So, we've officially lived here a year - which means it's time to give an update! Yes, I went from 5 stars to 2 stars. I truly love the Harbor Oaks staff and the grounds, especially. They do a fantastic job of maintaining the place -there's never trash around, maintenance is constantly dusting, cleaning, painting, and working hard to keep this place stunning! The dog park is something we have utilized everyday, and the pools are great! I have nothing bad to say about the actual place/customer service. The gals in the sales office continue to be sweet. So why the 2 stars? The most important thing to a small community is safety. & it's truly unfortunate that nothing is safe at Harbor Oaks. By going to the dog park everyday, I get to have great conversations with my fellow Harbor Oaks neighbors. Although, we seem to just chat about break-ins, theft, bums, and lack of security. Within the last month, multiple items have been stolen, including our bike from our garage, and almost 30 cars were broken into within one night. Homeless people are in the area, that is understood, but Harbor Oaks has made the choice to not offer their tenants reliable security. It is a gated property, but it's very, very easy to get access inside, so don't be fooled by that. It's also a huge property split into two, which means they should have double the security. Every night we have homeless people rummaging through the trash(They are disrespectful and rude when you come into contact with them). Why is this Harbor Oaks' fault? When we recently(4 days ago) let them know our $1,500 bike was stolen right out of our closed garage, the sales office recommended that we file a police report so they start patrolling this area better. I then asked "do we even have security?"... I have seen security around here and there, but there is no way they are here everyday, and there is zero surveillance around the property, so I figured I'd put her on the spot and ask. She said there is then later told my fiance that they come 5 times a day in 20 minute increments. That's pathetic. So, what I took her police report comment as: We at Harbor Oaks do not care about your safety or belongings, we do not care to get cameras, or nightly security, so file a police report so we don't have to do anything. This place is not cheap, and they consistently increase the rent every year. Yet, they increase the rent while we lose things and see no upgrades... security has been a problem here for years based on previous reviews and nothing has changed. I felt the need to write this transparent review because I have had many people message me on Yelp asking for more info about Harbor Oaks. I have personally referred people here, so since this is a beneficial source for locals. - Here's my update. DO NOT LIVE HERE. Maybe someday they will get surveillance (AKA get with the times & act like it's 2019), maybe someday they'll provide nightly security (Because our $1,600 - $2,200 rent should be able to afford it), and maybe they'll realize that their tenants are such good people. We adore our neighbors and all of the pets that live here, no one here deserves the lack of care that Harbor Oaks is providing. Also, we get parking passes. I've never once put my parking pass in the car since we've lived here and nothing has happened, clearly no one enforces the parking issue. it's a shame when the area isn't safe, then you have to park outside of the gate at 11PM because there's no more parking. They need to do garage inspections, as most people use them for storage units instead of parking. PS. We've already reached out to corporate and left voicemails with no response... Get your priorities straight. - read more

Just moved in it looks so nice both in and out of the apartment but the best part for me and my wife was Mary Vic. A lot of other luxury apartments didn't pay us the time of day but when we stepped into Harbor Oaks Mary Vic greeted us and let us know that she'd do all she can to help us and when we had to change certain things she was very understanding and helpful. I truly recommend anybody who's looking into harbor oaks to speak with Mary Vic she's awesome and a great reflection on harbor oaks. The ducks and paddle boats are an added bonus. read more

Last night, my toilet clogged and overflowed for the FIFTH time. This is the FIFTH time that I had to reach out to your office related to my toilet. This is also the FIFTH time where I had to clean dirty water and my bathroom due to sub-standard appliances. This is disgusting, time consuming and costly with cleaning supplies. I would understand if this happened once... twice.. okay MAYBE three time BUT FIVE TIMES?!? This isn't livable and I am appalled that I need to be hesitant to use a toilet in my apartment that I am paying $1775 a MONTH for. In addition, to the annoyance of my toilet. I would like to express discontent with the way my concerns have been handled. I have called, left work orders and gone into the office with little to no response from the management company. There have been other concerns that were expressed that took multiple attempts to get fixed.. For example, we had a lady bug infestation in our apartment which wasn't addressed for almost four days and when it was, the man sprayed our apartment but didn't have the decency to clean the hundreds of bugs that he killed. On another occasion, my roommate discussed concerns of wasp nest by our door and requested MULTIPLE times to get it removed and it wasn't until he was stung, that any action was taken. Multiple cars have been broken into. My poor neighbor has had her window broken three times and the garage across from my apartment has been broken into. For an apartment that we pay almost $1800 a month for, we are disappointed. The closet doors come off the tracks every other day, the washer and dryer don't do their job, the toilet overflows with shit water, we have had cars broken into, and I am AFRAID to use my own bathroom!!! read more

