When you park and set everything up, the next person's septic hookup is literally right by your picnic table and grill, like a couple feet away. You can smell it, especially when it gets hot, and it's pretty nasty. The pool is overloaded with chlorine and most of the lights don't even work. I'd say around 70% of the lights are out, including the ones inside the pool, so it just feels poorly maintained. The bathrooms look like they haven't been updated in decades. Everything is worn down and cheap. Even something basic like a toilet paper holder isn't there, the roll just sits on a rail leaning against the wall. The dump area smells terrible, like rotting waste, and overall a lot of the park smells like cigarettes and septic. For $112 a night, it's honestly not worth it at all. This place feels like a 1 star at best and I definitely won't be coming back. Only positive thing I can say is the security guy was really nice.

Gobs of hair in ALL shower stalls! Faucets leaked more water than they dispensed! Overall, absolutely filthy! When I called the phone number listed "if the bathroom needs attention" they interrupted me and said "We don't service thar facility anymore." It's obvious nobody is servicing the facility.

Depending on the time of year with regard to NASCAR races, you may only have access to one entrance or multiple in/out of the park. The main entrance is off Vineyard and Bullard. This park has a nature center (just past the entrance) where you can buy an annual Parks Pass, check out some nature things inside or talk with an employee. As of 2024, passes are $7 unless you have a Parks Pass. Most of the trails I found in this park are loops of varying degree and all somewhat connected to another. You'll see hikers and bikers alike. They also have a couple of playgrounds, pagodas and ball fields which can be rented. The trailhead I parked at had a bathroom building which was appreciated!

We called Leaf Verde RV and they said we could dump at one of their vacant RV spots. When we got there the dump fee was $40. I was tempted to go to City Hall and empty there but paid the fee. We were headed west and noted there was a dump station at the Love's east of Phoenix but that was a long way thru traffic so we bit the bullet and paid their exorbitant fee.

The cramped sites are dirty and 85% of the tenants appear to be fulltime with cluttered messes in their spots. Indoor furniture, mounds of garbage, non-working vehicles. semi-trucks and structures made out of junk are allowed at this place and wild, foul-mouthed children running or ride their bikes everywhere without looking for traffic. One child was already killed here in a MVA but management STILL doesn't care. DO NOT RECOMMEND THIS RATTRAP.
