We totally enjoyed our time at Paniolo Greens. It was perfect! Our views on the golf course and location to the pool was great! We were able to rent beach chairs and cookers for our beach days too!!

Kiana was amazing at check-in. She was very helpful & kind in helping me pull off the surprise for my husband's 50th birthday (Friday 9/13). Part 1 of my surprise to him was our stay (with our children) there. Part 2 was bringing our daughter home from college for this weekend to spend for his birthday. Kiana was very accommodating with our check in times as I didn't finish work till 4:30pm then our drive over from Hilo, hence our later after 4pm check in time. And the late arrival of our daughter's delayed flights and her drive over from Hilo. Mahalo for the kind gifts for my husband as well. This was such a great and amazing experience for my family & I and our first time here. I will definitely recommend this place to others. We will definitely be back.

Disgusting ants crawling around

You pay for a Hilton, you get worse than a motel 6. And, which hotel charges for room service? Paniolo does and it's not little, it's a whopping $180! Like what? Also, which hotel charges for AC? In Hawaii?!!! Crazy! The cleanliness was terrible, I highly doubt that they cleaned it at all. Don't forget the ants who call your hotel room home sweet home, and the roaches which happily roam your room. Bed bugs will happily feast on you. Disgusting! The furniture was in terrible condition, some of the chairs were ripped apart and you can clearly see the cotton in the chair! And when you ask for towels, they will take their nice time and give it to you a good 30 minutes after. Did I mention that they give you towels in trash bags? Eww. Once, I had to call 5 times to pick up towels because they never came and would always forget. And, paniolo greens is not a golf resort, it's not a beach resort, it's not a relaxing and fun resort, it's not a resort at all! I saw a sign, and it said Upcoming Renovations scheduled for 2025, ummm hello? Two more days and 2025 is done! I wouldn't be surprised if they put a sign saying upcoming renovations scheduled for 2027 and then later and later and later. Literally terrible! Oh! and notice how for the majority of bad reviews they just put your name and say the same uniform thing, well that's a clear representation of the quality of work they do, as well as how much effort they put into the work they do. Do yourself a favor and find yourself a different hotel. You'll also do the employees there a favor because they sigh anytime you ask for something and from their actions, it's not like they want you there.

We love being here. It is a great place to stay because it feels like home. We enjoy the rooms. We love the grounds and amenities. It's super convenient to shopping and it's position on the hill means there is always a breeze. There are amazing beaches close by. Most of all we love the staff who always treat us with such care and kindness.

For the last several dive trips to Kona, I've used Paniolo Greens as my homebase. As I like to dive both Kona & Kohala, PG is a nice spot mid-way between the two sites. With plenty of preparation, I can usually find a good rate for PG on a travel aggregator like Priceline.com or direct on Extraholidays.com. I've stayed at several of their room configurations, most recently the Kokua Suite, which has 3 bedrooms and a couch that fit 6 divers and their gear. Nothing beats a fully equipped suite with parking, kitchen, 3 patios, 3 bathrooms, and a living room. There's even a shared gas grill outside. We've used that for several end of trip grilled steak dinners. In nearby Waikoloa Village commons, there are some restaurants, a food court, and a KTA Superstore. As long as their rates are reasonable, I'll definitely keep them in mind for future Kona dive trips! Repeat and recommend!

Stayed at Paniolo Greens for a week. The property is a little older but well maintained. Rented the two story, 3 bedroom and 3 bath unit and were very pleased. The property is about a 10 minute drive to the beach so having a car is necessary. Each room essentially had its own bathroom. The kitchen was well stocked and even had a rice cooker. The fridge was large and the ice maker worked really well. Each room had a TV although in one room it was located in the closet. The washer worked well but the dryer was a little underpowered. Had to run it twice on most occasions. The pool recreation area was nice with a game room with billiards and foosball. One thing to be aware of is the pool is 3.5 - 4 ft deep so it's child friendly. There was also a 1ft deep baby pool in addition to the hot tub. If you're traveling with a large party make sure you confirm your room layouts. We were given the impression that two of the rooms in our unit would have a queen and the other a king. The master had a king but the 2nd room had two twins. The property had plenty of items to rent such as beach toys, snorkeling equipment, etc. They also allowed rooms to check out 2 blu rays at a time which was nice. One surprise was that although parking was free you had to pay $8 per day to use the a/c. You need to notify the front desk and they give you a key to turn on your a/c. That was disappointing given how much you are spending. A little too much nickel and dime. Overall we enjoyed our stay and would stay again.

