PSA: there are no CCTV monitoring stations at the front desk for the "security" staff to watch. footage is in the hands of property management only, who are only at their desks from 9am-5pm Mon-Fri. nor is there any guest sign-in book or procedure - only a package sign out sheet. the call box in the doorway does not work. Simple solution? ALL locks need to be changed. You can imagine that that has not once been considered as an action plan after multiple requests - just like how multiple requests for cameras from over 5 previously robbed tenants like myself were flatly denied over the past six months. Goes to show whose interest they're really protecting.*** (Side note: there are 13 floors in this building with apartments, plus the parking level, and two stairwells with doors at each floor = 1 camera per area, NOT including the lobby or hallways.) ------ The moral of this story about 2040 Market: if it seems too good to be true, it *really* is. My apartment was burglarized while I slept on a Sunday night in November 2019. Shaken, I filed a police report and went to the management office so video footage in the hallway or elevator could be reviewed. To my surprise, I was told there were no cameras on floors - only one in the lobby. After repeated emails asking for cameras to be installed to ensure everyone's safety, I was denied several times, told to "buy my own camera if I wish", and finally compromised by escalating to PMC corporate and getting fob scanners in the elevators - in February. I later found out through talking to others in the building - not from property management - that upwards of ten more people were robbed between November 2019 and the time I'm writing this, late February 2020. And the kicker? We still don't have cameras. They added "four more security guards that rove the halls at night"...never mind that the additional folks who were robbed dead bolted their doors and the bags, backpacks, and cases their high-value electronics and wallets were found thrown into empty apartments in the building. Summary? It's an inside job. In a building with a "doorman" (read: package accepter), no cameras, opaque management, and $1800 rent. Please feel free to contact me if you'd like to see several screenshots of vague, defensive, uninformative emails from management (with time stamps), hear more about my stories or others' stories about living in this building - this just scratches the surface. Spend a couple hundred dollars more a month for a building in Center City that actually cares about the safety of its tenants. It's worth it.

I lived in this building for several years, and for a couple of those years, it was truly a great place to live. Nancy (previous assistant property manager), Shawn at the front desk, Jared, Jennifer and Tiffany, were the heart of the place. They knew your name, checked in on you, and made you feel like more than just a tenant. Friendly, helpful, and consistently reliable. They created a community where you actually looked forward to coming home. Then Greystar replaced the entire team, and things went downhill fast. The new community manager, Zack, was always standoffish and not very friendly. He rarely made eye contact, never said hello, and didn't seem to want anything to do with tenants. His assistant, Lora, was the same. The energy shifted completely. It stopped feeling like home and started feeling like a place where management was just waiting to catch you doing something wrong so they could charge you for it. The building itself has also started to show serious signs of age. Appliances, fixtures, and elevators break frequently. And when you bring it up? The response is basically: "It's an old building. Deal with it." No urgency, no real care, just a shrug and some passive language that makes it clear you're on your own. They claim to welcome and love pets, but my experience says otherwise, I had a senior dog with arthritis who relied on the rooftop dog park. They sent an email saying it would stay open during maintenance , then shut it down completely with no warning. I asked for help and got zero empathy. Management blamed the contractors, stayed out of sight, and followed up with a cold email. That incident said everything about how little they actually care. They also will charge you ~1k if something happens to your stove top, so if you do move in, make sure they give you a brand new one, or it will break and you will pay for it. Mine showed signs of use when I moved in... didn't think much of it and then it randomly broke... and had to pay for a brand new one. On top of all this, they tried to raise my rent to more than what many newer buildings with way more amenities are charging. When I asked if they'd consider my loyalty and clean record, they brushed it off and claimed the location justified the price which isn't true either. Moving out confirmed what I already knew: they don't value long-term tenants or care about the living experience. I always paid on time, never caused a problem, and still left feeling like just another lease to flip. If you're considering moving here, think twice. The community that made this building special is long gone. What's left is a tired building, hands-off management, poor communication, and a growing list of fees and disappointments. I don't write reviews like this often, but if it helps someone avoid the same experience, it's worth it.

My son and his fiance have been living in these apartments for 3 years now and everything was good…read moreuntil it's time to vacate. THAT's when they get you....there's no reward for loyalty here! My son is a resident at the Jefferson hospital and now it's time for him to move. Unfortunately, he needs to keep the apartment for 2 months beyond the lease period. Griffin Center City Apartments is charging him $4200 per month for those 2 months when they pay only $2400 per month in their lease. I can understand that month-to-month rents will be higher than the yearly lease but almost double the rent is just a way for them to make money off of someone who has no choice!! After approaching the management, they have offered him 4 months lease for $2900...which still doesn't make sense when he has to move to Rochester in 2 months. So they are saying, pay almost $4000 MORE for 2 months OR pay $6700 MORE for 4 months (since he will not use the apartment for 2 out of the 4 months!...and he will have to pay 2 months additional rent in Rochester for those 2 months!!). I would like to WARN ALL OF YOU not to RENT from these big companies. They ALWAYS get you in the end...especially I am asking my son to put up notices on his bulletin boards and whatsapp groups in the Hospital to discourage Residents to rent from these people. All I ask the apartment management is to be fair...charge him $3000 per month for those two months...and don't even say that the apartment will be vacant...I know there is a list of people waiting to move in!! Heating/AC is controlled by the building and they only switch over once for spring/summer so it was very hot during the unseasonably warm days!! Bring a fan/AC so you're not running to Target in a sweaty panic like me lol. 2. Four regular and two freight elevators but multiple are often broken so plan accordingly and leave a little early in case of long elevator wait times! 3. Not much noise from neighbors but certain areas are louder, ie. I always hear my neighbors' TV from my bathroom. I have been an Arch resident almost a year now, never lost a package yet :) Only downside is, there is literally no parking for your car. You can park at Windsor's parking next door, but it costs $315/month with horrible customer service(valet parking) or you can shop parking decks around Center City, and walk to your car. I sold mine when moved in, everywhere in downtown is biking or walking distance anyways. Overall, I'd recommend Arch Apartments for anyone looking to move into the city.

They crossed these two breeds to create a more muscular and agile dog that could perform better in bull-bating and ratting. The Pit Bull is recognized as part of the Terrier family while the American Bulldog is part of the Molosser dog family. The temperament of the American Bulldog resembles that of an English bulldog. They are a gentle and affectionate dog that gets along well with children and can be regarded as a large lapdog. They can prove to be friendly dogs and very family-oriented, especially if they are trained at a young age. As I said he's 12, with arthritis and starting to lose his hearing and vision. He limps around, at this point the beloved Lab would maul him to death. He's too old and arthritic to hurt a bird at this stage of his life. Great stereotyping going on. When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh
