rent for more square footage. It was certainly a contender though. read more

I have loved every minute living at Guinevere. My roommate and I have been there for almost two years and I have never regretted it. The management is what sets this apartment building apart - from timely maintenance response to friendly faces in the office, I couldn't have asked for a better experience. The manager is always so helpful and is quick to respond questions. The building is clean, trendy, and offers great amenities such as a rooftop deck and 24hr work-out room. I lived in a two-bedroom apartment which offers nice sunlight and big bathrooms and closets. The one negative aspect is the tiny kitchen but it's clean and we made it work. The location is incredible - steps to fun coffee shops and restaurants and minutes from Greenlake. They have a secure parking garage and I never had trouble looking for a parking spot. The grounds are well-kept and the rooftop deck contains updated patio furniture and beautiful views. The only reason why we have to move on is the price increase, but if you are looking for an apartment and can afford Guinevere, look no further. You won't regret it! Jenna E. read more

My first contact with the staff was on line from my home in Chevy Chase MD. i sent a generic message on their website that I was interested in the apartments. A few days later I received an e-mail from Amy asking me what I was looking for. She answered my questions fully and she continued to communicate with me. She sent me layouts of the apartments I might be interested in and kept me informed of the availability of that type apartment. Since I was on the East coast she arranged to meet my son who lives in Seattle and gave him a tour of Guinevere. As soon as a two bedroom apartment became available I applied for it and met all of the qualifications. Amy has continued to be a resource for me whenever I needed it. Christina and the maintenance staff address any questions I have promptly. I took possession of my apartment on July 16, but I didn't move in until August 8 since my belongings were being transported across country. The staff at Guinevere are wonderful to work with and they have gone out of their way to help me. I love my apartment it is so peaceful and I look out on one of the patio gardens. The management have done a great job trying to keep us safe. This area has lots of things really close by like restaurants, grocery stores, drug stores, banks, and public transportation. The availability of a garage is a big plus. I like the fact that they are continuing to improve the processes here like the newly installed package receiving process. It is clear that they are trying to make things more flexible for all of the tenants. read more
