If you are clear with what you need, and you have a realistic understanding of the external environment of being in Cap Hill Seattle with all that comes with it, then you will more clearly know if Rianna meets your expectations. I KNEW that rents generally speaking, are high, that there would be sirens all times of day and night, people coming and going down the street including students, and that like anywhere else, I need to be vigilant and careful. I also knew that we are not talking luxury apartment here, just basic and utilitarian for my needs. I needed to be as close to SU as possible so I would not have to hoof it or pay Uber/Lyft to go back and forth from my apartment to campus. Overall, it's not cheap, it's basic, it serves my needs, and the leasing staff (Robert and Sophia) are very helpful! read more

I have lived at the Rianna Apartments since May of 2017, when I moved into the apartments I realized I was paying higher rent for an older building but I was close the college and hospitals and was told the apartments were well maintained. I was also told they were secure with cameras on all exits. AVOID THIS PLACE! Upon move in I discovered rust around the drain, I was told the glaze had come off but it's okay from maintenance, they also told me they wouldn't fix it. It was to expensive, the washer leaked and they did get me a new one. The carpet began coming up which still hasn't been fixed. The exterior door locks have been broke. The gates to the secure parking garage. Dog poop and a dirty complex. The gates to the garages broke for a week and they wouldn't open! Last weekend my car inside the parking garage was broken into, along with other cars in the garage! Then my washing machine broke. The manager told me today they don't have cameras on all exits. THEY DID NOT HAVE SURVEILLANCE OF ME AND MY NEIGHBORS WINDOWS BEING BUSTED OUT! BUT THEY DID OF THE PERSON PUTTING GARBAGE IN THE RECYCLE BIN! Ironically a month or so prior management accused me of throwing trash in the recycling bin and sent surveillance footage of that! It clearly wasn't me! I WAS NOT THE PERSON IN THE VIDEO! I DO NOT KNOW THEM! AVOID THIS PLACE! UPDATE I received an email from the manager Toye stating she read my review. She did nothing to address the issue or discuss the complex adding CCTV cameras of taking other actions to mitigate risk! Instead I received this: "After reviewing your Yelp review and prior email regarding your concern for the lack of security cameras available for the garage, I was not sure if you were still interested in parking in the garage. Before I assign you another parking space it's important that I clarify a few things to ensure that we are on the same page:" Management clearly isn't interested in fixing or mitigating issues! Bugs, Bills, and various Bullshit. The process of moving out was a mess. The record keeping for this company is unprofessional and frankly incorrect. My Lease ended mid-month, which was their justification for the payment activity log that indicated I owed Septembers rent 3 times. But then gave my mystery credits to balance the information and totals out. They attempted to charge me for early lease termination but that wasn't their "fault"... because that's how the system logs it when you leave mid-month, even when your lease ends on the 16th. They added bogus carpet cleaning charges, which is insane as not only did I leave the carpet clean but every inch of my apartment carpet was covered in rugs. They sent me black and white photos of "damaged areas" that printed tiny and pixelated, yet still showed no damage. They listed on my check out sheet that bugs were in the apartment. Shocker, I had been reporting garbage neglect resulting in bugs for months. I found cockroaches when I left the building. When you walk in and out of the building you have to hold your breath because the building is so poorly maintained that you walk through a wall of flies and gnats. The staff is unresponsive. I average 3 emails per issue in order to get anything resolved. Honestly, I that wasn't even consistent. While living there I worked full time and went to law school at night having absolutely no time to deal with the sort of drama. When I placed my concerns in writing the property manager, Toye, wanted me to come in and meet with her and said that she wouldn't talk to me anymore via email. My assumption is this was to circumvent the paper trail of unanswered request I had been creating. There is absolutely no reason that I should have to meet with my property manager to resolve a simple issue such as garbage control. Highlights, Car Damaged in the parking garage, Storage units ransacked, Neighboring cars broken into in the garage, Cockroaches, washer dryer unit does not work, Washer leaked into my apartment and caused flooding, up-charged for utilities, the garage door was broken frequently, access fob system was down frequently. read more

