When the second company opened the system (originally installed by Advantage Air company), they found roughly two gallons of water inside the sealed refrigerant circuit, refrigerant leaking over the motor, a failed metering valve, an emergency water shut-off that wasn't connected and an unsecured exhaust line -- all documented with photos and video. The coil wasn't dirty; the system was contaminated and improperly sealed. I'd encourage anyone to get a second opinion before authorizing an expensive "cleaning," and to insist the technician show you what they're diagnosing. This system has only ever been worked on by Advantage Air. The system is basically new; it's eight years old. I purchased this home three years ago.

If you are unaware, the gas company shuts off gas to the house before tenting; turns the gas back on after fumigation; and inspects appliances (heaters, stove, water heater, etc.). After all this, it's a good time to have the heater serviced, especially if the gas company inspection uncovered concerns. The Lakewood technician did a thorough job testing the heater, making sure it was operating safely and efficiently. As the unit did not need repairs, my cost was limited to the basic service fee of $100 quoted at the time I set the appointment.
