I wish I never moved here . Everything besides the location of this building is horrible! I lived here for a year and half and regret moving here . Pro : Location of Hollywood Hills and hiking trails, Parking spot Cons : building is old so if you choose to use your microwave you will be putting too much pressure on your power generator which will cause your power to shut off which will cause you to go down to the creepy basement to mess with the power generator ..., squeaky cheap floors can literally hear everything your other 50 neighbors do . The creepiest neighbors Hollywood can offer , leaky roof when rains and black toxic mold grown on ceiling , good luck if you live on the upper floor your ceiling will get black toxic mold and you will have to live with it until Kevin takes his time to contact the company to fix it . This building should be shut down for biohazard reasons. read more

I love living here at Hollywood Plaza Apts. I've been a tenant for the past 9 years and no plans to move anytime soon. The location is great and very dog friendly! The units are nice, well lit and spacious. The building was just refreshed last month. The entire building was painted, new windows and all new landscaping. Mid-Century meets Modern. Our building manager Kevin, truly went out of his way make this place look incredible during the remodel. He really cares about this place and it shows ! Its an older building and any issues I've had with the apartment, Kevin response right away. He always make his best effort and repairs are done ASAP. Best of all - Kevin's Door is always open, whether you had a question or needed assistance. Best manager I've had in a very long time. Hollywood Plaza Apts is a rare find ! What. A. Nightmare. I lived in this building for a year when I first got to Los Angeles, and am SO grateful to have moved out. First of all, this building isn't ALL bad, and in many cases it's quite good. PROS: - convenient location near the 101 FWY - close proximity to lots of Hollywood Blvd attractions, WeHo, Sunset Strip, etc. - the apartments themselves aren't bad to look at - secured, subterranean parking The area is a bit noisy, but considering it's Hollywood Blvd, it could be a lot worse. The lease you sign clearly states that part of your [high] rent will go toward cosmetic upkeep of the premises, but seriously, the management lets the place get overwhelmed with trash. The neighbors are for the most part quiet professionals, students, or small families and aren't the least bit bothersome, though be warned that a lot of people from nearby buildings and houses seem to consider the corner of Genesee and Hollywood Blvd to be the community dog toilet, and let their pets relieve themselves on the grass and do not bother to pick up after them. At times entire stretches of grass become minefields of dog feces. Not fun. Management sucks, hardcore, and are liars. No joke. The manager herself will never let you know for whom she works, nor will she ever tell you her last name. I know to look for these red flags now, but being young and dumb at the time I didn't mind. She is also fond of insulting people in Russian, being too dumb to realize that some people can understand what she's muttering under her breath. From my own experience and from talking to neighbors, she does not answer her phone for maintenance requests, or any other kind of requests, hoping that you will take care of any problems yourself, at your own expense. "Hey, manager, I had to have my stove fixed. Here is the bill. It cost $175." *thick Russian accent* "Oh, well just deduct that amount from your rent next time you pay." -- So then you go ahead and do that, then her dumb ass scribbles you a note later and tapes it to your door accusing you of underpaying your rent! Really, I used to think she was deliberately trying to scam tenants, but now I just hope that she's so dumb that she actually forgets what she says. It's better than her being an evil hag. I personally installed a window air conditioner at my own expense to the unit and the manager assured me I would be reimbursed. Was I reimbursed? Of course not. Again, my fault for being dumb and assuming that a professional apartment manager would be professional and not a liar. The icing on the cake was when I moved out. I invited her to inspect my apartment before I left, so that if there were any issues that would result in my security deposit being withheld, I could deal with it. This was my legal right. "Oh no, I've been in your apartment, it looks fine, you should get all your money back..." -- What she really meant was that she had broken into my apartment uninvited and unannounced on numerous occasions for God-knows-what, without asking my permission. Anyway, more than thirty days later she mails me a receipt (she should have sent it within 21 days, per the law) stating that I had so badly damaged my apartment that she had to retain all of my security deposit. "Really? What was wrong with it?" "Oh, you put up shelves, and door hooks." "Seventeen hundred dollars worth of damage, from this? You said the shelves were fine and I could leave them up and that the next tenant would like them, and that it was nice of me to give them to you." "... uh... duh... *mumble mumble*" A week later I happened to be driving by and the apartment was being shown. Sure enough, my lovely shelves were still there, and the hooks, too. -- and of