We have stayed many times with family over the course of many years. Love the quiet nature of the place and its beautiful views, LOVE the space for my kids to play and the kitchen where we make almost all of our meals and the free coffee every morning-- save that money, honey! But the reason I'm posting this review now is their truly WONDERFUL customer service. We inadvertently left in a hurry the day we had to check out and didn't take all of our belongings -- including a packet of my kids' Nintendo Switch games. I thought they were lost for good and we were pretty sad about that. We called Paniolo Greens and they had us do a lost and found report. When they responded we were totally floored-- not only were our items found and turned in, they turned in multiple items we didn't even realize we had left behind!! And for a shipping fee we were able to have them all sent back to us!! The sweet gal who deals with the lost and found is truly a gem-- so patient and thorough. Checked in on Sunday 07/20, no major issues. Was greeted with a little roach and a spider crawling on the first level half bed. Left the following morning before 7am, returned back after 6pm. Upon my return, my nextdoor neighbor (random family visiting from Oahu) let me know they noticed my front door was wide open when they were checking in around 4pm. Immediately called front desk to get more clarity. Received confirmation that there's no turndown or housekeeping services offered. Front desk person told me I could report it with security, who would create an incident report and speak to managers about it the following day. I checked out on Tuesday 07/22, called the front desk and left a message since they didn't open until 730AM. Called back again around 10AM since I received no follow up call. Spoke with Rooms manager Wendy who said she got my message, but also just arrived at the office. Wendy was able to get a room key report that captured all lock activity going in and out of my room. Received confirmation that no key was used during my time away from property to access my room. It was implied that I didn't lock my door good when leaving. Which I thought would be good news. Unfortunately, I spoke with the general manager Doug who confirmed that if I had left my door open, it would show on the key activity report as door ajar. There was no such notification of this on the report, and Doug could only say "maybe your neighbor was giving you false information." Having zero cameras on property, and no employees who could confirm whether or not my room door was either fully open or closed is actually insane. I stayed in building D, which is somewhat in front of the pool/activity area where a handful of workers drive to and around during their shifts. Security is only at night, and wasn't able to confirm or help with anything. When asking Doug what would happen if my belongings were taken or destroyed, he said "the property isn't reliable for your belongings. You'd have to file a police report, that's a criminal act." I can file a police report, but no one can tell whether or not my door was actually open or closed since there are zero cameras and workers in the area?? And no data on the key report?! It's extremely unsettling to experience this lack of care and service. Be extremely cautious when booking here. read more

We stayed in a condo unit in the C building for two weeks March 2026. Upon arrival we were surprised to find the 75% of the units in building C were being renovated and renovation was starting in the adjacent building. The workers were there from 7:15 a.m. until about 6:00 p.m. six days a week. If you will be going there during 2026 you might be stuck in a unit with active renovation in an adjacent unit and have to put up with noise, construction workers and equipment in the area. The owner of the condo we rented from did not notify us of the active ongoing renovation project. We were very disappointed. Check it out before you go. The project is expected to last until the December 2026. I would like to return to Paniolo Greens at Waikoloa and stay in one of the newly renovated units. The pool and grounds are nice. read more

This is our first visit but will not be our last! The front desk staff were exceptionally nice and really made us feel welcome. We stayed in a 2 bedroom suite, with entrance on 2nd floor and our bedrooms on 3rd floor. There are no elevators but that didn't bother us. The car park space corresponds to the unit and we loved having our own parking spot reserved instead of hunting for parking each time. Security was available in the parking areas at night to make sure everyone parked correctly. Loved this for protecting our rental car too!!! Our unit was very clean and very peaceful, but if you have kids you might want to ask for units closer to the pool as it can be a bit of a walk. We found everything we needed in the full kitchen, including coffee for the coffee maker, but some coffee creamers would have been a nice touch. Full size fridge & freezer with ice maker, micro, toaster, full stove and all the cupboards full for cooking and serving. Big dining room table and a complete living room with flat screen TV. The Balcony with table and chairs overlooking gorgeous golf course was beautiful and had great breeze. Amazing sunsets!! The upstairs two bedrooms each had their own bathroom which was unexpected and very nice! Washer and Dryer in the hall closet, but we didn't use them. There's a key for the AC unit next to the temp control. The AC worked great! The beds were both very comfortable and extra blankets in closet if you needed, but we didn't. The bathrooms had plenty of towels, showers had shampoo dispensers. Everything was very clean, except for the carpets but they were just very old. We found a sign about up coming remodeling and it is true that it looks a bit dated, so that will only make this place so much better. A huge Mahalo to the staff who helped us at check in and check out with no issues. We will stay again! read more