Stayed here a while back for work. Visiting a friend this time. The place is pretty nice. Fully furnished. With a view If I had to stay here , I would, again.

We decided on a last minute trip to the Big Island and as a group of 6, we found it difficult to find a place that was able to accommodate our big group. Most options we found were AirBnb's but many of them were small with one bathroom. We kept looking and found Paniolo Greens. We booked the Kokua Suite that had 3 bedrooms, 3 full bath and even a washer and dryer! I was a bit concerned because there were reviews regarding the place being older and not updated. We also were not sure about the "den" and how it would be as we were unable to find a photo. While this was true in some aspects, the overall place was great! We had enough space for everyone to have their own personal space and having 3 full bathrooms made getting ready much quicker and easier. We were supposed to have a King in the mail room, queen in the second bedroom and a twin bed in the den. When we got to the room, we found that the second room had two twin beds instead. We honestly didn't mind it but it would have been nice to actually have the queen bed. The two twin beds made the squeeze to get to the bathroom tight. We basically had to walk sideways to get into the bathroom. The "den" or third bedroom was a fairly nice surprise. It had a sliding glass door to get outside. The only problem was it lead right to the same area as the front door which means anyone could walk in if you leave it open. The room itself had a tv with a cable box, a ceiling fan, a twin bed against the wall in between the closet and the sliding glass door and a bed. Nothing more meaning there was absolutely no light AND no value conditioning vent! It got pretty warm in the room as it received all of the morning and early afternoon sun in the room we stayed. I ended up grabbing a standing lamp from the living room and the small ottoman to use in the room and it worked great. I added pictures only I of this space for reference. We stayed in building J and it was great because the swimming pool was right across the way which made it easy to go to and from the pool! Each unit has an assigned parking spot making it easy to park and one less thing to worry about. They also allow you to "rent" two movies a night (for free)! Please note based on the small pamphlet we were given with information, you do have to pay for AC and there is a separate key you have to insert near the old AC control. We were not told this so we struggled at first when we got into the room. After a couple of calls to the front desk, someone brought the key to us. I don't recall the daily charge for access to the AC but thankfully we were not charged when we checked out.

The valet and reception staff are beautiful, elegant, friendly, upscale. Borrow a cute Mauna Lani bike for free and ride over to the market or the Fairmont for some daytime snorkeling. The gym is well appointed and has a great water machine. The breakfast buffet is well worth the $60pp value. I think I ate enough sashimi to shut up about sashimi prices for a while. Their açaí bowl with house made granola is to die for. Most memorable was making friends with Viola, Hawaii's most valuable Tutu (grandma) at Halani. Her aloha spirit just blessed our entire trip with sunshine and love. I also got to meet Les from the kitchen at Halani and learn about Taro farming! I will forever consider them my new friends from the islands.