These apartments are under renovation. My unit has no siding, you can see the insulation, my windows have white plastic over them so you can't see out. I've had THREE nails in my tires. They have paid for the tire repair, but it's a hassle. There are workers everywhere using their air compressors, hammers, fork lifts and whatever else they use. You can't rest while they are working 8-5, Monday - Friday. I have no patio overlooking the lake because I no longer have a patio and they put plywood on the sliding glass door. What a view. I live in the ghetto but pay top dollar. They have not offered any compensation to the tenants, even though we are not getting what we signed up for. We deserve to be compensated. I will not be renewing my lease. Don't rent here unless you want to go crazy and have a meltdown. read more

They get one star only because I liked my apartment, and I liked how close I was to downtown. You can pay less money to live somewhere better. The office is full of RUDE, incompetent people. The property manager being the WORST. They don't value your privacy, they make everything overly complicated and they don't care. At one point, they gave me keys to a unit SOMEONE ELSE WAS LIVING IN. I was horrified to walk in on two strangers watching tv. They ransacked my roommates old apartment, trashing it- even when she was still living/renting there! They even make moving out a hassle. Loved living here because of how beautiful it is to have the lake and wildlife right outside your window. For the most part, we really enjoyed living here. Unfortunately, it is also not a secure complex. We had our bike tire stolen from the bike locker (which the whole purpose of is to keep you bikes safe) so we put our bikes in our front door area, locked up, only to have someone cut through the bike lock and steal the whole bike. We left golf clubs in the garage, STOLEN. We left hiking boots outside of our door, STOLEN. Nothing is safe here! read more

Adding to the construction issues the painters splashed paint all over my car and the leasing office told me "we are not responsible" Months later I got the painters info from the leasing office and they said "we can take it off for you" but the problem is I moved out & relocated to SoCal.When I sent the estimate to your office and the painters they ignored me until I gave up and paid for it to be removed myself. I've been at Harbor Oaks for 5 months now, and I must say I absolutely love it. I came from downtown and had a horrible time finding a decent place, but I truly feel like I lucked out finding Harbor Oaks. What really brought me here was the shuttle service offered by Jim Swan. As I work downtown I don't get free parking, and wasn't really looking forward to taking public transportation. When I found out Harbor Oaks offered complimentary shuttle service downtown, my first question was "what's the catch?!" Good news, NO catch! Jim and his wife are absolutely wonderful and make everyday going to work stress free. Can't beat that!! What's keeping me at Harbor Oaks is the lovely community. The area is quiet, the grounds are always well maintained, the neighbors are friendly, and the staff is always pleasant. This community feels like home. read more

We lived at Harbor Oaks for two years and moved out in August 2021. We really enjoyed our stay at Harbor Oaks and were sad to leave (we left for work). We found it to be a peaceful and well-run complex: a real gem. THE GOOD: - The landscaping is beautiful. There's tons of greenery, with trees everywhere. Every season is distinct and enjoyable. The artificial lake is really nice and it's fun to watch the ducks/geese. We were lucky to live in the interior along the water, and it really felt like a nice retreat. - It's really quiet. The lake's fountains block out some sound during the daytime hours, then they shut down in the evening and the whole complex is quiet and peaceful. Other residents near us were always respectful and quiet. It was a great place for working from home during the pandemic. - It's well-run. Management quickly resolved our (few, minor) maintenance issues. They have a good amount of staff that make a clear effort to keep the grounds up. They're great about communication and were friendly. We also got our full deposit back, minus a small cleaning fee that we understood and accepted during our final inspection. - Location is great. You can get downtown quickly. Freeway access is excellent. There are a couple of parks in walking distance, and Natomas' shopping centers aren't that far of a drive. THE BAD: Again, we enjoyed our stay, but there were a few things that were a little annoying. - For some reason, the complex uses the same unit numbers twice (but with different street addresses). This was an issue with package deliveries: often our packages went to the other unit with the same number by mistake. There is a package locker (which was great), but it's a toss-up whether or not a given deliverer will use it. - The gates were kind of a pain for guests. Supposedly you can have it call your phone, but this never worked for us. We wound up needing to meet guests at the gate every single time. - The floorplan in our unit (Derby) had such a small living room that we wound up needing to use a bedroom as our living room. This worked out OK, but wasn't ideal. - We didn't have issues with roaches/silverfish/etc., but the spiders are no joke. It comes with living somewhere with a lot of foliage, and it wasn't bad enough to be a problem, but we would often see spiders running across the ceiling or making webs in corners. On our balcony, we saw some crazy-looking spiders. read more

