I've been comparing a few buildings and this one stood out for the overall experience. Even walking in, it felt clean, secure, and well managed. Staff was friendly and professional, and the building has that modern luxury vibe without feeling cold. As a resident under both the old and new management regimes, I have noticed a stark contrast in the quality of service provided. The concierge and maintenance staff are friendly and helpful. They are always willing to offer assistance. I always feel safe and in tune with the building community. I feel that despite being a slightly older structure, that the building is well-maintained, with all concerns met with the swiftest attention. Considering other living accommodations in the city, I cant think of another place that I'd be happier then right here. read more

It stinks. Literally. Was in a corporate rental. Nice corner unit up high. But the hallway smelled so bad from trash that I could barely make it to the door without gagging. At least it didn't permeate the unit, but still unpleasant. Moved to another floor that didn't smell as bad, but it got into the unit enough to notice, all the time. This place is disgusting. Plus you wait 5 minutes for an elevator during peak times. I've warned my company. Hopefully it will never rent at the Paramount or from any Churchill property again. read more

I stayed in temporary housing for 30 days at the Paramount. Overall it was a pleasant experience. Pros: -staff particularly the concierge are friendly and happy to help -location is convenient if you go to the office downtown, close to many restaurants and embarcadero -gym was well equipped and clean -the 1BR floor plan we stayed in was spacious, renovated, and had beautiful east facing views -pet friendly. Dog run on the rooftop was convenient Cons: -elevators were my biggest complaint. Expect long wait times at peak hours every single day -many dog owners do not keep their dog on leash / lack elevator etiquette. It was stressful having a leash reactive dog -coffee machine was slow and didn't work at times Did not directly deal with property management so can't comment on that. Seemed like a well maintained building with nice services while we were there! It's just those elevators that were painful and added stress to my day. read more

I agree with the other reviews on the management team. The management team is rude, unhelpful, and lack any empathy when it comes to rent relief for our neighbors in need. (They offered rent relief to our neighbors but they said it's actually making things worse). These people love hidden fees: move in fees, move out fees, amenity fees, fake damage fees, and fees for fees. I wouldn't be surprised if they charge a fee to ask for rent relief. As a resident here you'll get promised a ton of benefits -BEWARE, none of them are true. This is not an apartment building, this a construction zone. NOTHING here works - the pool is closed, the gym is closed, the grills have no gas and are broken, the rooftop area has exposed electrical and gas lines, the dog area smells like piss even from my floor. I don't even have a dog and I am smelling the piss of all my neighbors dogs. And I want to be clear- this was true even pre-covid but now that there's COVID these jokers will STILL try to charge you premium price rent for amenities that you can't use and they have no intention of fixing. How hard is it to put a gas can in the grill? Apparently very hard because they haven't been able to do it in the last 11 months after numerous calls and requests to fix it. The management is non- responsive and apathetic. All of the neighbors I know have called the leasing office to ask for repairs and amenities access and no one's calls are even returned. But they will send you recipes for coctails weekly in the building newsletter- because all you can do here if you're unhappy is drink yourself to death. One example - the roof was supposed to be completed in March. It's now almost August and it's a construction zone. Not because there's a lot of work to do, but because they can't manage the construction to save their lives. They worked on it for 5 days and abandoned it. It's practically unusable and has hard exposed electricity and gas lines. They put a single orange cone up there but if you have a small child, you know that's not enough. This has been raised to management by multiple residents but as I said earlier- zero F**cks given. On top of everything, if you live on the south side you will hear constant construction noise starting at 4 am from the 4 seasons residences getting constructed across the street. If you're an early riser, you might enjoy that? But wait- you can also get a unit on the north side where there is a homeless person who screams "RAPE" every night. I heard from other neighbors that she's lived in the alley for while and there's nothing you can do but close your windows. There's a reason why you'll see all sorts of discounts on this building- it's because it's HELL to live here. I have a calendar where I count when my lease is going to run out. Luxury accommodations? I've lived at the Paramount since 2017. Although there are some decent things about the building (like the great concierge and maintenance staff), the management, particularly the leasing office, has made the situation pretty unlivable. From the time my girlfriend and I first moved in, the leasing office has been an endless nightmare to deal with. As other reviewers have mentioned, they are rude, aloof, and unresponsive (unless they want more money from you!) Getting erroneous charges removed from your bill (which happens fairly often, especially around move-in/move-out) requires emailing, calling, and visiting the office over and over. Pricing is opaque and they do a poor job communicating other charges outside of rent. For example, when we first moved in, trash, water and sewer were included, but when we transferred to a different unit, all of a sudden $125+/mo charges for those services started showing up on our bill, which was not at all communicated to us by the leasing agent beforehand. A "service fee" also started quietly showing up on our bill after we transferred, with no explanation whatsoever. We originally liked the building for the commute and the amenities -- with the covid lockdown, both those things don't matter much anymore. Since lockdown, the area has become increasingly unsafe, with people screaming on the street audible all hours of the day. Back during the June lootings, there were near constant police sirens, people shouting, and explosions around the building. Speaking of covid, the building has massive vacancies right now that they are frantically trying to fill with all sorts of new promotions, etc. We were bait-and-switched into signing our lease renewal back in early April before prices had dropped much (we were promised a $500 gift card if we signed in 5 days), and then shortly after, prices plummeted. We asked about possibly transferring to one of the lower-priced units and were told over the phone by Amy Rojas, a leasing agent, that we could, but then were later told we would have to wait six months before we were eligible for a transfer. The arbitrary, opaque, constantly changing terms and fees, the sloppy leasing staff, and the deterioration of the area make this a less-than-desirable place to live. We won't be renewing our lease given our experience. I'd recommend avoiding this and the other Related buildings in SF (Avery, Fifteen Fifty, Mason On Mariposa). There are many better Soma apartments in better areas all offering similar deals right now, like Solaire, Jasper, or Avalon. read more

This is probably the most neglected building in the Related's portfolio. - lobby is filled with flies. - apartment windows have not been washed in over 18 months and they are completely filthy. - there is loud construction in nearby units for the past 8 weeks. 8am-4pm. Try working from home. - lots of turnover on the leasing office staff. - leasing office is difficult to deal with and in some cases either completely don't respond to inquiries or take about a week. - everyone who is good either at the front desk or leasing office is being transferred to newer Related buildings like the Avery. - terrible laundry machines that will tear and stain your clothes. - the gym is filthy and old. - the roof top furniture is stained with who knows what and hasn't been upgraded in years. - the apartment fixtures are falling apart. - your bathroom walls will be covered in mold. - people smoke in their apartments and nobody can find who they are. - the pool has been closed for months pre COVID. - people will get in the elevators with you without a mask (that's probably true everywhere). - there's a woman who lives in the Annie street who screams all day and sometimes all night. She has been around everyday for almost 2 years. You will hear her. - with shelter in place the area is increasingly unsafe, you'll be approached by many questionable people outside. - dog pee all around the entrance to the building from people walking their dogs. I am thinking the head people in New York really must not give one hoot about the Paramount. Could it be because of the Pandemic or is it just they don't care? This is one neglected building. I know the hallway on my floor has not been vacuumed in three weeks. There is blond dog hair up and down the hallway, in front of my door... as it sticks to shoes and clothing as you are walking to get to or out of your unit. (I don't own a blond or any colored dog). The recycle rooms reeks and I have called and complained about one unknown dog owner which could be any of the five or six dog owners on the 15th floor using the recycle room as a storage area for their pooch's pee and poo pad when not in use. It is usually stuck behind the recycle bin as to hide it. Seeing it is not the issue, being slapped in the nose by the smell of dog urine is a big issue. It stinks and it also makes the hallway stinks. I don't know what is happening with the Paramount. Whatever it is, it isn't good. I like Marissa, but I don't see her around anymore, she seems very accommodating and friendly. I still love the concierges...Mercedes, Carlos and one of the temps. Bill is okay, but he has not been here long enough for