    We totally enjoyed our time at Paniolo Greens. It was perfect! Our views on the golf course and location to the pool was great! We were able to rent beach chairs and cookers for our beach days too!!

    Kiana was amazing at check-in. She was very helpful & kind in helping me pull off the surprise for my husband's 50th birthday (Friday 9/13). Part 1 of my surprise to him was our stay (with our children) there. Part 2 was bringing our daughter home from college for this weekend to spend for his birthday. Kiana was very accommodating with our check in times as I didn't finish work till 4:30pm then our drive over from Hilo, hence our later after 4pm check in time. And the late arrival of our daughter's delayed flights and her drive over from Hilo. Mahalo for the kind gifts for my husband as well. This was such a great and amazing experience for my family & I and our first time here. I will definitely recommend this place to others. We will definitely be back.

    For the last several dive trips to Kona, I've used Paniolo Greens as my homebase. As I like to dive both Kona & Kohala, PG is a nice spot mid-way between the two sites. With plenty of preparation, I can usually find a good rate for PG on a travel aggregator like Priceline.com or direct on Extraholidays.com. I've stayed at several of their room configurations, most recently the Kokua Suite, which has 3 bedrooms and a couch that fit 6 divers and their gear. Nothing beats a fully equipped suite with parking, kitchen, 3 patios, 3 bathrooms, and a living room. There's even a shared gas grill outside. We've used that for several end of trip grilled steak dinners. In nearby Waikoloa Village commons, there are some restaurants, a food court, and a KTA Superstore. As long as their rates are reasonable, I'll definitely keep them in mind for future Kona dive trips! Repeat and recommend!

    You pay for a Hilton, you get worse than a motel 6. And, which hotel charges for room service? Paniolo does and it's not little, it's a whopping $180! Like what? Also, which hotel charges for AC? In Hawaii?!!! Crazy! The cleanliness was terrible, I highly doubt that they cleaned it at all. Don't forget the ants who call your hotel room home sweet home, and the roaches which happily roam your room. Bed bugs will happily feast on you. Disgusting! The furniture was in terrible condition, some of the chairs were ripped apart and you can clearly see the cotton in the chair! And when you ask for towels, they will take their nice time and give it to you a good 30 minutes after. Did I mention that they give you towels in trash bags? Eww. Once, I had to call 5 times to pick up towels because they never came and would always forget. And, paniolo greens is not a golf resort, it's not a beach resort, it's not a relaxing and fun resort, it's not a resort at all! I saw a sign, and it said Upcoming Renovations scheduled for 2025, ummm hello? Two more days and 2025 is done! I wouldn't be surprised if they put a sign saying upcoming renovations scheduled for 2027 and then later and later and later. Literally terrible! Oh! and notice how for the majority of bad reviews they just put your name and say the same uniform thing, well that's a clear representation of the quality of work they do, as well as how much effort they put into the work they do. Do yourself a favor and find yourself a different hotel. You'll also do the employees there a favor because they sigh anytime you ask for something and from their actions, it's not like they want you there.

    We love being here. It is a great place to stay because it feels like home. We enjoy the rooms. We love the grounds and amenities. It's super convenient to shopping and it's position on the hill means there is always a breeze. There are amazing beaches close by. Most of all we love the staff who always treat us with such care and kindness.

    Stayed at Paniolo Greens for a week. The property is a little older but well maintained. Rented the two story, 3 bedroom and 3 bath unit and were very pleased. The property is about a 10 minute drive to the beach so having a car is necessary. Each room essentially had its own bathroom. The kitchen was well stocked and even had a rice cooker. The fridge was large and the ice maker worked really well. Each room had a TV although in one room it was located in the closet. The washer worked well but the dryer was a little underpowered. Had to run it twice on most occasions. The pool recreation area was nice with a game room with billiards and foosball. One thing to be aware of is the pool is 3.5 - 4 ft deep so it's child friendly. There was also a 1ft deep baby pool in addition to the hot tub. If you're traveling with a large party make sure you confirm your room layouts. We were given the impression that two of the rooms in our unit would have a queen and the other a king. The master had a king but the 2nd room had two twins. The property had plenty of items to rent such as beach toys, snorkeling equipment, etc. They also allowed rooms to check out 2 blu rays at a time which was nice. One surprise was that although parking was free you had to pay $8 per day to use the a/c. You need to notify the front desk and they give you a key to turn on your a/c. That was disappointing given how much you are spending. A little too much nickel and dime. Overall we enjoyed our stay and would stay again.

