In May, 2026 I rented Cabin 5 in Guerneville reserving it for August 1 - 31, 2026. My reservation was on VRBO and paid in full. This was my experience....... 3 days prior to check in - I contacted Pam through VRBO for the check in information. She told me it would be sent the next day. The next day at 2:30 pm - she sends me check in information to a different cabin - Cabin 1, not cabin 5. 30 minutes later, I send a message asking about it because I don't want to go to the wrong place and she hasn't given any explanation about why it was changed. I didn't get a response from her on VRBO and there was an all caps message on her check in info saying there would be delays if I communicate through VRBO - so I texted the phone number and asked her to check the VRBO message. She responded in 2 minutes basically informing me that there were electrical problems in cabin 5 but cabin 1 was still by the river and roomier. This was red flag #1 - I had been looking forward to the cabin I had rented with an outdoor deck facing the river. She wasn't upfront about the switch when she gave me the check in info and she didn't even ask my permission or consent for the change. Then I ask her for pictures of Cabin 1. Maybe I can make it work. She sends me a link to a website where the link to Cabin 1 pictures doesn't work. I can see the outside and it looks nothing like the cabin I rented. I have been packing and getting ready for a week to go to this property. It's an 11 hour drive from my place and now I have one more day to figure this out. The next morning (1 day before departure) I try the link on my computer to see if I can get pictures of cabin 1 - no go. I try other links on the website and they work. Unexpectedly, I find Cabin 5 on the website https://www.winecountrylifevacationhomes.com/vacation-rentals/rental/Cabin5/ When I looked at the reservation dates - it said it was booked for August 11 - Sept 8, 2026. Super fishy. I sent Pam a message saying I still hadn't seen pictures of cabin 1, I sent her screen shots of the cabin 5 being booked and asked her if it was a mistake. I told her if I liked cabin 1, I would also want to be transferred to cabin 5 as soon as the electrical repairs were completed. I told her if she couldn't get me the pics or agree to this, I'd be asking VRBO for a full refund. Her response was "Please do pursue a refund thank you" So I get on the phone and send all the screen shots from texts to VRBO (a hassle because we weren't communicating on the VRBO site) - they tried to call her and fix this but she didn't answer. I got my full refund and VRBO tried to help me book something else. But at this late date - nothing could be done that quickly. I looked back at our VRBO messages and 30 minutes AFTER Pam told me to pursue a refund, she posted a few pictures of Cabin 1 with a message saying "Here are pics of cabin1. If these don't look good enough to you please do cancel. Cabin 5 will not be available in August." Why did she post this to VRBO when she knew I was trying to get a refund???? So weird and sketchy. A day after all this was over, the link that was broken to Cabin 1 somehow started working. Hmmmmmm...... This business is either scamming people or they had some unfortunate circumstances and Pam is terrible at her job. She should have initially explained the electrical problem and asked if I wanted to cancel or be transferred and then got the pictures to me immediately. This is very basic courtesy. I will post this to as many places I can. I wish I had seen the low ratings on Healdsburg Property Management listed at the same address as wine Country Life Vacation Homes. She is hiding behind some bad reviews and it angers me that I can't warn anyone on VRBO's website because only people who have competed a stay can review it. Beware of this business. Pam - do better or quit. You ruined my summer vacation plans. Shame on you.

Any maintenance issues that arose, they were super quick to respond to, and did so to our satisfaction (and if I was the homeowner, I'd be happy they were as thorough in their repairs so that the integrity of he house was maintained). Birdsong has beautiful homes and make sure they are in great condition prior to move in. Couldn't recommend them enough.

Amazing House at 657 Lytton Station Rd, GEYSERVILLE, BUT Very Disappointing Property Management…read moreteam/owners. The Lytton House itself was amazing. The property was beautiful, comfortable, and exactly what we were looking for. Unfortunately, our experience with the property management team was extremely frustrating. Our stay was July 6-13, and I first followed up about the refundable deposit on July 17, because there was not response to my text form 7/14 about the rodent we saw in the house. I followed up again on July 29, told her about the rodent and asked whether the check had been mailed and when I could expect it. I also called the management team twice in an effort to get an update and resolve the issue since my email and text were unanswered. Despite these repeated emails and phone calls, more than 30 days have passed without receiving the refund. I was told the refund check had been sent and would be tracked, but it never arrived. I continued having to contact the management team for updates. On August 13, I again contacted them because the refund was still outstanding and explained that this had become very frustrating. I was given another assurance that the issue would be resolved. On August 14, I was still having to follow up and request proof that the promised credit to my credit card had actually been processed. I still do not have my $995.00 refund. What should have been a simple and routine refund became a prolonged and frustrating process that required far too much time and effort on my part. The biggest issue wasn't simply the delay -- it was the lack of follow-through and the fact that I repeatedly had to ask for updates and confirmation. It's unfortunate because the Lytton House itself is fantastic. However, the property management experience significantly detracted from what otherwise could have been an excellent experience. I hope Birdsong improves its refund process and communication with guests. i hope I get my REFUND!!!! Guests should not have to send multiple emails, make multiple phone calls, and continue chasing the management company for a refund that has already been promised.