We have loved living at Rianna! The location is first class . The maintenance team take great pride in keeping the building and surrounding area clean and tidy, the one service request we put in was dealt with immediately and to a high standard. The leasing team have always been welcoming and have went above and beyond to make us feel welcome and very much at home which was much appreciated as we had arrived in Seattle from the U.K and it made adjusting to a new environment so much easier! I have lived here since 2019. I would love to give this place a better review but I can't. Today, like most days, you can hear a homeless person having an episode screaming in the small parking lot behind the apartment. It's the same guy who did it last year and the year before. They rather invest in the new carpet than making the place safer to live. There are broken bottles in-front of the entrance and in the parking lot. Meanwhile, they increased rent over 20% in one year. How? The internet constantly goes out, the apartment gets super hot in the summer, the appliances are old and always need maintenance, etc. but the staff is nice enough to always reply with an answer of how there is nothing they can do. read more

I lived here for one year and was disappointed with the staff and the noise. First when they said my rent check was late they charged me 10% of the rent plus a $500.00 fee. I went into to the management desk to show them I had paid online and that the money was taken out of my bank account but the management said their company had taken three days to process the check and it was my responsibility it cleared on time. I asked them how was it my responsibility when I paid on time but the managing company took three days to cash the check. The answer I received was pay the late fees or else I would be evicted. I paid out of fear, even though I was on time. I should have gotten a lawyer, not only what they did was illegal, but a lawyer would have cost me less to hire and I could gotten a nice settlement. If you Google search this company you will see similar stores about paying rent and late charges, even though those folks also were on time as well. As for the noise, the floors are paper thin. I heard every movement of my neighbor and after one year I felt I was going nuts. Now I work from home so maybe I am more sensitive than the average person, but I asked my neighbors and they also said they can hear everything going on in the floor above them. If you want peace and quiet this is not the place. Also the Seattle U residents party on the roof top deck until 3-4 AM and the building security never told them to leave. The rent price is 400-750 more than the surrounding buildings. I wish I had investigated the price more, however I moved from out of state and did not have much time to look around. The price was 1750 for one bedroom third flood and 200 for parking each month. After my first year they wanted to raise the rent by 550. That is also illegal since in the state of Washington they cannot raise the rent by more than 10%. DO NOT MOVE HERE!! read more

It has been almost 2 years since I lived here, so things may have changed, but I doubt it. The building itself was not horrible, but the management was awful. The building was sold two weeks after we signed the lease, if we had know about equity beforehand, we would not have signed. I the year I lived in the building, my roommate and I had nothing but issues. I had a rent check lost by the office, which they never apologized for, and reported to the credit bureau effecting my ability to rent my next apartment. They tried very had to make me pay late fees, but after contacting their regional manager and having to show proof that I put a stop payment on the check (which cost me money) they backed off. (The on line system also double charged me for rent one month, make it not to be trusted.) The staff also made us feel bad about wanting to be present in our unit whenever they needed access and would ask for times that would cause one of us to miss work and for some reason or another needed access constantly. It is a good thing we asked to be there as the maintenance staff was horrible! The main gal was nice enough, she just was not handy. It took her three tries to fix our washer (each time one of us had to miss work) because she did not know what to do or where to get the information. When we had a leak in one of the bathrooms, she and another maintenance person (who I had never seen before that day) flooded the room and tried to cover it up by using expensive bath towels to mop it up (ruining them and the basket they sat in). I was home at the time and neither person said anything, just piled them on the floor to be discovered later. The finishes to the apartment are just so-so. The cabinet doors tended to come off a lot, but you could snap them back on. Faucets and lights were handyman specials or whatever was on sale at Lowes. The apartment was pretty quiet if you had the door and windows closed, but there was a lot of out side noise including a business that compacted metal that we did not know about (and wished we had). The building has no amenities. There was promise of a rooftop deck, but it never happened. When the lease was up, they wanted to raise our rent over $200, when we put in our notice to leave, they told us we should have come to the office to negotiate a better rent. read more