*3 out of 5 stars* - Check in experience: This place is super dark at night. The lights are an orange-y tone that don't help you see much. When coming here, the GPS on your phone will make you turn right to go to the pool, ignore it, just go straight, the front office will be on the right in a boxy building with concrete ramps. The last chance to check in in-person is 10pm and we were almost late because there's no light on the signs that show you where the front office is, it's too dark. The woman at the front desk was very nice and helped us get set up quickly. We were then given 4 key cards and a key for the AC. Take note: They charge $10 a day for the AC, as long as you have the key to the thermostat, they charge you, even if you don't use it. If you want to rent a cooler from here, it's going to be $35 for the week. - The unit: The design of the unit is a little dated, like 90's or something but they are planning to renovate sometime in 2025. Our unit had 3 bedrooms and 3 half baths. 2 rooms upstairs and 1 downstairs. There was also a pull out couch in the living room. Each room has a screen door that can be opened into a small lanai but only the one in the living room is usable. The room on the 1st floor basically acts as another front entrance and the lanai on the 2nd floor houses the AC unit. The kitchen is a decent size, single door refrigerator, lots of storage space, dishwasher, microwave, and a coffee machine (the kind that uses coffee grounds). The dining table seats 6. There is also a washer and drier upstairs. Decent space overall. We had trouble throwing away our trash, the dumpster outside was always full and we weren't sure where to throw our stuff, it seems that there was no one who comes to check if the dumpsters are full or not. There is also nowhere clearly labeled to put recycling. The bed sheets also made us itchy and we'd wake up with bumps, not sure if it's the detergent they use, but all of us were itchy. - The pool: The pool area is too small for the amount of people staying here. It's crowded every time we go. The jacuzzi in particular had like 20 people trying to fit, packed shoulder to shoulder like sardines. Kinda gross. I basically avoided coming here, I can't imagine what's it's like to keep it clean and the chlorine levels balanced with the amount of people who use it everyday. If you plan on using the pool, come after 8pm, most people leave to eat dinner. There is also a club house attached to the pool area with a foosball table, a pool table, a tv, books, and lots of seating (both indoor and outdoor). There are also two BBQ grills with the outdoor seating. There is also a gym. Online it says the gym opens at 7:30, but it actually opens at 8:00, when we asked a staff member, they said they don't know and to ask the front desk. - Check out experience: We asked for an extension to our check out time and they gave us an additional 2 hours for free. Places very seldom do that, let alone at no charge. The staff here is also very friendly and helpful. - Overall: This place is good but could use some improvement. I'm sure after renovations it will look better. I hope that one day they add another pool area. read more

Kiana was amazing at check-in. She was very helpful & kind in helping me pull off the surprise for my husband's 50th birthday (Friday 9/13). Part 1 of my surprise to him was our stay (with our children) there. Part 2 was bringing our daughter home from college for this weekend to spend for his birthday. Kiana was very accommodating with our check in times as I didn't finish work till 4:30pm then our drive over from Hilo, hence our later after 4pm check in time. And the late arrival of our daughter's delayed flights and her drive over from Hilo. Mahalo for the kind gifts for my husband as well. It leaves those remaining with no voice in what happens. It certainly leaves almost no opportunity to use another unit when there are so few deeded owners left. But unlike a condo building where the developer wants to turn it into rentals, there are no buyout offers for the few remaining deeded owners. For the last several dive trips to Kona, I've used Paniolo Greens as my homebase. As I like to dive both Kona & Kohala, PG is a nice spot mid-way between the two sites. With plenty of preparation, I can usually find a good rate for PG on a travel aggregator like Priceline.com or direct on Extraholidays.com. I've stayed at several of their room configurations, most recently the Kokua Suite, which has 3 bedrooms and a couch that fit 6 divers and their gear. Nothing beats a fully equipped suite with parking, kitchen, 3 patios, 3 bathrooms, and a living room. There's even a shared gas grill outside. We've used that for several end of trip grilled steak dinners. In nearby Waikoloa Village commons, there are some restaurants, a food court, and a KTA Superstore. As long as their rates are reasonable, I'll definitely keep them in mind for future Kona dive trips! Repeat and recommend! read more

