(They also offer realty and construction services.) We interviewed another firm before finding Open Remodel on Yelp. The other company's price estimate for architectural plans kept going up and up. It was like they were feeling us out for how much we could pay. It was a huge red flag. We are willing to pay a fair price but we don't want to be taken advantage of. The quote we received from Ashish (one of the owners of Open Remodel) was fair and in line with what we'd budgeted.  The Open Remodel architect Ashish assigned us to, Ron, was also very pleasant to work with. He not only listened to our vision but also had great suggestions, including putting a window into the kitchen.  I will be a great way to break up what would otherwise be a full wall of cabinets. We'll be able to make that area into a bar (or coffee bar)--exciting. Our project was unusual because Open Remodel finished our plans just as the pandemic was starting. We put our project on hold during shelter-in-place and for a few months after that. When we finally submitted the plans to the city, Ashish was true to his word, not charging us to revise the drawings for changes the city asked for. In fact the planning department didn't have any changes other than wanting a clause added to the plans. You are in good hands when you work with Open Remodel.

I feel somewhat bad writing this review just because I didn't have the fortune to work with the people that are good at this company. If you happen to get Kent Sezen, he is the weakest link. An engineer who is simultaneously rude and when called out on that rudeness, petulant and perhaps even vindictive. He ignores design constraints, and "phones-in" his work, says he's done prematurely and needs payment NOW (see prior review of Kent, its so true). He has a very large ego that is bruised easily. I will give him this: When I asked him to not treat my contractor like his personal secretary, he immediately responded "I quit", and I asked him to stay on because I thought he was over-reacting to me asking him to be nicer. I should've let him go at that moment and its on me that I didn't. At the sake of supporting his competent co-engineers, maybe they are worth using, but it's unfortunate they have tied themselves to this guy.

I interviewed -- and I kid you not -- eight different Bay Area contractors just to get a feel for pricing, transparency, and overall vibe. OT Bay stood out immediately. Ron, our project manager, has been consistently honest, kind, and communicative from day one. There was no pressure or vague answers -- just clear explanations and realistic expectations. That alone made a big difference for me. We hired OT Bay to demolish and remodel our kitchen countertops, fireplace, and shower. The process was organized, the crew was professional and respectful of our home, and the work turned out beautifully. They showed up when they said they would and followed through on what was discussed. We did run into a few design issues along the way -- completely on us -- and OT Bay was incredibly accommodating. Instead of making it stressful or transactional, they were understanding and proactive in helping us adjust the plan. In the initial consult, he came up with a list of materials for the project which I ordered and they picked up. The crew was typical for California, meaning they didn't speak English which caused some difficulty in communication, but otherwise were hardworking, courteous and seemed to know what they were doing. I dinged them one star due to two miscommunications about what days they would be onsite, costing me two vacation days (i.e. I took off work expecting them to be there). In terms of quality of the work, they did honor meeting my satisfaction -- when they painted a door a color we had not discussed David didn't hesitate to have a guy come back the next day to fix it. David was responsive, even on the weekends. Overall, they were capable. With all such contractors, you need to keep monitor and try to overcome the communication barrier. I'm happy with the result.