    Stayed here a while back for work. Visiting a friend this time. The place is pretty nice. Fully furnished. With a view If I had to stay here , I would, again.

    We decided on a last minute trip to the Big Island and as a group of 6, we found it difficult to find a place that was able to accommodate our big group. Most options we found were AirBnb's but many of them were small with one bathroom. We kept looking and found Paniolo Greens. We booked the Kokua Suite that had 3 bedrooms, 3 full bath and even a washer and dryer! I was a bit concerned because there were reviews regarding the place being older and not updated. We also were not sure about the "den" and how it would be as we were unable to find a photo. While this was true in some aspects, the overall place was great! We had enough space for everyone to have their own personal space and having 3 full bathrooms made getting ready much quicker and easier. We were supposed to have a King in the mail room, queen in the second bedroom and a twin bed in the den. When we got to the room, we found that the second room had two twin beds instead. We honestly didn't mind it but it would have been nice to actually have the queen bed. The two twin beds made the squeeze to get to the bathroom tight. We basically had to walk sideways to get into the bathroom. The "den" or third bedroom was a fairly nice surprise. It had a sliding glass door to get outside. The only problem was it lead right to the same area as the front door which means anyone could walk in if you leave it open. The room itself had a tv with a cable box, a ceiling fan, a twin bed against the wall in between the closet and the sliding glass door and a bed. Nothing more meaning there was absolutely no light AND no value conditioning vent! It got pretty warm in the room as it received all of the morning and early afternoon sun in the room we stayed. I ended up grabbing a standing lamp from the living room and the small ottoman to use in the room and it worked great. I added pictures only I of this space for reference. We stayed in building J and it was great because the swimming pool was right across the way which made it easy to go to and from the pool! Each unit has an assigned parking spot making it easy to park and one less thing to worry about. They also allow you to "rent" two movies a night (for free)! Please note based on the small pamphlet we were given with information, you do have to pay for AC and there is a separate key you have to insert near the old AC control. We were not told this so we struggled at first when we got into the room. After a couple of calls to the front desk, someone brought the key to us. I don't recall the daily charge for access to the AC but thankfully we were not charged when we checked out.

    June 11-18, 2021: Paniolo Greens . . . Geez~List of faux pas: Paniolo Green's Housekeeping doesn't thoroughly clean as sign indicates . . . 1. Tile floors are cracked 2. DEAD BUGS riddled, nestled inside dining room lamp fixture 3. The guest bathroom bathtub's enamel peeling off 4. Patio screen door is old/worn out/difficult closing 5. Appliances such as refrigerator, dishwasher, electric range, A/Cs are old/outdated/non-energy efficient 6. There isn't a door screen for the kitchen Lanai, French doors; insects aren't deterred entering condo 7. The kitchen sink's hot/cold faucets' H2O pressure is nil; ironically, the kitchen spray nozzle has acceptable H2O pressure 8. The furniture, i.e., sofa/dining room chairs need deep cleaning-none have been cleaned 9. Paniolo Greens is an old property purchased by Shell Vacations Club Resort but, the property was basically a recycled timeshare owned by another timeshare. 10. Paniolo Greens is so far removed from basic tourist activities due to its location is in Waikoloa Village. There's an egregiously limited, Hele-On Bus service: Departs Waikoloa Village around 8:17 AM via Waikoloa Highlands Shopping Center's road bus stop and the ONLY bus service returning to Waikoloa Village is 1:35 PM!!!! Bottom line: I'll never stay at Paniolo Greens-EVER.

Towels are never restocked unless you're first in the morning to the towel machines. I payed for two rooms and my second room wasn't even ready until 11pm at night even though I was told it would be ready by 4pm. We were compensated towel charges, which would be nice if we could even get our hands on some towels. One last thing, my first room had multiple bugs throughout the room, on towels, and in the bathtub. The staff have been very kind and helpful in solving these issues although these issues should've never occurred for the price of this hotel.