course, the manager's dumb ass posted an ad on Craigslist bragging about the pretty apartment with its pretty shelves and the air conditioner that I bought and never asked to have back. I think the problem here is the manager isn't terribly bright herself, and though she doesn't intend to be an asshole, she works for criminals who scam tenants to keep their deposits so that they can be used to refurbish apartments after tenants are gone, and they threaten her to hide their identity. I could have taken her to small claims court, but you know what -- f**k it, I was just so over her, her lies and drama, and didn't want to deal with her any more. A good friend and former neighbor in the complex spoke of a similar experience, and is also glad to have gotten away from this nightmare complex. BTW -- if you're currently a resident here and need information about the TRUE owners of this building because you need to sue them to get your money back, please contact me; I KNOW. Overall, the apartments are sort of cute but the constant hassles and dealing with managerial incompetence make this place SO NOT WORTH IT. There are other, nicer places. I've lived here for a year and a half and can't really complain. It's in a nice location tucked at the base of the Hollywood Hills--feels safe, fairly quiet, and lots of good places to walk after work. Units here are spacious + well maintained (in other words, nice modern appliances, but still plenty of vintage charm). Neighbors are all pretty quiet + easygoing. Do not move to this complex!!!!! It is the worst, the manager Kevin is a real piece of work. My car was broken into in a gated garage that had signs posted that it had security cameras which was not true. Then I became deathly ill. I had nose bleeds,headaches, throwing up, nausea, fatigue and list goes on... come to find out I have been living with MOLD in the apartment for the whole time I had been there , due to my shower not being properly sealed, and it now growing behind the walls and under the floors and ceiling. After my dog stopped eating for 4 days we left the apartment for 2 months stayed with friends it took them almost that whole time to not only repair my apartment, the unit below me as well. After the so called problem was fixed I payed out of pocked for a professional test to see if air quality was safe and the found 6 different types of mold spores still in the air. When I addressed kevin of this he ignored that the problem still existed. The city should close this complex down as it is infested with MOLD behind the walls and through out the complex they just try to paint over the problem. Plus they violate the law of not telling you that there has been or is MOLD. If I knew that Mold was present I would have never moved in. I going to have to take them to court, to try and recover the lost days and money spent on professionals attorneys and hotel rooms. I have lived at the Hollywood Plaza apts. now for 22 years and have been proud to call it my home. The building is older and thusly has it's share of challenges,.... that being said; the location, benefits, and charm of the area have made it well worth while. I have certainly seen my share of changes there which include the neighborhood, the building, the tenants, and the management. The current manager Kevin Isaacs I find to be a very thorough, fair, and responsible manager. I have never had an issue that was not handled swiftly, efficiently, and to the best of his ability. He is honest and forthright in his delivery and remains stedfast in his resolve at what can often be a very thankless position. One that I would not want, that he handles very well. Thru the years I have grown to consider him my friend as well. Living in Hollywood these days can be very challenging for many reasons. Kevin Isaac is quite possibly the worst building manager I have ever encountered. How he hasn't been fired is beyond me. He's unresponsive to texts and emails. He's rude and has no idea how to handle issues in a timely manner. There isn't anything friendly or kind about him. Aside from him, the building is awful. Chain smokers congregate in the courtyard causing smoke to blow into units and hallways. Kevin says he can't do anything about it which is a huge lie. I now have to seek legal action. Stay away from this building. 99% of the tenants HATE kevin. The 1% is generous but I assume his dogs like him. Oh and there was a SWAT team outside my windows raiding a unit. As a single woman who lives alone I asked kevin if I was safe and if the issue was handled. He never responded. Shocker. read more

I have lived here for the past 2.5 yrs now and am surprised to see the negative complaints about the bldg. manager, Kevin. And considering there are over 50 units, the overall number of reviews means that the majority of people haven't had any issues either. The building is great, well located with lots of vintage charm. Gardners are there every week to maintain the property and it's as secure as can be expected considering the location. In my experience, Kevin's been super-friendly and has dealt with any issues we brought to him quickly and professionally. read more

