Choose a different inspector. First, our entire basement ceiling/floor system was contaminated with a light fluffy mold. It was discovered by another specialist after our home purchase. My husband remembers asking Simao what it was during the inspection, and he said the basement was so dry it must be dust. The remediation cost us $16,000. Today, we had an HVAC company come out to service our boiler. Simao had told us during the inspection that it was old, however we could expect to get at least 1-2 years out of it. Our HVAC company immediately told us our unit is not even safe to use and needs to be completely replaced. This will cost us at least $10,000. After purchasing a home, these types of surprises are the last thing you need. Do yourself a favor and go elsewhere - please.

When we were in the attic, he admitted to me he didn't know a lot of the stuff I was asking him. They couldn't get the scope into the sewer line. He didn't want to open the crawl space and go inside. I was super excited as this was my first home purchase.  At the time of my inspection, Chris found one minor thing wrong with a faucet in a bathroom. Sadly, two months later there were multiple things not functioning correctly.  A showerhead in the bathroom had no water flow, and I had to hire a plumber to fix it. The report stated that no deficiencies were observed at the time of the inspection in the bathroom. The next issue was with my stovetop.  Three out of the four burners did not work correctly, again the report stated no deficiencies. Unfortunately, I had to spend more money to hire a technician to replace the broken parts.  The last major issue was my heat and AC.  My condo has one unit, it was always warmer in the living room compared to the master bedroom 5 to7 degrees. Over the past two months, I have had to spend over $1,700 to fix my AC.  The ducts were not attached, it was leaking freon, and the condenser outside was filthy. All of this could have been avoided if things had been inspected correctly.  I emailed Chris in April of 2022, sharing my disappointments, and did not even receive an email back.  I would never recommend Best Choice Inspections.
