Like many people during Covid I started to work from home and needed more space so I reached out to the building manager to see if I could move to a larger unit at the end of my lease term. They responded to me and told me that I could move to a larger unit upstairs with a balcony for the same price as I was paying downstairs. Amazing, I thought... but the unit was an absolute NIGHTMARE! A few months after having my apartment moved upstairs to apartment 5J I started to smell cigarette smoke, I thought that maybe it was just from a party next door and that the smell would go away no big deal. WRONG! Every. Single. Day. The smell became more and more evident. I asked the building staff about it and they informed me that in fact, my neighbor whom had lived there for decades was an avid chain smoker and it was something that had been going on for years. I felt totally betrayed, the building had known the whole time that this was an issue, and refused to disclose it to me. Since the building is advertised as "non smoking" I reached out to the building manager and begged and pleaded to move units or vacate my lease. They promised me as soon as a new unit hit the market I could have first dibs - that never happened (even though plenty of units had come to market in the interim) for months and months I begged and pleaded to move units, I couldn't sleep at night, I was coughing, itchy eyes, tight chest from the second hand smoke. It was like living in an ashtray. The smoke (since we shared a wall) was coming mostly through the kitchen, specifically through the gaps by the pipes! I couldn't even use my kitchen because of the fear the smoke was settling in the pipes! Not to mention a lot of this was going on during Covid, a complete health hazard. It became so bad I had to visit urgent care twice in 4 months because of respiratory issues, I was living in a NIGHTMARE. The building came in and duck taped the gaps under my sink (see photos), I even had to put electrical tape on the vents in my shower because it was blowing hot steamy cigarette smoke into my shower nightly. I begged and begged and begged for help for months and there was "nothing they could do about it" to help me. If you ever decide to move into this building and exit right on the elevators onto the 5th floor you will be engulfed by this terrible smoke smell. Specifically unit 5J, I am warning you because I wish someone would have been honest and upfront with me - or at least tried to help me after the fact and no one did, do not fall victim to this unit, you will regret it immensely.

It is perfectly located by the highline, surrounded by art galleries and restaurants and walking distance to West Village, yet not where all the tourists are so you can sleep in and rest if you so wish to. It has an amazing rooftop with pretty good views of midtown Manhattan and the Hudson River. It also has a well equipped gym and staff is really and genuinely friendly. I am very happy with my decision and I enjoy coming home every day after work.

For example, I have expanded my vocabulary by talking to people and now able to talk more fluently. If you're thinking about moving in right now, reconsider. They're doing major construction and…read morerenovation for amenities and all the empty units. The renovation for the empty units will inevitably mean you'll hear pounding and drilling from 9-5 while you're quarantined and working from home. It'll drive you nuts and they expect to be in this state until late spring/early summer 2021. Also, if they haven't told you that the rent stabilization is ending in mid-2021 you should raise the issue. Management is very responsive when you're inquiring to rent, but RIGHT AFTER you sign the dotted line they disappear. We were told about a welcome kit with internet, keys, etc. None of that materialized. The front desk wasn't notified we were moving in, and we weren't even sure we had any keys until we arrived to the lobby. Having said that, the staff are amazing and once the capital improvements are done it's going to be an amazing place to live. Just avoid for now until all the construction is done.

The laundry room is large and you never have to wait for a machine. The Terrible: (1) Management is subpar in my humble opinion. After living in the building for 3 years, my husband and I asked for a lease extension of less than one month. We were told that the landlord doesn't allow lease extensions - ever. The explanation doesn't make sense to either one of us. Our lease expires at the end of July, and our only option for an "extension" was to sign a new lease that we'd be allowed to terminate at a predetermined date starting February 28th of the following year. I've lived in many other buildings in Manhattan and have never had any problem with building management. I expect more humanity and understanding. I experienced another issue in which a building manager behaved, in my opinion, not like a normal decent human being would behave. (2) The elevators are terrible in our opinion. There are three elevators but one is constantly broken. The wait time gets really bad. My husband and I live on the top floor so it's especially bad for us. I wouldn't choose to live here for this reason alone.

Our studio was well-suited for two and perfectly situated near the subway, bus lines, Whole Foods, South Street Seaport, and major landmarks like the Oculus and Battery Park. ​Most importantly, the staff is phenomenal: Carl, Rome, Raj, and especially Randy the Postman went above and beyond to make us feel at home. ​Unfortunately, the building itself is severely lacking in upkeep. Given the high fees, we expected a well-maintained property, but 10HS is clearly past its prime. Issues included one of the three main elevators being out of service for our entire stay, unhygienic conditions in the garbage and laundry rooms, significant peeling wallpaper, and stained common area carpeting. This 24-story high-rise has immense potential, but the current state of the facilities is unacceptable and did not meet our high expectations.