me to say one way or the other, but he tries and that's the most one can hope for. I think the porters are pretty great. I have very little interaction with maintenance. The concierges are professional and treat everyone equally unlike someone (I don't even know her name) who is in a management position with zero people skill. Very unfriendly. Two weeks back, emails were sent out to residents so they could RSVP for bundt cake giveaway on of all days my birthday(July 29th). I didn't receive an email to RSVP but a day later I did receive my rent ledger via that email address. I thought maybe it was in spam, it was not. I was not sent an email. Was it intentional? I think so. I know we shouldn't take things personal but that made me feel some kind of way and not in a good way. I am resilient and over it but I think it was not nice and unprofessional. It is not about the stupid cakes, it's about being decent. I never have done anything to this person, our first meeting was accidental, I went to A1 to see a person who no longers works at the Paramount and I encounter this person who was so unfriendly at the time and still is. I decided to move out. But they mistakenly charged me the full-month rent for the last month but I only stay for 2 weeks. I called the leasing office and they told me either they can refund me on Friday and charge for a half-month rent again, or return the rest with my deposit after I move out. I LAUGHED, I chose the first option. The funny thing is, it didn't happen on Friday and I have to call again. And I got the same answer from the assistant: we got your number and left a note for the leaser, we'll get back to you later. I look forward to it. How ridiculous?!?! I can sue them for any lost due to this simple mistake! I signed up for the move out notice a while ago. Did they overlook? Maybe they are understaffed. But is that my problem? The apartments are updated, clean, luxurious and bright (this was true for all of the units I viewed) and honestly I can't say anything negative about the common areas I saw, the lobby, lounge and rooftop were all immaculate. JUST DONT RUB YOUR FACE (mouth hole, nose hole, eye hole) with your fingertips EVER. I mean EVER. At this point, if a worker needs to mask, it means they are SICK. Two weeks sick pay was the norm, why not now? Otherwise, don't request workers to mask. Just request YOUR WORKERS TO NOT TOUCH THEIR FACE WITH THEIR FINGERTIPS. It Aint that hard. Unfortunately, the building continues to fall into disrepair: broken elevators, incessant construction (inside and outside) and constant turnover in the building management team. Now the management team has started nickling and diming everyone. Avoid avoid avoid! I moved out of Paramount in April of 2018 and ensured that my account was settled on the way out. Now, three years later, I am receiving harassing emails claiming that I have an outstanding balance, with no contact in between. This is the email I received yesterday from Brendan W.: Dear Samuel, We are reaching out regarding your past balance due at The Paramount. As of May 7, 2021 you owe a balance of $ 833.00. We have attached your current ledger for your reference to review. If we do not receive a response from you regarding this balance by Friday, May 14 2021 your account will be sent to our collections department on Monday, May 17th 2021, etc. It has been three years since I settled my account with Related Rentals and I have heard nothing associated with an outstanding balance in the interim. I'm quite surprised to hear that they are now under the impression three years later that I owe the organization anything. This doesn't speak well of the organization's accounting practices or how they treat former tenants, even if it were true that I have an outstanding balance, which I made certain was not the case when I left. The email went straight to threats of sending the account to collections. The overall approach is harassing, abrasive and completely inappropriate given Related's gross accounting incompetence. I'm of course willing to conduct some due diligence, but all of my records indicate that this account was settled when I left, and I do not appreciate the threats and the immediacy of the timeline proffered. This could have been handled entirely differently. Review from 2017: We moved in about two months ago in April, and have had a very positive experience thus far. In particular, I would like to give a hat tip to Anna M., who has been absolutely terrific in helping us to move in and get settled from the word "go". Pros: location is ideal, amazing views and facilities, wonderful 24 hour gym, great staff, very responsive maintenance crew, friendly and helpful concierge team, upgraded common areas and hallways. Stayed at the Paramount for a month and a half while in temporary housing for my new job. The coffee machine worked 75% of the time and I was unable to turn on the heaters on the roof for get together I had. Overall it was a very good experience and is in a pretty safe location of SF. read more

