If you're looking to live there, here's the lowdown on the units: Units A and B are North and N-East facing, C&D are East and SE facing, and E is south-facing. Views go from city views to water to south or ballpark views. Units F-H are West facing from FiDi to south west facing. The higher floors are basically corner units with one or two duplexes (A & E). If you're looking to buy, think about whether you want the sun as it rises or sets, and if you prefer views of the hills of I want to say Twin Peaks, the water views, Ball Park, or some part of the Bay Bridge. One plus is that w the Bay bridge Lightshow and Infinity situated north of it, the show is great. On New Year's eve, you get front row seats at the fireworks too. There's a mix of people living there, ranging from bachelors to young couples, young families and more and more empty nesters living in their dream city home. events have been catering to all of the above so can be a home to grow into. I like the fact it's not a valet building and you get a deeded spot, which some people rent out. The downside is that there are very few parking spots o the street that are not metered. Makes visitors not want to come. Overall, if there's an issue the office will do their best to address it. In the next few years, I hear Folsom will be a Blvd with more shops from 2nd ST to the water...I think that's great news!

Cons (so, so many): 1/ ABSOLUTELY NO AMENITIES, you're not getting anything you'd expect from current complexes: - no gym/workout amenities - no social amenities (lounges, etc) - no amenities for children (no play areas) - no amenities for pets (no pet park, no bathing area... hope your dog likes doing their business on busy Tenderloin streets) 2/ LOUD, CONSTANT NOISE: - drummers & skateboarders are always right outside window - you do NOT get used to it, and it wears on you - Bart plays loud music from speakers starting at 5am 3/ NO FRONT DESK OR ANY ON-SITE STAFF: - packages WILL get stolen, regularly: delivery folks will leave your package on the lobby floor, and given no front desk anyone can wander in and take it - food pick up sucks: no place to drop off stuff, and given the busy street you have to perfectly time the pickup yourself (good luck!) 4/ GROSSLY HOT units: - almost all units face the hot, southern sun, and those big windows allow in lots of heat while only opening a few inches and letting in NO breeze - no private balcony/patios available for most units. the only shared patio on 7th floor is small, dirty, and perpetually shaded, so you won't want to spend any time here - no ceiling fans/any heat mitigation 5/ ELEVATORS BREAK ALL THE TIME: - only two elevators for ALL residents & freight, w/regular bottlenecks as one elevator is taken out of service for moving, maintenance, etc - both elevators have broken down multiple times recently, very often only one will be working at a given time (hopefully no one is moving!) 6/ EXPENSIVE ENERGY & UTILITIES: - Setup here means higher fixed costs (which management WILL pass on to you). You will probably save over $100 on just utilities in a different location. - high ceilings will 2x your energy/electric costs, so factor that into your rent cost. 7/ DYSTOPIAN, UGLY AREA (esp nowadays): - the ONLY entrance is on Cyril Magnin St (NOT Powell)-- and it's a busy, dirty side street/alley - garbage, vomit, other disgusting stuff is strewn outside the front door ALL THE TIME - since covid all the nice "local" restaurants & places have closed down, leaving only a smattering of big, boring retail-- and given wfh increase there's no longer any value in this location noawadys 8/ DELIVERY SUCKS HERE: - there's no accommodation for delivery drivers like modern complexes - the (remaining) business (AT&T, Burger King) put their trash outside daily (so you'll wake up & come back home to your entire street littered with burger wrappers & AT&T shit) - the hotels on the block (Parc 55 & Axiom) will take up any remaining space for "valet" parking (so also enjoy dodging a bunch of confused tourists to get to your front door). - no on-site parking, garage, or any good parking options within blocks. God help you if you have a car (thankfully I don't anymore) 9/ CONSTANT CONSTRUCTION (that doesn't benefit you): - the latest building managers hoped to convert the apartments to condos (but failed because this area sucks for a buyer)-- so you'll have to deal with constant construction/busy elevators/lots of banging, since they're not finished with the full plans 10/ EXPENSIVE, UNJUSTIFIED RENT: - you will pay more for a comparable unit here than anywhere else. The current "studio lofts" are priced the same or more expensive than 1-bedrooms elsewhere-- Don't fall for the "loft" language! 11/ POOR PROPERTY MANAGEMENT: - this got worse here with each new owner, and the current management (Woodmont Real Estate) is the worst by FAR, providing no amenities for residents, and having a glib stick up their asses when it comes to resident concerns & satisfaction. Despite this imbalance of pros v cons, current management believes they are entitled to the max rent increases they can legally get... But as I've outlined there's no justification for these rents with so many comparable complexes with far better amenities & services at better prices (and even if it's more expensive you'll could still end up saving money just from not having your packages stolen every week). Do the research, stop by and see how dirty and uncared for are the building & outside area. The older, positive reviews here are valid-- I've been here for 10 years and this used to be a nice, convenient & respectable place to call home. But things have dramatically changed for the worse in the past years, and current management does NOT respect their residents here. I absolutely CAN NOT RECOMMEND the Lofts for anyone, any more-- and lol, if you're thinking about purchasing one of these "condos", run away as fast as you can. I've never lived in a building where you can hear a television between floors. Unfortunately, this is not an exaggeration and can be disruptive to anyone who needs or enjoys studying, reading, watching movies, sleeping, or concentrating on anything. Making things even worse, residents are permitted to engage in the manufacturing aspects of their micro businesses from their apartments. Including activities such as hammering, scraping, and pounding all hours of the day and night. And if you're thinking this is a one-off, and this wouldn't happen to you, think again! This is my second apartment in the same building where my neighbor was allowed to make pounding and hammering noises at all hours of the day or night, including quiet hours. I paid extra to move from one noisy neighbor and ended up next to an even worse neighbor, most likely running a side-hustle out of their apartment. You can read every other review I've written about a company, and you'll notice that they're all overwhelmingly positive. I used to feel guilty about potentially negatively impacting any business's bottom line, but this experience is too significant for me to keep to myself. I want to share it so that others can avoid the stress and frustration that comes with living at this property. A few months ago, I had the idea that perhaps the noises weren't being addressed because I had left a negative but honest review of my experience here. So, I revised my review to only highlight the positive aspects of the building. Surprisingly, nothing changed. My neighbor above me is still allowed to pound, sometimes hammer, and scrape on their floor, my ceiling, at any time of the day or night, including quiet hours. The final straw was that my last two emails to management requesting relief were never even returned. The general manager here is not a serious person. She's not professional, and since she also lacks empathy, she's feckless. Despite the building's appealing appearance, the absence of soundproofing and the management's refusal to enforce Implied Quiet Enjoyment for every California lease are significant issues that cannot be overlooked. My experience at Avery 450 is undoubtedly the worst housing experience I've ever had. Everything aside, I would like to say that the concierge team is incredibly helpful and always friendly. In any case, I posted a picture so you know where to go when you want to complain about the incessant construction noise. Do NOT consider living here (or working out of here or in any .5 mile radius of here) unless you enjoy hearing the sounds of jackhammers. Nonstop, all day. For the next year. The property management is clearly inept at overseeing construction projects/deadlines at this building. Even the office staff at the actual 200 Brannan Street corner office AND in the '200 Brannan Lobby' (which is technically on Delancey Street) were both informed by management that the daily 7AM-8PM jackhammer sessions, which have gone on for over 2 weeks, should have ended a week ago but no one seems to have a clear answer for what is going on. At the 200 Brannan Street office (at Delancey), the friendly lady said "At least they started after 8am today". Her positive attitude is the only justification for the default 1-star. The street permit signs (which take up a quarter of the block's available parking spaces for no necessary reason being the construction is taking place on the building walls... ) display that construction is permitted to go on until September 9, 2010. Property management should have these workers park in the building, not taking up street parking. It is tacky and quite frankly brings down the property value of your complex. Most complexes in this area have underground parking- therefore street parking here has been a luxury for visiting friends/family or clients of local residents/businesses- until now, and apparently through the entire summer. When filing a noise complaint with the city it appears 200 Brannan has requested a permit to perform construction all along its Delancey Street property until May 2011. I am sure they will fail to mention this information if you are somehow coerced into even considering signing papers here. Don't do it- you have been warned!! I am from Manhattan so my tolerance for noise is high, that said the noise from 200 Brannan is the worse I have ever heard... so excruciating painful that I am considering moving as I work out of a home office. Plus waking up daily to the sound of drills, hammers, and other loud machinery is just not good for the psyche. I live across the street in a newer complex that has decent windows to block out noise, for I have never even heard the 'loud' bridge construction that so many complained about- and I am a block away. In my entire 2 years living here I have never had one noise issue. The 200 Brannan jackhammers though- different story. What exactly is this construction- oh, just ask reception in the lobby. It is all 'aesthetic'; they are drilling fake railings into the wall (so it appears to have patios apparently?). Clearly the property management/owners do not work anywhere near here, or notice that their contracted construction projects are not being completed on schedule. This is their JOB to oversee and REGULATE that these construction deadlines are being met on time, and as much as I would like to poorly review the construction company- I must give them credit for taking advantage of the negligent/incompetent management at a building who wouldn't notice if the job takes one week as scheduled or until next May. Well with a budget that flexible- I will be sending over my bills from the year-long office relocation, and for the spa treatments necessary until then to alleviate the stress endured from making every waking moment in my apartment feel like hammers are banging against my skull.

