Benny was amazing and very through during the inspection. I was inspecting a coop on the top floor, and he was able to answer my questions outside the scope of the apartment (the roof, basement). With his overall findings, I realized the apartment would need way more renovations than I initially budgeted for. I could not recommend Green Apple/Kenny more. I was in contract to buy a place and he found about 50 potential problems that neither I nor my broker had spotted. These weren't just in the unit -- he really went digging through the building, including discovering that a retaining wall in the bike room had serious unexplained water damage. Kenny was not pushy about what I should do; he just essentially divided the problems into "solvable" and "not solvable." I decided not to go through with the purchase. Not the cheapest inspection, but would have been far more expensive if I had bought the unit not knowing the big time problems down the road. (For the record I found Kenny through a friend...I do not recommend you go with a broker-recommended inspector. You want someone who is loyal only to you). read more

My last yelp review was in the summer of 2019 when my wife and I were looking for a new home. After that review, I had reached out to Benny 3 more times to inspect potential homes. Each time, Benny came out there and took his time with the inspection. No stone or piece of furniture was left unturned. The last report helped us seal the deal and we've lived here happily, guided by that report and used it to repair the minor issues we've found. Now, 3 years later, my family has grown by one and we're on the move again. Last week, we found a house but the seller basically demanded that we sign a contract in two days. I frantically reached out to Benny hours after close of business and he got back to me in minutes. He gave me a quick quote (extremely reasonable) and was available next day! He arrived early, got to work and was ok with us leaving him because we had to head out. When he texted me that he had finished, it was almost 3 hours after he initially started and that reflected in his report which was 50 pages. The report comes quickly as well -- took about 24 hours which is fantastic turn around when you're dealing with the current sellers market. The report itself is super detailed. I know that's subjective but it really gets to down to the nitty gritty. He provides advice and possible solutions, the correct type of professionals you should reach out to for certain issues and, most importantly, very detailed photos. I've seen reports from other inspections because my friends show me theirs and its never the same quality as what Benny has provided me. Benny's photos are high res, objects are placed next to issues to show comparable sizes and he'll always show you were the exact issue is. Reports i've seen from my friends just have photos of the general area and never the actual spot. Unfortunately, we didn't get the house. There was too much going on but, to be honest, after reviewing the report, it was probably much safer to let the house go than move forward with it. The foundational crack that Benny found was right below where the bedrooms are and I imagine, if we didn't fix it in time, it would've caused a lot of issues. Benny saves the day again! Lastly, I want to make a very strong point here. I haggle a lot. I was raised to haggle. It's in my blood. With Benny though, I've never haggled and I never will. His price is fair/reasonable and, to be honest, why cheap out on something that can save your life? Reach out to these guys and I promise you won't have any worries.