A 12 point review of the Paramount: 1. Price - Luxury isn't cheap. This is a full service building. The rent is comparable with other high rise buildings in SOMA. For example, studios in the Paramount started at 2795 (2013 prices) whereas they started at 2900 in Carmel Rincon. San Francisco has one of the highest rental rates in the country with an influx of well paid tech workers and low rental inventory in a recovering economy. 2. Leasing process - I had the best possible leasing experience. I was originally going to live at Carmel Rincon but they treated me like a poor con artist and kept me in suspense while their legal team looked over my rental application. Say what? I met with Connie who showed me a one bedroom and was sensitive to my situation, Navy wife with my rent being paid by the Navy once I signed a lease. Unlike other buildings which wanted my first born child, she was compassionate and I signed the lease immediately. After I signed the lease, I received numerous emails to assist me with setting up my power with PGE, cable with Astound, and to reserve the freight elevator. I got my keys on move in day as promised from the concierge and did a walk through with maintenance. 3. Moving in - I reserved the freight elevator (3 hour time blocks) which locks out to the lower rear lobby and the loading dock. The freight elevator also locks out to your floor so no one else can use it except you. Once you get your keys, maintenance does a walk-through with you and generally they fix the small things that they notice right away. You also get a pretty awesome canvas bag and are provided with a map and other local information. 4. Building - The building is immaculately maintained. The common areas are always clean and there is a very experienced facility manager on staff that I actually lives in the building. 5. Residents- I never really met/made friends with residents in the building, you always see them coming and going in the elevator, but it is a big building with a lot of units. This building does have a by law mandatory low income unit quota so there are a few residents that are disabled or on public assistance that live in the building. 6. Gym - Unfortunately, you have to pay for the gym. It was like $200/year. It is clean, well lit and has several treadmills, elliptical, bikes and several weight machines, a few free weights and a yoga studio room. So convenient! In comparison, there is a fantastic gym a block away in the Four Seasons, but its $180/month! Crunch Fitness one block over is $60/month. 7. Parking - There is a parking garage downstairs that connects to the lower lobby which is really convenient. The parking is valet so they park your car for you. To get your car out, just call the automated line, type in your ticket number 10 to 30 minutes in advance, and your car will be waiting for you downstairs in the garage. The guys down there also very, very nice. Also there are hotel luggage carts in the lower lobby which are really useful if you have a lot of stuff that you need to get out of the car and up to your apartment like a large load of groceries. It's $350 a month which is a little high for the area. Carmel Rincon was $300 just as a comparison. 8. Amenities - Business center, dry cleaner on site, pool - I know I am missing some. 9. Concierge - The 24 hour concierge is invaluable. They'll accept/sign for packages and a screen in the lobby shows that you have a package. They'll also help you hail a cab, they screen visitors, help coordinate w/maintenance, give you dog poop bags, make restaurant recommendations, give directions, carry your 70 pound luggage to the BART station - You name it, they are there to help. 10. Units - I lived in 2 different units in the building, a one bedroom and a studio. Depending on the apartment, it could have wood floors or carpet, awesome views or average views but all of the units have washer/dryers which was HUGE for me. My studio had beautiful views of the Bay Bridge, the Transamerica Tower, the cityscape, and on clear days, City Hall. No balconies though, which is a bummer. 11. Neighborhood - Immediately downstairs is Pete's coffee, an Italian deli, and a great little restaurant called the Grove (always packed). There's an awesome bar (Novela) a few doors down and a Starbucks, Jamba Juice on the block and two chipotles within easy walking distance. Target is your closest grocery store (2 blocks away) The Whole Foods is also an easy walk away at 4th & Folsom. Someone asked me how could downtown feel like a livable neighborhood, but really you have everything you need within a mile or less walk - anything. BART, Ace Hardware, Post Office, LensCrafters, the Mall, Union Square... 12. Pets - They don't charge a monthly pet rent, just a pet security deposit. There are lots of dogs in the building, you see them coming and going in the lobby with owners, so if you don't like dogs don't live here. read more