You pay for a Hilton, you get worse than a motel 6. And, which hotel charges for room service? Paniolo does and it's not little, it's a whopping $180! Like what? Also, which hotel charges for AC? In Hawaii?!!! Crazy! The cleanliness was terrible, I highly doubt that they cleaned it at all. Don't forget the ants who call your hotel room home sweet home, and the roaches which happily roam your room. Bed bugs will happily feast on you. Disgusting! The furniture was in terrible condition, some of the chairs were ripped apart and you can clearly see the cotton in the chair! And when you ask for towels, they will take their nice time and give it to you a good 30 minutes after. Did I mention that they give you towels in trash bags? Eww. Once, I had to call 5 times to pick up towels because they never came and would always forget. And, paniolo greens is not a golf resort, it's not a beach resort, it's not a relaxing and fun resort, it's not a resort at all! I saw a sign, and it said Upcoming Renovations scheduled for 2025, ummm hello? Two more days and 2025 is done! I wouldn't be surprised if they put a sign saying upcoming renovations scheduled for 2027 and then later and later and later. Literally terrible! Oh! and notice how for the majority of bad reviews they just put your name and say the same uniform thing, well that's a clear representation of the quality of work they do, as well as how much effort they put into the work they do. Do yourself a favor and find yourself a different hotel. You'll also do the employees there a favor because they sigh anytime you ask for something and from their actions, it's not like they want you there. read more

Stayed at Paniolo Greens for a week. The property is a little older but well maintained. Rented the two story, 3 bedroom and 3 bath unit and were very pleased. The property is about a 10 minute drive to the beach so having a car is necessary. Each room essentially had its own bathroom. The kitchen was well stocked and even had a rice cooker. The fridge was large and the ice maker worked really well. Each room had a TV although in one room it was located in the closet. The washer worked well but the dryer was a little underpowered. Had to run it twice on most occasions. The pool recreation area was nice with a game room with billiards and foosball. One thing to be aware of is the pool is 3.5 - 4 ft deep so it's child friendly. There was also a 1ft deep baby pool in addition to the hot tub. If you're traveling with a large party make sure you confirm your room layouts. We were given the impression that two of the rooms in our unit would have a queen and the other a king. The master had a king but the 2nd room had two twins. The property had plenty of items to rent such as beach toys, snorkeling equipment, etc. They also allowed rooms to check out 2 blu rays at a time which was nice. One surprise was that although parking was free you had to pay $8 per day to use the a/c. You need to notify the front desk and they give you a key to turn on your a/c. That was disappointing given how much you are spending. A little too much nickel and dime. Overall we enjoyed our stay and would stay again. read more

OK, well that wasn't the experience we had planned, the first place was downstairs in the basement, dark, dingy, dirty and smelled of old stench and not sure what else. I refused to stay and so we went back to the front office, as we've been here many times and always book the two story townhome. The front desk claimed they are full and can't move us until later in the week, which we didn't accept. She went and talked to someone (probably a manager) and ended up giving us a townhome, even though they were full. They know once people settle in with groceries and stuff, they don't move later in the week. OK we left and moved into the standard unit we booked. I can just say, the overall condition has deteriorated heavily since covid, it seems the general maintenance has been severely neglected in all areas. The kitchen was dirty, the dishwasher in a sad state of mold and rust, the bathroom shower heads green with gunk. Paint chipping, the tub needs caulk replaced and so on. The heavily fighting of the downstairs unit, probably the depression that hits you in the basement, didn't help the run down feeling. The pool was overrun with kids birthday parties... I'm not sure we'll return at all, they will have to invest to get thisb place back into shape. I'm not sure if we were unlucky and got the run down unit, because we didn't accept the basement... but we won't come back. The only bright side is that staff around the property is always friendly and helpful and the assigned parking was always a huge plus. read more