At first I was impressed by the Riannas and thought they looked nice, but they quickly reveal themselves to be just average. The new carpet they put in was constantly balling up and gross. The cabinet doors had a tendancy to break/fall apart. The managment charged us for things upon moveout that were non-existant. Overall it's an ok place if you are a student with some $ but otherwise with large student population, dorms across the street, sirens screaming down 12th ave from international district to hospitals and at least 5 blocks from pike/pine cooridor I think you can get better for the same $ on cap hill. read more

First off I was a leasing Manager at Metropolitan Tower for 12 years and I understand the pros and cons of apartment living however, Levi and Kathryn are simply amazing professional people. Levi strives to make sure his residents are comfortable. Kathryn has a love for people and will definitely make you feel at home. Back to Levi. He is sharp, caring and even keeled. Believe me when I say this is the most important thing in a Manager any Property Management Company could ever wish for in other words he is fair. I lived in these apartments for 2 years while in school. If it wasn't for the fact that I wanted a little cheaper rent I would have stayed a lot longer. The location is great, the walls are more or less sound proof, and the management is extremely helpful. The building doesn't have any amenities but I really don't think that is a negative. It is simple and attractive. Parking is secure and, as far as I know, has never been broken into. I wish the rent wasn't so high. If you had roommates it wouldn't be so bad. So help me, I love this place. I genuinely love it here: the staff, the locations, my unit, everything. The parking lot is secure, well-lit, and I have always felt safe walking to and from my car at night. And this is Capitol Hill: I wouldn't even look at a place that didn't have parking. Walking from the elevator to my door I can hear muffled noises. But once I'm inside I don't hear anyone. My immediate neighbor sometimes plays music too loud but I text him, he apologizes profusely, and instantly lowers his stereo. I'm on the top floor so I don't have upstairs noise. My neighbor across the the hall shares bathrooms walls with me and I think I can sometimes hear when his bathroom fan is on. I don't hear vacuuming, TV, or conversations. The grounds are great. Litter is picked up and the staff even shovels and de-ices when it snows. The roofdeck is always great-looking. No leaky walls or trash pile-ups ever. This is a secure building and even if someone got into the stairwell or garage, there's no access into the hallways or elevator without a key. I always say that only Spiderman could break in and really, who's afraid of Spiderman? The apartments themselves are well-done and maintained. I believe the building is about 10 years old so don't expect stainless steel and granite. The leasing office and maintenance staff here are fantastic; the closest I can compare it to is the The Disney Way. If I have an issue, be it I spilled something in the hallway or my toilet is running, things are handled. FAST. Years ago I lived in a place where the garbage disposal broke 4 months after moving in. Complaints were logged monthly but it was never fixed. Here, my garbage disposal was leaking and it was replaced that day. It's never a hassle. I love living here. I honestly don't ever want to move. Neighbors aren't a bother, the location is extraordinary, conveniences all around; it's great. Have I mentioned the location? I have walked to Pike Place Market, the Moore, the Paramount, Pacific Place, 6 movie theaters, Cafe Flora, and Vito's. Then there's all the stuff within 1/2 a mile like Cheiftain, Canon, Chop Suey, Neumo's, Big Mario's, QFC, High 5 Pie, Bluebird, Elysian, Cupcake Royale (though it's worth it to walk to New York Cupcakes on Madison), etc. Moving to clean, very pet friendly Rianna was one of my smarter moves. read more