I lived in The Paramount for one year. I found the concierge to be awesome; always helpful, always friendly. I found the lobby to be an interesting thing to come home to (always well arranged, and playing some kind of music). However, the list of problems was significant, and they seemed to be structural. 1) The prices are unbelievable, and I don't mean that as a compliment. The units are amazingly expensive, tiny, and not particularly great (my fake hardwood flooring was poorly glued to the slab for instance). 2) The parking prices are hilarious. $300+ per month! 3) As you can see from the posted picture, many of the neighbors are not particularly considerate. The chair is mine, everything else, including the mop-head (and yes, I said mop-head) came from my very generous above neighbors. Of course, it's impossible to figure out who it was, since I had 42 stories of considerate neighbors above me. 4) The people who live there are amazingly unfriendly. I only made friends with one other unit, and that's because we were drinking buddies. 5) Bum central. The best thing to ever happen to The Paramount was the St Regis opening across the street. It's the only thing that could possibly make The Paramount seem inexpensive and blue-collar. read more

I have lived at the Paramount for 3 years and have had a mixed bag of experiences ranging from 5 star (first two years) down to 2 star (2015). The Paramount is a decent building but not a luxury building or a luxury experience. Over the past 18 months, Related Management has taken on a penny wise, pound poor approach and in the process lost the customer service orientation that once made them exceptional. For example, Related recently partnered with MasterCard and hand delivered solicitations to residents for a Citibank credit card with a $450 annual fee; informing residents that they would no longer accept Visa or Amex (which many residents use for reward points, one of the benefits of living in a full service building). The elevators now contain adverts for MasterCard, which is completely egregious. THE GOOD The staff! Connie, Tanya and Deborah are wonderful and went way above and beyond to help me with a cross country move, having never set foot in the Paramount or SF before; they helped me pick the perfect apartment for my requirements. The social scene! If you are new to the city, this is such a great place to land. Over the years, I have met some of my best friends in the building: intelligent, interesting, fun, we always have a group getting together. The views! Some of the most incredible views in the world are from this building. The Doormen! We went through a period last year where a lot of the long term doorman left due to changes and we had untrained temp staff unfamiliar with security protocols; however, since then Related was able to get the situation back under control and bring some of the excellent staff back on . John, Steve, Mike, Hyro, Mike Jr. and Jerry make coming home a wonderful experience, they are warm, kind and exceptionally diligent. Dog friendly to the max! If you are a dog lover, the Paramount is for you, so many beautiful dogs in the building and management is very dog friendly. Great park nearby for walking. THE BAD Windows are single paned so you will hear everything outside, no matter what floor you are on (hello 3 am trash truck and even voices from the street). This also causes apartments to be drafty and cold year round, even when it is warm outside. We no longer have Zipcar or any other car share in the building, which other luxury buildings offer. Related markets the building as environmentally friendly, when in reality, the appliance in the apartments are beyond dilapidated resulting in excessive energy bills/consumption. My washing machine ripped my clothes apartment and my refrigerator died along with all the food I just purchased from Wholefoods. I pay $100 plus PG&E monthly for a studio. Many apartments are set aside for low income residents and there were several people on my floor who belonged in a supportive setting, not a residential setting. At the rates I am paying, I don't expect to experience that type of an environment. Year over year rent increases can be steep, but personally I found the increases for the most part rational to market comps yrs 1&2, but in the past year the management just got super greedy, priced above market (comped to brand new buildings, not 15 year old bldgs) causing many long term residents to move on to nicer, newer buildings. This had a negative impact on the overall community environment. read more

When you find a high rise rental within walking distance of Union Square and the Financial District, has 24/7 concierge and maintenance, fresh flowers in the lobby and fantastic views, GUESS WHAT?, it is going to be expensive. I hope none of the previous reviewers signed a lease without asking how much the rent was. Most of the staff is truly concerned that your living experience is the best. They all are extremely friendly and helpful. If your toilet gets clogged in the middle of the night, there is someone who will fix it with a smile. I am not sure why it is hard to get to know other residents. The management has put on parties to make it easier to get to know your neighbors, but most of the people who came where there for the free food. Sure you can hear the fire trucks when they go by, but you get used to it. Thank God they are only a block away when you need them. The garage is run by a sub-contractor, but even their staff couldn't be nicer. During busy times, you need to call down about 20 minutes before you plan to leave. They are so charming and attentive that you can't complain about the service. Believe it or not, the rent is actually negotiable when the building is not fully occupied. When our first year lease was up and things were slow here, they actually lowered our rent for the second year. I plan to stay here as long as I can afford it. read more