There is no perfect place. Interesting that the people who wrote the bad reviews are mostly the ones who got evicted. Hmmmmmm. I lived here for 15 years. I really loved my studio apt. and living in the neighborhood and more importantly, I was able to deal with every building manager with respect and always got what I needed, repaired, or tended to because I paid my rent on time, was a well behaved tenant, and I FOLLOWED THE RULES. Period. We certainly went through a few managers there. Some better than others. I moved out 3 years ago, just one building west , only to upgrade in square footage, get a covered parking space and for the storage and utilities included in the rent. The prior two managers at Hollywood Plaza before Kevin came along, let a few "characters" slip in. Between a handful of drug addicts/ dealers, prostitutes, and sex offenders, the building's safety began to decline. Kevin took over about 5 years ago and saved the day, as far as I'm concerned. Imagine coming in as a young adult with prior manager experience and taking on 56 units. Not easy. Kevin was a breath of fresh air. He came in strong with positivity and looked forward to assisting all by making necessary changes. The truth is- you can check someone's credit and do background checks all you want, but you will never be able to judge character and you can't control crazy and what drug abuse and criminals will do to ruin life for the good guys. Kevin also was a pioneer for the weight limit of dogs to increase and be accepted in the building. A rarity in LA. As far as the area, it is very pretty, centrally located and just as safe as it is anywhere in LA. Anyone and anywhere is fair game to get broken into in this town. Up Nichols Canyon Rd., for instance, upscale million dollar homes are getting broken into while we sleep. Shit happens. It's all a risk and at the end of the day, you have to be responsible for your own safety. I walk by this building every day with my dogs. In the last few months the entire grounds and building has been upgraded. It's clean and really gorgeous. My new building is very nice and has it's pros, although not without issues and the management here doesn't have any desire to improve the conditions for it's tenants like Hollywood Plaza has. I'm going to stick to the facts: PROS: 1) Beautiful location just at the feet of the Hollywood Hills. Walking around the neighborhood is specially nice. 2) The apartment complex is super pet friendly (there's even an adorable pig called Winston!) 3) The one bedrooms (even the studios) are suuuuper spacious, and if you get a remodeled one they are pretty neat. CONS: 1) I think that if you read the reviews you can see a consistent theme: the manager is either a sociopath or he hates his job... or probably both. At first he just came off as aloof and seemed responsive and responsible, however, he has the worst manners ever and his true nature quickly surfaced. He is condescending, a liar, has anger problems, and he is overall not very smart, so he even can't keep up with his lies. 2) They walls and flooring are super thin and you can hear everything. 3) It's not safe. My apartment was also broken into. The moment I called Kevin to let me know he just said: called the police. I know he has not the power to do anything about it, but he just showed how a horrible person, incapable of having an ounce of empathy or possessing just basic social skills. He didn't even show up to ask how did it happen, or how did they break in. He just didn't give a F. A bunch of other apartments were broken in as well as a lot of cars. After all that, he and the building management have not done anything yet about it (cameras? better safety measures?) 4) LONG ONE- If you move to this place, take ALL the pictures of your unit, before you move in and after... even the tinies scuffs. DO-CU-MENT-IT! Kevin will supposedly check the unit before you move but he has NO idea about what the law stipulates and he is just overall not knowledgeable much. I knew that if I requested a pre move out walkthrough he needed to provide me with a list of things to fix, he didn't do it, but I knew I could take them to small claims court if they try to get more than $126 of my security deposit (which is the maximum they can take without having to send you receipts and an itemized list of what they used the money for). Sure thing they sent me my security deposit and they had taken $550 off for "paint" and "cleaning" my apartment... which was a remodeled unit in in prime shape. It had some minor scuffs and nothing else. I knew I had the right to request receipts for the job they claimed they did on my apartment, so I requested them and of course they didn't match what the cost that they had discounted from muy deposit. I contacted them and told them they weren't able to keep track of their lies... anyways, I wrote a letter requesting another check for the difference and they surely complied. Make yourself a favor and read this http://www.dca.ca.gov/publications/landlordbook/sec-deposit.shtml and make them send you proof of everything they discounted from your deposit. Take lots of pictures and just ignore Kevin because again, he just doesn't know anything about his job... not even the law. Or if he knows about it, then he is purposely trying to cheat you and... there's more reasons for you to take them to small claims court! YAY! One of the property managers (from Habibi properties or something like that) is Tatiana Emery and she was super responsive via email as soon as I asked her ( tatianasupervisor@gmail.com) for what I knew I was entitled to have (and I quoted the laws linked above). She quickly responded with the receipt copies and as soon as I let her know it didn't match, she said I would receive another check in the mail with the money they owed me. I'm sure she talked to her manager and he knew I had read the law, they also know that if you take them to small claims court you will surely win. So... this is my advice to you. No worries, if you document that your apartment is in good shape (with only normal wear and tear), and let them know you know the law, you'll get your deposit back. Ignore what Kevin tells you, just document, contact Tatiana or respond to the PO Box address on the envelope and ask for receipts, and let them know you have proof (send photos if you want), and they'll get back in touch. read more

