Recently just got removed from their Facebook page for calling out one of their brokers/agents, Mavinga (Vayney) Santos. I'm not sure how this even happened, but here we go. Santos showed me the property last summer. He never disclosed he would be the roommate to us, the rest of the household that consisted of 3 other women. He ended being so sexist, so abusive, and overall an awful person to have lived with. I ended up leaving the property by March (my lease ended August 31, finally feeling safer to out him) because NO ONE helped me. I contacted Gypsy Housing via emails to at least have him face some sort of consequences for his actions. Of course I contacted TLV management (make sure your housing isn't managed by them too) and the police numerous times. I've faced being gaslit and lied by them too. At the end of the day, I know there's not much Gypsy Housing can do compared to what management and police should've needed to do. But you can definitely acknowledge me and apologize to me AND ensure you know when a broker wants to live in the property he shows off. Y'all should've responded to our emails, management even said they tried contacting you guys about Mavinga Santos. Putting this out there to ensure you guys are aware that kind of people they hire to represent them and their property. Edit: to add pics of text message history. Also, just want to reiterate, I fully understand Gypsy Housing can't fix it all. But an acknowledgement and an apology and assurance that they'll do better is a good and overdue start. Also, please see Leon's review. Errol responded about how they ensure roommates are paired and "make sure you can live a year with a perfect stranger not kill each other before lease ends". LOL I left in March, 5 months before my lease ended BECAUSE I FEARED FOR MY LIFE LIVING WITH HIM. Mavinga is (or was) your employee and y'all couldn't give the roommates a call to let us know?? This business owner things a Facebook group is revolutionary. In order to view their listings you have to join a Facebook group. I joined their group. After posting about my needs and situation I was bombarded with racist and other comments from brokers. Which this owner thinks is acceptable. When I confronted him with it he retaliated. Long story short I filed a complaint for fair housing act violations. Apparently standing up to racism is being rude. I'm not the only who experienced racism from thisguy. Don't waste you time with this guy. Claims I never used there services. Your listings are a part of your service. Being racist and not renting to certain people is why I didn't find something with your company. He tries to use "I'm black" as an excuse. Pay attention to the bad reviews. I am moving from Georgia to New York City. I've been doing research and I came across GypsyHousing. I was drawn to this company because of the affordability as well as the amenities that they offer. I saw a listing that I was interested in that was posted to their insta gram. I figured it would go fast so I was adamant in showing my interest. However , I received very slow responses and no response to the email I sent, which I understand things happen but that seemed very unprofessional to me. My thing is, I was asked what would be a good time and we agreed on a certain time, as to which the agent whom I was texting was late. I texted the number provided on the reference and the responses were slow and non informative. Being as I am out of state, I preferred to do a virtual tour. I was sent this 10 second prerecorded clip which in no way showed me anything really. I also asked for measurements of the room which I was never given. All in all, I am disappointed because I have heard many wonderful things about this company, especially with their affordability. However, for someone who is moving to a new city , this company honestly would give me shady vibes because of the lack of communication and professionalism. Edit (I have decreased the rating for 2 stars to 1. The lack of communication/unprofessionalism from this company is overwhelming. I've tried calling, none of the phone numbers work. I've tried emailing , as to which I have yet to receive a response. After leaving this review , i was sent a message and after responding to the message I was left on READ. Gypsy Housing is great if you want to lose hundreds of dollars and almost be homeless. I toured a place, applied, and put down a $500 good faith deposit, thinking my apartment search was over. And then... nothing. I tried texting Ebony and Errol. I tried calling. I tried messaging on Facebook. They completely ghosted me for days while my move-out date was rapidly approaching, refusing to confirm if I had the place or not. I still hadn't signed any paperwork and was starting to panic. I finally got ahold of Ebony, who said she was very sorry to inform me that another broker/agent had filled the place before they found enough roommates. However, I had already been approved, so she said she could just move my info and deposit to one of the other places they were going to show me. To her credit she really did work hard to get me into a new place, but most of the new options were either outside my price range or in neighborhoods that wouldn't work. Whenever I did find a place I liked, I was told it wasn't actually available. At this point I had less than a week to find a place and was absolutely losing my mind. Minnie and Ebony both told me on the Friday before my Monday move out that they would stay in touch over the weekend, but nope! I ended up scrambling to find a new place through someone else and getting approved the day I was moving. Ebony never responded to me again and, more than a month after giving them my deposit, Minnie seems to think it's okay to just hold on to it. First it was "well call me tomorrow because I just learned you're not taking anything." Then it was "it's being processed, should be like two weeks." Two weeks later it's, "Oh, yeah, just text me your info so I can see about putting it back on your card." They really do think you're stupid enough to believe this crap or will just forget about the money if they drag their feet long enough. Maybe I'll take this down if they ever get around to returning it. But this was one of the most stressful experiences of my life. I was almost homeless. read more

I truly appreciate his dedication. Only reason not to give 5 stars is that there was some complications in my process regarding cost of rent for my top choice home, but Guy really advocated for us despite the communication errors and took a hit to his own compensation to make sure we were properly taken care of. read more

