Moved toilet across room, resized bedroom closet
    Amanda D.

Or helped us totally reimagine our master bathroom which previously only had a tiny walk in shower and no tub. Or was the only contractor I met who proposed taking out part of the closet to create tons more space in the bathroom, making use of the second window previously lost in the closet and making space for a hidden toilet nook and the difference is just incredible!!!Now we can take a shower with the window open and enjoy the bay breeze on our face as we stand under the water! His team installed a heated floor for us and large niche with two levels in the shower so we could easily place soaps, etc! He even used our existing swinging bathroom door to create a pocket door which gave us more room in the bedroom. Or was friendly, easy to work with and responsive and came to me proactively with suggestions.

    Bathroom before the remodel

This was my first major remodel and as someone who likes to be as prepared as possible I did everything that I could to avoid any project delays. In fact, before the project even started I had 90% of the materials sitting in my garage. I read that not having materials can cause huge delays. This leads me to my 3 star review. I'll start with the bad and end with the good. The project took approx. 3 months. I had planned for a month and a half at the most, keep in mind 90% of the material were already onsite. I moved to my friends place in San Ramon during the project. The company has an app that is really great where they upload photos of the project every week so you can see how things are coming along. This stopped and I would often have to ask about the photo updates. (I would recommend a checklist for leads when doing home visits so no stone is unturned.) Several times during the project my neighbor text me and asking if my bathroom was done because he hadn't heard anyone in a few days. This ofcourse caused me to drive the hour and some change to my place from San Ramon to see what was going on. Sure enough no one was there or they were working half days. I even started to spend the night to observe what was going on. This was not ideal considering this was pulling me away from my own job, the commute was disastrous and there was no shower. Or was kind enough to put a porta potty outside for me so I did use that. I was constantly reaching out to the lead asking what was going on and how much longer things were going to take. At this point we were into month two and it was always, a couple more weeks. One incident involved calls to me when I was in SR about a piece missing that was needed for the shower and that the inspector was coming. I reviewed my inventory list and said it was in the garage. The next day calls again about the part not being in garage. I spoke to the lead and asked if he checked himself and I was told no. I asked him to check. He called me again and said the part wasn't there and they would have to push the inspection back. I drove in from SR, and hour and some change, went into my garage and sure enough there was the part. I called the lead very upset about the time I had to spend to do this and asked if he even looked. He said he didn't. It was basically one thing after another and I feel like I took on a VERY stressful job that requires LOTS of involvement. The 3rd month I went out of town for work. The whole project was suppose to be done when I got home. While away I received a text abt picking up the final check and I said to come by when I returned home. When I got home, there was holes in the wall that hadn't been fixed and outlets that hadn't been covered. I was so angry I didn't even want to work with the company anymore. In the end they came and fixed everything in one day. I would say that this experience was traumatic for me and that I'm still recovering. The timeline, living away from home for almost 3 months and the stress of having to drive home to make sure people were working was a lot. No project of this scale should take this long. Did I mention I had 90% of the materials already? Mentioning it again in case you missed it. The good stuff. Bathroom came out beautiful, my lead, Navaz, who I got mid project was good to work with. I could tell he wanted me to be happy but that he also only had so much control over things. He did have control over inspecting though. This should never be amiss. I digress, like I mentioned I'm still recovering. There were a few mixups that I was very happy that they fixed. Everyone is very responsive which I love. I also had the electricity go out in the evening and someone came out right away to fix which appreciated. Navaz is very supportive, he also wants the project to go well. As far as bathroom expectations went, look wise, it wasn't perfect but dam near close. In conclusion, the majority of my frustration is around how long the project took and how involved I had to get for them to finish. It was ridiculous. Overall, I am very happy with how my bathroom turned out and it's a joy to be in there everyday. Projects are challenging, hard and stressful. There are alot of people that will be involved. The PM, the lead and the workers. Communication is necessary, over communicate in fact, because you may tell someone one thing and they forget to pass it along. Be organized, ask for help if you need it from your lead. Don't be afraid to questions things. After all this is your project and your hard earned money. Expect gray hairs, I know I got plenty from this project. I actually don't know if it's possible to avoid stress since I don't know anyone who has done a remodel that hasn't had something. Just know that things don't always go as planned and that you may have to adjust. I hope this was helpful!