It's such a beautiful property, very large and expansive, and definitely has a "resort" feel! Admittedly, I was skeptical about booking this property after reading so many poor reviews here on Yelp. But overall we were mostly satisfied with our stay, despite some disappointments. On the positive side: - Kids enjoyed the lagoon and water slides. - It was not difficult finding open beach/lounge chairs when we went because we had the mainland timezone difference in our favor and were able to wake up early to reserve a spot! - Employees were friendly. - The Palace Tower was beautifully renovated (so some of the other guests' comments about "outdated rooms" probably referred to other towers). - The Kona Pool lunch-delivery-to-your-chair service from Orchid Marketplace was surprisingly good and not out-of-this-world expensive. The waitress who served it was super friendly! - Our room had a steamer instead of an iron and it worked well for our luggage-smashed and wrinkled clothes! - The art gallery pieces were beautiful and easy to overlook when you're just trying to get from place to place - take the time to enjoy them! On the negative side: - Rooms were NOT made up every day! For the prices we paid for the room and resort fee, I would have expected daily housekeeping service. This should have been communicated to us up-front at check-in. - Towel machines were usually empty! That was a frustration, especially for the kids. You could go to the Kona Pool/Orchid Marketplace area and request towels, but those lines were usually quite long. And again, since we paid the high resort fee, we would have expected to have easier access to towels. - The beach/pool yellow towels were mostly threadbare and stained. Some of them should be retired. - A few of the white room towels we had were stained (makeup/blood/etc.). Those should also be retired or at least examined more closely and deep cleaned. - The boats were not running. Unsure if that's a temporary thing or if they're forever out of commission, but that was disappointing to see. Especially as it's one of the cool things about the resort. - There is a TON of walking, and my husband injured his foot so it became difficult to get around, but occasionally we used the tram, which helped but was very slow. - There were some benefits included with the resort fee that were not well advertised. I had to ask a couple workers for more info as some were not aware. For example the free photo souvenir. Had I known about that service earlier, I would have booked some add-on photos like a sunset family photo session. - The Dolphin Splash experience is a bit misleading as I thought that meant the kids could take photos with the dolphins, but that is an extra fee. Fortunately the experience (free 10 min show) occurred on a day we were there as it doesn't happen every day. - We didn't get the bottled water we were supposed to receive at check-in. I noticed other guests receiving it. We did get some "reusable" flat bottle instead but it didn't work and just leaked all over the place. - Resort and parking fees were high.

We also brought our service dog on this trip and the staff were great about it. We didn't have any issues. The service was excellent from start to finish, and our room was incredibly comfortable. One thing we appreciated this time was being able to use the outdoor grills. Since we weren't staying in a villa, we called the front desk and asked if they could send us plates and silverware, and they were happy to accommodate us. A couple of helpful things to know: there are no microwaves in the guest rooms, but there is a communal microwave located in the laundry room. The hotel also provides complimentary laundry detergent, and there are two washers and two dryers available for guests, which was a nice convenience. The pool and hot tubs were clean, relaxing, and a great place to unwind after a day of exploring. We also had breakfast at the restaurant every morning, and the highlight was seeing Roxane again. She remembered us from our previous stay and greeted us with a warm smile each morning. Her kindness and genuine hospitality made us feel so welcome and was the perfect way to start each day. Overall, another fantastic stay with exceptional service. We look forward to coming back again!

Todd deserves a separate mention. He is responsive, enthusiastic and clearly invested in the guest experience. His renewed energy can be felt throughout the hotel. The property is cleaner, the staff seem happier, and the warmth and attentiveness that had faded in recent years are back. Carla at the front desk brings fantastic European warmth, fun and personality. She makes returning guests feel genuinely recognized and welcomed, which means a great deal after more than 20 visits. Last but certainly not least, Guest Service Manager David Dumyahn is the person every hotel should pray to have. He makes sure guests feel completely taken care of and treats exceptional service as a must, not a favor. I have always loved this location and visited over 20 times , especially the calm and protected beach, which is perfect for families with small children. This visit renewed my enthusiasm completely, and I am already planning to return in two months.

Housekeeping was inconsistent at best: personal items had been moved in ways we found inappropriate, bed linens went unchanged for stretches, and the towels bore visible stains on two different occasions. Most concerning was a basic hygiene failure we witnessed directly: a housekeeper handled the trash bin and then, without changing gloves or washing hands, proceeded to handle and place our fresh towels. That is not a lapse in polish -- it is cross-contamination, and at a property of this caliber it points to a gap in training and supervision that guest-facing warmth cannot paper over. We've shared the details with hotel management and trust the Fairmont brand team will want to look into this. One expects a Fairmont to get the fundamentals right. This one did not.

Their açaí bowl with house made granola is to die for. Most memorable was making friends with Viola, Hawaii's most valuable Tutu (grandma) at Halani. Her aloha spirit just blessed our entire trip with sunshine and love. I also got to meet Les from the kitchen at Halani and learn about Taro farming! I will forever consider them my new friends from the islands.