Very expensive apartments with mediocre upkeep and negligent management. When dealing with carpet beetles and fleas, they worked with a third-party company that refused to talk to tenants, referring only to vague instructions when pressed for advice for how to mitigate the bugs in the future, and management were even less helpful. In-building internet (Wave, if I remember correctly) is unpredictable and inflexible, and the provider often takes as long as three weeks to investigate an outage. Lease end is weirdly mid-month with exorbitant penalties threatened for failure to sign a document agreeing to move out by the end of lease--penalties approaching twice a month's rent. I would not recommend this apartment to anybody. read more

Don't bother. Female staff is a number one profiler and extremely unprofessional! Decided to stop by Rianna Apartments today around 5 p.m. to view their floor plans. We did not make an appointment and was hoping to get some quick printed floor plans. We were greeted by a female staff and she didn't even make an eye contact. She kept looking at us up and down and invited us to the office. We were expecting quick info and be on our way. Nope! She was trying to figure were she left off on her computer ["we were wasting her time"]. She asked what our income was... Why ask such a question when haven't made an appointment or a decision on an apt.! We ignored her and told her we live in capitol hill. THAT CHANGED EVERYTHING. A $ $ H O L E ! All this time no info on types of apartments and/or prices. We asked if she had any floor plans to show us... she proceeded to get her folder and asked if we had any deal breakers... they only have carpeting and we both said YES, THAT'S A DEAL BREAKER AND LEFT. I know this review is late but I just felt like I needed to write one. I moved out of the Rianna Apartments in August 2011 when I graduated from Seattle U. Yes they are cookie cutter apartments, but I actually loved my apartment, the kitchen, and having a washer and dryer. I really miss the size of the kitchen now compared to where I live. The rooftop deck was great in the summer. I had no issues with Equity and almost all the people who worked in the office. Keleigh the manager was great to work with and when I had a problem with another woman in the office she stepped in and fixed the problem. Everyone was great except one person who didn't seem to really understand the whole concept of apartments, banking, and deposits. Other than this one person, the whole renting experience from beginning to end couldn't have gone easier. Not once did I have an issue paying with the online portal. I found this to be extremely convenient to pay the rent. Also I don't think they are overpriced for the location, you are in Seattle in a popular neighborhood right near a university. I looked at other 1 bedroom apartments nearby in similar secure buildings that were at least $500 more in 2010. For the location, the price for a 1 bedroom really couldn't be beat for a decent building. I don't consider myself a spoil rich kid but I just don't feel the price is that bad for the location. You are ultimately paying for the location right across from Seattle U. Plus one thing I noticed, which may have contributed to the rent prices, is a lot of people just up and move and don't pay the rent. I was getting at least 5 different notices in the mail for payment notices for former renters. I think this ultimately affects the price of the rent. This is a problem though everywhere now. I know I talked to one of the office staff and they said this was an issue with some of the students that lived there over the years. I lived on the 3rd floor and never had noise issues. I may have lucked out with the people living next to me. No one in my section of the hall were ever noisy. Also the property was very well maintained and any maintenance issues were fixed right away. When it snowed one weekend and the maintenance workers couldn't make it in, the manager and office staff showed up and shoveled the entire sidewalk infront of both buildings. The only thing I don't miss is the parking garage. Parking was a nightmare since people were always parking over the lines and the spots were super narrow. That was a huge pain at times. When I moved out I got my entire deposit back and was even complimented on how clean the apartment was. If you clean the carpet yourself and rent a carpet cleaner make sure you save the receipt because this will help in the end regarding the cleanliness of your apartment. I've read a lot of reviews where people didn't get their deposit back but I certainly did. The only thing they took out was the last months utilities so I wouldn't have to send them a check. Even though I moved out in 2011, if I ever move back to Seattle I'd definitely look at the Riannas again. I had no problems with the building or the management. read more