I dealt with these people twice and I should've known better than to deal with them a second time. The first time I placed a deposit on a place with a roomate and decided against it and split ways so we requested refunds. It took nearly 2 weeks for me to get my deposit back and it was absolutely beyond frustrating and ridiculous to even get it back. AND THEN I was told they couldn't simply revert the money back to my card. They sent me a deluxe E-check and I had to be inconvenienced and go out of my way to deposit MY MONEY. The second time I applied for a different place and the website glitched and CHARGED ME TWICE for my deposit. I was told the owner took care of it but he never did. I waited from September 27th till October 21st to get my damn double deposit back. At that point I was PISSED. I had to argue with the secretary about my money yet again, get my FCU involved and write a letter just to prove gypsy never gave me my money back!! Just for the owner to revert the money back to my card after being told they "don't do that". I waited a month for roomates for that same place just for nothing to come about the situation. This time I asked for my deposit and application fee since they clearly couldn't uphold their end of the deal- which was to find roomates for the apartment AND I waited a month for them to do their part. But yet again it was an issue. I had to email twice just to get a response from the secretary for my deposit and when she finally emailed me, I was told the application fee was now called a brokerage fee. Even though I applied for a "no fee" apartment. They refused to give me my money back despite the fact that NYC/NYS passed laws in June 2019 limiting application fees to $20 (amongst many other reasons- it's only fair to give me ALL my money back after wasting so much of my time). They claimed when I applied (in September 2019) that the laws weren't in effect. I confronted them and told them the law was in effect in JUNE and not to lie to their clients. I never got any response until I emailed them again and told them the exact law, the fines for breaking the law and who the law is meant for (anyone associated with or works for the landlord). They emailed me back and all of a sudden "couldn't find my application". Luckily I document EVERYTHING. Then the owner emailed me practically accusing me of bs because they "can't find my application" but when I provided the receipt all of a sudden he knew my card information so he could send it back to my card. I thought I was going to get my money back so I informed him of the laws and that he legally can't charge $100 application fees. Trying to be reasonable so the guy doesnt get slapped with $10k in fines for KNOWINGLY breaking the law. He claimed gypsy "DOESN'T WORK FOR THE LANDLORDS" even though that's who pays them on no fee apartments I ignored the email because I wasn't going to argue with a liar. I didn't email back until a few days ago because I have yet to receive my refund and I have recieved no response from the owner. Long story short, this company is awful, unprofessional, liars, run illegal practices and solely are out to steal your money. At all costs, avoid working with this company!! read more

I signed for an apartment through Gypsy Housing back in November and my experience with my broker Elias was nothing but great. When the first place I was looking at didn't exactly fit my needs he immediately offered a few more options and I was able to see one of them the same day and ended up applying for the place immediately because I liked it so much. Elias was always very professional and responsive which I appreciated! When one of my roommates decided to leave unexpectedly last month I immediately texted Elias and he got back to me right away saying that they would list the room and take care if it and work with the landlord to find someone as soon as possible. Whenever I have a question or concern Elias has always been prompt with his responses and it takes a lot of stress off of having to worry about things. Also, my boyfriend was considering moving and was out of town due to Covid, he showed me a few places as well and frequently checked in to see how we were doing, if we needed another option, etc. 10/10 I had a great experience working with Elias and would definitely work with him again if I consider moving! read more

the stole 500 bucks from me when i was at my lowest point, ill never forget them for that. Fact is they will ghost you if they fail to get you a place. The good will deposit was said to be refundable but tracking them down get way too hard if they.. i dunno. show you places that are already spoken for?. hit up Belfon Realty , they saved my butt when i was on the brink of homelessness by actually helping me find a place. i hope this saves you. I had scheduled an appointment to see one of their properties & after a quick glance me and my roommate were in and filled out our applications on the spot. We even submitted our Good Faith deposits that night. Unfortunately, we found out in the morning that another property management company had secured the apartment so it fell through. After a quick conversation regarding the deposit money, I was told to fill out a refund request form and email the office. A day or two later, someone got back to me and told me it would be "1-3 days for the transaction to appear in my bank account" This is where it goes south... A week passes and no-one replies to me. I email several times asking about when I would receive my refund, to nothing. I call the office multiple times and immediately get directed to voicemail. After much frustration, I call the agent (who told me he is now a former agent) and he tells me that sometimes people don't show up to the office until 1pm, despite business hours dictating that it is open from 10-6. I call back after 1pm still to nothing but voicemails. I email multiple times and here I am again, 3 weeks later with still no refunded deposit in my account or any word of when it will actually appear. Now, I'm reviewing their pages and even DM'ing them on multiple platforms JUST to get some sort of response. My advice? Steer clear from this unprofessional company. My experience with their competitor Hagstrom has been much, much more organized and professional. read more

