Rented here Nov 2017 - May 2018 in unit 5 near the entrance (facing southwest right up against the open horse farm).
The pluses are self-evident -- cute stand-alone homes in charming neighborhood with amazing country views and proximity to Waimea town and the Pukalani Ranch farmers' market at entrance. Can be great weather most of the time, depending perhaps on the year (it is somewhat drier side of Waimea).
NEIGHBORS
Most seemed friendly, and we even became good friends with our two immediate neighbors (with kids like us) in Units 1 & 7. Demographic in complex of 40+ units seemed to be mostly a mixture of retired folks (from Hawaii and mainland), those working in construction, and some transient renters (like us).
Although stand-alone homes, most units are quite close together (sometimes 10-20 feet apart). They are technically "condos" and all the space around your unit (in addition to the outside of your house) is owned by the HOA (no fences and little privacy). We didn't mind the communal aspect (and it actually worked out well with our kid playing with the kids around us).
HOWEVER, this relatively high dense neighborhood also makes you vulnerable to the habits and impacts of neighbors who I classify as inconsiderate and ignorant, specifically:
Unit 8 & 22 - Retired couples who like to burn firewood most nights, including sometimes during the day (even warm sunny days). North/East wind direction meant it would consistently envelop our house, making it unpleasant and unhealthy to be outside or open the windows (we even had to seal up bathroom light fixtures or our house would clearly stink of smoke). This nuisance and health hazard would last for hours at a time. In addition to smelling it, it caused throat irritation, headaches, and fatigue. Studies increasingly show how unhealthy wood smoke is, much more dangerous than secondhand smoke (and also goes on for hours). This was especially an unacceptable risk for our toddler, and I confronted Unit 8 about it twice. Things improved a bit, but not enough, and he was combative and insistent about his property rights and did not really care at all about polluting our air so consistently. HOA was not helpful, and eventually even told us to leave. So, if you like fresh country air and not wanting to breath harmful factory-like pollution on a regular basis, this is not the place for you. If you are not aware of the dangers of wood smoke, then Google it (e.g., woodsmokepollution.org). Ignorance is not an excuse to take away your neighbor's right to breathe clean air at home. In this non-urban setting and at this cost-of-living (over $3,000/month), it's particularly outrageous.
Unit 2 - Old man liked to sit on patio and smoke cigars most evenings, which would then blow over to where kids were playing. Note: they are trying to sell the house because he has health problems.
Unit 3 - This house was only 10-20 feet from our house. If they lived here permanently, we would have had to move right away. Fortunately, they only came 1-2 times a month for a few days (they primarily live in Oahu). This older couple liked to smoke cigarettes, had the loudest pick-up truck on the street (and there are lots of pickups) which was a nuisance, also had a loud polluting old sports car and motorcycle that they sometimes used and liked to work on (think mechanic shop), burned firewood frequently, littered cigarette butts in the driveway, and backed into and damaged our garage. A nightmare neighbor and citizen.
LANDSCAPING
I thought it was mediocre at best, which doesn't seem acceptable given the whopping $700+ in monthly HOA fee. The lawn mowing job sometimes looked awful (uneven with clumps of clippings all over the place and some unmowed grass). Never understood their schedule or why they couldn't just efficiently do an area well (mow, clean up) instead of dragging it over a period of a day or longer. Also, should have cleaned outside windows (spider webs galore, wipe down) but rarely did. Remember -- the outside of your house is HOA's responsibility.
HOUSE QUALITY
Unfortunately like most newer construction by developers of large complexes, I thought it was subpar. Little insulation between rooms; can clearly hear through walls and ceilings. Not ideal for hosting or families. Windows a bit finicky.
This place has so much potential given its beautiful setting and location in charming and temperate Waimea. Too bad it doesn't live up to it. read more