I'm a current resident and overall this apartment works for my situation. I'm a grad student at Seattle U and the location is great for my needs, I love not having to drive to class or look for parking. I have a 1 bedroom apartment with a great kitchen and washer and dryer in the unit. The living room is very long and my large sofa fits great. Also I have a king bed and there is plenty of space in the bedroom, and the walk in closet is huge for an apartment. Because of the huge windows I do get a lot of sunlight and the interior has been unbearable when it gets above 80, which does happen often :) I love the staff, they are so helpful and friendly, and were really easy to work with during the move in process. I haven't had any issues with paying my rent, which is done online. Also I haven't had any issues with hearing neighbors on either side or from above. The street noise is probably the worst with trash pickup almost daily, and the late night partiers searching for their parked cars. If you're a student (which it seems a lot of the residents are) this is a great pick. It is pricey and garage parking adds a big cost. However the location can't be beat, especially for late night or weekend trips to the library. read more

This is the best apartment experience my family has had thus far. Toye, the property manager, is absolutely amazing to work with. She sent us photos with dimensions of wall space when I requested them before we moved in so I could pick out furniture that would fit. She has helped us find parking on numerous occasions. She completes all work orders the day of and keeps us updated with the process. I even asked if it was possible to replace our front entryway carpet with vinyl flooring because the carpet was breaking down from foot traffic and it got done! Seriously, I can't believe how helpful she has been! I am so impressed with Toye's professionalism and kindness. We are very happy with this place. read more

The female leasing consultant gave me a thorough and helpful tour, showing me all of the available floorplans and pricing up front. She was very genuine and honest the whole time. I lived here in a one-bedroom on the top floor, right above the entrance. The pros: the staff was very friendly and helpful, the apartment was fine. I'd never lived in a place that small, but that's personal preference. The price was steep for a very average apartment but you're paying for location, really. It seems great for Seattle U students and people working at one of the three hospitals nearby. This brings me to the cons. There are three hospitals very close by and the noise from the ambulances is constant. Also, the students there ARE students and they tend to be very loud on the street. The location is also about four blocks from the very popular Pike street corridor which is mostly bars and swanky restaurants. I couldn't afford it, but if you are looking to go out every weekend and be able to walk home, Rianna is great for that. You'll probably also meet people in the building that also want to do that. All in all, my biggest complaint was the noise level on the street from hospitals, drunk 20-somethings (screaming, crying, and vomiting at least three nights a week from about 11pm until 3am or later) and the many protests, band practices (they parade down the street) congested traffic, and the Starbucks/Subway freezer truck that is on the street every night from 9pm-10pm and sounds like a freight train. HOWEVER, I think that most of these would be solved if you DO NOT have a spot on the front, 12th Ave facing side of the building. Also, the fire alarms go off whenever you cook something on the stove and the third floor gets very, very hot during the summer months. Also, since they can't tell you this on the tour, most of the residents are under 30, but there are some 30-40 couples and some older people who seemed to be profs or working at the hospitals. MOST importantly, they didn't mess with us on move-out. Didn't nickel and dime or make anything up, as I'm sure most renters can agree is not easy to find. We opted to pay the $150 cleaning fee, which meant that they couldn't charge us more than that for cleaning. We had a tight move, so it made sense for us. It makes sense if you have pets, which most people in the building do. read more

I have lived in no fewer than ten apartments in my life and when I move out of these apartments I clean it to the point that it looks like it was never lived in. Rianna was no different. What was different was the result. I waited weeks for my deposit back from Rianna until one day I received a call from a collections agency indicating that I owed $300ish to equity apartments. Confused, I asked what were the charges for and when they went over the charges with me I was completely in shock. Somehow the total charges were about $550 but I only had to pay $350 because of a $200 deposit. I cannot stress enough how this amount DOES NOT accurately project the amount required to do any further cleaning on the apartment or the remaining utilities. "My equity apartments" which is the business that runs this apartment building is absolutely one of the worst companies I've ever had to deal with. I've considered taking legal actions but do not believe that it would be worth the time or effort. DO NOT LIVE HERE. In addition to the ridiculous charges on move out the prices of the units are excessively high for the area and if you even think about staying after your lease ends be prepared to pay about 200% of the price of your unit for any month-to-month rent. If this review can prevent even one person from signing a lease at Rianna I will feel like it has accomplished its' job. I cannot stress enough how bad this apartment is and how immoral and evil the company that runs it is. Edit: I found out when looking at the bill that instead of subtracting the deposit from the final bill they elected to add it. A unique approach but I would prefer apartment staff with basic addition/subtraction skills to be the ones in charge of the bill. It is also noted that the carpet "smells like pet" on the move out inspection I'm quite sure the person inspecting it did not smell the carpet but no animal outside of human was ever present in my apartment during the duration of my stay and when I vacated the apartment the only odor was an overwhelming smell of cleaning supplies. I was not given the option of doing a walk through of the apartment after vacating and I can now see why. It is much easier to add erroneous charges when the resident is not there to speak for themselves. read more