Great place for anyone in a moving transition of 1-2 years! The complex is well kept and is constantly being fixed up...its a big place with lots of clusters. The workers always were nice to me on the grounds and my dog loved saying hi to them every morning as we did our daily walk around the complex. Any time I had a problem with something not working in my apartment they were quick to fix the problem. Office Staff was always helpful to me. Always greeting me with a smile. Parking can be limited and there iare problems by other tenants that have more than one car or want to park closer to their apartment, they end up taking over the visitor parking which leads to...no parking. Yeah, I can't complain about this place. One of the better complexes that I have stayed at. Really appreciate them making my stay nice! read more

I'm coming up on two years living at Harbor Oaks Luxury Apartments and I am a very happy resident. Let's start with the staff on-site. The leasing staff are very nice and responsive. I started off at a different unit and had a pest issue. It was an anomaly as no other resident was having this issue. The staff swiftly addressed the situation. They treat you like a person and are willing to listen to you and work things out with you if you approach them civilly. The other on-site support staff are equally as nice and are like your neighbors. Another example of their responsiveness is one currently on going. For some reason there has been some bike thefts in the general area. Rather than to stand idly by they formed a online neighborhood watch group to get the community connected and informed. They also stepped up their on site security support. Besides the great staff, nothing beats the location and ambience. If you are looking for a quiet and nice place to live give this place a try! read more

This is worse apartment I have ever rented the rent is very expensive 1,635 a month and I am moving out in 2 months because they raising the price again, paying that much money it should be spotless they should be cleaning your apartment from the out side 2, no place to park your car And it's not very clean I gave it a two because it's very quiet. Harbor oaks has a lot of great things going for them. Awesome dog park, doggie wash area, 2 pools and a well kept complex. They throw fun parties for their renters and have a bunch of really cool amenities like a free shuttle to downtown and electric cars you can rent, etc. also their maintenance crew is top notch, whenever you put in a work request it gets done in a fast and timely manner. My only complaint is that while the leasing office associates are very friendly and try to be helpful, sometimes you need to remind them/talk to them about certain things multiple times in order for it to get done. Maybe their overworked and understaffed. Still compared to the last 2 places I've lived in, the leasing office blows them out of the water. So I'd still recommend this place if you're looking for a quiet and well kept place to live. Just make sure to keep records of whatever you ask the leasing office to get done for you to make sure they are on top of it. read more

My first experience with Harbor Oaks was ten years ago when my company rented a corporate furnished apartment for me. It was an easy, smooth transaction and everyone made it feel like home right down to the fresh baked cookies in the office. The experience was so good we decided to relocate from Southern CA to the complex permanently. It was one of the best communities we ever lived in. People wee quiet, friendly, and respectful. Years later we found ourselves once again relocating from Southern CA to Northern CA and we thought of Harbor Oaks. It was just like coming home! The manager and her staff made our move-in simple and easy. The complex is just as beautiful as we remembered it with the gorgeous trees, landscaping, and Oak Park right across the street. We moved into a building scheduled for renovation and have since gone through 95% of it. I must say it is like nothing we have ever lived through but knew it was temporary. Now it is almost complete. It has been an astonishing daily symphony of back-up-the-truck sounds, a wide assortment of power tools, ladders being extended/moved, concrete being cut, and the staccato of hammering and hydraulic a nail guns. The team coordination has been fascinating, almost like a ballet as one team swoops in, does their work, leaves, and another comes in to do the next thing. Everyone has been extremely courteous, respectful, and accommodating. The management has also been extremely accommodating in providing alternatives while constructions have been disruptive. There aren't many complexes today that have a sense of community but for us, this is one of them. The grounds are beautifully maintained, aside from construction it is very quiet, the units are well-designed and comfortable, and it is a place you can easily and happily call home. read more

I appreciate all of the one on one assistance provided by Marlette. Thank you for going above and beyond. I have a beautiful, modern and spacious apartment with a beautiful view of the lake. Having an indoor washer and dryer is the best! I had a few maintenance issues when I first arrived and they were addressed, promptly. I appreciate the onsite rental of electric vehicles. I use the complimentary shuttle to and from downtown, regularly. It is such a convenient perk to living here. My experience has been peaceful and comfortable. I am very pleased! read more