I wake up in the morning and take the elevator down to the in house gym in my Underoos; I come back up and clean up without having to drive or walk to a gym that is overcrowded with hordes of people talking , rather, trying to impress one another instead of actually working out. Can someone tell me why some people work out in the mornings with full make up freshly applied? Mitigate street noise, sirens, and the such by picking a unit above the 30th floor. It's all about service and how comfortable you feel living here. I am entering my 3rd month and I am still grateful every morning I wake up and see the lovely city views. I can go on and on about how beautiful this place really is (Views, amenities, lounges, and the Gym which is super high quality Equinox level standard)... * But my real review is based off the quality of support and service I have received since Day 1. My stellar experience really started with my leasing agent Andrew A. picking up the phone and creating some time that same day for me to come by and view some units. He was extremely respectful of my time and made sure every one of my questions were answered. Even the next day- I wanted to see the apartment again and he stayed after hours just so that I was able to view the apartment. His level of dedication and service was an indicator of how I would be treated once I moved in and that has never changed. Moreover, I have lived in SF my whole life and the only thing I care about - is how responsive the management team is. When something is broken, or a problem needs to be solved - I need that peace of mind in knowing that I am taken cared of. In this instance, The Paramount checks all of that - making me feel extremely comfortable living here. For example, how many times have you had a leasing agent follow up with you months after you move in - asking me if there's anything else he can do to make my life easier. Answering all of my questions either in person and also sending a follow up with a breakdown through email. I always appreciate management that makes me feel like I have a right hand man and that they have my back in case I need anything. Everyone here is super respectful and kind- from all of the staff in the front main lobby, all the maintenance workers, managers and more - I'm truly confident that you will feel comfortable and happy in making the right decision to move into the Paramount. We lived at the Paramount for five years. During this time, the building condition declined significantly. Elevator service was a chronic problem, even before a flooding event in January disabled them severely, with repairs extending for months. The parking garage elevators also failed, trapping the cars parked there. The quality and frequency of social gatherings declined. Eventually we just couldn't justify the annual rent increases, especially the final substantial increase that we turned down and moved out. We left our unit very clean, but were still charged a $325 cleaning fee - the first time in our lives. And our deposit refund came two weeks after the 21-day legal limit in California. On the plus side, the fitness center, the concierges and the maintenance team were good throughout our stay. read more

Only 3 stars for two reasons: fire engines heard multiple times every day and every night, and the price. We are on the 39th floor facing towards market street and the Harbor. Throughtout the day and night, I hear fire-engines (maybe 6-10 times a day). If you don't mind that, and you don't mind the price, this place is great....... you never hear your neighbors (well insulated walls), and the rooftop deck is amazing. We lived here for about a year and half; we love the services here. The front desk people are great, very helpful and friendly. If we have any issues with the apartment, the maintenance team comes the same day or next. Pre-Covid, the building would host amazing theme parties with food and drinks every month for you to get to know other residents. Post covid, they still provide meal events every month that are delivered to each apt, which in turn helps out local restaurants. The roof top is new renovated with fire pits and amazing views! read more