We've lived in the complex for seven years - two different apartments and LOVE it! It's walkable to Runyon and Weho, quiet, dog friendly and neighbors are cool. It's a large complex, and I'm sure always something going on for the manager to deal with. I knew I'd stumbled onto something good when I arrived at the showing and eight other people were clamoring for the same apartment. From the outset, the landlord, Kevin, was professional and quick to respond. He helped me navigate an experience with a difficult roommate and took care of maintenance requests efficiently - it was nice to finally have a landlord that was on my side. The space itself is quiet, with easy street parking and close access to Laurel Canyon and Hollywood Blvd - and in LA, what more can you ask for? I've lived at Hollywood Plaza for a little over 3 years now and I'm surprised to see some of the reviews on this page. My experience here has been an incredibly good one. Great location, reasonable price for the area, easy parking, quiet street, relatively chill neighbors, and responsible management. The few times that I have had issues, either with plumbing, electric, or whatever else came up, the building manager, Kevin, was always quick to respond and get the issue sorted as soon as he could. Kevin cares about the building, and goes out of his way to keep it in good condition. The newly renovated apartments look amazing, and the entire building just got a facelift. I only lived here for three months. The live-in supervisor's name is Kevin, and when I came and looked at the place, he told me that the unit would be move-in ready by my move-in date. I show up and nothing has been fixed: toilet clogged, bath sink faucet broken, bathtub drain clogged, shower drain has a broken p-trap which caused the entire apartment to smell like a sewer, etc. This is one room, mind you. So I asked for repairs. Kevin sent his repairman while I was at work and left piles of garbage everywhere and only one thing had been fixed and all the lights were left on in every single room. I asked Kevin about this and he laughed in my face and slammed his apartment door so loud that the whole building shook. I emailed him telling him that I didn't want him to come into my apartment again while I wasn't home and he responded that this as a refusal of repairs and that his duties had been fulfilled. Meanwhile, he tells me he's sending the plumber to fix the bathroom issues and leaves another 24 hour notice. I watched on my security camera and who comes? Not a plumber, but that same maintenance man who screamed into my dogs face to stop barking. I asked Little Kevin about this and he told me that because he left the part on the 24 hour notice about who was coming blank, he "technically" could have sent anyone. I told him that I was willing to take a day off work so that he could come make these repairs and he told me that he is not "required" to work around my schedule and to call LAHUD and they would be more than happy to explain his responsibilities to me. So I called and they made me an inspection appointment. The next day I received an email that he had received "multiple" noise complaints that I had been moving furniture in the middle of the night and that I needed to move out "immediately". Kevvykins doesn't know this, but I actually became friendly with the people who live around me, and they said that they would never make a complaint of any kind to Kevin and that if they had a problem with me, they would come to me directly. I relayed this to Kevin and he immediately switched gears and stated that he has seen me fail to pick up my dog poop "multiple times" and that I needed to move out "immediately". I always pick up my pet poop and he told me that he doesn't care what anyone else here does, just me! (yes he put that in an email) and that he is getting the attorney involved to evict me. Every time he saw me outside he would come running out and examine each blade of grass my dogs touched like some kind of cracked out tweaker. He even forwarded me a "complaint" that he received stating that watching my dogs poop was "icky" and "gross". Even if this was a legit complaint, it said I have "6 (six)" dogs. I have 4 (four). Either he made the complaint up himself and couldn't get the facts straight or the complaint is legit, but about someone else. Meanwhile, my apartment comes up with 7 building and health code violations. Kevin is very angry about this and one day he sees me outside with my dogs and pushed me into the street. I called the cops and they made a police report and a restraining order was granted for my safety. I stopped paying the rent which got his supervisors attention and