Very quiet park but very accommodating…read more They have a 24/7 room with laundry available, couple bathrooms, small tv with dish hookup, huge dvd selection, tons of books, couple board games, few puzzles and a couple exercise equipment. The property has small rocks throughout property but they did not allow a wood fire :( it was soooo cold! But we understand. There is a small gold course at the entrance of the park. It was fun playing it at night. The owner added lights specifically for the golf course and a little fountain. The attention to detail was there. There is a small dog park that is gated but meant for big dogs. Small dogs will walk right through the posts. We stayed here for a night and when we went to turn on our diesel bus, it wouldn't turn on. We eventually found out our gas filter froze overnight due to the elevation probably because we've stayed in colder places. So if you're staying here bring extra fuel help. We had added additive to help it from gelling but wasn't enough. Make sure to bring 911 something to help start it. We're definitely buy it. Owner very helpful and answered even tho New Year's Day.

Super Basic. I visited my bf when he was in Surprise for the 2025 MLB Cactus League Spring Training…read moreat Surprise Stadium and he stays in the dry camping area of the RV Park. The RV Park is fairly close to the Texas Rangers/Kansas City Royals Surprise Staffing BB Park, like a 5 minute drive. I only used the Ladies Room but not the shower and the bathroom is kept clean and stocked with TP, paper towels and soap. The bathroom is one at a time use, has a shower, sink, toilet, chair, 2 mirrors and a 2 socket outlet with secure locking door. They give you a hard key for access. I never had to wait to get into the bathroom. I peaked in the shower and I guess it would do in a pinch with flip flops if you had to, however, it was clean - just older with a cloth shower curtain. I'm not a full time RV-er like he is and prefer to use the bathroom facilities outside of the RV. He likes the dry camping area for the price which I'm not sure how much it is. There's a fair amount of traffic at busy times on the main road that runs parallel to the RV Park and a train that goes by in the evening and maybe a couple times per day but neither bothered me. Otherwise it's very quiet RV Park. It's VERY dry and desert (dirt) like at the Park but there's gravel to keep the dust down. I added photos of the Ladies Room and the Park including the dry camping area which is basically a dirt alley along the wall with a single row of RVs. The weather was not too hot, only one day was really hot and it's chilly today, otherwise the weather has been very nice. (Full Disclosure: I considered 81°+ hot, lol. I love the cold weather & he loves the hot weather). I was here for 6 days, 2/26/25 to 3/4/25, so it's a good time to come before the heat arrives. We were lucky enough to see the Budweiser Clydesdales horses, wagon and Dalmatian dog yesterday at the BB Park yesterday. The RV Park sits in an older neighborhood but I felt safe. Surprise is a newer side of town with lots of restaurants and nice grocery stores like Fry's. I added a ton of photos. Hope this helps you if deciding to visit.

Most are seniors , has a small clean dog yard for your animals. Most of the residents are very nice . Lots of older rvs but maintained Everybody's looks out for each other. The owner is great.

Welp - AZ RV "resorts" are not our cup of tea. But we did drive through others and talked to locals to see if there were other options. All are attached to park model 55 and over communities. We do believe that Pueblo El Mirage is the best of the places to park an RV. The facilities are well taken care of. Property well maintained. People are friendly. Lots of organized activities. Bright fun lights at night. Sites are large. Sounds perfect? For us the lack of real grass, an over abundance of rock is not our personal preference. Maybe if we started here and not in Palm Desert this might have been our "norm". The location is not convenient to anything. A rather desolate location definitely doesn't help. Another knock - the golf course right next door is a poorly maintained muni at best. We played it once - won't play it again. And last but definitely not least - Luke Air Force Base is 4 miles away - you will be singing God Bless America about 40x a day. And don't worry people won't hear you. And ... you do get used to it. All that being said - it's the best the immediate area has to offer

Good thing we were visiting family and really didn't spend much time at the rv park. When we made this reservation only about 6 weeks ago the person acted like we got the last spot. However, as of lately we have a men's Bible study in the library at Cotton Lane and after having it there three times the MANAGEMENT told us we cannot have our studies there any longer. There are only eight men that go to this class is very quiet. It's studying the Bible and yet the SOMEONE MANAGEMENT told us to leave. There's a reason why my wife and I left and there's a reason why so many people are trying to leave Cotton Lane resort. As nice as the resort looks, the MANAGEMENT drives it right into the ground. My wife and I are so happy to have left there and I'm sure there will be many more happy people once they leave. I'm sorry for this review however somebody has to say something.

When you park and set everything up, the next person's septic hookup is literally right by your picnic table and grill, like a couple feet away. You can smell it, especially when it gets hot, and it's pretty nasty. The pool is overloaded with chlorine and most of the lights don't even work. I'd say around 70% of the lights are out, including the ones inside the pool, so it just feels poorly maintained. The bathrooms look like they haven't been updated in decades. Everything is worn down and cheap. Even something basic like a toilet paper holder isn't there, the roll just sits on a rail leaning against the wall. The dump area smells terrible, like rotting waste, and overall a lot of the park smells like cigarettes and septic. For $112 a night, it's honestly not worth it at all. This place feels like a 1 star at best and I definitely won't be coming back. Only positive thing I can say is the security guy was really nice.