Though I do agree with a lot of what Anastasia had to say (The construction is not their fault. That happens in apartment buildings and they have nothing to do with the fact that most of us are now stuck at home during the day working; also, they cannot control our neighbors who live on the streets). I do have to say the leasing office, Andrew in particular, was great to work with when it came to renewing my lease this year. He was very understanding of the current situation going on and the ensuing economic fears and uncertainty and put together renewal terms that would ease my stress, which I greatly appreciate. I also really like how management has been sending us goodies during the pandemic. It is a very sweet gesture. I am optmisitic that things are getting better here. I do hope that what with the current environment and people fleeing the city and no one moving in to replace them, Related Rentals starts appreciating their current tenants and continues to take care of us. A lot of us who remain have no reason to stay in SF and the not so affordable new luxury high rises in the city are much more affordable now. Special shout out to Carlos, Mercedes, Luis and Andrew. Finally moved out of The Paramount and will now write an updated review from the ex-resident perspective: My final verdict: Not a good place to live. 1) VERY LONG ELEVATOR WAIT TIME DUE TO TOO FEW ELEVATORS. Essentially, you've got 3 working elevators to serve 700+ units (there's a freight elevator but it is typically reserved for package delivery, work crews, and moving). Long wait times and packed elevators are the norm here. I don't see this problem as solvable. 2) VERY NOISY UNITS (NO TRANQUILITY IN THE HOME) DUE TO SHODDY WINDOWS. They're building a high-rise on Third and Mission, so construction noise, including jack-hammering, starts at 7AM, Monday through Saturday (during the time I lived there). You can also expect traffic noise all day and lots of honking during rush hours. There are sometimes people yelling and screaming on the streets at night. There's a fire station nearby. I lived on the 14th floor, and the windows sound like single-paned (they'll tell you they're double paned, but either way, they're very old/outdated windows). This problem they can actually probably fix, by putting in good/new windows that are excellent at blocking out sounds, but they won't it for whatever reason. 3) MASSIVE INTERIOR CONSTRUCTION CAUSING INCONVENIENCE. They've spent months renovating the lobby and the rooftop for aesthetics (when they should probably put in new windows, see #2 above), and now they're going to renovate each floor and several units on each floor. Like another reviewer mentioned, expect blocked hallways, even longer than normal elevator wait times because of the maintenance crews, and heavy construction noise. 4) GRIDLOCKED TRAFFIC ALL AROUND. If you have a car, don't live here. Any time there's a parade or a protest, they will close Market St. and lots of other surrounding streets. It can take 30-45 minutes to travel just a few blocks. Moscone Center is also nearby, so any time there's a conference (which is very often), you'll experience gridlocked traffic. Pedestrian traffic outside is pretty bad, you're dodging people each time you walk around out here. It smells terrible outside of the building (especially the garage entrance side on Jessie) and is often littered with garbage. 5) PARTY CROWD AND NEIGHBOR NOISE. We can hear next-door neighbors in their kitchen. You can hear your neighbors come and go because the front doors slam. This building sort of has a "dorms" feel because there are so many units packed into a high rise. 6) DOG RUN NOT SO GREAT. There is a dog run on the rooftop but it's fairly small compared to the entire rooftop space they have. It doesn't appear to be a problem at first, but there are about 100 dogs in this building all sharing that dog run (overheard this number from the previous Office Manager). Residents often don't pick up after their dogs. 7) INCONVENIENT PARKING There is a parking garage attached to the building, but it's valet-only. So anytime you need to access your car, you need to call 25 minutes ahead. The phone request line is sometimes broken, so you'll need to request in-person. (The garage also services non-residents so there is a crowd on the weekends.) A few positives (that do not outweigh the negatives): * Michael Jr. in the Concierge is extremely friendly! * The gym is nice and new and is never crowded. * Maintenance promptly fixes interior issues, but takes a while to address common-area problems. * Walking distance to Westfield Mall, Target, and Trader Joe's read more

My apartment is falling apart. The building continues to get worse and worse: broken elevators, incessant construction (inside and outside) and constant turnover in the building management team. I wish I did a better job finding a luxury Apartment. When a great experience goes HORRIFIC!! We are have been staying here for three days so far and the staff has been amazing morning noon and night until we arrive last night back from dinner, the courtesy patrol guard named Carlos stops one of us and asks where is SHE going, she being my girlfriend of African American decent. Please note we came in with keys and a fob to open door WHICH SHE WAS HOLDING and showed them to the guard CARLOS. There were six of us (which include two young kids) and he didn't stop anyone but her. She again showed him the key and gave him the room number. He kept questioning her like she was lying. Mind you other people were walking in and out with no questions on where they were going and