    We reserved buddy spots at the Auburn Hills/Holly KOA and the conditions of the campground were so…read moreterrible we checked out after 1 hour. The sites do not have any type of lane which causes the lots to be soggy and muddy. I had to put my F250 into 4L to keep it from getting stuck while parking the camper. The lot was so filled with tire tracks and mud that our dogs and children would not be able to walk outside. My friend who was 8-months pregnant almost fell multiple times. We tested the water prior to hooking it up to the camper and it came out brown. The final straw was when we lost power between our 2 campers for the 5th time in 1 hour. The staff could not provide any resolutions to these issues. We did not receive the sites that we had booked: poor grounds, unsanitary water and electricity below the necessary 30 amps. I've called the campground at least 10 times, emailed once and called KOA's corporate number twice asking for a response and have never received a call back. We filed a dispute with Chase bank and the campground responded after 40 days stating that we did not meet the cancellation policy. How could we meet this policy when we wanted to stay there but could not due to the conditions of the site. I hope this review will at least save some future travelers time and energy by booking ANYWHERE else.

    Our stay at the Emmett KOA was a nightmare. The cabin we rented was infested with bed bugs. When we…read morebrought it up, the owner flat-out lied and told us they hadn't had bed bugs in"over 13 years." That was absolutely false. There are multiple reviews already citing bed bug issues, and staff members themselves admitted to us that it has been an ongoing problem. Even the pest control company they claimed to use confirmed they've been battling bed bugs here. Instead of taking responsibility, management hid behind their ridiculous 14-day cancellation policy and refused to refund our second night(which we didn't stay for obvious reasons). Their"solution" was insulting: a 20% discount for a future stay(as if anyone would want to come back!) and a handful of quarters so we could attempt to kill the bugs in our belongings using their dryer. The dishonesty from Toni and her father is appalling. Any business that knowingly lies to its customers about a health and cleanliness issue this serious has no integrity. Bed bugs are not a minor inconvenience- they spread, they infest, and they follow you home. We left disgusted and disappointed, and I strongly recommend avoiding this campground if you value your health, honesty, or basic respect as a paying customer.

Our family reunion was being held so we opted to stay here. We were unable to get a full hook up site, all we could reserve was one with water and electric, which for tonight was fine. We are KOA club member so we did get a little bit of a discount, but it was still about 60 bucks a night for this site. They have two different areas where they assigned spaces. One is grassy and open with full sun and the other is completely shaded by the waterfront. It had rained for a couple days prior to our arrival so the roads were very muddy. I would agree with most of the other commenters that their roads are in pretty bad shape, very rutted and it is a slow process to drive your car through these roads. They were putting some gravel in the entryway when we arrived, but I would say the internal sites near the water were a bit of a mess. It's just very muddy and it really doesn't need to be this way. There's a huge mix of campers, fifth wheels and many tents so there is something for everyone. I cannot comment on whether they charge for different items such as the bounce pad and such as we didn't have any kids with us. I didn't see any priceless anywhere though. We did do laundry. Two dollars to wash, two dollars to dry and everything worked just fine. The staff were pretty friendly. They seem to all be friends and get along really well. We did not use the shower rooms or bath house since we're self-contained. Wi-Fi worked, but it was iffy. Verizon service was pretty good. One of our biggest frustrations was having a pull through site that you really couldn't pull your car out of! There were too many hairpin turns from site 205 so unfortunately, we had to go back to the main entrance and pull off to the side of the road to hook the car back up. Kind of a pain!

Upgrades for 2025: new cement patios (we upgraded and are currently on one) and outside showers are in the process of being upgraded/fixed. Of course, there are some negatives like the roads are rutted and trashed from the rain and the dog park is not fenced. Aside from that the sites are of decent size, friendly staff and nice big store. We will definitely be coming back.