I lived at Mason on Mariposa for four years and I loved my time there…read more The entire team working here including management, maintanence, and especially Mario and Daisy are amazing! They truly go above and beyond! When I was moving out I had a buyer fall through for my couch and ended up needing to dispose of it. I did not know what to do and I had movers arriving in 12 hours. The concierge scheduled the recology pick up, let me leave the couch in the unit after I moved out, and even carried it outside for me as I could not lift it. This is just one example of many!! The team even took the time to get to know my family who would visit often! The amenities and especially the gym are a huge plus. People commented on the noise- this is an apartment so you can hear your neighbors. I am very sensitive to noise but never had an issue with noise levels from other apartments. People also commented negatively on the rent increases- compared to other apartments in the area I would say that the rent increases are on par with San Francisco housing markets. The units are not rent controlled, you will see similar price increases in any non rent controlled apartments. I would definitely recommend living here if it's within your budget!

This type of event is naturally stressful for any resident, and there were some initial challenges in the remediation process. However, I want to commend the building's management team for ultimately stepping up to address the issues and work towards satisfactory solutions for the affected residents. The management team was receptive to feedback, and they put in significant effort to coordinate repairs and address concerns about damaged belongings. While these situations are never easy, their commitment to resolving the issues was evident. I'm now happily back in my repaired apartment and pleased with the outcome. This experience, while initially challenging, ultimately highlighted the positive aspects of the Mason on Mariposa community. If you're looking for a beautiful, well-located building with a management team that demonstrated they are capable of navigating complex situations and are committed to resident satisfaction, I recommend considering Mason on Mariposa. Super disappointed the a new "luxury" building was not built better to insulate against street noise. And several other neighbors I've talked to shared the same noise complaint. They are always available, flexible, responsive, and work with you on matters that need tending to. The security is top, which is important in a big city.