What a splendid place! We're moving to a brand new home in the fall, but I cannot imagine being happier there than we are here! The apartments themselves are cute and well-maintained, but it's the surrounding trees and lake that make it special. Try to get a lake view! You will see and hear ducks and geese, along with the occasional turtle. Last week we saw a spectacular blue heron flying by. The staff have been so helpful from day one, and the maintenance crew are speedy and efficient. Just love it!!! read more

I have been here for a few years now. Out of all of the places in the greater Natomas area this one is the best "well-rounded" communities. The combination of the mature landscape and friendly residents, provide an atmosphere of a small quiet neighborhood within this gated community. The location here is great. There is easy access to major freeways, other parts of Natomas and Downtown Sacramento. The apartments themselves are perfect. They are very spacious, with a nice layout. Plus, it doesn't hurt that I have an upgraded unit with granite countertops, renovated kitchen and bathrooms, and a view of the lake. But what really seals the deal is the outstanding customer service by the leasing staff. From the day I walked into the office, the agents were eager to help and were understanding to all of my needs and wants. To this day, the staff continues to go over and beyond to make sure I am comfortable and that everything meets my expectations. It constantly amazes me how the leasing agents, Veronica and Donny can remember all of the residents name and a little bit about them to make each resident feel special (even if some only come in once a month to drop off rent). I haven't had any problems with the community nor the amenities. This is definitely a great place to live. read more

I have been here for 2 years and don't know why I have stayed. The office is completely unorganized. Every time I have needed help I end up leaving more frustrated. The times I have needed to speak the property manager directly she has been incredibly rude, with an attitude like I have interrupted her day. Beyond what my former roommate posted (Sarah R.- I encourage you to read that review as well) it is frustrating that we are paying for amenities like a business office when EVERY TIME I have needed to use it they are either out of printer paper, ink or the printer is broken. The gym is a disappointing. They didn't show it on the tour and I can see why, because there is no up keep on it whatsoever. The equipment is in need of some serious TLC. My opinion is the complex is too large for the amount of employees there. Please get the management some help so they can run the property to its potential! read more

Good, but needs on-site security and undergoing renovations. Not worth the $$ right now. Especially bad if you work night shifts. PROS: Pool is nice, grounds are kept up, apartments are spacious and maintenance is done quickly. Parking is decent. They give warning when the renovations are going to affect you. You get exactly what they say you will when you sign the lease, no surprises. Lease never increases a shocking amount from term to term. CONS: Neighborhood is prone to petty crime and there is no on-site security. I see people rummaging through the trash every day, and I have yet to meet a neighbor who hasn't had their bike stolen off the locked bike rack. They offer short-term leasing (one week) which increases crime, including theft and a shooting since I have been here. Renovations interfere with your life at least once a month. If you work nights, you won't be able to sleep. There is no compensation for inconvenience, and you stand a good chance of getting your car towed or accidentally painted if you work or travel out of town when they decide to do work in your parking area. They have no backup place for you to park if they need to work on your area...suggest parking on the street. (I have never seen a car on the street with windows intact). SUMMARY I just saw what they're charging for people to move in this month, it's outrageous. You can get better for your money at other luxury complexes in safer areas. If the prices come back down or the renovations finally end, it's a reasonable place to live. That won't happen this year. read more

Ok Let me start.. The apartment is decent,nice neighborhood but best part of the apartment is "Jim" the van Pool Driver, who is a resident as welll. He provides the shuttle service to downtown and trust me it's much more than a shuttle service. Ok now the bad part.. the leasing office is rude and incompetent. Moving out is a hassle. After staying there for 3 months I moved out but they obviously charged all my deposit and I had to pay 60$ extra which make s 460$. I hired a professional cleaning service but they still charged me for cleaning. The accountant Melissa is rude she calls me after 4 months of the move out date and says if I wont pay 60$ in 72 hour then they will handover the my case to collection department. When I asked her how come I never received any letter or email for the same before she confirmed that they have sent the letter to a wrong address but now all of sudden in 72 hours I have to pay that money using money order. She was rude and she tried her best to give me hard time. So if you are fine with the move out hassle this place is good to stay.. If you will look in to the reviews in Yelp you will hardly find Harbor-oaks property responds to any bad review and this shows their attitude towards the residence. read more
