I was genuinely interested in this unit and initially appreciated the Cameron Kucic's communication. Cameron mentioned having many applicants and postponed scheduling a showing, which I understood. The next morning, he followed up saying he had been ghosted and was now open to showing the place. We scheduled a viewing for 4 PM that day. I arrived on time and waited patiently for an hour. I attempted to contact him via several texts and phone calls asking his ETA and if everything was okay but received no response. Unfortunately, he never showed up or followed up afterward. I value professionalism and reliability, especially when it comes to housing. Being stood up without any notice is disappointing and unprofessional. This is an update. I went back home and took a look at my house and found that the property manager didn't mention that tenants dogs ate my door frame. Dang, what a super positive experience I had with Oahu military Realty, specifically Jim Pickens. Jim has been amazing ever since we started using their property management service over 4 years ago. He super easy to work with, very professional, and is exactly the type of agent that we wanted in our corner. Jim rented our property for us and managed to get great tenants in there for the entire time, managed the rental, and coordinated maintenance requests as they came. After the last tenants moved out, we had some pretty extensive up keep that needed to be done. During that long vacancy Jim was there as the point man during the entire process, opening up the home, allowing contractors in, and even made many recommendations for us for painters and such. Like most yelpers I wish I could leave 0 stars I'm currently going to small claims court with Hawaii military realty llc but specifically with Jeff Loyd . We currently moved out of our rental we had with said company . We lived in the home for 6 years the owners decided to sell the home and we needed to move . I knew this wasn't gonna go well with Jeff the whole time we lived in the home it took several calls and reminders to get things fixed . Some of the fixing my husband did and Jeff reimbursed him . It was either wait forever or do the work ourselves. Literally the day we gave keys to move out jeff he was fixing a door in the kitchen I told him about months ago ( I have text messages that shows date and him never getting the part ) funny he could never get the part while we lived there but as soon as he was giving the house over to the realtor ( owner didn't want Jeff to sell the house ) he found the part. So let's get to my problem move out criteria was professional cleaning company , professional carpet cleaning and pet treatment . We spent 725.51 on professional services turned in our receipts and gave keys to Jeff he said he may have to get the bath tubs reglazed he said price at the most would be 300$ I said ok I can see that coming out of our deposit .. we moved out June 22 2024 ... he made sure to tell me he has 14 days to give me my deposit back I'm like ok weirdo keep it as long as you can ... this is the stuff Jeff does he tries to be intimidating.. so speed up to July 8 when I receive the deposit back he kept 1047.$ it says move out cleaning on receipt I'm like whhhhat .. plus he did not attach an itemized receipt saying what cleaning the new cleaners did after I called and asked for an itemized receipt he sent it but it literally covers exactly what my cleaners did . 1772$ is what he saying I had to pay to clean that house . Let me just say we are clean people we did everything right . I'm still waiting for videos and pictures of the house after his cleaners did it .. I have full video of the work my cleaners did .His cleaners said they cleaned the vents well guess what my video I filmed the vents they said they had to vacuum why ? We hired professional carpet cleaners ... do not rent or do Buisness with them . I'll update after my small claims case is over. read more

We just used Hawaii Military Realty for the second time. David helped us to buy our house about 6 years ago, and sell it now for a good profit. When we were buying the house, I was unavailable for most of the time, and David was working with my wife. We were buying a home in Hawaii while she was on the mainland, which involved lots of phone calls, emails, and video calls. David went to numerous houses and either did video calls to view the place or recorded videos to send. In the end, we put offers on a couple of houses that didn't work out and the final and best option was to purchase a house for which David was also the selling agent. He made the process very transparent between us and the sellers, and the deal closed well with everyone happy. Shortly after buying David called to follow up, and we were having an issue with the AC that was not predictable before we had purchased. David felt bad and purchased us a one year home warranty out of his pocket. Fast forward 6 years, and we knew exactly who to turn to when it was time to sale. David made the process seamless. He saved us money by not needing to redo some surveys and other items he still had records for, and set us up with all the right people to get the last few items completed to present the house at its best. We had done some improvements over the years, many after talking to David about what would be cost-effective ways of upgrading the house, and we listed the house for a SIGNIFICANT amount more than what we paid. We accepted an offer after less than a week for OVER asking, and the rest of the process went through smoothly, with the house closing only 3 days after the initial closing date due to some unavoidable delays on the other party's house sale. I've been struggling with this review for some time as far as what level of review to give. I am stuck between a two and three star. The bottom line up front is this: My house sold and we made a profit but I don't necessarily think it was because of anything David did or didn't do. However, if I had to do it over again, I probably would not use David simply because of his laissez faire approach which translates to the perception to a lack of caring. This may not be his perspective, but perception is reality. First, I personally like David. He is a really nice guy who is well established within the area. I also realize the houses in my area and size/type pretty much sell themselves. That said, I would have liked to have David a little more involved in the process of selling my house. The pros: David has an extensive network and a good reputation which helps bring potential buyers to see a home. His name carries a lot of weight in an area where being a realtor is very competitive. He also understands the real estate environment, which is a good thing. The cons: David seemed very hands off the majority of the process. As I mentioned earlier, I had one of those homes that virtually sold itself and did not require a lot of oversight. Throughout the entire process, his lack of physical presence was noticed. One would expect that either David or designated representative would be present during at least one showing. To my knowledge, he never was present at one showing. The second con is he tended to do more through email than any other method of communicating. On more than one occasion, this created problems. On one point in particular, I expressly told him he would have to deal with my wife towards the end of the escrow process - and that he would need to either call her on the telephone, show up in person, or text her; that she did not check email. He missed this point and some critical pieces in the communications process became crossed which created strife for multiple parties. Again, he was not physically present for an important event. If he had, some of the issues could have been averted. read more

This review is for Jeff Lloyd during our first Global Pandemic- Covid 19. We are civilians, however raised being apart of a Navy Family. There are 7 of us that includes 4 of our kids and our son's assistance animal. The last month has been stressful and an emotional roller coaster. We ran into road blocks and then the quarantine hit in full effect. All of this on top of starting my new job. Luckily school was pushed and we were feeling like we would never get into a rental. I prayed for days... to find someone that will be able to help. That's when we met with Jeff. We loved the home and it was perfect for us. It was one of the units that had been used as a model home for Kamakana at Hoakali. Absolutely gorgeous "partially furnished" 3 bed, 2.5 bath town home with a detached 2 car garage. It included some of the utilities (cable/internet/home phone) and access to the community pool/tennis courts/gym. We typically over the last 15 years have rarely spent much more than a year in a specific home for one reason or another....moved by the government for remodeling, issues with the house (we had black mold in one of the units on post when stationed at Fort Hood), mediocre school systems, etc. We enjoyed the location, amenities, the prompt and professional responses to any issues that arose (very few...leak under the sink at one point, A/C unit needed servicing etc). David was always available when we needed to speak or had one of our few issues and always handled it promptly. If we had stayed in Hawaii and decided to purchase a home we would have certainly had David as our agent. I would recommend the company for any of my real estate needs whether it is finding a rental or purchasing a home.