We decided on a last minute trip to the Big Island and as a group of 6, we found it difficult to find a place that was able to accommodate our big group. Most options we found were AirBnb's but many of them were small with one bathroom. We kept looking and found Paniolo Greens. We booked the Kokua Suite that had 3 bedrooms, 3 full bath and even a washer and dryer! I was a bit concerned because there were reviews regarding the place being older and not updated. We also were not sure about the "den" and how it would be as we were unable to find a photo. While this was true in some aspects, the overall place was great! We had enough space for everyone to have their own personal space and having 3 full bathrooms made getting ready much quicker and easier. We were supposed to have a King in the mail room, queen in the second bedroom and a twin bed in the den. When we got to the room, we found that the second room had two twin beds instead. We honestly didn't mind it but it would have been nice to actually have the queen bed. The two twin beds made the squeeze to get to the bathroom tight. We basically had to walk sideways to get into the bathroom. The "den" or third bedroom was a fairly nice surprise. It had a sliding glass door to get outside. The only problem was it lead right to the same area as the front door which means anyone could walk in if you leave it open. The room itself had a tv with a cable box, a ceiling fan, a twin bed against the wall in between the closet and the sliding glass door and a bed. Nothing more meaning there was absolutely no light AND no value conditioning vent! It got pretty warm in the room as it received all of the morning and early afternoon sun in the room we stayed. I ended up grabbing a standing lamp from the living room and the small ottoman to use in the room and it worked great. I added pictures only I of this space for reference. We stayed in building J and it was great because the swimming pool was right across the way which made it easy to go to and from the pool! Each unit has an assigned parking spot making it easy to park and one less thing to worry about. They also allow you to "rent" two movies a night (for free)! Please note based on the small pamphlet we were given with information, you do have to pay for AC and there is a separate key you have to insert near the old AC control. We were not told this so we struggled at first when we got into the room. After a couple of calls to the front desk, someone brought the key to us. I don't recall the daily charge for access to the AC but thankfully we were not charged when we checked out. read more

June 11-18, 2021: Paniolo Greens . . . Geez~List of faux pas: Paniolo Green's Housekeeping doesn't thoroughly clean as sign indicates . . . 1. Tile floors are cracked 2. DEAD BUGS riddled, nestled inside dining room lamp fixture 3. The guest bathroom bathtub's enamel peeling off 4. Patio screen door is old/worn out/difficult closing 5. Appliances such as refrigerator, dishwasher, electric range, A/Cs are old/outdated/non-energy efficient 6. There isn't a door screen for the kitchen Lanai, French doors; insects aren't deterred entering condo 7. The kitchen sink's hot/cold faucets' H2O pressure is nil; ironically, the kitchen spray nozzle has acceptable H2O pressure 8. The furniture, i.e., sofa/dining room chairs need deep cleaning-none have been cleaned 9. Paniolo Greens is an old property purchased by Shell Vacations Club Resort but, the property was basically a recycled timeshare owned by another timeshare. 10. Paniolo Greens is so far removed from basic tourist activities due to its location is in Waikoloa Village. There's an egregiously limited, Hele-On Bus service: Departs Waikoloa Village around 8:17 AM via Waikoloa Highlands Shopping Center's road bus stop and the ONLY bus service returning to Waikoloa Village is 1:35 PM!!!! Bottom line: I'll never stay at Paniolo Greens-EVER. read more

I would highly recommend this location to anyone vacationing on the big island. Added bonus. They have wild turkeys that will visit you for breakfast every morning if you want them to. read more