My daughter took my granddaughter to swim and within a half an hour had to leave because a couple were actively engaging in sexually explicit activities and being very vocal about it. 6. The camper next to us was continuously swearing loudly at his 2 young children. This was an extended family trip and every last one of us couldn't leave fast enough on Sunday morning. The beach at Bishop Lake was too small for the amount of people and the water quality wasn't great. The water was shallow, murky, and slimy. The trail around the lake was also crowded and not peaceful. Many people were riding their bikes or walking in between the camp grounds and the beach. My family purchases rec passes for all of our vehicles. When the booth worker, Connie, asked if I have a rec pass on my vehicle, I replied yes, and she waved me in. She did not stand up to view the sticker. I parked in the Bishop parking lot and soon after noticed a white vehicle speeding through the parking lot. Connie the booth worker blocked the back of my car into the parking space with her personal vehicle and jumped out screaming, so angry she was nearly foaming at the mouth. Connie jumped out of her car, and ran to my driver's side window screaming at me as I sat bewildered in the driver's seat of my car. "What do you mean you have a rec pass, you don't even have a Michigan plate?!! Go back to the booth!!" I asked Connie to remove her personal vehicle from blocking my vehicle and obstructing my movement. I told her I don't feel comfortable with her behavior and that I wanted to leave the park. Connie said, "Good, leave!" I stopped at the booth and asked for Connie's name and the contact information for a park's supervisor. Connie replied- you don't need my name. They know who I am in the park's office. She then walked into her booth and slammed the door. I had Deb with DNR drive to the booth to speak with Connie and address her bizarre and over the top behavior. When I asked Deb whether booth workers are deputized or authorized to pursue and block parks goers with their personal vehicles, she smartly replied, "What do you think?" MI Legislature allows DNR officers to write civil tickets only to visitors without a rec pass. Under no circumstances should a civilian booth worker impersonate an officer, chase, pursue or physically block a person who they believe is not carrying a rec pass.

    My family stayed at Sun Retreats from June 18-20, 2026, and our experience was extremely…read moredisappointing and concerning. During a campground-sponsored flag football game, an older child became increasingly physical with my son. This was supposed to be flag football, not tackle football. After my son threw the ball, the older child punched him in the face. Several parents witnessed the incident and told staff that my boys were not at fault. Multiple families even commented, "Watch the brown kids get in trouble for this," before management became involved. My children were the only children of color involved in the situation, which made those comments especially troubling. One of the biggest concerns was the lack of supervision. This was a campground-sponsored activity involving numerous children, yet there appeared to be only one female staff member overseeing a large group of boys playing football. Given the number of children participating and the physical nature of the activity, there should have been adequate staffing and supervision to prevent situations like this from escalating. When I reported the incident to Assistant Manager James, I expected the matter to be taken seriously. Instead, I was told it was "just kids being kids." Despite multiple witnesses supporting my children, the situation was dismissed, and no action was taken after my son was punched. Afterward, our family no longer felt safe. The other parent repeatedly stated that James was going to have our family removed from the campground. My sister was so uncomfortable that she left early because her campsite was directly behind the other family's site and she feared further harassment. When we asked management about our safety and whether our campsite could be moved, we were told there was nothing they could do because the campground was fully booked. We filed an incident report with the campground office and contacted corporate. Despite doing everything we were told to do, no one has responded to us or followed up regarding this serious incident. What makes this even more frustrating is the amount of money we spent. Our group paid over $900 per campsite, with three campsites reserved, and we expected a safe, family-friendly environment. Instead, our child was physically assaulted, our concerns were dismissed, members of our family felt unsafe enough to leave early, and our attempts to seek help have gone unanswered. Sun Retreats needs to do better when it comes to supervising children's activities, addressing guest safety concerns, and responding to incidents involving physical violence. No family should leave a vacation feeling the way we did.

Sun took over and opened the campground to non owners who don't care how they leave it. The other half are founders who own their park model and pay month dues. my dues is more than double what most people pay. once sun took over they more than doubled the dues again so now it makes it almost impossible to sell. I understand how this company operates. they do that so you can't sell and walk away from your $80k investment and they can do what they wish. At the same time they the company break all the rules by living full time in a park with 6 month rules. Sun is a bully and they don't care. they don't respond and they SUCK. They are the worst company ever.