A Hawaiian concierge generously spent time with us discussing local manta ray tours and sharing a beautiful photo book, "Mauna Lani: Then and Now," as we reminisced about earlier visits to the resort. Throughout our stay, we also enjoyed authentic cultural touches such as listening to an elderly Hawaiian musician sing and play traditional songs on his ukulele during dinner at HāLani. The music was soothing and helped create the warm atmosphere that makes Hawai'i feel uniquely welcoming. The highlight of every visit, however, has been the cultural tours led by "Uncle" Danny, and on our most recent visit in 2026, by Danny and his wife Anna together. Through their stories, knowledge, and genuine love for Hawai'i, we gained a deeper appreciation for the island's history, culture, native plants, and marine life. They bring the spirit of aloha to life in a way that no building, amenity, or renovation can. At the conclusion of our most recent tour, Danny and Anna treated our group to a spontaneous musical performance. Danny sang and played the ukulele while Anna danced hula. It was beautiful, authentic, and deeply moving. Moments like these create lasting memories and are the reason guests return. Danny and Anna's warmth, generosity, and ability to connect with people are extraordinary. They are not simply activity leaders; they are cultural ambassadors and, in many ways, the heart and soul of the Mauna Lani experience. They make guests feel welcomed not as customers, but as family. I hope resort leadership recognizes the tremendous value they bring because they are among the strongest reasons we continue to choose Mauna Lani. The resort has evolved over the years, and there are a few features from our earliest visits that we still miss, including the oceanfront casual dining area, the interior fish ponds, and the fish feedings that families enjoyed. Even so, Mauna Lani remains a beautiful property with a strong commitment to Hawaiian culture and hospitality. It feels like full luxury from the moment you arrive. As soon as you walk into the open air lobby, you can see straight through the entire property, the pool, the palm trees, and the ocean views all lined up in front of you. That first impression really sets the tone and is one of the standout features of the resort. Another major highlight is the private lagoon beach. It is calm, swimmable, and perfect for all ages. They provide complimentary snorkel gear, and you will almost always see sea turtles in the water, which makes it feel like a true Hawaii experience. Poolside service is also great, with drinks and snacks available, and there is even a taco truck that is perfect for kids or a quick casual bite during the day. Located on the Kohala Coast, the views are some of the best in all of Hawaii. Whether it is sunrise walks or sunsets by the water, the setting alone keeps me coming back year after year. The rooms are clean, comfortable, and well done. Not overly flashy, but they do not need to be because the environment does most of the work. The resort layout flows really nicely, from the open air lobby to the oceanfront paths. Dining is a big plus here. Brown's Beach House is the main restaurant and definitely a highlight, great food, right on the water, and an amazing sunset vibe. For breakfast, Orchid Court has a daily buffet that is consistently solid and easy. There are also a few other options on property, so you are not limited. Amenities are strong across the board. The gym is 24/7, which is a big plus. The spa is great and adds to the overall experience. If I remember correctly, even the pool runs 24/7, which is rare and makes late night swims a nice option. What really stands out is the value. It is definitely on the higher end price wise, but still not as expensive as places like the Four Seasons Resort Hualalai. If you time it right, Costco Travel sometimes has great deals, like pay for four nights and get the fifth night free packages that can also waive resort fees, and provide some additional resort credit. I have so many great memories here, which is a big reason why I keep coming back. The only downside is that in recent years they have started charging for parking, which feels unnecessary at this level. Overall, I love this place. The setting, the consistency, and the overall vibe make it somewhere I look forward to returning to every year. Easily five stars for me because of the memories, although the parking would probably bring it down closer to a 4.5. Overall one of the best resorts in Hawaii, just keep in mind about the resort fees and parking!

One of the best things about this property is how easy it is to get around. Unlike larger resorts where you feel like you're constantly walking from one end to the other, everything here is close and accessible. It creates a much more relaxed and cozy experience. The beach is also within easy walking distance, whether you choose to go left or right. Another major advantage is the location across the street from two shopping malls, both offering restaurants and shopping options. The convenience of being able to walk to everything is truly priceless. If I'm remembering correctly, the malls are called King and Queen, or something very similar. In one of them, there is also a grocery store that is impressive in its own right, with cooked food and a wide variety of items you might need during your stay on the island--or even if you are not staying there. I will review that grocery store separately in another post. Overall, this is a great choice for anyone who values convenience, walkability, and a more intimate resort setting.

We've been coming to the Waikoloa Hilton for about 15 years now and have visited a handful of times…read moreover that stretch. With that history, I can say with confidence that the experience has noticeably declined and our most recent trip made that hard to ignore. The biggest frustration is the cuts to on-site transportation. The boats that used to ferry guests around are largely gone, and the tram service seems to always be down. That leaves you walking and this is not a small property. Depending on where your room is, you're looking at close to half a mile to a mile between points, which is brutal when you have kids, luggage, and all your gear in tow. The on-site activities and amenities have also thinned out compared to what they used to offer. It just doesn't feel as full and vibrant as it once did. That said, there are still genuine highlights. The valet service was excellent, incredibly kind, and complimentary for us. The day pass option is solid if you want to come for a visit without staying overnight, and towel rentals are included with that service. The resort's layout is actually a plus in one way if one area gets too crowded, you can easily move to a completely different pool or section and have an entirely different experience. The ocean connection to the resort is genuinely special too we went snorkeling and spotted turtles and fish right there, which was a highlight for our whole family. The hotel rooms feel like they've slipped in quality over the years, and the buffet prices have gone up significantly while the food quality hasn't kept pace. Convenient? Yes. Worth the price tag? Not really anymore. My honest recommendation: skip staying on property and instead Airbnb or find a different t nearby timeshare we've done it and it's a great way to enjoy the area at a much better value. Then come do a day visit at the resort to enjoy the amenities without the overnight sticker shock. We still love Waikoloa and will keep coming back, but the resort itself needs to invest in what made it great a decade ago.