hey guys, I left a review previously and I have been trying to figure out how I can get my money back like Jennifer said and I met with a lawyer and showed her everything she basically told me that I am able to sue them as well as all of you guys. As you can see in my last review I left Errol Brown told me to email and my refund will be processed, that hasn't happened. In NYC you can sue in small claims that only cost $15 usd to begin the process of getting your money back. Like I said it has been month and I have not gotten my money back I have already began my process and you guys should as well. Have proof of all emails and texts, take everything in writing so you can show it in court and record all conversations. The lawyer I met with also advised me to double check all the tenan law in NYC as they have changed recently. After filling out an application and paying for a deposit, I was told that I would be good to move in. A couple of days before the move in date the realtor, Elias Lopera, that works for Gypsy reached out and said that the apartment was no longer available but that he had other places for me. I feel like I was scammed! I was then offered a bunch of places all very far from my job and school which was the reason I had chosen the first apartment. I was practically homeless because of this. A month later and I am still waiting on my deposit. I call them almost every day and everytime they say that they are processing it and that it should be in my account the next day. I have called them today and they are not even answering my calls. I would advise against using their services! Had I really needed the money back, I would have been financially crippled by this. read more

Our broker was great, but Minnie who works at the office is one of the most unprofessional, rudest people I've ever encountered. Not only was she late to our lease signing, which was fine at first, but she came in with a horrible attitude & it took over an hour since she had multiple errors on our lease. For some reason, even though it's a legal document, it was way too much of a hassle for her to make the necessary edits, including names being spelled wrong. When asked questions about the lease she snapped at us multiple times. One of her coworkers tried to help her to speed up the process, but instead all Minnie did was berate her. After all of that, we had to come back to re-sign the lease because the landlord said it was too messy. If she spoke to us like actual human beings it would've been fine. I made a good faith deposit on April 2nd, 2022, and I have been to trying to receive a refund for almost a month. The agent I met gave me a phone number to call and I left message, after message, with no reply. I have sent emails and have had no reply. I went to their offices twice and rang the bell with absolutely no answer. This place is a scam! I spoke with Elias when someone finally answered the door after banging on it for 20 minutes. He gave me the number for Minnie Dent who never answered any texts or phone calls. I have filed a complaint with the NY State Department of State Division of Consumer Protection. It has almost been a month of pursuing a refund. Gypsy Housing is a completely unprofessional organization that takes advantage of people trying to find a place to live. Just wondering how Errol Brown feels knowing that his company is a complete and utter scam. read more

Nothing but a bunch of straight up scam artists. Stay far, far away. Maybe this will get their attention to help me since repeated calls and emails have been flat out ignored. Only use them if you're comfortable completely losing their trademark "$500 good faith deposit" one way or another. You see a lot of reviews of people saying they didn't end up getting the apartment and they never got their deposit back. It gets worse! If you actually rent the place, they pocket/lose/some other bullshit excuse the $500 and never forward it to your management company. I've tried to be a professional adult and ask nicely for the issue to be resolved and have gotten the complete run around. The apartment searching process in NYC is stressful enough without having to worry about getting robbed by a "reputable" business. Spend your hard earned money elsewhere. Just want to say that the Agent Cecilia was great! She went above and beyond to make the deal happen. Although the deal for the apartment that I wanted didn't go through, I appreciate how hard she worked and fought to make things happen. She showed me numerous apartments and was very patient. I was looking for an apartment for some domestic abuse issues going on in my home and reached out to Elias, who showed me to multiple different apartments, walked me through the process quickly and efficiently, and even took the time to teach me about credit cards and how they work. For a 21 year old male, who previously knew nothing about credit, apartments and the further. Elias clearly and amazingly showed me how to navigate the world of finances. Only 1 star because they get good prices for NYC, but everything about them is horrible. It took weeks to get the apartment lease. When we finally got the lease the date was wrong. Our agent promised for it to be corrected, but of course it was not. Now all of the tenants are responsible for extra thousand dollars because they did not do there job of claiming the lease would not start until we got out keys. It took over a week to get back in touch with them, but basically they are like you signed and we got paid so we are done. To top things off they did not tell us 1 floor with 4 bedrooms does not have heat. It has been fun sleeping in my winter coat, hat and gloves. read more

They're quite misleading. The rooms (they are ROOMS, not whole apartments) in the apartments are very nice, albeit smallish, and the agent I worked with, Daniel, seemed great. I am VERY thorough and he made absolutely NO indication the additional amount of money that would be required to move in. He actually impressed that there was a $500 deposit and that it would be applied to your first month's rent, that's it. A few days after the deposit, an application had to be filled out that was an extra $100 fee (no mention of that made). THEN, less than a week before the move in date, we're informed that we have to come in that Tue or Wed morning (which is not ample enough time to give professional enough notice at work that we have to come in late) for the lease signing AND that a month's security and a month's rent is due at said signing. Considering we'd been communicating and working on this for a few weeks, that should have come up and not once, not ONCE did he mention it. Again, it's not like we didn't discuss money and ALL he made note of was the $500 deposit. So, we're talking about over $1k of money that is due that he failed to inform me of. It's underhanded, shady, and I feel it was intentionally deceptive just to secure the deposit. I would not do business with them again. read more