she comes by and makes all the repairs except two. She tells me that to fix the plumbing in the bathroom, I would need to move out for two days as they have to tear apart the floor, and the ongoing cockroach issue, as I would have to move out for one day so they could spray. She tells me that the owner is thinking about letting me move out, and she would rather fix those two issues when the apartment is vacant. Kevin sends me a nasty email that I am the worst tenant he's ever had and that my security deposit will be kept "because you owe me". I call Kevvykins attorneys and we come to an agreement. Forgiveness of missed rent, return of full security deposit, move out by a certain date, and no further contact with Kevin. I agree. As my move out date approached, Kevin decided that the plumbing and cockroach problems needed to be fixed for the next tenant, and started leaving notices with 7 hour entry windows (he does this because he knows I work and wants me to take a full day off only to show up at 359pm and fix half of a thing) which is in violation of CA Civil Code 1954. You point this out to him and he insists that CA Civil Code 1954 doesn't apply to him. He sent about 10 emails through the night screaming and complaining and insisting that he can still come. His attorney shut that down. But my problems aren't unique. I spoke with maybe 15 other tenants about what was going on and each one had their own sob story to share. Some have given up and make repairs on their own dime. He tried to take away the rent control of an older woman who had been living here 30 years because she had a friend stay with her for a week, and he got in a fistfight in the courtyard with another tenant over a girl. I will say that unfortunately most of the bad reviews on here are true. I have no idea what fantasy world of manager favoritism the good reviewers live in but I will say it is not the majority. I have been living here for about 4 years and it has honestly been one headache after the other. The remodel that was mentioned earlier was not intended as a way to "spruce up" the place it was due to the building and almost every unit in it failing housing inspections. The people that the manager Kevin hires to fix things are far from professional which is probably why the renovations took months and months. The painters he hired even managed to paint all of my windows shut! On top of all of that I actually woke up one morning to a painter with his head inside my bedroom after having broken the window lock to get in so he could paint the sill. Kevin responded in the way he normally does which was with a non response pretending the whole thing never happened. I ended up having to take exuberant amounts of time from work for stacks of entry notices where they may or may not even show up. The mention of window replacements in on of the other reviews were only for some tenants not all even after multiple locks were damaged. Our water heater broke spilling all over the floor this being after multiple attempts to have it replaced due to being over 30 years old. This meant we had to deal with the plumber who may be the most inconsiderate person I have had to deal with. The flooring in our unit is warped and lifted from all of the leaks that have occurred over the years. The ceiling in our bathroom and kitchen have both caved in from said leaks on separate occasions. During all repairs I end up having to clean up the messes left by repair people every time. The rent is cheap and that is for a reason. I see parcels chucked over the front gates constantly because the gates have no type of lock box or intercom system for the delivery people to buzz in. This has resulted in countless lost / rerouted packages and mail. I will say rent control in this city is something worth holding on to and they are very pet friendly (perhaps even too pet friendly, there is a literal pig that lives in one of the second story units I feel very sorry for whoever has to live under it) but at what cost. Police and swat have been here on multiple occasions. The AC units in the building are at least 10 years old and are basically just for on off functionality forget trying to set a temp. I have witnessed mold on the ceilings in the laundry room and I wouldn't be the slightest bit surprised if one day the place is shut down for health violations. read more

Honesly I don't know where to start. First, please do EVER move it here. My bf and I definitely could have moved somewhere nicer that this, but as mentioned before the units are cute and it is a good neighborhood. DO NOT BE FOOLED. The work here is done by the cheapest unlicensed contractors they can find. I got electrocuted by the kitchen outlet because it was not the right kind for kitchens or bathrooms, and he replaced it with the exact same outlet. A couple months later we and our dogs were almost killed by a massive gas leak that we had to handle ourselves because Kevin couldn't be bothered. When the gas company came out they chalked it up to gross negligence in maintaining the pipes. Did I mention that the CO2 detectors required by law did not work the whole time? Eventually, I called the housing inspector who came out and found dozens if not hundreds of violations. Then to top it all off, Kevin seems to have a third grade grasp of what are the rules and regulations when dealing with tenets (quite strict and clear by CA state housing law).