The best…read morecomparison I can think of is an old theme park that used to be the place to visit--now only a couple of the rides are running, yet admission still costs the same. Would I stay here again? Probably, depending on the circumstances. However, it wouldn't be my first choice. Biggest Issues: -Cleanliness Unfortunately, our room did not feel clean when we arrived. There were cobwebs hanging from the ceiling, a dead cockroach on the floor, dead moths, and noticeable dust buildup along the baseboards and behind the TV. I know some of the rooms have been renovated, but we weren't fortunate enough to receive one of those. - Resort Size & Getting Around This resort is huge, which can be either a positive or a negative depending on where you're staying. One of the biggest disappointments was that the canal boats were not operating. I found out they had been out of service for over a month for maintenance with no estimated reopening date. My kids would have absolutely loved riding them, so that was a letdown. The tram system also needs improvement. If you happen to miss one, expect to wait around 45 minutes for it to come back. It makes several stops across the property, and there really should be two trams running at all times. We had a heavy stroller, and lifting it onto the tram often felt like more work than simply walking. ** Choosing the Right Tower Matters We stayed in the Ocean Tower, which is the farthest from the lobby and most of the restaurants. The upside is that it's closest to the pool with the lazy river and smaller water slides. There's also a pool bar, a coffee shop with pastries and açaí bowls, a small gift shop, and laundry facilities (although every laundry rooms we checked was out of order). Even though we didn't pay for an ocean-view room, we could still see the ocean from our balcony, which was a nice surprise. If I stayed in this tower again, I'd request either a renovated room or a ground-floor room with direct access to Buddha's Point and the pool area. Even getting from our room to the nearby pool felt like a trek. The Palace Tower has the nicest appearance and reminds me of the Venetian Hotel in Las Vegas. It's centrally located, so nothing is excessively far away. I also heard these rooms have been renovated, making it a good choice if having a nice room is your priority. That said, it's not particularly close to the main attractions besides the Italian restaurant, which is only open for dinner. Personally, I don't think I'd choose this tower. If I came back, I'd most likely stay in the Makai Tower. It's closest to the lagoon, the major pools, and several dining options, making it much easier to get around. It's still not directly next to everything, but there's an elevator that makes getting to the pools and restaurants much easier, especially for anyone using a stroller or wheelchair. Traveling with a stroller made this resort more challenging than I expected. While there are accessible routes, they're often indirect and time-consuming. For example, walking from our room to the Lagoon Grill took over 30 minutes. For families with young children or anyone with mobility limitations, that's something to seriously consider when choosing a room location. Dining Having multiple restaurants on-site was convenient, but the operating hours weren't. The three main restaurants--the fine dining restaurant, Italian restaurant, and Tap Room--only opened for dinner. The breakfast buffet was expensive, although there were less expensive plated breakfast options available until around 10:00 a.m. Between breakfast ending and dinner restaurants opening, it sometimes felt surprisingly difficult to find food late in the morning or early afternoon. The good news is there are several restaurants and shopping centers just a few minutes away, and the resort offers a paid shuttle service if you don't have a car. You could easily spend your entire vacation without leaving the property. Overall, we still had a good trip. The staff was consistently friendly and helpful, and there are definitely things to enjoy about this resort. However, it feels like a property that has enormous potential but could really benefit from better maintenance, improved transportation, and more attention to cleanliness. With a little extra care and investment, I think this resort could become a truly great destination again.