I would not, however, under any circumstances, rent from Wine Country Getaways again. We had a big group, including several small children, and one family coming up all the way from Southern California, so we asked if it would be possible either to check in a little early or to leave a little late. The answer: absolutely not. OK, fine, no problem. As soon as we arrived at the house, though, my wife and I noted the list of rules. it read like military marching orders that had been poorly translated from the original German. We were, for example, expected not only to do all the usual things like strip the beds and straighten up, but also completely clean the kitchen, including a wide variety of chores such as unloading the dishwasher. This is the kind of thing that one expects at a scientific research station, not a pricey wine country vacation home where you are paying for cleaning services on top of your rent. But still, no big deal. Then came the kicker. I accidentally left my camera behind, with some magical pictures on it of my 3-year-old son and I floating down the river. I called Debora to explain to her exactly where I left it (by the phone in the kitchen) and ask whether she would be willing to send it to me. She claimed not to have found it, which is possible, I suppose, though a bit odd considering that I knew exactly where it was. Then, without warning, she launched into me about the state of the house when we left. I've stayed in many California vacation rentals over the years, and never, ever had a problem with the management. (My family and I, for example, return to the same house every year in Palm Springs.) We left the Blue Heron house in a perfectly respectable condition, ready to be cleaned and prepped for the next folks. But enough is not enough for Debra, who verbally assaulted me over the phone to the point at which I could not reason with her and actually had to hang up. The only way to describe it is that the interaction left me feeling slimed. Perhaps this is just her nature. Perhaps she's had bad experiences in the past. Or perhaps this company makes its money but selling used cameras and overcharging for cleaning bills. I don't know. What I do know is that Debra should not be in this business dealing with customers. If I were you, I would steer far clear of this nasty person and find another delightful home, run by another property management firm, just a few doors down.

She is always rude to me when we speak. I can deal with these things, but it is the lies, misinformations and her unwillingness to fix things that I cannot handle. Whenever I have confronted her on her "inconsistencies", she says that I didn't understand her or makes up another thing to dig her in deeper. I wanted to get a sattellite dish and had to get HOA approval. She first said that she would get it talked about at the next meeting. Then she told me that the HOA wanted more information because it would be the first one in the complex. I gave her more information and then she told me that the other woman who has one had some other issue with it. I asked her why she said that I would be the first and she said the other woman has lived here "forever" and that she had it grandfathered in. I had lived in this complex up until late in 2001 and under the condo that has had a dish forever and there was not even a woman living there before. Then she said that the landlord and property manager would work on it and that the HOA had questions about the tree in front because other people had had problems with trees and dishes. See the lies?! I had to deal with her again because my neighbors thought that my windchimes were too loud. She told me to remove half of the loudest ones and we would see how that would work. So I used my judgement and took down half of the loudest ones. She called me a couple of weeks later and told me that I would be fined for noise violations and that I had to take them all down. I told her that 2 of my neighbors had chimes, too, and that theirs would have to come down also. She changed her tune and said that I could keep some, but to remove half more of all the chimes. She is gossip buddies with many of the people here, so she did not want to inconvenience them, especially since one of them was the person who made the complaint. Someone also complained that my plants were on the railing without proper drainage. She told me that I had to put dishes under them and then sent me the entire HOA rules with that part highlighted. It said specifically that plants on the railings must be raised on feet or bricks and that saucers were specifically not OK. Was she trying to set me up to break rules or was she unaware of the rules that were so easy to read in the CCRs? Is she sinister or incompetent? Finally, I complained about my neighbors' cats coming onto my patio and barfing and getting into my fish barrel. There is a no pets off leash policy here and it includes cats. She told me that it is hard to corral a cat and that she would need names and unit numbers to do anything. She was completely unwilling to do anything to fix the violations, which is why I say that she does not care about this complex being a pleasant place to live. She would not even send out a notice or have one posted in the laundry room or anything. NOTHING! I have not dealt with Gloria on a real estate level, but I would not recommend working with her. She has been dishonest and she does not pay attention to the details and she is lazy about getting her hands dirty. Definitely do not use her for real estate management if she has to deal with people or details.