Our room and my sister's room was infested with cockroaches. We were lucky to only discover and kill about 5 but my sister's room had over 10! Yuck. We couldn't trust to eat off anything and had to wash every dish before each meal. Checked all of our luggage before leaving in the hopes that we wouldn't carry any critters home with us. Place was nice but did not have a good experience. My husband was on the list as one of the guest but was not allowed to check in, although reception did allow him to take his money for the security deposit and "pre-check in" she assured us that security would be able to let us in when the rest of the family arrived. When we arrived late at night, reception forgot to leave the room key and were gone for the night. Security said there was no room available for us even though we already paid & pre-check in. Thankfully security got ahold of someone and we were able to get into the room around midnight. Upon arrival, coffee maker was broken. That was fine as they replaced it right away. However lots of things were not working properly such as dishwasher not draining and 2nd bathroom shower had a broken gasket, so the bottom was leaking. But the worst was the room flooding. Last night it poured and we woke up to the master bedroom soaked with water. Front desk wasn't open yet and we had to run out as my daughter was competing for the Nationals Competition. We called the main line at Paniolo Greens where a rude customer service rep named "John" told me to walk to the front desk to let them know about the flooding. I explained I was at my daughter's competition which is why I was calling in and asked to be transferred to the front desk. He refused citing "it's against company policy" even though I called the day before asking for directions and they transferred me to the front desk NO PROBLEM. When I asked to speak to Johns supervisor he said "no available supervisor to assist us and wasn't able to give us supervisor phone number as it was again "against company policy" Thankfully a resident was able to give us Wyndham's phone # where we got a hold of the front desk. We spoke to Tony, the receptionist and explained the situation. She said they would take care of the room and have maintenance take a look at it while we were away. We came back late last night and found the blue blower drying the carpet. The next day we went to checkout at the front desk and asked for a 2 day extension with the same room. Tony, the receptionist said "No sorry it wouldn't be safe for you to stay in the same and they had no other openings. Which i replied "if it wasn't safe to stay in the same room, then why didn't you switch out our room last night?" She then became defensive and said "No one told her anything and it was our responsibility to tell her." But I told her I called the day before to let her know the room was soaked from the rain? She said maintenance didn't update her so she assumed the room was safe and that it was my fault for not communicating with her... even though I reminded her that I called yesterday. Which she said "yes I was the one you spoke to." I told her then why would you say It's my fault which she proceeded to say "I was just trying to look for someone to blame." I asked to speak to a supervisor where she said there was no available supervisor to assist me AGAIN. I guess there's no supervisors running this place. To make things worst a guest behind me became impatient while I was trying to sort the issue and started yelling at me. Which Tony did NOTHING to deescalate the situation. She sat there and watched this man yell at me for taking too long and talking too much. I felt so belittled from this experience that I broke down into tears. By far the worst Mother's Day weekend I've ever had. I am appalled by the experience and the way I was treated by the staff. This place has no Aloha spirit or professionalism when dealing with guest. I will NOT be recommending this place to our Nationals team or anyone for our future stays and events. I plan to share my experience with corporate and others to warn them of this place not taking accountable for their mistakes. read more

Location good and easy to get to from the airport. Grounds are spacious and well kept. The resident turkeys were a welcome attraction. The pool was nice and also well maintained. Checked in A103 (October 17-25 2024) and was hit with a tremendous smell of smoke. It seemed there was a chain smoker that was in the room before my family of 5. All the drapes in the apartment had cigarette smoke infused in them. I am allergic to cigarette smoke, so it affected myself and family for the entire stay. The smoke smell never left. We tried to air out the condo with zero success. As I am walking around the kitchen putting away groceries I can feel how dirty the floors were. My feet were filthy and I had to ask the front front desk for a mop and cleaning solution. Children were running around jumping in the apartment above us until 1 am every night. We asked if they could move us but, refused to accommodate us. ( Even though upon checking in were giving a first floor apartment, the employee assured us we could move at any time if there was a problem with potential noice from above). Washing machine broke half way through our trip, had to ask for shampoo/conditioner/wash because of empty bottles when we arrived. This place could be nice because the views were beautiful and the apartment was spacious but staff does not put any effort into presenting a clean, nice environment. This was our first and last time at Paniolo Greens waikoloa. Think Twice. read more

