    Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Onyx Capital Management's failure in this case is completely unacceptable. ------------------------

Our Onyx contract is still only 4 months old but after our community town-hall tonight, The Board and and community have expressed nothing but praise for our new management company. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations.     I bought a condo from streamline and there was a warranty for one year. The flooding happened…read morewithin the warranty period. My basement floods, continuous water, gallons, pouring out of the wall into my laundry room and sending the sump pump to go off every 30 seconds. In my mind this is an emergency. I put a ticket in for service and they aren't able to arrive for 4 days. I put towels down to mitigate the damage and they are getting soaked almost immediately, so I put them in the washer to wring out and then into the dryer. I am doing this 3 to 4 times a day. The water eventually flows down the hall into my bedroom. When I walked on the floor in my bedroom water would spray up through the floorboards. I put in a service request into the portal and the Streamline's contact tells me to call an emergency plumber to assess the situation. The plumber arrives and see's it's beyond his scope and he charges me $220.00. They had been saying the reimbursement has been requested 3 different times and it took them 3 months to pay me back. The Streamline techs come over with de-humidifiers and said the Water Department would come over shortly to assess the situation. They never show. Streamline finally gets a plumber in meanwhile gallons of water are flowing out of my wall. It took 12 days to fix the pipe. The plumbers and Streamline's own workers told me they've seen this before in other Streamline houses. Because of drying my towels several times a day for 12 days my dryer stopped working and a big hole in the backyard where they dug it up so they could access the broken pipe. In addition, Streamline never informed us of these issues: Streamline failed to tell us that our HOA includes another house, 1139 Mt. Vernon Street. My upstairs neighbor and I are waiting for Streamline to remove 1139 Mt. Vernon from our HOA and it's been months of no updates and no communication from them. They never fixed the hole in my backyard. They haven't replaced the windows for my neighbor upstairs. They never did a walkthrough that was supposed to take place before the warranty was up. Streamline is very unresponsive. They don't reply unless I send 3 emails and maybe I'll get a response.

We've lost so many nights of sleep being stressed about how I'm going to deal with this. Buying a streamline home was the worst decision I've ever made in my life.

We were not made clearly aware that this was supposed to be a self-guided tour -- and it didn't matter anyway, because the lockbox codes they sent us DID NOT WORK. Every attempt to get help was met with automated responses. When a real person finally stepped in, there was zero urgency. No one offered to come open the door. No one acknowledged that we had traveled hours to be there. We were essentially left on read while standing outside a property we couldn't enter. The response we eventually received amounted to: "Sorry, we're working on it." That's it. Here's what concerns me most: if this is how they handle prospective tenants, imagine how they handle the properties they manage. If I were a homeowner and this company was representing my home, I would consider that a serious breach of fiduciary responsibility. They are not acting in the owner's best interest by making showings inaccessible and unmanageable. This felt like a scam at worst and gross negligence at best. Avoid.