So I'm always honest with my review so I will start with negative I would say for the most part most of the staff members at the front desk were very, very friendly and helpful. However, when I first called to ask about our room being ready or not, the person in the front test was very rude and actually not helpful at all. I was a little disappointed, and then when I called again the next day to call for a bell hop to pick us up, we waited 25 minutes for a bellhop to show up. It wasn't until the maintenance guy saw us and he's the one that actually got us a ride over there. So that was a little disappointing. I feel like there's not a lot of consistency with the front desk personnel. It's a hit or miss. The other very small negative this is just not a big deal, but there is no pool side service meaning there's no menu or anything at where you can order food and drinks at your pool chair. You have to walk all the way to the bar order it and then bring it back. It's a little inconvenient and I think it would be nice to have that little bit of extra service. OK, here is some positive feedback: We got a two bedroom villa and it was absolutely incredible for our family of three. It was nice to have two bathrooms. The layout was really great. We had a large balcony and I had everything that we needed for basic kitchen essentials. It was very clean and the person that cleaned our room every day did a fantastic job. I also love that they do service every day and then and then halfway through your stay depending on how long you stay, they will do a full cleaning. So I just loved coming back to our room every day after a pool day and beds were made, fresh towels were out and it was tidied up. So another great thing is that they have a golf cart that will pick you up from your building. If you don't wanna walk to the main lobby area where the main pool is and waterslides. He just called the bellhop every time you wanna get a ride and they come right over. If you wanna go to the nearby shopping center or other Hilton property, there is a Hilton shuttle that will take you there and sometimes it takes a little bit longer cause you do have to pick up other people but it's a great air-conditioned shuttle. Me and my son actually took it to the Queen's marketplace and got some shave ice. It was the day that my husband had the car and so it was nice to have another transportation option for us to do something and so we were not stuck in our room all day. They have the shuttle service schedule that you can pick up from the front desk. But this property is amazing. I love that it's so intimate and it has four waterslides at the clubhouse location and then there is another pool with the waterslide next to building 23 and 24, and then there's another pool next to building two. They also have an adult pool area, which I did enjoy for a day where I read my book and it was quiet and nice. Overall, this property is fantastic totally made for families, and there is nearby shopping and dining within a five minute drive or like a 30 minute walk. We will definitely be staying here again if we come back to the big island!

I have seen many ocean sunrises and in my lifetime but this view was breathtaking! I had to run back to get my wife to come in just to see the sunset. It was the first impression of this resort which would captivate our senses for the rest of the stay and the next stay, and beyond. As a guest we were treated to 5 star service! The Aloha spirit seems to be in the hearts of all the staff! The Live entertainment on weekends is special, and all you can eat Buffet once a month is worth waiting for! There is so much to do right in the resort from snorkeling and swimming where sea turtles hang out, to enjoying the many pools and spas.....and it is perfectly located to enjoy sunsets, and day trips across the island! Kona is very close and if you love coffee it is a short trip to the many Kona coffee farms! The rooms are spacious, spotless and comfortable ! Room service is immediate and all staff friendly and helpful. I hate to recommend this most perfect of getaways because my wife and I want this place all to ourselves, but this resort, staff, and our gratitude for the experience deserve a 5 star experience rating!

    BAD COCKROACH INFESTATION!!…read more We stayed here for 5 nights in Aug 2025 and unfortunately our experience was ruined by a persistent roach infestation inside our unit. On the very first night, we killed six live roaches indoors. Over the next two days, we encountered several more inside--including one crawling near my foot while we were eating at the kitchen table--which terrified my children. We also saw many on the patio, along with ants along the wall near the sliding doors. We were unable to use the patio or keep the doors open for fresh air. Management sent pest control to spray, but the cockroach sightings continued. They offered less than 10% partial compensation, but it didn't make up for losing the ability to relax or feel comfortable in the unit for the majority of our stay. We understand Hawaii has tropical insects, but this went far beyond the occasional sighting. This was a recurring and disruptive issue that affected our enjoyment of the vacation. Management said it's "normal" for Hawaii. Well, I've been coming to Hawaii for decades and I can confidently say this is a bad infestation because I have never before experienced anything like this. Especially at resort (supposedly) of this caliber and price point. And management's response was slow and unsatisfactory. I do NOT recommend this resort. Proceed with caution--especially if considering a ground-level unit.