I LOVE this place! My 6 year old son and I stayed here July 2019 and have booked again for Thanksgiving this year 2020 (hoping that hawaii reopens). The staff is awesome and they do a great job keeping the grounds clean. We had the two bedroom, two bath, two story suite with three balconies and the full kitchen. I love that they supplied all of the utensils and cooking gear, because we ate in a lot! Washer and dryer in the apartment - super cool. Of course we had lizards, spiders and little bugs come in, but, you're in an island paradise, of course you'll be seeing those little buggers around the place! This is my 2nd time staying at Paniolo. It has not changed...... still perfection. The office staff and Doug are amazing. The rental they put me in was perfect. I've been a timeshare owner of Paniolo Greens for about 20 years. Remember these units older and seen a lot of use. But they do need a remodel-IMHO. My most recent 1 week stay, unit G101 began on November 10th, 2023 and had a few issues. The first night, we were unable to rotate the cheap key switch to turn on the air conditioning . 4 days into our stay, there were ants all over the sink coming from the drain. Calls over 3 days to the Front Desk and maintenance didn't resolve the issue. A couple of days before checking out there were a couple of cockroaches on on the curtain and the other in front of the patio door. Granted this is the nature of Hawaii, but really! read more

Enjoyed this property in Waikoloa Village, Big Island. Nice grocery store and many dining options close by. Easy drive down to the beach areas (best on the Big Island). Great pool area and usually quiet, especially early. Work out area a bonus. Unit was clean and spacious. Didn't need the AC as trades were active. Note that it is windy up here but that really helps with the heat. It's also a dry area. Internet was good and was able to stream on TV through my laptop. Highly recommend the two story units as you don't hear people above you. Just be cognizant of people below you and be considerate. Staff was great; very friendly and helpful. Overall an excellent value and highly recommended for an extended vacation stay. Will most definitely return! read more

First time ever staying at Paniolo Greens. Upon arrival, it was relatively easy to get our room. We didn't get into town until about 11:30 pm and finding the front office and getting a hold of our check in person was quick and easy. Prices were relatively good compared to most places. Remember, you're off the beach at Paniolo Greens, which lowers prices, but there are beaches within a 15 minute drive and it was perfect. Cleanliness was great, staff was easy to work with and you can rent various items from the front office. We did not get a chance to golf so I can't say much about the course, but it is fun to watch people golf in the morning. read more

Aloha! My boyfriend & I stayed here during our short little vacation weekend for my birthday 10/02/2021-10/04/2021 we were visiting from Oahu. We fell in love with this place instantly. The views, the condo, the service, etc. everything was amazing~ Staying here beats staying in a hotel 100%. The environment was so peaceful & cozy. Thank you Sabrina for your amazing & kind service!!! The check in process was smooth & You made our stay here a very nice & memorable one~ I will definitely recommend this place to my family & friends while they are visiting the Big Island. It was my first time on the Big Island. I was in town to the run the Revel Kulia Marathon near Waikoloa. The check-in process was a bit lengthy, but the employees at the front desk as well as the concierge were all very helpful and friendly. I was given a small box of chocolate covered macadamia nuts and a restaurant discount card as part of the welcome packet. In addition to the room key, I was also give a small key which was required to adjust the thermostat. The entire room/unit was clean. The bed sheets, towels, and carpet were all clean. It was quite spacious, much more than what I needed as I was traveling solo on this trip. Just outside my unit was a nice view of the golf course. Each unit was assigned 1 parking spot. That made things very convenient as there was never the need to search for a parking spot if you go out at night. read more

What a time to be alive. I'm woken up at 10 pm by the front desk, asking me if I parked in the right spot. He kept asking if I was in building H, to which I replied I was in I. We then discovered I had parked in the wrong spot (H207 instead of I207), and there was a car waiting for my spot. No problem. I apologize profusely for parking in the wrong spot, but discovered that someone else was in my spot. Front desk offered me a parking spot two buildings over, to which I declined, as I am a female traveling alone. So I moved my car and parked it to the side and waited. The people who came to take my spot were upset, and understandably so. They were a car full of grown adults, and when I sit back and think why I was asked to leave, it baffles me. Back to the car that's in my spot: So front desk has me walk down and take a photo of their permit. I texted it to him, and decided: "I'm going to die from exhaustion. I'm just going to park where the open spot was..." and another thought hit me: "Why was I asked that and not the drivers who were already in the cars? Was it that big of a deal for a group of people to walk two buildings over? Because it's okay for me to wake up in the middle of the night and move. Lo and behold, they gave him the spot two spaces over...and made me walk. Nicely done. read more