one guy ended up lost in hallway looking for his friend who was white! I stayed back and spoke to him privately sending the rest of my group to the room. I told him how disrespectful this was. I run A+ properties in Los Angeles and have courtesy patrol companies that I utilize on a consistent basis. This is not an example of him doing his job, as he stated. He was rude and condescending to say the least. I would never want my residents to be treated in such a way. I told him I wanted to speak to a manager, he handed me a card and kept tapping his name badge repeating his name saying my name is Carlos did you get that. Don't forget my name is Carlos. He continued to say this as I walked away. I walked back and told him this is unacceptable to treat people like this and does he understand how rude he is being. He told me to call his manager and tell her in a very sarcastic demeanor. I know management will come back and place a comment that states how they want to help or give excuses for what he did, nothing will ever change that experience of what we endured. Our children witnessed racism first hand last night with that guard. We had an hour conversation with the kids going over how and why this happened. I nor my guests have ever been treated so poorly based on looks, color of skin and nationality. read more

Avoid this place. You may have an ok tour but there are hidden fees you won't be told about. There is constant construction around the building. The carpets are dirty. The units are not well built. The mail area is not kept up. The doorman is often missing. The pool is often overcrowded because there are only a few places to sit. The roof deck smells like dog urine. I've personally paid 2 maintenance workers to come fix my unit: broken fridge, repeatedly broken blinds, handles falling off cabinets, closet doors that break ($840 loss). If you're looking for a luxury unit, look elsewhere. read more

Ah, the Paramount. You've definitely been good to me these past 20 months but alas, it's time to move on... to Hong Kong. As much as I enjoyed living here, I'd probably still be moving on even if I wasn't relocating. This really has less to do with the excellent staff and building, but more to do with my desire to live in a 'real' neighborhood vs. the concrete jungle... a 'hood with grass, trees, and parks (that actually welcome dogs!). The great: + Washer and dryer in every unit! + Gorgeous city and Bay Bridge views, though unfortunately construction is now partially obstructing the previously full view of the bridge. + Full-service 24/7 concierge desk + Fantastic location if you work in SoMa + Gym (though it isn't free), valet parking, dry-cleaning service, pool (it gets warm enough to actually use in sunny SoMa), and rooftop area with South Beach-style cabanas and grills are just a few of the amenities on the premises. + Easy and efficient leasing, move-in, and move-out process. Related Companies are true professionals, and once I chose the Paramount, I squared everything away online and via email within 24 hours. Terminating my lease early due to my move was also a breeze - no major penalties as they were able to re-lease my apartment within just a few days. + NO deposit if you set up ACH! + The residents. I've made so many lovely friends that I know I'll keep in touch with for life! Having a dog definitely helps if you're looking to make new friends - since you'll often see owners and their adorable pups hanging out in the lobby. The not-so-great: - Some units haven't been renovated and aren't in line with other properties in the area renting for the same price. My kitchen had ugly white tile that was impossible to keep clean, and the parquet hardwood flooring is an outdated look. - The blinds are the basic variety, and are somewhat difficult to pull up and down - Though the building is pet-friendly, there isn't any green space within several blocks that legitimately allows dogs. There's been talk of adding a dog run on the Paramount roof, but the current renovation plan makes no mention of creating this space. - After a leisure area was added by the city on neighboring Annie Street, there's been much more undesirable 'activity' in that block between Mission and Jessie. Be careful where you step, it's become quite an unsightly stretch. - Moving in as a new resident is quite spendy! Due to a combination of the strong local economy and high rental demand coupled with low supply, my unit was re-rented for over $600 more (a month) than I was previously paying. Ouch! - So many packages means that the concierges spend a lot of their time dealing with boxes instead of being able to do what they do best: build relationships with residents and make the Paramount feel like home instead of just another high-rise apartment building. Still, the Paramount is so much more than a pretty face; it's also an epic social adventure. Besides the awesome friends I made, I'd say the truly excellent concierge staff is what prompted me to re-sign my lease at the one-year mark. They're caring individuals who go above and beyond to make your experience worth the $$$$ you'll be shelling out to live here.
