Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." During my tenancy, I was nearly assaulted by a neighbor who threatened me with a baseball bat. I reported this incident, yet management took no meaningful action to address the danger or protect residents. Tenants were allowed to harass and behave dangerously without consequence. I also experienced extremely unsafe and unprofessional maintenance practices. A maintenance technician improperly worked on my water heater, causing a dangerous emergency inside my unit. In addition, interactions with maintenance staff were inappropriate and made me feel unsafe during work orders. Communication was also a major issue, as maintenance staff were unable to effectively communicate in English while inside my home, making it difficult to explain problems or ensure repairs were done correctly. Beyond safety concerns, I encountered severe billing and record‑keeping issues. After living in the apartment for only about one month--with rent paid through housing assistance--I was later told I allegedly owed over $5,000, which did not align with my tenancy or payment history. After moving out, inaccurate information about my tenancy was reported to screening companies, which damaged my rental record and resulted in housing application denials. I am now forced to dispute this information formally. Based on my experience, this company disregards tenant rights, fails to address serious safety issues, and creates lasting harm to tenants even after move‑out. Anyone considering renting here should document everything carefully and be prepared to seek legal help. Families with children or anyone concerned about safety and lawful treatment should strongly consider living elsewhere.

Customer Service Complaint…read more Today I visited your office to inquire about an available rental property. Unfortunately, the customer service I received from the receptionist, Dina, was very disappointing. From the moment I arrived, she was rude, dismissive, abrupt, and unprofessional. She did not make me feel welcome and showed very little interest in assisting me. At the end of our conversation, I respectfully told her that her attitude and the way she was treating customers were not appropriate for someone working in customer service. Her only response was, "Well, I'm sorry you feel that way," said in a dismissive and indifferent tone, without any genuine concern or attempt to address the situation. I believe the front desk staff represents the company, and every customer deserves to be treated with courtesy, respect, and professionalism. This experience left me with a very negative impression of your company. I hope this complaint is taken seriously and that appropriate steps are taken to improve the quality of customer service for future customers.