The location was stellar! With that you get a pretty noisy apartment, a ton of street noise, unless you never open the windows... I however am very accustomed to sleeping with city noises so it did not bother me. My other gripe is at no fault to the complex, that I am aware of, but your internet and tv options are lacking. Your two options are wave and century link, which both suck. I was housed here with my company and really wish they would have housed me there again. So I can't comment on rent payment issues. read more

I lived in Rianna Apts for a year when I first moved to Seattle. It was the nicest, newest building I'd ever lived in, but a little "cookie cutter" (lacking character). However, I am at at point where I'll take a dishwasher and washer/dryer (free! in the unit!!) over character. The garbage chute was across the hall, very convenient. The parking garage is downstairs; convenient but small and tricky. I do recall the elevators being really slow, but there are also stairs. The unit was a 1 Bedroom. Would have been huge for 1 person (the kitchen was abnormally and unnecessarily large, would've been nice to have some of the extra space in the living room), but at the time I lived w/ my ex so it was a bit tight. It's a little pricey, but since the location is more First Hill than Capitol Hill, the same apt would be way more $$ just a few blocks North. The location was great cause you can walk to the Hill or downtown. Sirens from the nearby hospitals did get a bit old. Management (4 years ago) was nice and responsive. I think they let us break some payment up over a few months when we moved in. Only incident was once I put posters up in the elevator and the bldg mngr took them all down and left me a nasty note saying they weren't appropriate in a "luxury" apt bldg. Heck lady, it's a decent bldg, but nothing luxurious about it! read more

Lets keep this short, : Cookie Cutter layout, No Charm, Seriously overpriced (which is okay if you're a spoiled rich kid going to Seattle U) and then they try to raise your rent $250.00 at the end of your lease like its nothing. Also they asked us if we wanted to have a professional clean the place after moving out and we said yes...then they accused us of being filthy, which is NOT even close to how i live. Insulting! I love living in the Rianna. I've lived here since March 2017. Maintenance and management staff are both really awesome. My toilet got clogged up bad last year and maintenance guys worked really all day to get it fixed. They had to snake it several times. They worked really late, and they offered to replace the toilet just for being scratched up from the snaking. The scratches were superficial damage and didn't affect the functioning of the toilet, so I opted not to have it replaced.This building is cleaned regularly, which I appreciate. There are revels that seem to go on on the weekends in the neighborhood, and sports events for Seattle University, and it can get loud then, but I just put on headphones and it's fine. This is my favorite place, I've ever lived. Partly, I love it because the cafe, Byrek and Baguette downstairs has the best french fries and a great brunch menu. I love it, because the location here is amazing. Within a one mile radius of this apartment building there are emergency rooms, emergency veterinarians, 24/7 grocery stores, 3 great coffee shops, a gas station right next door, and many fantastic restaurants and bars. The lounge on the roof is fabulous for grilling and even parties, it has a great view, tables and seats, and a propane grill. The apartment manager takes our packages for us, so we don't have to worry about stolen mail. Everyone who works here is really nice, and they have always treated me with courtesy and respect. This is an incredible place to live, and I am so happy I moved here. read more