The only pool that you are able to easily get a chair at is the spa fitness center pool. If you want a safe / easy snorkel option, they have a snorkel pond; King's Pond is 1.8-million-gallon carved lava rock aquarium with tropical fish and spotted eagle rays.

While the pre-trip communication was a bit challenging due to time zone differences and delays (or lack) in responses, everything ran smoothly from the moment we arrived through the end of the trip. As the event planner for our President's Club trips, I stayed in a staff room and had no complaints! My room was in a prime location next to the pool, close to Ulu, a washer/dryer, the front desk, the beach garden and the amphitheater. While the staff on-site mentioned everything is within a 10-minute walk, I would challenge that as it really depends on your walking pace and tolerance for heat/humidity. Though there are plenty of [pricey] dining options to choose from on-site, it was frustrating fighting for breakfast, as there is only one designated breakfast spot-- Ulu. It didn't matter that I was a party of one or could be a party of 10, the wait times were horrendous no matter the size of your party. BE WARNED: service operates on island time, so either ask for the check upon getting your food or be patient and enjoy the waves and where you're at in the world. Note: There is a trading co in the front of the resort that is a full coffee bar and offers pastries, grab-and-go options, souvenirs, and various knick-knacks you may need. AMENITIES: There are 8 outdoor pools, one being a kids only pool (Keiki Pool) and one being a pond (King's Pond) where you can snorkel for free. If you don't have time to snorkel off-site, this a fun sample of what the Big Island has to offer. There's also a complimentary washer and dryer, complete with detergent and dryer sheets-- perfect for an extended stay and the many pool/beach days. If you ever need anything, your room may already have it. Check the drawer near the coffee machine. I forgot my phone charger at home and found an all-in-one charger in the drawer (at a cost-- $25). Planning these events can be stressful, especially when you're responsible for EVERYTHING. The events team and the front desk staff went above and beyond -- they even extended my check-out time to 8 PM, which was a huge help for me to finish packing my company's marketing materials and shipping them off.

I have seen many ocean sunrises and in my lifetime but this view was breathtaking! I had to run back to get my wife to come in just to see the sunset. It was the first impression of this resort which would captivate our senses for the rest of the stay and the next stay, and beyond. As a guest we were treated to 5 star service! The Aloha spirit seems to be in the hearts of all the staff! The Live entertainment on weekends is special, and all you can eat Buffet once a month is worth waiting for! There is so much to do right in the resort from snorkeling and swimming where sea turtles hang out, to enjoying the many pools and spas.....and it is perfectly located to enjoy sunsets, and day trips across the island! Kona is very close and if you love coffee it is a short trip to the many Kona coffee farms! The rooms are spacious, spotless and comfortable ! Room service is immediate and all staff friendly and helpful. They gave us reusable water bottles to use for our stay to reduce waste they gave us leis upon arrival. They had made a manta out of towels that they placed on the bed- so fancy! They also provided banana bread, Nutella, and shortbread cookies on the table of the hotel room. The view was AMAZING and the ocean is perfect to swim in at any time of day. Thank you Marriott gods for this incredible upgrade and late check out, thank you for the tote bag and water bottles, this all exceeded my expectations! We sure did enjoyed every single moment here! BAD COCKROACH INFESTATION!!…read more We stayed here for 5 nights in Aug 2025 and unfortunately our experience was ruined by a persistent roach infestation inside our unit. On the very first night, we killed six live roaches indoors. Over the next two days, we encountered several more inside--including one crawling near my foot while we were eating at the kitchen table--which terrified my children. We also saw many on the patio, along with ants along the wall near the sliding doors. We were unable to use the patio or keep the doors open for fresh air. Management sent pest control to spray, but the cockroach sightings continued. They offered less than 10% partial compensation, but it didn't make up for losing the ability to relax or feel comfortable in the unit for the majority of our stay. We understand Hawaii has tropical insects, but this went far beyond the occasional sighting. This was a recurring and disruptive issue that affected our enjoyment of the vacation. Management said it's "normal" for Hawaii. Well, I've been coming to Hawaii for decades and I can confidently say this is a bad infestation because I have never before experienced anything like this. Especially at resort (supposedly) of this caliber and price point. And management's response was slow and unsatisfactory. I do NOT recommend this resort. Proceed with caution--especially if considering a ground-level unit.