After interviewing six contractors, we chose Or Dayan's company to remodel our bathroom. Or's proposal was detailed and the cost was reasonable. Our existing bathroom was demolished down to the studs and floor joists including the removal of a cast iron tub and a thick concrete floor. Most residential construction skills were required to complete the job. Plumbing and electrical rough-in and finish work, new drywall and patching of old drywall, sealing and waterproofing a wet room, linear drain, porcelain tile on walls and floor, custom quartzite vanity top, rough-in carpentry, finish carpentry to build custom period casings for two windows and a door. All crew members were highly skilled, industrious and easy to work with. There was no cost overrun. Usually, when a project is completed, there are a few things that I wish had been done differently. This time, I am pleased with everything.

I was definitely persuaded by these reviews - and now will question every business that has 5 star reviews. Do your homework and don't be fooled. Project took much longer than what it should have because they were disorganized and would forget certain things (the foreman would even admit that the PM should have told me certain things!) that I would have imagined a contractor had down pat in terms of sequencing. They use some subcontractors and you are at the mercy of their schedules. They just are not organized (you will do a lot of the reminding, checking in, following up, and certain things still may not happen). They failed inspections meaning more cost (it is their job to pass these! It says this in any contract!) If it seemed as though I was questioning something, the PM got defensive and sometimes unprofessional, gaslighting me in a very aggressive manner. I saved the communication, in fact. The people I worked with directly were young and it showed in the almost-too-casual style of communication and lack of professionalism. I surrendered towards the end and just wanted the project done and everyone gone. I feel completely foolish that I went with the significantly higher estimate thinking it would offer a smooth, superior experience. The actual people who did the work worked hard though and did nice work - hence the two stars. But at the end of the day, it's actually hard to enjoy the work as I am reminded by the months of bad experiences - up to the very end. You can find more experienced contractors out there for equal quality of workmanship and for a more competitive price. I am using a different contractor now for other work at the property - it's a 180 degree difference - they have a dedicated team for my project, meaning time to completion is more accurate and on time; they have a dedicated person to procure the finishes and fixtures, not myself; they are way more organized and even provided me a timeline of what to expect and communicate with me what time they are showing up and what progress was made that day (!!); they are bringing a truly expert eye with attention to detail that ELEVATES the space and are teaching me to ask things I didn't even know I should KNOW to ask; and most importantly, I feel truly comfortable asking questions without defensiveness and aggressive steamrolling in their answers. I received none of this level of care or expertise with MHR, and I want you to know that you should expect these things!!!

But anyway, on the date of the site visit, the guy come without any tool for measurements and for note taking. The guy just spent like 20 mins walking around the house and said he will get back to us with a quote. But I never hear back from them since. I think the company is very picky on clients and like to see if they have enough money to pay for their service. If they think we cannot afford it, they will just cut all the communications. Overall the experience was very good; Elijah and Bryan were super friendly and responsive. Eli was very patient and accommodating as we discussed several different potential change orders, from new windows to painting, to other misc. things that popped up. Bryan Luna was especially a pleasure to work with. His attention to detail and proactivity to solve any little thing I mentioned was definitely the highlight of working with Prime. Their contracted electrician, Hector, was great as well. I also think they did a great job building out a cabinet to fit our freezer next to the matching fridge. Their master carpenter managed to salvage our existing wood to make it match perfectly. Definitely better than what I'd expect from even a carpentry specialty contractor. I will mention that it wasn't without some snags. Prime deals in volume so they're very busy. I think because I had delays in sourcing a freezer I ended up not getting a dedicated project manager for some time. We had timeline issues made worse with holidays. This caused cascading delays which inevitably pushed back my move in date a few weeks. When I finally did get a new project manager, they ghosted me (later on I found out they had a family emergency). Eli had to step in again to help. Another thing is that their pricing is quite opaque. The estimate will break down prices by milestones, but they repeated told me that it's not a valuation of the milestone itself. This made it nigh impossible to understand if I wanted to contract out specific pieces of the project (e.g. flooring). Design was OK. I felt that the designer was very busy. Sometimes very responsive (5min replies), sometimes not responsive at all (no reply). I wish I had a better, more thorough back-and-forth session about the intricacies of the design. But we made do. Ultimately, the designer made a render and helped point us to some vendors, but from there we had to make our own selection alone (cabinets, handles, pendant lights, faucets, etc.). I did appreciate her presence when we picked out countertops, though. All in all, I think this was a 4.5 star job, but I'm rounding to 5 because of Eli and Bryan :)

There have been multiple unresolved issues with the quality of work and follow-through. One example is an LED light that continues to flicker. It has been more than six months, with many calls and text messages, but the issue still has not been fixed. Another example is damage to our garage cabinet, where a hole was created during the work. We are still waiting for this to be repaired as well. Overall, the lack of timely resolution and poor communication after the project has been extremely frustrating.
